Overall staying was good....I had one of the biggest rooms but the only view was the window on the bathroom... I didn't care because it was practical...the room was clean and perfect coming from the beach with the sand. I was alone and I felt secure...very private location with access to the beach...it was so close. I don't recommend to rent a car if you stay there...no room for a car...use Uber. The little restaurant at the lobby was very nice and the food was delicious. The employees were very pleasant and helpful...they took care of me very well. I will definitely will stay there again.

I had a great experience in Acacia and great memories. The staff was great and very hospitable. The room was very clean and amenities were exelent. Specifically my flight changed and when I called Eddy at front desk he changed my reservations to the next day without issues or questions. It was very impressive how he provided me with such great attention. I am extremely appreciative for Eddy in securing my stay and being so attentive to my needs. Overall great experience and looking forward to coming and seeing Eddy again.

This place was great. We checked in late, and the gentleman at the front desk was very accommodating. When we checked out, we were able to leave our bags at the desk as we explored the neighborhood. The room was nice. Had air conditioning and a fan. Our balcony had a pocket view of the ocean as well. The surrounding neighborhood is walkable, and we found a few nice boutique shops and restaurants.

I’m looking at the reviews, and I had a completely different experience. I was out in a small room on the third floor. I had no balcony. No warm water and even though I spent an entire day in the lobby waiting for someone to come to allow me to check in, no one said anything about a hot tub. I just got a key to the door. I stayed March 2024 for 1 night. The staff basically ignored me til check in. They tell you to put your suitcase under the stairs until then. I didn’t have a car or anywhere to go, so I sat in the air conditioned lobby after a guest let me in the locked lobby. Since there’s no elevator. I only took my carry on bag up and left my suitcase under the stairs for the night. It’s a cute place, but the lack of hot water and hospitality were pretty glaring.

If you’re looking for a cheap place to stay, this may work for you. However, do not expect more. I specifically asked in an email if the rooms had a refrigerator for insulin. They said yes. When we arrived to hotel, there was no refrigerator. At registration, they kept telling me they don’t know who told me that. I told him that they should go and look at their response to my emails. I asked to speak with the manager, and during the entire five days, the manager never contacted me. We had to go buy a cheap ice chest. There are other places just as cheap as this one, so if you can avoid this place, do it. Also, the restaurant NICHE, said we had to make a reservation and asked if there was a special occasion. I told him it was my husbands birthday. When we got there, the place was empty, and they sat us at the bar. We ate, and then we left. No mention of a birthday, and there was only one other person in the seating area when we left. The entire motel experience and restaurant is of low standard and low customer service quality. Still, haven’t heard from them.

My husband booked this hotel for myself and my daughter to celebrate my 53rd birthday. I’m from Puerto Rico and I haven’t been home in many years so this was a blessing. The hotel was very cute even though we had a few minor problems. The staff helped us out immensely. When it was something that the staff on hand could not handle the management as well as the owner herself got involved and were able to handle it swiftly. To show good faith, they even offer to refund us some of our money for this stay that we are currently waiting for. Hopefully it will be arriving pretty soon. All in all the vacation was very beautiful. I love being home on my island. Can’t wait to go back.

Stayed for a long weekend & the rooms were perfect for 4. Ended up upgrading after the original reservation was made & they upgraded hassle free which was great check in was a breeze & the personal were kind and welcoming. The hotel is cute and close to it all. TV didn’t work but again we were out and about the entire weekend so it didn’t matter. Heated pool on the second floor which is a must try! If in the area and need a place that’s clean and safe check them out.

Our room at the Acacia Boutique Hotel was adequate, but it was very dirty on our arrival. The floor had so much sand on it you wouldn't want to take your shoes off. The window latch next to the entry door was broken; the window wouldn't close tightly. Anyone could stick their hand through to unlock and open the door. That might be a good thing, because if you lost your old-fashioned room key (you get one), you would still be able to enter your room (a lost key is $75, so don't lose it). This room key also unlocks the outside door into the hotel, and you will need it if you go out in the evening because there is no one on the front desk after dark. Our air conditioner only worked on high, but our friends didn't work at all, so I should feel lucky. Take a shower early before other guests wake up if you want warm water. We stayed for three days, and never saw a housekeeper. Upon returning home, we found a mystery charge from the hotel for $78. We called the hotel desk to inquire what it was for and he told us he had a note that we had broken the coffee maker. No, we didn't even use it our whole stay. We are disputing the charge with our credit card company as I write this. You have been warned. I think they must be writing their own online reviews, because no way would they get more than one star.

Hi First let me start with the Cons 1.) I was told checkin was @4, then I saw another couple being checked in, so the guy at the front let me check in. 2.) They then decided not to give me the room that I booked per picture. If you are solo traveling they give you the rooms that are left and give the other rooms to couples or Groups, which is not fair. 3.) My bathroom was not clean nor were the sheets. I got tired of asking someone to clean so i just left it and slept on top of my sheets and used flip flops as shower shoes. 4.) Please state on booking sites and your site as well that Niche Restaurant is not open. 5.) No one in management or security is around between 1am to 8 am. There was an loud altercation that went on, and no one was available. Need to be more secure in the future. Pros: 1.) Close to the beach 2.) Close to other restaurants 3.) There are plenty of things to do in the area that is walking distance 4.). When the staff was there they were helpful, at least the women were helpful, can't remember their names. They helped me to find the best restaurants near by and were very pleasant and polite. 5.) The Hotel itself is very cute, just needs a little tweeking on making sure beds are fresh and bathrooms are clean. I know Covid caused a lot of things to happen, so this review comes from a place of love and hoping this place continues to stay open with the necessary tweeks. When I come back to visit Puerto Rico I would love to stay here again. Thanks for hospitality that could be shown.

