We were new to the Boston area, new to Rockport and were looking for a bit of relaxing coastal enjoyment before flying back to the West coast. We stayed for 3 nights in the Even Keel room which was very nice with a comfortable queen bed for the 2 of us. That's about all the positive comments I have about this place.||We never met Marshall. In fact, the place was almost exactly like an AirB&B where you get door codes via text and let yourself into the building (a lovely converted old house) and also into the room. We did meet one guy who wasn't Marshall and who worked for Marshall and had a lot of snippy attitude. We had one request: a new hand towel for the bathroom. We were told that we get only one but we asked nicely again and said we'd get a new one but it never came. Is this customer service? I think not. ||There was no breakfast being served or even offered anymore due to cost. Given the lovely lobby of the house/hotel, we would have been happy to pay extra for breakfast.||We were not greeted when we arrived and were not spoken to when we departed. We thought, maybe this is just East Coast behavior, but we found so many other nice people in Rockport at restaurants, stores, etc so we never understood why the lack of any customer service.

Beautiful, cozy, well appointed room. Everyone we met there was very friendly, they went out of their way to be sure we were comfortable. Location is perfect, a few blocks away from where all the shops, restaurants and activity. Ocean view, walk to the pier and sit on one and the many benches available throughout town to enjoy the waterfront, people watch or just enjoy.

We recently stayed at the newly renovated Carriage house and it was the perfect spot! As someone who has a love for good design and antiques the carriage house was straight out of a movie with its perfection. The location was also amazing, we were able to easily walk to basically anything we wanted to see or do in Rockport! The owners were so kind to help with any questions we had and they even bright over boxes and packing materials to help me safely package all of my new antique finds for my flight home!

I recently stayed at the Addison Choate with my 3 daughters. It truly is a boutique hotel. From the moment we walked in the door we were wowed. The beds were the most comfortable I’ve ever slept in… the mattress, sheets and pillows were heavenly! I couldn’t wait to relax and go to sleep every night. I felt like I was in someone’s home instead of a hotel. I made delicious tea in the kitchen, listened to wonderful music in the living room and even got some work done in the office area. The walk into the downtown was literally 5 minutes down the street. We loved our stay and can’t wait to go back!

We stayed in one of the newly renovated carriage houses at Addison Choate, and it was absolutely phenomenal. They’ve transformed the space into what feels like a traditional English cottage: charming, cozy, and beautifully styled. Every detail was thoughtfully done. The bed was insanely comfortable. I honestly wanted to take the entire bedding setup home with me. The carriage house includes a fully equipped kitchenette with a stove, dishwasher, fridge, hot water boiler with a tea station, and a coffee maker. It made the stay feel both luxurious and homey. The bathroom was another standout. The rainfall showerhead and brass fixtures were not only functional but stunning. There’s also a private patio out back that really makes you feel like you’re in your own little world. It’s very quiet and secluded, with no contact with other guests. It’s the perfect retreat. You also get your own parking spot, which makes everything so convenient. It’s a super short walk into downtown Rockport where you can explore all the shops, grab a coffee, or enjoy the waterfront. We highly recommend Roy Moore Lobster Co. for every meal because it was just that good. Other thoughtful touches include a full closet for luggage and blackout curtains on every window, which made for incredibly restful sleep. Addison Choate has truly created something special with these carriage houses. We can’t wait to come back.

I surprised my husband on his birthday for a stay at the Addison Choate , and it was a wonderful experience! The room was spacious and Beautifully decorated, and Marshall was friendly and responsive To any of our questions. Breakfast was also delicious! We will definitely plan to stay again!

Delightful one night stay in a beautifully appointed inn and bedroom with a luxurious mattress and a bathroom to match. Home away from home. Wonderful host, Marshall. The common areas were so inviting - relaxed in the living room with a bottle of wine and our own music playing over their Bluetooth speaker. Very cozy inn.

We just LOVE this place! Not only are the rooms beautiful and luxuriously comfortable, the service from the owners , Marshall & Courtney, and the hospitality is beyond gracious, fun and lovely! Not a stone is left unturned. My husband and I live in Boston area, but love staycations, as New England has so many amazing places to visit and overnight. Addison Choate is on our very favorites list. And I don't mean to jump on another posters review, but Rita, your story sounds like you wrote in the heat of the moment. Don't be that person who can destroy someone's business and livelihood because you're angry.

Really? the gift basket was free? You didn't charge me $150 for the gift basket? glad to hear that, I'll be sure to show this to my credit card company which clearly shows I paid $150. I paid for 5 days for over $900 and you give me 2 days? That's ridiculous. I paid a deposit and I knew the deposit was an issue so when you offered 2 days I said that's fair for the deposit, not the entire amount. This was a honeymoon Gift for my brother whos wife became really really ill. She's still deathly sick in bed. Skip these shitty places (your reviews clearly show bait and switch, rooms and food suck and no transportation which is stated on all the other booking sites). Stay at a hotel, cleaner and more considerate.

Absolutely loved our stay this weekend! The small touches are everything- most comfortable bed, candy bowls throughout the inn, cozy blankets and robes in the room, clean, and eclectic. I wish all hotels were this fantastic! Breakfast in the morning was yummy. The perfect mix of hotel/b&b. Please expand to more locations!!

