This charming family run hotel is the perfect choice for the discerning backpacker. The rooms are small but comfortable and very clean. The wifi network functioned smoothly and there is a tasty complimentary breakfast included. The rooms have air-conditioning but you can choose to have just a fan (and save a few dollars) if the weather is cool. ||||The staff are very friendly and helpful and can assist with a multitude of requests. The location of the hotel is very good (close to many tourists sights) and is only a few doors down from a beautiful Pagoda. As far as value for money goes, you won't find many better places than this.

The hotel was lovely and the staff could not be more helpful. Breakfast is huge (the photo was taken before the toast and egg arrived) and is served on the roof with excellent views. In an ideal location for seeing Mandalay. | On our first day we rented bikes which the hotel had available and cycled a great deal of the city. The hotel staff were also very helpful in booking us onward travel to Lake Inle. |There is also a beautiful Pagoda about 15meters from the hotel.|All this for a very good price I would highly recommend staying here! :)

It's ok for one night, even if you're in a budget there are other options in town. Pros: The breakfast is good, check in was easy, they let us stay in the hotel while waiting for bus time. Cons:The rooms are really old, small for 2 single beds together, if you want a/c you have to pay extra, bathroom pipes are full of rust (the shower is about to fall...), Plus you can hear everything from neighbouring bathroom.

I stayed in this hotel twice. First time in Nov 2015, second time in May 2016. They allow me to check in early (6:30am).||||Room price is 10$/person for fan room. You can upgrade with 3$ for air-con room. The hotel has wifi, scooter renting service (10000kyat/day). The hotel can arrange your bus tickets, the staffs are helpful, answer my questions. You can easily find a lot of eateries in area around the hotel. There are a market and a pagoda nearby.||||Breakfast is great. That's a generous breakfast that you can't buy with just 2000kyat/2usd (for clear information, breakfast is included in the room price, but if you check in early, you can pay your breakfast with 2000kyat/2usd and the next breakfast is free).||||In case you want to go to Kywesekan (aka Chan Mya Shwe) bus terminal, just walk a bit from the hotel to the corner of 29th street and 84th street. The price is 500kyat. They don't take you into the bus station, but drop you on the main road and you must walk to the bus terminal.

Not a clean hotel. The rooms have old and unclean facilities. It is really very cheap but is near downtown so good to find restaurants. ||But you get better hotels for almost the same money. ||||The staff is friendly! Breakfast is okay -Nice location on the rooftop.

Based on ratings here and elsewhere, I booked 3 nights at AD1 hotel because of the location and what seemed to be simple but acceptable facilities.||On the positive side, the staff were friendly and will happily book tickets and taxis as required.||Breakfast was served on the pleasant roof terrace and was a good balance of noodles, toast, fresh fruit and tea/coffee.||Sadly the accommodation was not up to the same standard. I accept that it is a budget hostel, but that doesn't excuse poor decor, flaking paint, inconsistent hot water, slow or non-draining sink and air con that costs more but didn't work.||Yes you get what you pay for, but this wasn't worth the overall cost.

It's located next to the market and one of pagodas, my room wasn't super clean, but bearable. I would say that you get what you pay, but I was a little bit dissapointed when I had to pay also for water (so far I didn't have to) and a phone call to bus company. I forgot about it when I got three types of fruits for breakfast on a nice roof top.

I stayed in AD1 three nights. I was very up set for everything on it. Firstly the hotel was very noisy from early morning to late evening. Secondly the facility was very bad. The toilet flush didn’t work. I heard other customer complained too. The toilet paper was molded. The bathroom light could not turn on. Thirdly the hotel didn’t offer drinking water, ever didn’t offer water cup in room. Fourthly everything there was money, money!!! I must pay the drinking water in room. Even making one city phone call, I must pay. And I must pay the difference between fan room and air conditioning room because I booked a room without air conditioning(I don’t know how many people will realize they offer a room without air conditioning in summer). Fifthly they offered free breakfast, but every morning I was waiting for long time and the cook slowly showed up.