Upon arrival, we found the front door locked and could only enter with a guest key or by being buzzed in. The lobby had a quaint ambiance reminiscent of Puerto Rico, featuring small atriums with greenery, but it was quite dark due to minimal lighting. The lobby floor was consistently wet for four days, resembling a small stream from the atrium. Before my trip, I contacted the hotel through Expedia about airport transportation and received prompt assistance. I then called to inquire about luggage holding since our check-in was at 4 PM, and we arrived at 10:30 AM. I was told our luggage could be held. Upon checking in, I spoke to Dennis, who abruptly told me, "No, you are not," when I mentioned holding my luggage, causing unnecessary panic. Eventually, we left our luggage in a wide-open atrium monitored by only one camera. We were told our room would be ready within the hour. However, when we returned three hours later, Dennis was casually sitting in the lobby drinking soda, neglecting to inform us about the room's availability. When my friend asked him for restroom directions, he scoffed but reluctantly helped her, leaving our luggage unattended. The nighttime desk clerk appeared to be impaired. The cleaning staff was friendly, but there were numerous issues: linens weren't changed or our room ever visited, we had to turn in towels to receive new, lights flickered, ceilings had damage, and windows were cracked. The hot tub did not heat, which is false advertising they don't have a pool and hot tub their hot tub is broken, and now they are called a pool, and the hotel is not on the beach but 100 feet away, which is also misleading. Add states laundry available; this is false as well they were going to charge me ten dollars to do one load Lastly, instead of two king beds, we found two queen beds positioned to appear as one king. I am extremely dissatisfied as I specifically booked this stay for the ocean view, king beds, and a hot tub, and none were fulfilled.

Completely blocked by the pool and facing the opposite direction. This hotel has NO AMENITIES. I repeat NONE. No fridge, no sofa bed, no towels (all of this was mentioned in the booking details). The room was also leaking a weird substance from the wall in the shower. The walls were very dirty. The doors were broken (our room and the back door). The hotel refused to offer us the room we paid for. THERE IS NO PARKING. No street parking either. Overall, i'd never recommend this place and i'll never book through Booking.com again. Very loud in the room (no insulation to hide the sounds from the pool and the hallways) so we couldn't sleep. The mattress was very uncomfortable. The room didn't look anything like what we anticipated based on the photos from online. The fire alarm went off at 6am and no staff were around to address it. Overall we left early and cancelled our stay.

DO NOT BOOK EVER! Horrible experience! When we arrived to the hotel it smelled like mold and the rooms are horribly outdated and super dirty. The air conditioning is not working. The front staff was not helpful at all and rude. It looked like an escort service house. Also they can not accommodate 3 persons in any room where they lie that some rooms have couches but it is a very false statement. Don't expect any refund or sorry from the management even if they are in default. Also, there is NO view of the ocean as they advertise.

I hate to write this, but this was absolutely the worst experience I've ever had in a hotel. We arrived late, after midnight, after calling to confirm, that we would be in late. Could not get in the building, everything was locked and left out on the dark street. After calling, the finally sent someone over. This clerk was very pleasant and got us into our room. The room was very shabby, dirt on the bathroom floor, bed not fully made up (the fitted sheet in the bottom was coming off the bed, small thing but showed the level of detail ), one bedside lamp not working. We were very tired so went right to bed. Sometime in the middle of the night the power went out, so we woke up to a sweltering room. We went to the front desk to inquire, again, no one there. Went into the small restaurant in the hotel which had power. They said they had nothing to do with the hotel and would not help us, even though it advertised this restaurant as part of the hotel on the website. Finally someone came over from another hotel they ran, and he said "Ah, this is Puerto Rico, it happens all the time". I pointed out that no one else in the area, even the restaurant in their building, was out of power, he said they had generators, and I would have to pay more for places that had power. Deciding to calm down, we went to have lunch. Everywhere in the area still had power. When we came back around 1pm, still no power, I told him we wanted to check out (we were scheduled to stay 5 days). I asked who I could speak to and he said no one and he could not refund out stay. I called the number given and it was a clerk at another one of their hotels who said he could not do anything. They gave me an email, which after three days we still have not heard from. We checked out and moved to a lovely hotel in Old San Juan. Oh, and as soon as I sent the email, they charged my credit card for the entire stay. If someone had called and we were able to come up with a compromise this would have at least been something. Do not stay at this hotel!

Horrible service and their description is not true. Booked a king size bed w ocean view. I have 2 twin beds held together by king sheets, that doesn't make it a king bed! My ocean view is buildings no matter which way I look. Hotel doesn't want to refund money told me I can cancel w no refund. Stay away from this hotel at all cost.

For the price and the location, it's a very cute hotel. However, the walls are paper thin, and I'd you're on the first floor... you hear EVERYTHING. People outside, people inside, people at the front desk talking loud. I had to go buy ear plugs to be able to sleep here.

Pros: good location, beautiful building Cons: I had a disagreement with the clerk because of her attitude upon check-in and she refused to allow us entrance to our room. She called the cops on us because I demanded a manager. Slept in the car with my 15 year old because of her. DO NOT GO TO ACACIA.

