We stayed in the Clouds Rest room (pictured on the second floor with the balcony). Nice to sit outside sipping coffee in the morning. Spacious room with nice comfortable bed. The delightful manager was very helpful. Not your typical B&B, the breakfast was a $10 off coupon for the coffee shop across the street, which we very much enjoyed. The bathroom had a jetted tub or hand-held shower nozzle.

My partner and I ended up staying here for a night after our Yosemite trip. We came in as walk-ins and luckily they had vacancy. At first we were a bit hesitant due to it having a different style and vibe from what we are used to since we usually stay at more modern hotels and Airbnbs but the hotel innkeepers welcomed us in and were very kind. They helped us feel at home despite being hours away from our actual hometown and we actually enjoyed the antique style of the hotel. We stayed in the Eagles Tower room and had an easy check-in. We also found our rooms to be very clean and had everything we needed there. One thing I feel the room needed however was a fan or some sort of AC because the room got a bit hot during the night. Other than this, our stay was fantastic and we enjoyed staying here. Overall, we had a great and very welcoming stay at this hotel and the innkeepers made this experience possible with their kindness and smiles. I would definitely recommend this hotel and especially the Eagles Tower for anyone passing through the small and interesting town of Groveland. PS: sure to check out Mountain Sage for breakfast and coffee in the morning

The staff was friendly, the accommodations comfortable. However, they desperately need to be able to handle credit cards securely rather than writing the number on paper (which is what they did). A couple weeks after our visit, I got 3 new transactions - one was rather sizable - on my credit card that I hardly ever use and haven’t used since our stay. Until they can handle credit cards properly, be sure to pay online with your phone. I emailed the inn a few days later, but never heard back, which is disturbing.

The location in Groveland was terrific, the host was incredibly welcoming and organized, the breakfast was yummy, and the room had been cleaned. But the Inn itself needs some sprucing up — looks like it hasn’t been updated since the 80s/90s, with associated wear and tear on the carpets, walls, bathroom. That made it hard to feel comfortable that the room was truly clean, and to settle in. We’d chosen to stay here because it got comparable ratings to other hotels in the area that had been highly recommended, but at 70% the price. But you get what you pay for. That said, if your priority is an affordable, friendly stay in a great location, this is a very good option.

We can’t say enough about this little gem in Groveland! Quiet, clean, cozy and the people are so nice! If you’re heading this way and like staying at B & B’s this is your place. Even with a city-wide power outage on one of our nights, Janet and the staff were there to make sure we were as comfortable as possible. And she even managed to make a delicious breakfast with no power, early enough to catch our Yosemite tour. We will definitely come back here!

Had an amazing stay with Tammy. She’s a great host, very warm and welcoming! The inn itself is very gorgeous, the art, the essential oil diffuser and every tiny detail at the inn was very cute. The rooms were huge and the bathrooms had a jacuzzi. Tammy provided us with bath salts to enjoy the jacuzzi. Every room had candies, chocolates, a really nice touch. Tammy made us amazing breakfast with hot chocolate/coffee, fruit juice, yogurt fruit parfait, baked oats (if you’re a vegetarian) or scrambled egg with veggies. Also, the Tesla supercharger is right behind the inn, which was perfect for us. Would definitely come back to stay here!

30 minutes from the entrance to the park. We had the Eagles Tower room which was very comfortable, with its large private terrace overlooking the back of the house. Janet took care of us wonderfully, this woman is a love. His breakfasts are exquisite. You can book here with your eyes closed!

The Groveland Inn is a bed and breakfast with only a handful of rooms and it turned out to be an amazing place to stay while taking a road trip through California. The rooms are clean and super comfortable with everything that you might need including a patio, fridge and a luxurious bathtub to relax in. Tammy was our host and she fixed us the best breakfast ever in the morning which was fully customizable to our food restrictions and preferences (vegetarian/gluten free). Tammy was super knowledgable about the area and gave us tips and information on where to go and what to see in the area (other than the park of course!) It was a a great experience and I cannot recommend it enough!

