Incredibly run down and uncomfortable The goods: The location is great, 5minutes from Cánovas del Castillo and 10 from the Cathedral. It’s also a fairly quiet street until the morning. The Okish: The WiFi is not bad, getting there is a bit tricky but they send you instructions The bedrooms are fair sized The Bads: It does NOT look like the pictures, that place is really run down. The shower was full of black mould with no hook to allow for a normal set up. Maybe we were unlucky with the people there, but it was dirty. The sort of dining area with tables, chairs and a tea point is now another bedroom and all you have is an incredibly cringy kitchen. Yes, there are appliances, like a hair dryer SO dirty you would not touch, an mouldy ironing board and a pair of scissors beyond repair. Also, the windows are single glazing and really old, so they are not well adjusted and rattled loudly every time a bus passed by. We had to sleep with them open, luckily it was warm The mattresses are too soft and uncomfortable. One of them had a massive gap in the middle to a point we had to swap it for a mattress we found under the bed bcos my boyfriend got a horrible back pain just from sleeping there 1 night The doors are so thin you hear everyone going to the bathroom (and you share 1 shower and 1 wc with 5 other rooms) The bedsheets and towels were stained

The location was perfect for a weekend break, close to he centre, park and restaurants etc. Has a hostel feeling about it, but the host couldn't do any more to help up. Can be noisy next to a busy street so bring earplugs. Hotel is on the first floor which isn't obvious. Check-in and entry went well. Bags can be left behind during the check-out day. Ten minute walk to the metro station.

**NOT RECOMMENDED** This place don't have normal hour concierge. After some delay in transportation it takes extra effort to rebook your check-in. A furious man who received your call moaned about he waited for 2 hours but no call/message he tried to reach you via booking site. A lady came again after roughly one hour that's the best they could do. She didn't know which room we are checking in and just broke into a wrong room. A lesbian couple was inside but luckily they weren't doing anything too private. I felt so sorry for them. Room is clean but the sharing shower room is disgusting. Outdated refurbished no hooks for your bags or towels they just put a chair there so gross if everyone who stayed there had to leave their stuff on the same chair. Not so considerate for customers... The only good thing is the location, near city centre and a few restaurants nearby.

We stayed two nights (Fri and Sat) at this B&B and it is very nice place to stay. Our room had twin beds, a small flatscreen TV, and a private bathroom that was just down the hall. The bathroom is very nice with a good shower and some storage if you need it. You can lock the bathroom when not in use. Our room faced the street but it was not very noisy. A big plus here is the breakfast that is offered for just 4.5 euros, which includes coffee, teas, bread and jams, some salami, a very tasty cereal and perhaps more. You cannot find a breakfast like this in Valencia at this price. I would recommend the breakfast. The other big plus here was our host (Ian, if I remember correctly) who is very nice and helpful. The major negative was our beds which were too soft for us. You really sink into the mattress and I feared that we would not sleep well. Despite the soft mattresses, we actually slept quite well but I would prefer a much firmer mattress. The location is quite close to the historic center (a 15 minute walk) and to the metro (station Alameda). There is also a bus line very close to the hotle that can take you to the City of Arts and Sciences. The price is reasonable, although a little expensive on Saturday night. All in all, I would recommend this B&B.

The location is perfect, it takes 5 minutes to get to the city centre. Also a great breakfast. BUT, it was very noisy. We stayed in a room in the front of the apartment, so it stays noisy all night (including a lot of buses that stop next to your window). Bad isolation, we were “lucky” to hear our neighbour making phonecalls in the middle of the night in the room next to us. Also you can hear everybody coming home in the middle of the night... I would advice to take a room at the back of the b&b, not in the front like us. The bathroom needs an upgrade. |On the other hand, the breakfast was very nice and the owners are really nice people. The location is great, only 5-10 minutes by foot to get in the centre. Also very near to the metro.||

The staff was nice, and the location is great so I feel bad leaving the bad review but it’s nothing personal… We had the double room with a private external bathroom. The bathroom was awful… I understand the building is old and difficult to maintain, but the bathroom had mold on the wall, and the shower was clogged all the time. Since there is no enough level difference between shower part and the toilet part(non-tile), you need to keep an eye all the time for the water level. 10minutes of shower with closing the tap every time you wash hair/body/face, still makes it to the border line to flood it. Also, there was a extractor in the bathroom, but even we kept it on for overnight, the bathroom was still mushy…. The right side of the mattress has softer springs and gives you back pain some times. The room light doesn’t work so we had to use the bed light as a room light. There was a big hole in the kitchen ceiling so it was a little bit scary to use the bed room ceiling fan especially because it was wobbly whenever it was on. We stayed for three nights, but we only had cleaning one time including the bathroom… I personally think this place is overpriced, if they have nothing else to do with the old plumbing and facilities, they could justify with the free breakfast or something. I have uploaded the video when it had flood (I had 10 mins of shower but still happened) There is a pomp machine behind the toilet and it makes a loud noise whenever you flush the toilet, take a shower, or wash your hands.

I've stayed here for 5 days in April 2018 and felt like home. The rooms are spacious, with comfortable beds and very clean. The breakfast is delicious with fresh fruit daily and the staff takes great care of the guests. The B&B is located 1 minute from the metro line and there is a direct connection to the airport- you just need to get off the train at Alameda Station and you find yourself right in Turia Park which crosses the whole city.||Bike rental is 2 minutes away, plenty of coffee shops and you're right next to the town's center. Within 5 minutes you can also reach Plaza de la Reina from which you can take the Hop-on-hop-off bus. City of Sciences and Oceanographic are 15 minutes bike ride away (1.7 km). The staff was kind enough to help with early check-in and late check-out. I heartfully recommend this B&B.