Acacia Boutique Hotel was a charming place I stayed for one night while visiting Puerto Rico for the first time. My niece and I needed to stay one night in town before heading out to the mountains for a wedding. The hotel was located in the beautiful area of Condado. The Spanish Villa was restored in the 1920's and had gorgeous architecture. I found a combination of Asian décor mixed with Spanish design. I am drawn to places that are unique and this spot fit that description! I read a few reviews with varying experiences but fortunately my experience was lovely. We were upgraded to a top floor room with a king bed, an ocean view out front and a balcony on the side. The room was modest but adorable with a net hanging over top of the bed and vaulted ceilings throughout which included the bathroom. I loved the bathroom. There was rustic looking tile from floor to ceiling and you could fit about five people in the walk in shower. I didn't test that theory lol, but take my word for it you will love the shower:) Any issues we had were quickly addressed. The front desk staff assisted with finding us a nice place for dinner. I can't wait to go back and spend a few more days in this hotel.

Lets clarify for this price point and location- unless I say Freddy Krueger is waiting downstairs - people will continue to book this option. We were coming in at 11pm on out flight to leave on a cruise the next day. Also in April the time Spring Breakers are cruisers come done anything of workable location is very expensive. This was offered on my credit union's travel site as a VERY affordable option. Its older, and won't have Marriot like amenities but if Marriot owned this hotel it would look the same in the common areas - update the rooms a bit and charge you 4x more. We prepaid - so I will check my credit card for additional charges once we check out . We left the room clean and early

My wife and I took a cruise out of San Juan and stayed an extra night before and after the cruise. The Holiday Inn was booked on the return so we tried this place because it said beach front with ocean view. The description of this place is completely dishonest. Beach front? nope. Its a little tiny hotel shoved in behind a large hotel which actually is beach front. Room said ocean view; also nope, unless you call a minor glimpse though trees and power lines. The dude at the front counter was super rude and acted bothered to be checking us in. The room was really tiny and the king bed was just two twin beds pushed together lol. There was sand from the previous guest all over the microwave and floor. The bathroom had a rusty bare lightbulb burning where the cover was missing, the towel rod had been pulled off the wall. The window in the shower was broken in the open position so my wife was showing her business to everyone walking by. Not that we needed it, but the TV didn't work either. Black mold growing on the lampo shades and windows. There's a room safe you would have to get on your hands and knees to crawl into a hole to use. Overall this hotel was garbage, the staff was rude and there is no chance of our return. Hope you don't repeat our mistake. Stay clear of this place.

I went on a solo trip to Puerto Rico and chose this hotel because it was a great deal for a beachfront property. If you're looking for a "luxury" hotel with a ton of amenities, this definitely isn't it, but if you want a clean, comfy hotel room in a great location, this is perfect. I didn't spend much time at the hotel, other than to sleep and shower, because I wanted to get out and about to explore the island. All I needed was a clean space, comfy bed, air conditioning and a hot shower, and this place had everything. The beach is just a few feet away, and the location is a short walk to Calle Loíza and Ashford Avenue, where all the restaurants and nightlife are located. For what I paid, and what I needed, this hotel was perfect! 10/10 recommend.

Horrible. Horrible conditions and worse the customer service Room was nothing as advertised. Cracked glass doors-air conditioner that you had to climb on a chair to climb on a dresser to adjust temperature-no hairdryer and no working television When asked about getting a working television after several of hours we were told they couldn't help and we should find other accommodation and we would not be charged but we were charged for all four days . Refuse to refund and refuse to discuss. Fraud and theft.

We arrived at midnight, the room given to us was occupied. I opened the door on someone, and it was pretty uncomfortable. The front person resolved the issue, and we ended up in our room at around 1 am. I asked about checking out late, considering the inconvenience, and we were told that there was a $25 charge if we wanted to stay late. No shampoo and almost no toilet paper. The balcony door did not open due to rust. TG, it was just an overnight. We will not be returning, that's for sure. The front door staff offered to care for our bags while our condo was ready for us. I guess that offering to care for our luggage was the only good thing. We have a teen in a wheelchair so we are definitely NOT accommodating for people with disabilities.

This place was clean but the rooms are small and there is absolutely no parking the manager was nice enough to move his car so we could park our rental car and but we could not leave or we would loose our spot so we had to Uber so if you have a car not a nice place to stay but if your planning on using Uber then your ok to stay here. Hope this was helpful

This place charged my credit after prepaying in advance, I even showed my receipt to the personat the counter at check in and check out. Had to file a fraud claim against them in order to fix my credit card. Do not ever stay at this hotel. The service really sucked and the staff were rude, the rooms were not cleaned. No coffee, no frig, no clean towels, and garbage not empty.

I would not recommend this hotel to anyone. A hotel requires a limited number of services to guests: running water, electricity, and clean linens. Without these, no one should call some thing a Hotel. The Acacia Hotel may have been beautiful and quaint during its hay day, but at this point in time, it is a sad, worn down, old hotel. The rooms are dark, without much lighting, and overall are dirty looking. The sheets are stained, pilled, and just overall gross. The pillows were clumpy, bunched up, floppy pillows that you might find at your grandmothers house. Over the course of our stay, the hotel was constantly out of towels. They offer beach towels at the front desk to sign out, however, they were always out. They also were out of shower/bath towels. As for the other necessities for a hotel, we arrived and waited two hours to be checked in. During this time, the entire hotel was without power. Similarly, on the third day of our stay, the entire hotel was out of water. This includes toilets, showers, and sinks. The hotel staff did not seem super worried and said they would call maintenance at some point to fix it - this took over an hour. If you have read through the full review, I again reiterate that I would never stay again in this hotel. There are plenty of cute other boutique hotels in the area or Airbnb's. I suspect, all of these would offer the necessities of a hotel, including running water, electricity, and clean linens.

