We had an absolutely incredible stay at 94DR! The house is beautifully styled—clean, comfortable, and equipped with all the amenities we could possibly need. One of our favorite moments was relaxing by the outdoor fire in the evenings, which added such a cozy touch to our stay. We also opted for the "Heat & Eat" meal service, and I couldn’t recommend it highly enough! It was such a treat to come back to the house with everything prepared—all we had to do was pop it in the oven. Super convenient and delicious! Paul’s hospitality is exceptional—he truly has a heart of gold. His service made our stay even more memorable. I highly recommend 94DR for a group stay in Edinburgh!

94DR is the perfect place for a family vacation to Edinburgh! I cannot speak highly enough about the hosts Paul and John who made us feel like family. The property is stellar, amazing cooking, and they hosted a family dinner for 14! We loved it!

We booked 94DR for a family reunion in early April and our stay was fantastic! Absolutely spectacular!|| We rented all of 94DR for our family and our reunion couldn’t have been more perfect. The house is beautiful with large and very comfy living quarters. We were in touch with Paul to plan the reunion and Paul made our stay perfect. Every single detail was taken care off, a stocked fridge, a stocked bar, snacks, flowers, extra towels…||He is not only the perfect host, but he knows the city better than anyone and he helped us plan various excursions, sightseeing trips and meals out. No detail was too small and every request was taken care off. Paul cooked a celebratory Scottish dinner for us that was Michelin star worthy and helped us organize a bag pipe player and drummer for the event. He even recommended the most amazing photographer, Marta Rocci to photograph the family.||The house was spacious and we cooked some of our own meals here. The garden invites you to spend some time outside and it is very spacious and private. 94DR was perfect for our family reunion and a great base to explore Edinburgh and Scotland, but kudos to Paul for being such a phenomenal host and making our stay an absolute dream!

We booked 94DR for 2 big birthdays and it could not have been more perfect for hosting our celebrations/family get together. ||The house had everything we needed with a fabulous drinks room, fully loaded kitchen and plenty choice of social areas, inside and out, for catching up (though the orangery was a big favourite). ||All the lovely bedrooms are en-suite, very comfortable and quiet so everyone had a great nights sleep. ||On arrival, Paul made us feel at home with a lovely warm and friendly welcome. Fabulous host, fabulous house!

The property is very conveniently located close to downtown Edinburgh. Paul and John are awesome hosts and did all they could to make us comfortable, happy and well-fed. Paul serves an EXCELLENT breakfast. They were very accommodating to ALL our needs, and definitely embody the "customer first" approach. If we ever occasion a visit back to Edinburgh, this is THE PLACE WE WILL STAY! The rooms were very nice, comfortable and the Orangery where breakfast was served is beautiful...and did I mention Paul serves a great breakfast? Thanks so much to Paul and John for a great stay in Edinburgh!

Well we are heading home and am writing a review i can’t wait to share! This is a beautiful boutique hotel!! Just Amazing.... the care and attention to guests it’s so heartwarming. Paul and Johnny are such lovely people! Accommodation beautifully finished, the communal areas, orangery and house is gorgeous and decorated with flair and taste. You may even be lucky enough to meet molly! The food served for breakfast was phenomenal and hand crafted with care, thought and passion by Paul. If you ever go to Edinburgh, stay here it’s just fabulous. 20 minute walk to the centre. Very highly recommended, a must!! Never have we been made to feel so welcome.

We stayed at 94 DR during car trip we made around the UK. We passed several hotels, B&B and Guest Houses. But the place that most delighted us was Paul's 94 DR! Paul has an absolute passion for hosting and demonstrates this in every detail of his beautiful guest house: the manner and attention he receives and attends to his guests, the lounge, the breakfast lobby, the guest room, the decor etc. In time, the breakfast is amazing! We just love it! If we could define the experience we had at 94 DR in one sentence it would be: excellence with love. Definitely, if we have a chance to return to Edinburgh, we will stay again at 94 DR!