We booked a room on Veterans Day weekend and went to Groveland without first realizing that there was not going to be anyone at the location to greet us. We were given a code to put into the lock on the front door so we could enter and there was no one at the establishment. It was very cold downstairs, I had to get a heater from another bedroom for the instructions of my phone contact which almost heated our room . The room was spacious and had a lot of antiques and a nice deck overlooking Main Street . No one else was in the building all night long, no other guests , no management, no employees. Kind of weird.

I was so so so impressed by my experience at this inn yesterday! Stayed here on a Saturday to head in to Yosemite early the next morning - Tammy came to personally let us in and show us how the lock system worked, and our room was just so quaint and cozy and even had a little skylight! The room also had a balcony and and a jacuzzi (which Tammy very kindly provided bath salts for!). I think that this might have been one of the best staycations I've ever had. Tammy was absolutely wonderful - she recommended a great location to stargaze that night and it was one of the most breathtaking views I'd ever seen. She was also extremely accommodating and responsive, and we were so grateful that she actually made us breakfast at 545am because she knew we were heading in to Yosemite at 6am! She made a wonderful parfait and a delicious bowl of eggs/bacon/mushrooms etc. with toast and juice/coffee. We were able to have the food out in the balcony where we could watch the sunrise! Such a wonderful stay and I'll be sure to be recommending this to everyone I know that'll be heading out to Yosemite soon. Note: The location of the inn is also interesting - it is right across from a great coffee place, and is very close by to the oldest saloon in California and a nice Mexican place.

Five stars for central Groveland location, a friendly and attentive host in Tammy, a filling and freshly made breakfast of fruit & yogurt, sausage and veggie omelet scramble with toast, juice and coffee, and a nicely furnished "Yosemite Falls" room! This affordable B&B is housed in a 120 year old Groveland house and each bedroom is unique. The exterior of the house is old and could use a fresh coat of paint, but step inside the front parlor and you will find antique chairs, tables and cabinets with modern day touches. The ground floor Yosemite Falls room was compact but comfortable for a two night stay. Bath is adjacent but not separate from the bed room and has a big corner/tub with handheld shower. Room has all the amenities as advertised. Highly recommend and would stay here again. Just remember to adjust your expectations as it's a 120 year old house and not a modern Hyatt Regency.

We only stayed at this quaint beautiful inn for one night but wished we had spent the whole week. First time visiting Yosemite and came across this cute little Inn. I second guess myself a lot, so I wasn't sure about it at first when looking through booking.com but took a chance. Thank goodness I did. The stay was wonder, the host was amazing, and breakfast was amazing. The room was very comfortable and felt very homey. If I were to come back and visit Yosemite again I would definitely book a room here again. You won't regret your stay.

We had a wonderful experience staying at All Seasons Inn. Tammy, the new owner since last year, was there to greet us and her kindness and hospality was impeccable. She showed us all her rooms and let us choose which one to occupy from the available ones. They all are adorable, well appointed themed rooms with their own bath, sitting area, and comfortable bed. With breakfast included, Tammy makes up a great one! She starts with a yogurt and fresh fruit bowl that we all raved over, as she adds her personal touch of flavors, making it very tasty, even for me who doesn't care that much for yogurt. She then presented us with a plate of scrambled eggs with added condiments, bacon and toast. Everything was delicious and filling. Thanks to Tammy, we felt so 'at home' there with her friendliness and eagerness to make each guest happy.

We love all seasons!!!! We just left from our second trip there. We come to groveland to see my old employer and Yosemite reasons, regardless of your reason for coming Tammy is always friendly, Social, and welcoming. She accommodates animals and all rooms are very quaint and intimate. Her rooms all have really cool paintings and most have fireplaces. Two of her rooms have balconies and the coffee shop across the street is great too. There is ample places to sit and relax outside and Tammy is always a great conversation!! HIGHLY RECOMMEND