This is a very nice and clean hotel! It is so beautiful and quiet. It is also just 20 minutes from the airport in San Juan and it has a couple very nice restaurants nearby from walking distance. It also has a pool and very easy to get here if you have a ride from a taxi.

I stayed here for 14 days. The front desk staff accommodated all things "information Puerto Rico", including outstanding concerns/issues. Pros: - The proximity from the property to the beach - The beach itself - The calisthenic workout area at the beach - The crystal clear water at the beach - The white sand at the beach - The hot tub - The view from our room of the beach - Staff gave us a broom and pan so we could clean the room ourselves. - Close to a lot of good food Cons: - No fridges available - Room service failed to clean our room regularly - Booger's on the walls in plain sight - Sand all over the room - The iron/ironing board is a joke - The parking is a joke, yet typically available curbside within 3 blocks - The premier king mattress is two twins pushed together, which is a joke when your sleeping. The canyon effect was weird. - I paid for a premier king suite/ room with a balcony and got a room with a patio. I was told, what is in the pictures online is not what you will be getting. Very disappointed. - No blow dryers

Two stars only because of the proximity to the beautiful beach and walking distance to lots of restaurants. Took a cab to Old San Juan. This was not our first trip to San Juan, but our first staying in Condado. We have been coming here for 21 years and have never experienced such poor hospitality and lack of cleanliness. This is not the Puerto Rico experience I have come to know and love. Even though we are at the end of the pandemic, care should still be taken to make sure things are extra clean and that rules are being followed. See picture for my booking dot com review.

Not to sound like a privileged human, but this "hotel" is not what it seems. the bathroom has no fan's, the tv does not work. there is barely any lights. cockroaches everywhere.

Very nice hotel! I was not disappointed, the hot tub is huge and absolutely beautiful! I loved that the hotel is only 200 ft or so from the beach and within view. The restaurant is also very good.

The worst hotel in all of Puerto Rico, as I type this my pregnant wife and I are sitting in our hotel room that's being lit by flashlights because the power in this hotel is out . The surrounding residents all have power. When we complained to the hotel staff we were told there's nothing they could do, their sister hotel is literally on the corner of the next block , when asked could we be put in the sister hotel we were told no because they had no room. We were told by an employee that when she contacted her boss Ivellise , she was told "deal with it ... this started at 2pm est , the only type of help we received were flash lights given to us and being left on our own... we were told if we wanted reimbursement we had to contact the booking agency we used ... again we are in Puerto Rico, my wife is pregnant and we are from NC ... this is ridiculous... DO NOT BOOK THIS Hotel ... i have video footage of the transformer exploding, but Yelp don't have any way to post video ... but here are some pictures...

Beautiful location steps away from the beach. They make you feel like home. Less than 5 miles from the airport our taxi dropped us off. Once we enter the quaint hotel we were greeted by friendly Concierge Rita at the front desk. We were famished because we just flew in . She recommended some great places to eat within walking distance. The beach is everything you expect from a Caribbean get away. Looking forward to dining in at their four star restaurant.

The room service is non existent. Was there 10 days, the room got "cleaned once. The rest of the time I had to keep asking for towels toilet paper. Garbage piled up in the hallway. The kids at the desk are extremely unhelpful and the "manager" is never on-site. None of the rooms on the first floor are private or quiet. People walk past your window constantly and if you are put next to the ice machine or the restaurant you will not get any sleep. They refused to help or change rooms even at an extra cost. The only reason I stayed was because I couldn't find alternative accommodation.

A small pretentious guest house partially renovated with a fancy "boutique" adjective in its name, this place is everything but luxurious, quaint, or "homey", unless a couple of Buddha statues make it for you. I had to suffer a very old individual noisy A/C unit, an uncomfortable bed, lack of night lights in the bedroom, meager amenities in the bathroom. A street with no exit and no places to go. Yes, there is something of real luxury, their prices at the restaurant...enjoy. Finally, I could not have a late check out even if willing to pay for it. One good thing, the receptionist is very kind like most Puerto Ricans.

I'm going to preface this by saying we did have a lovely stay here despite the fact our shower wouldn't stay hot and the water pressure was non existent, so we had to take cold showers. BUT because we aren't high maintenance and we live over on St Thomas and deal with power outages frequently, those things don't really bother us. But if we are paying almost $170 a night, I was a little irritated that they never fixed it despite me saying something to the front desk twice! Room 308 btw. AND it was my birthday. Other than that, the hotel is adorable with fantastic decor and a giant buddha that they say costs more than the hotel. It's always locked and you need a key to enter. We got the king room with balcony, you could see the ocean a little bit, it's not directly on the beach, but it is a very short walk. I wasn't thrilled that our patio wasn't private and we shared it with the room next door. But I kept reminding myself, this is a boutique hotel. We rented a car and parking was pretty challenging for entirety of our stay. We managed through it with patiently finding places to park on the street. The a/c worked great, the room was decently clean, however they could manage to touch up the paint on the walls. I was able to borrow a hair dryer and iron from the front desk for my stay. The front desk also keeps cold lemon water at the desk that is always full. They have a small pool that we never used, and an ice machine. We never tried the restaurant except for a couple glasses of $10 wine. It's dark and romantic, but also expensive and freezing cold inside! Would I stay here again, maybe, only because it was such a great location, the bed was comfortable and I know what to expect, BUT only if I could get it for $100 a night or less. TIP: Get an UBER not a cab! It only cost us $6 to get to Old San Juan. You can walk anywhere else in Condado (restaurants, bars, casinos)

