"Why book? Imagine having a grandiose historic house museum all to yourself, and being allowed to sit on the furniture. Settle in! Set the scene: 20 South Battery looms large at the tip of Charleston’s peninsula. The five-story mansion faces the public park and the harbor beyond, so you’ve got White Point Gardens as your front yard, with night herons nesting in the branches of live oaks. You’ll be given a code to open the wrought iron front gate. Walk up the grand staircase flanked by marble lions, step into the front hall, and pinch yourself at the sight of the 2-story ballroom filled with period antiques and flooded with ambient daylight from a center sky-lit cupola. Pictures don’t do the house justice, because the scale of this place is meant to flood your peripheral vision. The backstory: Although the carriage house has functioned before as an inn, this is the first time an owner has opened the mansion itself to hotel guests. Native Charlestonian Dr. Jack Schaeffer purchased the home in 2018 and spared no expense in restoring it to its Gilded Age glory, uncovering architectural secrets along the way, like the hidden trapdoor to a 19th century wine cellar. Outside, oystershell pathways and old brick lead back to a deep formal walled garden. The rooms: It’s rare I’ve had the chance to sleep in a bed valued higher than a new Mercedes-Benz E-Class Sedan. The main house 2nd floor Lathers Suite has just that: a mahogany four-poster carved in Cuba in the early 1800s, with a plush locally-crafted mattress (thankfully not from the early 1800s). Wrap-around windows in my suite overlooked magnolia treetops and red slate roofs. My sitting room was heaven: an inlaid coffee table, bound books on shelves, black marble fireplace, and gilded mirror. Each room is unique, but all include a mix of antiques with some modern touches like smart televisions, Bluetooth alarms clocks, and an emerald-green fold-out sofa, very comfortable for a plus-one. Best of all, no 19th century bathrooms here, and no shared bathrooms either (as can sometimes be the case in old houses). The owner took great pains to create state-of-the-art private bathrooms for each room, with spacious soaking showers and gleaming white tile. Food and drink: Although the hotel does not have a restaurant, they do serve individual cheese plates and nice, dry French wine (not the sweet stuff!) daily in the ballroom, where guests get to know each other and compare notes. Breakfast is included and very good: a smattering of croissants and quiches from local bakery Brown’s Court, plus biscuits made by Carrie Morey of Callie’s Biscuits fame (iced blueberry biscuits are the bomb, plus great gluten-free buttermilk biscuits as well). You can eat in the dining room, order breakfast via room service, or better yet, take it to the back garden. There’s nothing like sipping coffee on a joggling board or beneath a trellis of blooming jasmine and spying a bird’s nest in a nearby camellia bush. The neighborhood/area: This is Position A in Charleston’s posh “South of Broad” residential district. Carriage tours and amble by, and you can wave as if you owned the place. You’ll love strolling through White Point Gardens and along the High Battery overlooking forts, dolphins, and sailboats. The service: A small but dedicated staff run the house, so you’re never alone. If the owner is in residence during your visit (when he’s not traveling) he’s more than happy to chat, to walk you through history, and to share a drink with you in rocking chairs on the veranda. For families: Children are welcome, but keep in mind that this home is full of valuable antiques (I’d hate to be the one to break a priceless mid-1700s sconce here). Accessibility: Unfortunately, given historic preservation restrictions, this house is not ADA-accessible, and if you have any ambulatory issues, you’ll want to tread carefully, which is true for Charleston in general, where tree roots play bricks like piano keys. Anything else? For a breathtaking sense of this property, check out the uninterrupted drone footage on the website’s opening page. It just takes a minute, but it’s jaw-dropping. The camera glides you from White Point Gardens towards the mansion, through the front door, circles the ballroom, then the front parlor, dining room, up the winding staircase through bedroom suites, out to the 2nd floor veranda, up to the 5th floor library, exiting the window over treetops to the harbor beyond." - Allston McCrady

We loved this property for many reasons. All the staff we encountered, Abigail, Mike, Ryan and Molly were extremely gracious, helpful and professional. Our room was ground floor in the carriage house attached to the main house. Rooms 1 and 2 was a suite. We each had a bathroom and separate closets as well. The antique four poster bed was large and comfortable. Our room opened onto the large and very quiet back garden. The property is filled with fine genuine antiques befitting a home of its kind. The house’s history is typical of many of Charleston’s historic properties. We enjoyed our breakfast every morning but never attended the afternoon socials as we always had dinner reservations. All in all we considered it a privilege to be able to reside in this special location right on the Battery in Old Charleston. We are very grateful that Dr. Schaeffer bought and restored this fine place to share with those of us who truly appreciate the opportunity to experience Charleston’s delightful culture and past first hand.