Kudos: -Vacancy (inn wasn't full like places closer to and within Yosemite, so we were able to get lodging less than 3 months out) -Ann the owner was very nice -Amenities included free WiFi which we needed because T-mobile does not have cellular service in this town (and we did not know that before we came). -1 free water bottle (standard .5L size) was a nice touch, and good to note on rules sheet that tap water is potable -Breakfast was generous - fruits & yogurt, juice, coffee/tea/hot chocolate, cereal, eggs w/ toast or pancake w/ sausage or "belgian" waffle with sausage Room for improvement: -Was charged weekend rate for 2nd night even though it was a Monday night (1st night was Sunday so she just charged the same for 2nd). Should have lowered rate for 2nd night. -A/C in our upstairs room in the White House was a portable standing unit that was loud and did not maintain set temp. We woke up hot during the middle of the night. -Street (traffic) noise began at 5 AM on Monday. While I understand some people get up at the crack of dawn, we are from a different time zone and did not appreciate the noise. Room needed much better window insulation, even though the owner said she has double paned windows. -Windows needed better blinds or dark curtains (currently just a see-through layer), for the same reason as above -- we did not want to be woken by the light. -Bathroom, esp. shower could use remodeling. Ceiling of shower is very low. Cold water handle of sink would turn both ways (have to find just the right spot to turn off water. Bathroom is very small and not even enough space to put towels; they were on a shelf by the fridge. Could use some hooks or towel rods, esp. to avoid having to get new towels every day. We normally reuse towels if we have somewhere to hang them, but this was not an option. -Breakfast pancakes, "belgian" waffles and sausage patties seemed to be the frozen kind from boxes. Should keep enough spinach (for egg) in stock so guests aren't told you ran out on a Monday at 8:50 AM. Otherwise take that off the menu. -Rules sheet should be updated before the next printing -- WiFi name doesn't match (but we figured it out), restaurant list needs updating.

All seasons inn is me and boyfriend's go to spot whenever we're looking for a nice place to go and relax that's not to far from where we live. Upon arriving we are always greeted by Tammy, she is so wonderful and the sweetest person ever. She makes you feel comfortable and at home. Tammy gave me wonderful bath salts to take a nice bubble bath in the spa tub. Tammy always made us the best breakfast ever, her fruit parfait is the hands down the best one I've ever had. On one visit it was snowing, we went for walk to play in the snow and look at the beautiful town, and came back cold, tammy made us hot chocolate. Now when friends or family ask me about places to visit the first place I always say is all seasons inn, in groveland, it truly is a home away from home

Pros: -very easy to find and parking is def. not a problem -Rhonda was very nice and welcoming -Room was super clean when we arrived (we stayed at the "cloud room") -There was cable TV -a lot of amenities were included..towels, soap, fridge, wifi, etc.) -Breakfast wasn't too bad..there was a huge variety..bagels, english muffins, fruits, pancakes, greek yogurt, and waffles) Cons: -A/C was SUPER loud! I'd wake up a lot during the middle of the night and it was a tad annoying -Breakfast wasn't the best--a lot of frozen food -Price is a little steep..we paid 179 for the room (although it was the one of the cheapest, decent places to stay at near yosemite

If I could give this place a rating of zero stars I would. One of the worst nights sleep I've ever had. Checking in: The lady who checked us in seemed almost annoyed we were there and then took her sweet time about finding our reservation. When she did finally find it, turns out we were staying in another property, not at the main inn, which was never indicated during the reservation process. She said she would show us where it was and we would have to follow her. Fine. So she said she would meet us out back where she was parked in just a minute. 15 minutes later she comes out and off we go. Getting in to the room: HOT. You would think during summer someone would have had enough sense to actually turn on the AC unit in the room if they knew there were guests checking in that day. So we drop our stuff in the room, turn on the AC and head out to enjoy the rest of the afternoon. Getting back: Turns out the AC unit was working properly and had been blowing warm air during the entire time we were gone. The inn keeper had to bring up a tub of ice for the bottom of the unit and then insisted we open the windows. Even after the ice, the AC unit was of little help. The room was still stifling hot and uncomfortable. The bed was hard and the linen/pillows were blah at best. I had better nights sleep when I was on deployment. The next morning I went in to take a shower and as it turns out, there was NO SHOWER. You could see on the wall where the attachment to hang the handheld shower head was, but since it wasn't there anymore, a one-handed shower was what I got. Seriously? For what they charge for those rooms I expected so much more. NEVER coming back here and won't recommend it to anyone I know.