There was nothing to like about this place. I booked a king size balcony beach view room & got a king size view of a parking lot that I was not allowed to park in. The staff is not accommodating or friendly. There are no full length mirrors in the room. It is dark with limited light. No refrigerator or microwave. Absolutely no parking. When requesting towels I was given one hand towel for two guest & a few big towels. No one offered or asked to change the linen or remove the garbage from the room.

HUGE DISAPPOINTMENT!!! Based off good reviews on booking.com and the location being right near the beach, I went ahead and booked my stay. I contacted the property BEFORE the trip stating the time of arrival and if an early check in would be possible. In email, I was told an early check in was indeed possible for a $25 fee. Fine, I saw absolutely no problem with that. Arriving at the hotel however, I was rudely told by the woman with glasses at the front desk who refused to give her name, NO, it wasnt about money and to leave my belongings in an unsecured area where i quote "it is not a room, there is no lock and I will not be here all day to guarantee anything." Of course, I already started to feel uneasy but decided to go grab lunch and kill some time with ALL my bags. After about 3 hours, I return and am rudely told again that the room is not ready that someone just checked out, at 2 pm??? I decided to ask the boy at the front desk that just arrived if a late check out time would be possible since the flight back was at 5 pm. I was abruptly interrupted by the same front desk woman who at this time was leaving and told no it was not possible. Just curious on why not if someone clearly checked out at 2 pm instead of 11 am??? As soon as the woman left, my room became available at 3 pm. Surprise surprise! The front desk woman was nothing but rude, bitter and completely sexist. When interacting with her, she would turn to address my boyfriend nicely instead of me, would not make eye contact nor answer any questions I had. We got to our room, and there was blood stains on the sheets, towels with black marks on them, clearly from make up, sand on the floor and NO HOT WATER!!!! I automatically told the front desk who said I would have to wait until the morning to have the maintenance worker come fix the issue, and if he could not we eould have to check into another room. I was furious being unable to shower. I made sure to email the front desk just incase they happened to forget for the next day. Morning comes and still, NOTHING. After going downstairs, I see yet another guy working and am told "yes, I saw your email." After flipping out and having my boyfriend come down to help me out because they clearly didnt see the no hot water as a problem, they sent the maintenance guy. He got to the room, turned on the water and saw there was no hot water what so ever or any water pressure then told us he didnt know how to fix the issue and we would have to change rooms. We checked out another room after 12 pm where it was a shoebox compared to our king size room. No balcony or anything. Just a full size bed. I was willing to change rooms if they would adjust the pricing for downgrading, which i was told would not be possible. They said we could shower in the bathroom on the other side of the hotel on the roof and I honestly just decided to try to deal with it. It was such a hassle, we just decided to shower in cold water for the stay. The front desk woman arrived the next day, read the emails and tried to confront me, COMPLETELY UNPROFESSIONAL! I simply told her it was my boyfriends birthday and would not further discuss anything with her because she was rude. She told him he was puerto rican (which he isn't) and should know how it is. Meaning what??? Housekeeping went thru our belongings, we have proof as well since we recorded how we left everything on our phones and checked when we came back. Room was never cleaned, only "clean" towels were left. Our check out was uncomfortable as ever. The woman tried to play stupid when asked by someone else there why we didn't have hot water, as if it were the first she heard of it. Then, we left and I was sent an email hours later, stating they would charge my card more for "blood" on the sheets, which we found that way and had to take off ourselves to put new ones on. NOT WORTH A SINGLE CENT to stay here. RUNNNNNN the opposite way!!! They also are VERY misleading on the location of the hotel, stating they are just steps away from shopping areas and restaurants. Complete lie!

If I could leave a negative star I would. This hotel for what I paid was crap. The first day my toilet clogged. They sent someone who did not fix it. For three days I continued to ask for it to be fixed. It was not. Several times they just ignored my complaint and didn't even send anyone. So for three days I had to go up and down the entirety of stairs to use a bathroom. If I wanted a public restroom I would've saved myself $200 a night and booked the local hostel. The staff portrayed themselves as non caring about any aspect of customer service. I was charged full price and not compensated in any way for my inconvenience. They also didn't seem to communicate with each other at all. As every time I complained about the bathroom they seemed unaware. Its Not a big hotel. This was one of the worst hotels I've ever stayed at