If you want to stay in a guest house full of beautiful antiques then look no further. The interior design of the bedrooms is very well done. It was a shame there was a TV crew filming while we were there as it prevented us from being in the main house so breakfast was in our room. Gardens are lovely. Location is about a 20 minute walk into town but you get to walk through an amazing district.

We can’t say enough about our brief but wonderful stay at 20 South Battery! The house itself is an incredible piece of history, rich with stories from the past and filled with priceless antiques. The rooms are nothing short of a fairy tale, stepping out of the past with modern amenities. We stayed in the Simmons Suite and it was roomy, comfortable, and very romantic! (Although not haunted - those rooms are in the carriage house!) 👻We met the owner when we arrived and he was very welcoming (and so was his dog, Maverick). Abigail is an absolute gem - so friendly and welcoming - we could chat with her all day! The location is perfect - right across from White Oak Park (where we saw a wedding taking place in the gazebo!) and in easy walking distance to King Street shopping and East Bay Street restaurants. When you go, don’t miss the house tour (offered at 11:00 AM, 3:00 PM, and 7:00 PM) and the managers reception at 5:00 PM (cheese and charcuterie - BYO wine, although they do serve a non- alcoholic spritzer). Breakfast is ordered the night before; it is light but a good start to the day. One suggestion I would make would be to offer a basket of scones/breads/biscuits in addition to the chosen entree. Sitting a spell on the front porch is a must and watching all of Charleston go by! We felt like we ourselves are now a part of the history of 20 South Battery. We hope to be back to see our friends again soon!

We lived in luxury for a night at 20 South Battery for our anniversary! From the moment we walked in the gates, I was in LOVE with the mansion. The staff met us at the door, got us all checked in and took us up to our room. We stayed in the Simonds suite, and we were obsessed! The beautiful antiques and furniture throughout the mansion was unbelievable. We had chocolate covered strawberries and a bottle of champagne on ice waiting in our room. All the little details made our experience amazing! We even had 2 Charleston chews left with our welcome note 😍 We had breakfast brought to our door the next morning and it was so nice not having to leave the room! From the views, to the lovely mansion, to the amazing staff-it is so worth the stay! This place is a literal DREAM, and we cannot wait to go back next year!

Where to start? The small room? The bare-bone bathroom? The cheap and pathetic “Managers Reception”? The absence of service? The insistence to peddle the house breakfast?|When paying $400 per night, one expects a certain level of comfort and service; one will not find it at 20 South Battery. Instead, if one is lucky to find some parking available near the establishment, one will have to carry one’s luggage to one’s tiny room. There is no bell captain or porter. In fact, there are only two people at any given time and their duties do not include assisting guests with this type of service.|While the location of the property is excellent for touring Charleston, it is the only positive attribute. Our room was small and poorly equipped – after asking if better accommodations were available, I was told that ours was probably the most desirable of the carriage house rooms as it had a view of the garden. There was some kind of closet on one side but no doors to it. The bathroom was adequate for a budget hotel. We were invited to the “Managers Reception” where charcuterie and cheese were offered on individual plates (one each per guest) while water and soda (!) were served…|While the staff is not helpful, they are hard to ignore. Butting in into conversations, repeatedly trying to enroll you in the local breakfast service (even texting you) and trying to find out where you have made a dinner reservation.

We had the most wonderful stay at 20 South Battery. It’s unique, beautiful and utterly charming! Our suite was perfect, spacious, beautifully furnished and comfortable with a great bathroom! ||The staff were so friendly and welcoming and it felt like a complete treat enjoying tea and a charcuterie board in the afternoon and breakfast in the morning in the elegant dining room. ||Situated on the waterfront and easy walking distance to some lovely restaurants and shops. ||Would definitely recommend this hotel.