Trying to book last minute accommodations anywhere near Yosemite is hard. After calling pretty much every "hotel/inn" in the Groveland area I came across All Seasons. Now mind you this is a nice sized home that has been turned into a B&B right along the 120hwy. The manager of the property lives elsewhere. Right off the bat I give them 5 stars for not balking at the fact that we'll be pulling in very late (11- midnight) on a Tuesday night. We arrive late as expected and all the exterior lights are on and the place feels very warm and welcoming despite the fact that I have to use a phone on the porch, which dials the manager, who then has to get in her car and come down to check me in. She is shows up within 5 minutes and is as pleasant as pie. I liked the fact that late at night they had a small water fountain trickling in the main hallway and barely audible soft music which filled the living room area. I couldn't hear those sounds once we closed the door to our room, and for what it's worth, those sounds were very soothing when we arrived. We stayed in the "Emerald Pool" room which had it's own private bathroom on the first floor. It's called the Emerald Pool for the large mural of Yosemite's (yes, you guessed it) Emerald Pool. The room was very clean and more than that, it was also very comfy cozy. And I'm not normally the B&B type of traveler. Breakfast is the only thing that they could improve. They had a nice little spread of coffee, teas, instant oatmeal packets, fruit, and individually packaged pastries, but it felt a little impersonal, like they picked up everything at Cost Co. Not that that's a bad thing. It just feels like something a little more homey would be fitting of the overall experience.

Absolutely loved this place. It is exactly what a B&B should be. I went with my boyfriend for a weekend of relaxation, and that's eactly what we got. The staff is friendly (the chef even made us breakfast after hours because someone at the front had first given us the wrong schedule). Dinner was delicious as well.... The room was small, but very homey. This is what a B&B is about! T The Groverland Inn is is about an hour from Yosemite, but that's ok! The drive isn't all that bad. The town itself is tiny- and if you go off season, good luck finding food after 7pm!

I stayed here one night, and since I arrived past dark and left before sunrise, I was unable to get a good look of the room. This was a mistake as I found out two days after arriving home that I had bed bug bites all along the right side of my body. What started out as little bumps morphed into inflamed and extremely itchy bumps that took a week to clear up. I contacted the owners and requested they follow-up when the matter was attended to and never heard back. This being said, use caution when staying here and check your bed thoroughly! Additionally, the hotel states they are 23 miles from Yosemite Park but this is to the outskirts of the park. Getting to Yosemite takes about 75 minutes.

We were looking for a place to stay for two nights and got two nights'accomodation, which was lucky. The innkeeper Anne was very friendly but a bit rushed due to another guest showing up to check in. She gave us the Clouds Rest room the first night, which was great. I really enjoyed the jacuzzi tub and cable tv. The decoration is whimsical and fun. The traffic outside is loud, but it is right on 140, so is to be expected. The second night we were in the condo 2 miles away. This is very large and hearkens back to the 80's. There were a few spider webs and the place was 80 degrees when we walked in, and it smelled like Febreze had been sprayed everywhere. However, the bed comfy, linens plentiful and clean, and it was very quiet. We slept well. The breakfast was small but excellent. The staff is friendly and goes out of their way to help.

When my wife and I drove up we asked ourselves "what did we get into?" since the driveway was partly washed away. It turns out that there was a rare flash flood a few weeks before. But, when we met Ann all our concerns were washed away. It turns out she has a lot of experience and has worked hard to bring it up to high standards. When we walked in it felt like we had gone back in time since the house is over 100 years old. Our room had a very nice bathroom and walk-in modern shower. The house is now a nice combination of the old and new. I could tell that Ann is working to do what it takes since she asked every guest what they wanted for breakfast and made good on each request.

Stayed here on the way to Yosemite. Josie checked us in, the sweetest, cutest inn keeper you just want to put her in your pocket. Yosemite Falls room is a tiny cozy room off the living room. True to its name it has a waterfall running down the wall. There is only a curtain separating the bathroom so no nervous nellies need apply. But you get a great corner jetted tub and private door out to the patio. Breakfast is a little downer for a Bed & Breakfast, just make your own continental fare.