My husband and I had a wonderful stay at the Addison Choate this past weekend. The location was easy to find, and it was within walking distance to restaurants, shops, and the beach. The decor/design style is gorgeous- I want to live there! So many thoughtful touches, and Marshall was onsite to help us if we needed anything while we were there. They set the bar- we will certainly be seeking out boutique bed & breakfasts/hotels when we travel now!

What a charming inn! Impeccably clean. I love the eclectic vibe of nautical, Americana and whimsy. Reservations were easy, communication great. Easy walk to downtown Rockport. We enjoyed the Christmas tree lighting that Innkeeper Marshall told us about. Enjoyed a delicious warm scone for breakfast. We ate in one of the little nooks on the first floor. Highly recommend!

We booked this last minute night away and we were able to get the last room available, cut and run. Such an adorable place. The owner, Marshall, was welcoming and kind. He helped us with our bags and showed us to our room. Room was meticulous, updated and had an essential oil diffuser. Shower was the perfect pressure and temperature. Little candies and treats at the entrance and in the room. Morning breakfast was generous and packaged into bags for us. LOVED this place and would come back in a heartbeat.

I was doubtful of a place that had nothing but 5* reviews but as a picky traveler who's OCD when it comes to cleanliness, we wanted to give this place a try. We had so many bad experiences lately staying at airbnbs so we thought we'd try a family own bnb. This place lives up to the other reviews. Marshall the owner was so nice and so helpful with any questions and recommendations. We stayed in the Wide Berth room and it was exactly as it looked in the pics on their website. The breakfast was great. The room was SO clean. It is in a great location, just a short walk to downtown. Even on a cold winter day it was so nice and so quaint. Can't wait to come back and try another room here. Would absolutely recommend.

One of the nicest places we have stayed. The attention to detail was amazing. Cozy, charming, comfortable. The owners were fantastic and you can tell they love this property. The breakfast was delicious and we appreciated that they catered to a gluten food allergy. Walking distance to everything. This is a rare gem that I would honestly prefer to keep to myself but also want to spread the word because it is simply wonderful.

Beautiful, clean, friendly, and easy check-in/out process. This place is great for an Inn. I usually don't like staying in Inn's but this place you can tell has younger owners. The common areas are beautifully decorated, they have a decent record collection and candy is scattered throughout the place. Makes you feel like a little kid. The room was really comfortable, my only suggestion is a new air conditioner because the window unit was old, loud, and not very efficient. We will be back.

What a great time in Rockport Massachusetts and such a cozy and warm welcome At Addison choate ! Marshall was so Conscientious and was very attentive! The beds were so cozy and the rooms were very clean ! The perfect location to walk into town and shop and dine ! The bikes they had on sight gave us the option to explore around ! The breakfast was dynamite and delicious! The little bowls of candy around the house felt like home especially the little package of gushers !! Overall I loved this place and would highly recommend! Only thing I would say is if you are all girls in one room there isn't enough Mirrors lol definitely book this place !

Found this business online while looking for a place to stay in Rockport on a weekend. I couldn't be happier that I chose this establishment. Where do I begin? There is a unique boutique vibe, within walking distance to the art/wharf district. Ideal place to stay if you want to feel as if you are home away from home. Home made pastries don't hurt either; Marshall bakes fab scones!

My wife and I stayed at the Inn in early December, 2020 for just one night, but had an amazing stay; a perfect, restful night and day away from the kids. Located about a 5 minute walk from the famous Rockport Wharf, the entire space of this boutique hotel has been renovated in the past year - but it's retained its period charm. There are spacious, comfortable sitting rooms with private nooks in the common area, and the room we stayed in (Wide Berth) was beautiful: high ceilings, full windows, lots of space. The king sized bed (new) and downy comforter were incredibly comfortable and made it hard to leave the room. The bathroom was completely new and comfortable as well. Everything about the room itself was charming and welcoming. Breakfast was a selection of cold items -- plentiful and unlimited choices - and the owner, Marshall, was very relaxed and easygoing about check-in and check-out times. If you're looking for modern conveniences with historical charm, this is the place.

Review- Addison Choate is tucked away off Broadway just blocks away from downtown Rockport. A perfect location, walking distance to Bearskin Neck. The inn was recently redone - and it's incredibly thoughtful in design and amenities that bring comfort to a stay away from home. In addition, the entire inn is exceptionally clean. A plush bed with luxurious pillows and linens, Pendleton decor and a coordinated Persian rug. The wall hangings are curated to the room's theme - and there was so much space to arrange all my traveling stuff; plenty of hooks and drawers and ledge and even socially distant spaces sprinkled around to work. The cuteness is matched with the warmth of the inn keeper, Marshall. He was more than patient and accommodating when I had to make several changes to my itinerary, helping me extend my stay and also upgrading my room. He also provided a bike to get around the town, suggestions for the best local fare, and hospitality that a friend or family would offer. Each morning they provided a breakfast bag with an lovely selection of goodies; all curated in cute little jars... homemade granola, fresh fruit, juices, coffee, and perfectly hard- boiled eggs (that peeled so easily!)... homemade scones too, baked fresh every morning, delicious. Well done Marshall and thank you, Addison Choate. Can't wait to be back.

