I had a very pleasant stay at "Al Vecchio Tram" attending a CISM course. The location is truly excellent - CISM is literally next door and downtown Udine also very close by.
It honestly felt more like a little family than a hotel - only after a couple of days the ladies at the breakfast already knew my coffee of choice (which was always freshly made) and were always in a great mood an ready for a chat, which made the whole experience very personal and friendly.
Speaking of breakfast, it was unlike anything I've ever had before. While most hotels offer a traditional "Continental Breakfast", here you got a truly authentic Italian one - which means lots of sweets. Though it may not be everyone's first choice to have cake and biscuits in the morning (not mine either), it is the Italian way - and the Cornettos here were fantastic. They also have eggs, bread, prosciutto, cheese and cereal, so everyone can find something.
My room was rather small and unfortunately a little dark, but given the location in the building there is nothing the host can really do about it. One thing I was missing was a table to do some work, I had to resort to my bed for that. But I slept very well - it was quiet at night, blackout-curtains made it pitch dark and an AC could provide the optimal temperature.
Ultimately, this is the perfect choice for you want to be close to city and have an authentic Italian experience. And if you are to attend a CISM-course, there is no second guessing. If I'm coming back to Udine, I know where to go.