(Stay from 9/2 for 7 nights) I truly did not want to leave such a negative review of the hotel considering the state that Puerto Rico is in right now but I honestly wasn't happy with my stay AT ALL and hope by leaving this review, it will prevent someone else from wasting their hard earned money at an establishment like this. I'd like to start off by saying they need to re-evaluate their pricing. It doesn't make sense to me why their rates are pretty much equivalent to the more modern places around el Condado, especially when you consider the fact that you're getting much much less for your money. I was coming from an Airbnb in Aguadilla to be closer to my family when I booked very last minute with Acacia through my Delta skymiles account. That definitely played a part in me not doing my usual diligent research because normally I would never book anything that gave me even the slightest of concerns. I've been traveling with my Persian cat & they were one of the few pet friendly hotels in the area. They also advertised free wifi, daily cleaning, a roku tv & a phone in the room. My booking was for the best room available and was one of the more expensive options on the site. When I arrived, I thought it looked beautiful & had such a cute little feel to it. There was only one woman at the desk & they don't have any elevators so for a solo traveler like me, having someone to help me carry my bags up the stairs would have been nice. She realized this & gave me a room right by the pool on the second floor which was right off the staircase. Upon entering the room, i was immediately disappointed. It looked absolutely nothing like the pictures associated with the room choice I paid for. I paid close to $800 for 7 nights which is on brand for Hyatt, Sheraton, etc & I walked into a very small room. There was no phone, the floor was filthy as if they hadn't properly swept & mopped, the sheets had stains, the ice bucket was broken, the lamps weren't even cleaned off. I walk into the bathroom & there isn't any soap or "free toiletries" as advertised. The toilet paper roll wasn't even a full one. The mini mirror attached to the wall was also disgustingly filthy. The flatscreen only worked on the live tv option. Anything else that required an internet connection didn't work so I had to use my laptop in order to use Netflix and Hulu. The WiFi sucked along with my phone service while being there. When I checked in, I was not informed of any covid related changes in their routine other than the pool being closed. So that being said, I found it extremely odd that during my entire stay, no one ever came to my room to clean, replace toilet paper, sheets, trash, NOTHING. I shouldn't have to ask for things like that, ESPECIALLY when you're advertising it! Not to mention, it's a boutique "hotel" that already looks like it needs updating, the LEAST you can do is make sure the rooms are clean 24/7. Another thing is that bringing food back to the room was always terrible because they don't provide a refrigerator, a microwave, absolutely nothing. The only thing they do provide is an ice machine, which is located in an extremely inconvenient spot and requires the use of a scoop. (HELLO, COVID!) I hated the shower. Out of everything, it was the one thing I hated the most because I literally didn't feel comfortable using it. At first glance, it looked cute & rustic. But the position of the actual shower head made no sense, it was literally pointed towards the corner of the stall and also facing the drain. I couldn't shave properly, I couldn't even move around without touching wall which is a huge pet peeve of mine. It wasn't even adjustable because it was so old & rusted. I was miserable my entire stay and so disappointed in myself for spending so much money with them when i could have been at a modern hotel for the same exact price. Even my family said the same thing when they visited me. The governor had reopened pools & beaches 3 days before I left. The night before checkout, around 10-11pm, I heard a couple of the other guests getting in the pool. They started playing music, they were clearly drinking, and were being extremely obnoxious. They even went as far as to come right in front of my door on my private balcony. Hours start to go by & all of a sudden it's 2 in the morning and they're still there. I called the front desk from my cell and the guy told me he had already given them towels to leave, even though the pool was supposed to be closed at 9pm. They ended up leaving an hour and a half later around 3:45 in the morning, when I had to be up in a few hours to pack. Then about 3-4 hours later more guests went into the pool which again, woke me up. All the manager did for me was waive a late checkout fee after being made aware of this & everything else. It wasn't worth it. I would not recommend staying here.

My husband and I stayed here for 7 days on our honeymoon. I researched this place on every online media outlet possible for a few months prior to reserving. This includes: Tripadvisor, Yelp, Hotels.com, Facebook etc. I honestly do not understand where most of these mediocre reviews are coming from?! We had an AMAZING time! And you really cannot beat the price. We booked through Hotels.com and our 7 day stay was $629. Below are a few pointers which may (or may not) help you if you are considering. 1. This hotel is located right next to the beach and away from all of the main resort hotels in a cute little neighborhood called Santurce. If you are looking for resort-like amenities, this is not the place for you. If you are looking for a super cute, boutique-y/intimate setting, then this is the place! It is a block away from the beach, has an awesome hot tub, and also small pool which is located at their sister hotel (Wind Chimes) a half a block away. They even let us utilize both after we came home from a night of partying at 2am.. You just have to be respectful of the noise level. 2. There are endless restaurants and bars 2 blocks away on Loiza St. We hit up about 7 of them during our stay. All were eclectically designed, and had a younger hipster-ish vibe.. Again, occupied by mostly locals. 3. A cab to Old San Juan and the typical tourist areas run from $15-$18. So if you do not rent a car, cost isn't too bad. We didn't, and spent about $100 in cab fare during our 7 day stay. 4. Our room was cleaned thoroughly each day. There are no fridges, microwaves, coffeemakers, irons, etc. Of course these things are not necessities but would be nice. We purchased a cooler from a nearby gas station and filled with ice to keep snacks & beer in. I hope the above helped. CHEERS! :)

I read through some of the negative reviews below and and felt like I should give a brief description of my experience. Firstly, the front desk person, Yanitza, was absolutely delightful. Very warm and helpful. The hotel has a hip little vibe. It is probably 40-50 meters from the beach. We stayed downstairs and had zero issues. Room was clean and bed was super comfortable. We felt totally safe walking at night. Parking is tight and limited. Brush up on your paralleling skills. *This is not a resort hotel so going into it expecting such might lead to some of the less than impressive reviews. If you you want numerous amenities and immediate access to supplies, you may want to look elsewhere.* Generally speaking, this is a fine choice for a couple of days if the location is good for your plans. I would have zero issue staying here again.