This boutique hotel is the cutest hotel I have ever stayed at in my life! We stayed in the suite and the room was so cute and modern. They provide everything you need to have the most comfortable stay! For breakfast you choose from a cute menu and put it out the night before and they make little breakfast bags for you to pick up. Literally a 5 minute walk to the little local beach. The hotel owners are super sweet. Noted that this was in collaboration with the hotel but all opinions of this place are my own. I would 100% recommend staying here and supporting small business owners. They have on site parking one spot per room and they have free overnight parking in front of the building. It is also walking distance to a cute town with loads of shopping!! The sunsets are beautiful as well!! There are common areas of the hotel that have the cutest photo ops and you are welcome to use the common space kitchen. This is a perfect hotel for you and your friends to have a getaway vacation! Hope you will enjoy it as much as I did!

This was in certain ways the best start to our road trip we could have asked for and in other ways the worst... Simply because everything else has to now live up to their standard. Jen and Ted were outstanding hosts who have great tips on what to do, were over the top helpful and so easy to talk to. They've thought of every detail to make your stay as comfortable as possible. Rockport itself was such a lovely little town and their place is in the perfect location to experience it.

This Bed and Breakfast located in Rockport was just everything you could have asked for in a weekend getaway. From Boston, Rockport is easy to get to; its an hour and twenty or so minutes Commuter Rail ride from North Station. We get a little lost when we got off the train and we called our B&B host to ask which way we should've gone. Ed (the host), says he'll be right there to pick us up! The walk is literally five minutes at most from the Commuter Rail station to the Inn, so we had no problem walking back to the train station when we left. We requested an oceanview room, and although it wasn't seaside at all, you did get a nice view of the ocean over rooftops. The room was a suite on the 3rd floor of the Inn, with a full-sized bed in one room, your own private bath, there was an air-condition unit we didn't use, and also an extra single bed in a separate room great for a friend or a child. Beautifully furnished and wonderful. Addison Choate is about 5 or 6 blocks, so a 5-10 minute walk, from all the little shops, galleries, and restaurants on the shore. The bedsheets were by far THE MOST AMAZING I have ever slept on, and they had discreet turn-down services in the afternoon. Everything was spotless and comfortable. The continental breakfast was pretty tasty, they had yummy looking home-baked afternoon snacks, and you literally just felt right at home. Highly reccommended for a weekend getaway in the fall, since rates also go down in these months. Rockport itself gets iffy in the off-season evenings; we only found a couple places walking distance for dinner on the weekend, unless we were missing something. Peak season is April to September. The Inn was about $130 a night with taxes, which is great for the comfort you're getting. I slept like a leetle baby. I'm so going back.

We really enjoyed our stay at this B&B! Jen and Ted are fantastic hosts, the inn is very well kept and decorated, our room was very comfortable, and the location perfect! And the bay tour was so much fun! Pulling lobster traps was awesome! For our first visit to Rockport, I don't think we could have stayed at a better place! I highly recommended this place!

The manager was very hospitable and was very willing to answer questions about the area. We had a great breakfast that was more than your standard cereal/muffins/coffee/juice. Much love goes out to the Inn Keepers at The Addison! We stayed here on our wedding night and it was fantastic. The crows nest room is large and overlooks the church we were married in. It could not have been more perfect for us. The breakfast was amazing the next morning too!

The house was really nicely decorated. Details are really taken care of. You can have free coffee and tea downstairs at any time, borrow some cds... The room was very, very cozy. King size bed was best. All the amenities you need are in the bathroom. Breakfast was also great. Yummy quiche, bacon, sweet cakes, cereals, fruit salad, several types of bread besides the toaster, orange juice, coffee and tea (I have forgotten something, for sure). The owner was really nice, friendly and helpful. Walking distance of the town center. I will definitely go back when I go to Rockport again.

My friends and I stayed at this fabulous B&B this past weekend. The rooms were spacious and spotless. The decor was homey and comfortable. Jen and Ted (our hosts) were so nice and shared many good ideas of things to do and restaurants to go to. We had a wonderful hot breakfast the 2 days we were there, I am a vegetarian and my friend is gluten free, they were able to make substitutions to make us both happy! I would recommend this B&B to everyone!

We visited the Inn Oct 2009 and had a great time! The inn keeper was very hospitable and the rooms were comfy! We enjoyed the living area as there were board games to play and enjoy the night. The inn is within walking distance of the cute downtown area of Rockport. Great trip!

Wonderful ! Went to Rockport with three feet of snow on the ground and air temp of 20 degrees to attend a music performance. With the fireplace warming the front parlor the owners, Jen and Ted, were awaiting our arrival and heartily welcomed us. Our room was spacious, excellently appointed and extremely comfortable. The coffee, tea, cookies and full breakfast were perfect. Walking distance to all the shops and galleries in town. Looking forward to scheduling a return visit to Rockport and the Addison Choate Inn.
