We were visiting St Ives for a few days and wanted somewhere for bed & breakfast near the station as we arriving by train. We had stayed at this accommodation before and had a great time so decided to return. ||Location - perfect just 5 minutes from the station and Porthminster beach, less than 10 minute walk to the town centre and harbour. (It’s all downhill and may take longer coming back depending on fitness!)||Accommodation - we booked a smaller size room on the ground floor as we were only staying for |3 nights and it was less expensive. On reflection we wished we had chosen a larger room, despite the extra cost. The room was very clean and tidy and had all the facilities you would expect. Air conditioning was a blessing as I can imagine this room would get very hot otherwise. ||The accommodation has a small terraced garden that was a sun trap in the afternoon that we used on one occasion to eat our lunch, it was very peaceful.||Breakfast - a very good selection of items starting with Greek yoghurt, fresh berries, muesli, pastries and toast (selection of jams). This could be followed by a hot choice of various combinations i.e eggs (served various ways), smoked salmon, vine tomatoes on sourdough toast or the full English breakfast. The food was excellent and set you up for the day whatever your activity. ||Staff - excellent always cheerful and helpful first thing in the morning. ||Cleanliness - very high standard

This place is lovely, and the staff are very professional. The location is perfect, with the beach right below and the centre of St Ives just a 10-minute walk away. Parking is good, and breakfast was amazing, especially the scrambled eggs and salmon. I think rooms 8 and 9 are not as good, as they have no view. I’d strongly recommend upgrading your room and even staying for a week, as there’s plenty to do in the area and it’s well worth it. My only suggestion would be to replace the TV with a smart one, so guests can use Netflix or mirror their screen for YouTube. The air conditioning is great. Well done, everyone!

We stayed here for 4 nights and enjoyed our stay. Our room was overlooking the garden and was very comfortable.|The steps from the car park are somewhat challenging!|Breakfast was a choice of cold and hot food. Only one cereal choice available.|Milk and sugar not on each table but on the serving table, which was not ideal.|Heated towel rail in bathroom meant we did not require towel changes. Room was serviced every day.

Good location and wonderful view of the ocean . Nice rooms that are well appointed with a stocked minibar. There is road noise on the ocean side rooms. Earplugs helped a lot. The service was excellent. The only thing to be aware of is the staff leaves at 6 pm sharp. We got there at 6:10 and couldn't get in. Luckily, I checked my email, and they had left a key in a lockbox outside the front door. The other thing to know is there are 30 steps to get from the carpark and 20 steps back to get up to the room. The hotel is rather small as many are in this area and there were no laundry services.

Fantastic stay. Very attentive staff. Would definitely recommend. Just a shame about the weather. 🌞 our room was warm but air con was really quiet which was great. TV remote a bit temperamental. Lovely breakfast. Would visit again. Perfect spot.

I had a truly wonderful stay. While I'm unsure if the cleanliness and excellent service were due to the off-season, I thoroughly enjoyed my time there. The convenient location near the train and bus stations was a great advantage, but the friendliest staff and delicious breakfast menu were highlights of my visit. I would happily return. The sea view from our room was breathtaking as well.

Staff amazing. Location excellent. Only faults fire alarm went off at 5 o'clock in morning, resulting in 30 minutes spent outside waiting for all clear to go back into room. No compensation for this. Restaurant closed so have to go out for evening meal, not made aware of this until arrival. No smart tvs so can't log into netflix. Cannot fault it otherwise.