Tucked back in a Miami-condo looking strip, this hotel was perfect for us as we wound down our last evening of vacation and wanted to get a good night's sleep with a beach filled morning. The staff was nice and helpful. They carried my wife's bag, called us a cab, let us leave our bags after checking out to hang out on the beach.. just very nice. The room was okay, and I don't need much to make me happy. A big king bed was comfy and the bathroom had decent water pressure. We were positioned near the small pool so you could hear people out there but not too bad. We were also just a short walk from some fun restaurants; Ocean Park Cafe for breakfast and Tresbe for lunch or dinner. I wouldn't really like to stay here for a long time because we enjoyed walking old San Juan more than this neighborhood, and the island of Vieques a lot more, but it was great for a shorter stay and fit what we needed.

The Acacia was beautiful and well located. It was very clean and the staff is very friendly. As it was not a "Resort" I didn't have that expectation. It was a nice Boutique hotel - so not a lot of amenities. But was not expecting much there. Overall the room was clean, however, when I booked the description said 2 king beds in 2 rooms. However the room was just one room with 2 king beds. Not a huge deal, but a little misleading on the website. The bathroom was clean but little ventilation. The only real thing I would look for improvement in the room is the lighting. There were just a couple of lamps and one was a little tricky to turn on. But it was overall fine. We never made it to the sister hotel for the pool, but the walk to the beach was easy. And the hot tub was lovely. Only other issue not making it 5-star (and really isn't clear on the website) is that there is no hotel parking. And very little on the street near the hotel. So be prepared to find parking and walk a bit. It was overall a very positive experience. I will stay there again.

Great location between Ocean Park and Condado. Steps from beautiful Long Beach. Walking distance from restaurants and store. Only 4 miles to old San Juan. Hotel itself is nice, clean and comfortable. Pool is lovely and warm for sitting and relaxing with cocktail. Rooms on smaller side and def not luxurious. Older hotel with lot of character but not new amenities/conveniences. With some simple upgrades, paint, lights, shower head, etc it could be exceptional. But def good value.

Check in was easy and my room was comfortable . I can't say enough nice things about the staff ! Everyone was friendly and accommodating. Just steps away from the beach . The pool is more of a wading pool than a swimming pool but it was very relaxing . I had breakfast at niche Bistro and the food was tasty ! It's a small cafe with lots of charm and at night it turns into one of the hottest dinner spots in Puerto Rico . I absolutely love this place ! Not the most modern but tons of charm !

RUN!!!!!! I booked this hotel based on the pictures and reviews on Expedia.com. I am so disappointed I did not check out the reviews on Yelp. Bottomline is this hotel has the shittest customer service. I booked through a third party and have been fighting to modify my travel dates for weeks after the recent earthquakes. I was mortified to read the hotel staff abandon the guest after experiencing a lost of power. After agreeing to modify the dates, I was told I had to pay a modification and penalty charge of $200 ?!!! When I explained a natural disaster was not my fault and my safety concerns as solo woman traveler were valid, the woman I was speaking with by the name of Everliesse got defensive and patriotic and, hung up the phone on me and my travel agent. All the nerve of these people with their outdated property, dirty sheets and dusty curtains. I was basically forced into allowing them to keep my money as a refund was not an option. They can keep the money, I refuse to stay here, who knows what my experience what have been in-person; absolutely horrific !!! Thank you to the Yelp Community for their honesty. Peace.

Sir Nicholas and I had a 24 hour layover in San Juan on our way from our wedding to our honeymoon. Not a bad deal, huh? Anyway, Nick booked a room at Acacia for us after seeing the excellent reviews on Yelp for the one night we were in town. The first point here should be that this hotel is absolutely lovely. It feels as though you are staying in an elder family's home when you check in. There are graceful staircases leading up to the top floors, beautiful tiles everywhere, an amazing jacuzzi, and high ceilings. But, and there is a but otherwise this would be five stars, the rooms are quite small (well, at least the room we stayed in was) - mostly room for just a bed. The bathrooms are also on the small side. And the worst part was the check-in. Because we arrived at 9 pm we had to walk a block away to the Chimes to check in and get our key. I don't mind walking, but we had a lot of luggage with us because we traveled for about 3 weeks total, I had a wedding dress, and the roads are cobblestone so it was not an easy trip. I normally would have stayed put with the luggage and let Nick go quickly, but the neighborhood didn't feel overly safe to Nick - it was fairly dark and cars were crammed in everywhere. It just had kind of a sketchy feel to it so we both had to trudge over there with all our baggage - not the best way to end a day of traveling. After that ordeal though we got an amazing nights sleep and in the morning we saw how close the beach was although we couldn't enjoy it as we were on our way back to the airport to catch our next flight. So, perhaps if this was your only destination you would enjoy your stay here more. As I said it was very pretty, and everyone there was quite kind.

NEVER BOOK WITH THIS HOTEL. Their customer service is horrendous. We booked using a third party provider--had to cancel the night because of the recent hurricane. The hotel charged us the full night, would not consider moving the credit to another night, and were completely inflexible. The hotel continued to point us to the third party provider who we had already spoken to. The two just kept on shifting the blame to each other. They denied our request to speak to a manager or someone with authority to at a minimum hear out the problem and use it for future improvements. In customer service, you at a minimum listen to the customer's concerns and do what you can to accommodate. So the outcome is, we paid them for a nights stay that we don't get to have. Thank you for nothing!