I stayed at 94DR in mid-October 2019 for the second time, returning with my husband and two boys (aged 10 and 13). They all fell in love with this wonderful establishment as I did the first time I stayed a few years prior while in town for a work-related conference. Paul and John are the ultimate hosts, and are experts at making all feel welcome, especially our two boys. One of our children has a gluten sensitivity and Paul went above and beyond to ensure that he had plenty to eat at breakfast. The location is wonderful, close to Arthur’s Seat and an easy, pleasant walk to the Royal Mile. We also used Uber to get around town when our feet were not up to walking... We stayed on the top floor in the Tamduh room with the Wee Dram for our kids. The bunk beds were perfect for them. Cannot say enough good things; our kids are constantly asking when we will go back to see Paul and John.

94DR is a modern boutique hotel with excellent service. John and Paul of 94DR are the best hosts! They are so accommodating and friendly. We adored Paul and my hubby admitted he had a man-crush on him. The rooms come in three styles, Couture, Bespoke and Tailored. We stayed in the Lagavulin room on the top floor with a window view of the back garden and hills in the distance. The room was a bit small but comfortable. The bed is probably a full size which might not be ideal for two persons if you are use to more space. The spacious bathroom was sleek and modern and the heated floors were perfect for chilly mornings. The location is a little away from town but you can easily catch a bus in front of the B&B. DO NOT miss the breakfast here! This is truly a gourmet breakfast served in a most beautiful breakfast room. I had for the first time the traditional Scottish breakfast that came with a poached egg, bacon, sausage haggis and blood sausage. I have to say that I quite enjoyed the haggis. The porridge there is also very good unlike the kind you get in the states.

94DR was an excellent experience for our trip to Edinburgh. We stayed a week and took advantage of the delicious breakfast everyday. And on days we couldn't, Paul made sure to send us out with a breakfast bag (that was the envy of others on our tours who had been given modest breakfast bags of their own). John and Paul were knowledgable and accommodating. We couldn't have asked for better hosts! And it is only a short bus or cab ride away to the center of the city. Instead of staying at the heart of Edinburgh, I loved this authentic experience and the chance to rest and relax away from the busyness that is Edinburgh.

Extraordinary service! We had a marvelous 5 night stay with John, Paul and host dog, Molli. John and Paul were gracious hosts even before we arrived with lots of helpful email responses. We arrived early on an overnight flight and were joined by our son who is studying for a term at the university. Paul insisted that the 3 of us have breakfast in their lovely Orangerie. There is also a nice guest lounge with an honor car and nespresso machine. The breakfasts are delightful: starter of yogurt and granola or oatmeal topped with a fresh fruit compote which changes daily. Then a full Scottish breakfast or the special of the day which was terrific each day. Paul is a trained chef. Breakfast includes wonderful conversation and advice with our human hosts and lots of petting of our dog host, Molli. The guest room Macallan was tight by US standards but well appointed. Heated bathroom floor, robes and other nice amenities. Gorgeous home and hosts!

As soon as we arrived at 94DR, John kindly poured us some tea and was very happy to answer all of our sightseeing and logistical questions about Edinburgh. What a great welcome after a long flight! For breakfast the next morning, Paul made a perfectly cooked eggs Benedict (mine with ham, while husband chose the smoked salmon) with a spot on hollandaise sauce - just the right texture and amount of salt. He also made a delicious berry and pear compote served with yogurt and granola, which was nicely balanced and not too sweet (I usually find most yogurts to be sweeter than I'd like). This was easily the best breakfast we had during our entire stay in Scotland and England! The room was very clean and modern, and the location is great - it's a just short walk from the Royal Mile, but far enough away so that you can take a break from the tourist spots and enjoy Edinburgh as the locals do. You can tell that they care immensely about the details, both big and small, that make a perfect bed and breakfast.