We just spent 4 fantastic nights at 20 South Battery and can't say enough good things about our time there. The mansion is a spectacular historical building and we felt very privileged to be able to see all of the beautiful furnishings and artwork along with getting a private tour of the building with Molly one afternoon. All of the staff there is ready to serve you with a smile. We were very appreciative of Abby and Richard's kind and courteous manner during our stay. A special shout out to Ryan who quickly remedied a small issue with our room. He went above and beyond for us. We stayed in one of the lower ground floor rooms and loved the peacefulness and privacy. There is so much to do and see within walking distance or just a short drive away. I would highly recommend staying here - you will definitely get 5 star treatment and truly feel like you have experienced Charleston in the way it was meant to be.

We wanted to go all out for our 1st time in Charleston. This was a great experience. What an amazing house. The history, the fabulous remodel by Dr Jack and all the antique furniture made us feel like we were truly in the south. Check in was easy. Parking wasn't that hard to find and we walked everywhere. Room was cute. Bed was cozy Pillows sucked though. Giant puffy things that hurt your neck. Awesome location Great place to stay

This place deserves its own 10 Star rating! Phenomenal! Everything about it was outstanding. The BnB we stayed at the previous 2 nights in Folly Beach could learn a lot from 20 South. If I had known this would be an experience all on its own, we would have just stayed here the while time. The staff was incredible. Words can't even describe the house, so just look at the photos. Our room was exceptional!! This is by far the most amazing stay at a hotel/BnB I've ever had. The next best isn't even in the same category as 20 South Battery.

Treat yourself and book a stay at the historical and beautiful 20 South Battery in Charleston, SC. The beautiful bed and breakfast sits in the heart of Charleston with the battery and water within steps from the front door. The bed and breakfast has so much history that I learned so much about. I have lived in Charleston for close to thirty years and have never stayed downtown. We stayed three nights recently and it was simply amazing. The hospitality, cleanliness, and attentiveness of the staff was spot on. You can order breakfast the night before and they will deliver it to you the next morning at your time preference or you can dine in the dining area in the home. We opted for breakfast in bed! It is something we never do, so why not? At 5pm they had wine and cheese in the parlor. It was a great way to unwind from the day. It was nice to relax and plan for dinner and the rest of the evening. When you stay in the carriage house you have access to a room that is steps away from your front door with a coffee machine, microwave, fridge with drinks, as well as a television and a sitting area. Waking up in the morning with a cup of coffee in hand to take a walk to the battery was my favorite. It was so beautiful and calming. I was reminded how beautiful Charleston is and how full of history it is. You won't be let down at 20 South Battery.

Stayed in October for 2 nights! Such a lovely place to stay!! The evening wine and house tour were a lovely touch that made it feel special. I appreciated that they left some of the original wall murals out for everyone to see. We stayed in the wine cellar and it was perfectly comfortable. Only downside was having to go outside and walk around to enter our room if we went into the main house. Perfect location right across from white point garden and short walk to waterfront battery. Overall so fun!

The hospitality of this hotel is unmatched! The amenities here are beyond thoughtful! Free wine and cheese every evening, free night cap every evening, unlimited free boxed water, sodas, and coffee/teas are just the beginning of this great stay! The breakfast selection from local restaurants was also so delicious! We were able to eat breakfast in bed every morning! The beds are so comfortable and the rooms are so quiet! Everything was cleaned nightly and refreshed, which was so great! The employees here were all beyond helpful and kind our entire stay! Molly took us on a great tour of the mansion, too! It was awesome to have a moment to look around with some historical facts added in! The location of this place was also amazing! Walking distance (or a short Lyft ride) away from many fun stores, restaurants and bars! Definitely recommend and will 100% be staying here again if we visit Charleston again! Thank you for an amazing experience!

20 South Battery is unique and amazing! We stayed here one night recently and had a great experience. Not only is the house immaculate and over-the-top with antiques and gorgeous tile floors, Abigail who was working in the front office was extremely kind and attentive to all of our needs. We stayed on the 3rd floor (NOTE: there are LOTS of stairs and no elevator! It is NOT handicap accessible.) We did not mind the stairs and were aware of this ahead of time. We had a gorgeous view of White Point Gardens, and our room was large and spacious with a fantastic bathroom and comfortable King Sized bed. We especially loved how quiet it was. We stayed somewhere else the next night (because that's how we had the weekend planned), and let's just say- we preferred 20 South Battery! There is no food on-site, but they do offer breakfast from a nearby bakery in the morning, as well as a wine + cheese hour in the afternoon- complimentary with your stay! We also loved the location- and we could easily walk to our dinner that evening over on Market St. I highly recommend staying here- even if you are a local! It makes for the perfect staycation.

