We had room at the top floor which was simple, but cosy. Bathroom good. Breakfast was huge. Easy to get to city centre via taxi (which are much cheaper in Northern Ireland) or bus no 9. The area has a lovely park and loads of cafes, restaurants. Its in a nice area of Belfast. The staff were really helpful and friendly.

Pictures on website looked OK. Arrived early and used bathroom of empty room due to our room not being ready. Very nice of them. Should have cancelled there and then as that room was outdated and dirty. We didn't cancel but went on our merry way to see Belfast. Got back . Won't go into the checking in debacle. Our room was dirty. Bathroom had mold. I ran my finger over the door and it was filthy. Plus side, beds were clean and comfy. The room was like an oven and asked owner to turn heat off. Next morning it was on again . Also next night on again. Unable to get a hold of owner at that point . Dinning room was alright but breakfast not upto par, I got my toast way before my cooked food. The shower had great power and was hot, but the water did not drain away so we were standing in 1-2 inches of water.

I regularly stay at All Season's. This b&b is in a great location on this Lisburn road near plenty of great shops and restaurants. The room rate is very reasonable - every room has an en suite bathroom and they are always clean and tidy. WiFi is great for streaming. Breakfast is included and is excellent. The proprietor Theo and family are lovely people and very accommodating - as a result I prefer to stay here instead of the many chain hotels in Belfast. Cannot recommend highly enough.

I stayed here for 2 days while visiting Belfast. Loved the care shown to me as a solo traveler. I had to leave for my flight early in the morning and the owner made sure I had food to carry along and that I was up and about. Small and cozy rooms and a good value for money.

Pleasant enough rooms, the hole place could be cleaner, especially the bathrooms. Shower did not drain and therefore not usable, alerted the owner, but nothing done. Is in a nice area but long walk from the city centre. Spend the bus fare on upgrading to city centre hotel.

All season is a bed in breakfast base on the lisburn road Belfast it very good the manager and staff are friendly and the cost is around £70 per night there breakfast in the morning and the place is clean and fresh. It just a place to get your head down, it dose cater for disabled people but check with the staff there. Before you booked the other thing is that you are close to shops and 10 mins by bus to Belfast town centre in all you will have a fantastic time.

Great place to stay, me and my daughter stayed here for two nights in a twin room, fantastic host, lovely breakfast and he couldn't do enough for us, even bringing up some food for our breakfast next day as we were leaving so early. Great location on the Lisburn road, number 9 bus gets you into town. Taxi back to Belfast international airport was £20. Definitely stay here again, thank you .