Price b/t $110-$250, higher in the summer season (mem-labor) and cheaper rooms are on the first floor. I went there b/c of yelp reviews. (Boo yelp fail.) The place is really cute, the staff is really nice. We were in the Cloud room (that's right...all blue with clouds painted on the walls)...but 2 big reasons I can only give this place 2 stars. First, no shower. So...you're not going to get 5 stars from me w/o a shower. There's an pull-out nozzle in the tub...so you can sort of squat and have a hooker bath. But the BIG thing...Oh...there was a timer on the wall I think for the porch light... and...TICK tick tick TICK tick TICK tick. Just like a horrible drum beat of a timer on the wall. I didn't sleep at all. AND THEN, when I went to write a comment in the little journal, looks like I wasn't the only one who was having a hard time sleeping thanks to the TICK TICK. (most of the pages of the journal had actually been ripped out...curious?) So, in my opinion, if you are getting consistent feedback about something that's driving your guests bonkers and you don't fix it...2 stars. Too bad. It was cute. If you have to stay there....do a sound check for TICKING before paying.

Over priced and wierd! Stayed at the guesthouse not hotel. You check in at hotel and the owner escorted us over to guest house, 2 miles away. House common area are occupied by permanent resident? Room didn't match the rate we paid, $225 per night. Two queen beds, old spring matress, my husband sunk in and I leaned in all night. Bedding was nice but decor aweful. Cheap lamps, cheesy framed art, and drink coaster covering watermarks. AC was a portable standing unit, very loud. TV was old box style with limited cable. Refrigerator was next to electric "fire place", working but very low end. Bathroom had working jet bathtub, lots of hot water. I enjoyed the tub, not the ants in the tub, bathroom and my overnight bag. If you want to shower, you better be short, ceiling angels into head area. Sink handle and hand shower keeper broken. Room was so not worth rate! Wish I could rate negative.

Be very cautious about booking with these people. They charge a $25 fee for late check-in after 10, which is not disclosed in the "policies" page of their website. When I pointed this out to the proprietress,she told me I was mistaken, and later she me back to argue the point further (really, it's NOT on there). I cancelled immediately, three weeks ahead of the reservation date, and they didn't refund my credit card. I emailed twice to follow up, was completely ignored. I now have to dispute the charge with my credit provider. Crazy policies which are not clearly stated. Crazy people who would rather argue than solve a problem. I should have checked Yelp first. At least I won't have to put up with their bedbugs.

This place is amazing and Tammy went above and beyond to help our friends one of whom had Parkinson's Disease. We recently moved to Groveland as full time residents and sometimes we have friends visiting who need a place to stay when we can't have them stay with us. Before we moved here my wife stayed at one of the other B & B on H120 and it was very mediocre! The All Seasons was exceptional and they treated our friends like family. Tammy went above and beyond by making special accommodations for them many times. The Inn is historic and each room is unique. I noticed some other negative reviews but those people have unrealistic expectations of this small town Inn. It's in a small town in an isolated area outside of Yosemite. If you leave any "big city" expectations at home you'll really enjoy this place. Our friends told us the breakfasts were exceptional!!

Stayed just one night while on the way to Yosemite NP. Quaint, clean, quiet, and secure. Super nice owner, excellent warm breakfast, lovely room with a gorgeous mural (we were told each room has a different mural), marble bath. The breakfast room setting also invites conversation amongst patrons - that was an added bonus. The only thing i had difficulty with was getting wifi connected, or once connected, keeping the connection. Had we roomed longer, I would have inquired about it. The town of Groveland is also extremely friendly and helpful. I would stay here again in a heartbeat!

Here's an email we sent and got a confirmation saying they received it but they have not addressed the problems- We booked the clouds rest room in Dec 19-21. We are very unsatisfied with your B&B and wish to be refunded or compensated. After switching from the clouds room to Yosemite falls to escape your bed bugs, we were still attacked and are now suffering tremendously from the bites and worrying about whether we brought them home. In addition the breakfasts were from a box, not a nice home cooked meal a reputable B&B offers. The showers and bath were also not working, they produced a trickle. Other notes that were not included in the email- The beds were old, uncomfortable spring mattresses. No wonder there were bed bugs. The bathrooms and rooms were separated by a thin curtain, good for bonding if you're into becoming that close to your travel partner The owners don't live in the b&b or maybe they knew about the bed bugs and left.