I was mocked, sighed at, dismissed, and spoken to like a child for asking some basic questions about how to get the fans to run in the room, for requesting a hair dryer and iron (which it says comes with your stay, but in fact has to be procured from the front desk, and they may not have one for you if others are using them), and for complaining that I had paid for a balcony and the room I was given did not have one. I asked for a room with more privacy and was told I couldn't be helped. The furniture is the cheapest I've seen at a hotel. Seriously - I've stayed at Motel 8's with better room upkeep. My door opened to the outside and was made of glass. Everything in the room was beaten up, including the walls. The curtains the covered my whole one wall (so your choice was either have everyone in the wading pool stare into your room at you, or have no sunlight) were dirty, had holes in them, and didn't even cover the entire door and window. I left within the first hour and booked another hotel because I knew staying here would have ruined my vacation. I travel for a living. I've stayed at every kind of hotel, motel, rental property imaginable, from the trashy to the ritzy. I am not at all high maintenance. This was the worst experience I've had, most especially because of how I was treated by the gentleman at the front desk. Your money is so much better spent elsewhere. There are places further west in Condado for the same price that offer everything this one does and way way more, plus are in locations that have more around them.

So this was my last stop from traveling the entire island and visiting 4 other hotels in PR. This was my least favorite. Very small room , with hardly any space to put my luggage. Not even an extra chair, just the bed. Which, by the way, was two very old twin mattresses stuck together and the springs popped with your every move. I'm only 5'7 and my feet were all the way at the edge, so I would hate to see taller people try to sleep on that thing. The tv was smaller than my laptop screen (see pic). Who's going to watch that thing?! The room was NOT clean either- there were hairs all over the bed (see pic). Curtains and bed linens had stains all over (see pic). Bathroom is tiny and you barely have room to step out the shower without stepping in the toilet. I was so aggravated in there. Oh and the shower curtain was disgustingly filthy (see pic), felt like I needed a shower after my shower. They don't give you much towels compared to other hotels standard amounts & sizes. They will provide u with 2 very small and stained "beach towels" if you ask the front desk, which cost $30 each to replace if you lose them.... Seriously. Also you can hear everything and everyone while in the room, as if you're in a house. So you have no privacy plus can't sleep with all the noise! Then the AC makes the room freezing no matter what you do. So you can either turn it off and be very hot; or leave it on and be very cold- your choice. Oh and the kicker- wifi doesn't work!!! That was one of the main reasons I chose this place. I mean I could only get cell service in ONE spot in the whole room. So I definitely needed the wifi and plus had work to do. The gentleman at the front desk did not seem surprised and although he tried to restart the router, he said only some spots of the hotel get signal.... What?! Such a joke!!!! The ONLY good things I can say about the place was the very helpful and nice staff, and the location. Yeah, it's nice being close to the beach (which is not one of PRs best beaches anyway) but there was absolutely no parking. I was advised to park illegally since I "probably" wouldn't get a ticket. Nice. Very overpriced and then they have the nerve to try to charge for extra people and tell you that you can't have guests past 9pm. What is this, jail?! I have been to this island many times and traveled all over the world, stayed at many hotels, even these boutique types. So I wasn't expecting to be wowed but I was definitely expecting something decent and this is one of the worst I've ever had. I was beyond disappointed. Never again. I wanted to like it a lot. But a fancy lobby doesn't make up for all this awful stuff!!! Sorry! Overall just miserable. I kept feeling like I was being pranked. A total nightmare, no exaggeration.

Stayed for 7 days at this small hotel just steps away from the beach. Our 3rd floor balcony room faced toward the beach and the ocean breeze, it was perfect for just sitting outside to read and relax. The enormous bed was extremely comfortable, especially after a full day of activities. There is no refrigerator, but there is a large flat screen television that on occasion has poor reception - but who comes here to watch TV? Try the Niche restaurant. You won't believe the great food comes from such a small space. Keep in mind that it can be pricy like the other nice restaurants in the area. The hotel has a nice heated spa which is open until 6 pm. A small pool is available at their sister hotel a short walk away. Keep in mind that that hotel is about a 10 - 15 minute walk away from the main Coronado restaurants, hotels, etc. If you want to go to Old San Juan or other areas in the metro, you'll need to take a taxi ($15 - $20). There is a bus, however it seems to operate on "island time". If you rent a car, you will need to reserve a space with the hotel in advance. If you want to get away from it all and not stay at the typical chain hotels, consider Acacia.

I was so excited to stay here but my excitement quickly changed to frustration. I booked this hotel flight arrived after hours and had to wait until someone came and opened the door for us to check in he came from down the street. Soon as he unlocked I wasn't greeted but met with horrible customer service. One there hot water was not working so after a 8 hr flight I couldn't even take a shower , there were no apologies nothing just straight rudeness. No ice machine, no vending machine, no soap, just horrible all the way around. Then in the morning I asked for a later check out so we can get some soap from down the way cause we checked in at 2 am guess what they said NO...no apologies for inconvenience let me try and accommodate you for troubles nothing straight rude mean people after I explained my frustration they said oh well contact your third party booking to complain. I was really hoping I would enjoy my stay here especially since the pictures made it seem like it would be a pleasant comfortable stay boy was I wrong. Don't waste your money here like I did.