I want to be thoughtful with this review, the staff was so lovely and it's obvious the owners care a great deal about this place, it's history and their responsibilities as innkeepers. Five stars on all those fronts. The reasons for the two star review are very straightforward. 1. The decor is so steeped in history that it's like being in a museum, which for some people is probably thrilling. We found it somewhat austere and definitely not comfortable or conducive to lounging around. Red ropes cordoned off the public rooms unless it was the designated "wine and cheese hour" so we never really felt welcome to go in and sit. It was confusing and a little off-putting. Not sure who said it would be a good idea to paint the whole thing is a vivid bright white with an eggshell finish on the walls but it's really bad. Glaring white and super cold. To add to the austerity of that, the lighting is at max wattage, the most unwelcoming - not remotely cozy - feeling of any place I was in all of Charleston over four days. The totally period furniture was in bright red velvet OR turquoise. Those two make unwelcome companions. Really rough. 2. There is no bar and the breakfast is take out from a nice bakery- perfectly tasty and thoughtfully presented- but don't be under the impression that breakfast is truly "made to order". The cheese plates are cute, individually presented and sweet. 3. The mattress was an absolute disaster. Nightmare! Pillows like foam bricks. The sheets were nice though. 4. Price for value ratio totally out of alignment. Priced like a high end hotel but totally lacking in amenities, not even enough to label it a bed and breakfast. I'm not really sure what it is? But it's too expensive comparatively in the city for what you get. I think you're paying for the experience of staying in a museum, which is not of interest to us but might be just right for some other people. All in all, important to know what you're signing up for and that your expectations are in line with your experience. Our expectations were not met based on how this place presents itself on their website, thus why I took the time to write such a detailed review. Lastly, and to reiterate- wonderful young staff who are what earned the stars, to a person-they are each five star individuals.

We came back to the place where he asked if I would spend the rest of my life with him. This was 16 years ago and it's still a beautiful place, maybe even more beautiful. Such a charming b&b the first time we stayed. We stayed in the main house this time and our room was beautiful. The bed however was not comfortable at all. It was an antique that was high off the ground and the mattress rolled into the center of the bed. I've never been more excited to get home to my bed before. It's a historical house dating back to the 1800s. Keep that in mind when packing there's a lot of stairs with no bellman.

What can I say? The room was gorgeous and huge. Personally I didn't feel like it was stuffy at all! The main house is really truly stunning, but what makes this place stand out is the service. The staff was so kind and made us feel so cozy. It made our stay feel very luxurious. We took advantage of the wine and cheese reception and met some wonderful people! The tour of the house could have been a little more structured and informative but if that's my worst complaint, I think that's pretty good Take advantage of the gardens in the early morning! My favorite part of my trip was sitting on the bench listening to the birds chirp and sipping my coffee!

We visited Charleston for the first time last week and we were amazed by the hospitality and charm of the staff and the atmosphere of 20 South Battery. Abigail and Jack were fantastic, we received several personnel emails and a phone call prior to our visit recommending restaurants and attractions, and she was just as friendly and helpful in person. Brittany was also amazing when we arrived she showed us around and gave us so much useful information on food and attractions in the area. The hotel itself is so much more than a hotel. The story is enough to intrigue any traveler, but the decor and amenities like happy hour, gardens, and coffee lounge get you hooked. The property is on a quiet street across from a beautiful park on the Ashley River. We walked miles every day and came back "home" to enjoy happy hour served up southern style by Abigail and the staff. We met so many nice travelers who raved the same as we did. There is so much about this place that makes it a gem, did I mention breakfast!?! Huge bakery-fresh croissants, quiche, fruit... Before we left my husband had a chance to meet the owner and they had a brief, but very nice conversation he was sincerely interested in our opinion of the service and atmosphere. All we can say is "NEVER CHANGE and THANK YOU!"

I do Understand at the time of Covid but I have never got to the hotel the nightstand fell off the wall the toilet was dirty toilet seat wasn't on good I left money for them to clean it they took the money and didn't clean I don't have much to say very nice about this so I think I'm gonna stop now
