Staff were super friendly and accommodating. Mandalay is a quiet place for a westerner but with a bike you can really explore the area. So location wise its easy to find. Rooms are reflective of the price you pay. Definitely recommend.

The hotel has seen better days. Relatively cheap so i wasnt expecting much, the aircon was excellent. Only local tv channels. Has a reliable generator for power outs. Ample hot water. My main issue was cleanliness. There is a serious lack of attention to basic cleaning. Black mould throughout the bathroom, dirty walls, food scraps from previous guest in bedside table. Ants in kettle, Safe not bolted down. Sewer smell in bathroom. Although if you leave the bathroom fan on continuously it clears the sewer smell. Dirty stained mattress left in hallway. Breakfast is not worth attending. As it lacks choice and is too basic. Staff are extremely helpful and friendly and are a reliable source of local information. I recommend management go though the hotel with a professional cleaning service to correct issues. Then educate staff on how to clean properly. I would stay here again if cleaner.

I stayed for 2 nights and if you can put up with noises from slightest movements from above and beside, trains from across the street, noise from the next door elementary school, chanting from the monk on loud speaker at 6 am, and the heavy traffics outside going over the over paths over the train tracks, then it a good place stay for it's value. Room has everything one needs and very tasty breakfast.

Nice rooms, staff very helpful at sll time, they gave us a breakfast bag when we checked out early, they helped us with every detail there on site. The bikes are perfect to wander quickly and effortlessly in the city. I'd come back. Cheaper to book online. I forgot to mention the very nice rooftop and the free cocktail (nice and simple)

Clean, quiet, comfortable rooms. Rooms are spacious and in good condition. Bathrooms are in good condition and kept clean. Hotel has elevator for upper floors. Literally less than 5 minute walk from Mandalay central railway station. Food is good & priced accordingly. Often willing to give discount for room if booked directly through them.

Pro Rooms are not small. Free wifi is fast enough to watch movies. Breakfast is good. Free rooftop bar for happy hour. Con Room rate are higher if you walk-in. Some rude neighbors (if u bring your car, not to park in front of some neighboring houses.)

24 hour concierge in lobby. Breakfast included was ok. Free cocktail at happy hour on rooftop bar. Great view of the city. Elevator doesn't go up to rooftop so you have to climb one set of stairs to access bar or breakfast. Rooms were clean and spacious, with a small table and chairs. Kettle, fridge and safe in room. Short walk to restaurants. Ask front desk for recommendations, our best meal in Myanmar was a place they recommended nearby.

The staff at 79 Living Hotel were very attentive and helpful. The large room was great for our family of five and the food at the hotel was good. We especially liked the rooftop bar as a spot to play cards.