I couldn't imagine this establishment ever gets returning business. I was coming from a dinner at the Majestic Yosemite which is an hour and half from Groveland, so I was concerned about the later night check in, so I called the hotel a few times prior to my reservation, because I know it's a small town, and the owner, who was clearly uninterested in any sort of hospitality or consideration, said I would be charged a late check in fee, and I were to be past midnight, I would not be checked in. I would be hotel less, in the middle of nowhere, because I was past curfew. Fortunately, the Majestic was sympathetic to my situation, and sat my party to dinner a half an hour earlier. Phew, because trying to hurry down the narrow mountain roads of Yosemite st 11:00 o'clock at night, after a beautiful and lengthy dinner in the dining room was not a safe option. I made it to Groveland by 11:30 and the owner was there waiting for me. I believe she waited, just to collect the late check in fee. Immediately she asked me if I had a credit card. She asked me three times in he first 5 minutes. She spoke to me as if I was putting her out, and like she was very irritated with everything. I got to my room and the floor was filthy. She had to get a vacuum and clean up while I sat in the salon, at 11:30 at night. Obviously no had a look at the room. I will go out of my way to say, do not stay here. It's to your best interest to drive up the road to Jamestown where there is a lovely Jamestown Hotel, with kindhearted people who will welcome you.

I loved this place since the moment I called. I was going on a raft trip, so needed to book a split reservation and wanted to leave my bags at the Inn while on the river. Every time I called, who ever answered was extremely agreeable and seemed like nothing was going to be a problem, I felt like I could have asked for a trip to the moon and they would have made it happen. When my plans changed, and I needed to adjust my reservation, again, they were so delightful and happy to help. Once I arrived, Carl met my friend and I at the downtown Inn so we could follow him the short distance down the road to the White House. We immediately felt like we were family visitors in Carl and Anna's house, and almost forgot we had just met them! Carl offered some great suggestions of things we might enjoy in town, and suggested we bring our pizza back to the dining room to play cards opposed to staying in the room. He didn't even care that our pizza box was left out~ Breakfast was great and really, there was something for everyone! There is much much more to share, but I think you'll get the jist, without boring you with every little detail about how much we loved staying here! I highly recommend the All Seasons Inn to everyone!

We stayed here this past weekend on our way back from spending the day in Yosemite. Accomodations were clean and very nice. We stayed at the White House which is just like a bed and breakfast as you are really staying in Ann's home. The bathroom did not have a shower but a pull out nozzle in the tub which was fine for us. It was like staying at a relative's house which I find nicer than a hotel. When I first called to book, I was told that the accomodations were "in town" vs. (out of town - the Ranch), so I was a bit disappointed that we were not able to walk to grab a bite to eat and go into the local Saloon as I had hoped. In reality, it was about a mile outside of town and there are no lights or sidewalk back to the White House, so it's not really that convenient unless you drive. When we asked to be moved to the main location in town they were going to charge us more for this, even though there was a misunderstanding of being "in town" (apparently they consider it in town) and as they would not back down on the extra amount, we decided to stay where we were. However, Ann was more than happy to drive us back and forth into town which was a nice gesture. But, if you have AT&T, your phone will not work in Groveland, so you may want to arrange a time to have her pick you up or you have no means to call to get a lift back. Overall, it was a nice stay, and I would recommend for anyone passing through. I would have given it more stars if I hadn't had the initial misunderstanding/expectation on location.

This place is awesome. Spent my birthday trip with a bunch of firends there. We had a huge condo all by ourselves. The rate is very reasonable. Had a wonderful time staying at All Seasons.

We found this B and B last minute on the way from Yosemite to San Francisco. It was around 10 pm and most hotels were full. We called on the house phone and Ann the owner told us she had one room left for $130 in a property a few minutes from the main property. I was a bit cuatious to take a room without seeing it but I did not have much choice at that point. However, the room was clean, quiet, and and comfortable. The breakfast was yummy amd made by Ann herself. She made us feel at home and was easy about a late check out. I definitely would recomment this place.

I made reservations for short getaway with my children. We made the drive and when we arrived and tried to check in the advised me that they forgot to secure my reservation and already gave the room away. The reception staff was very nice and apologetic, however, that didn't get us a room. They called around to find us a room and finally did, however, I ended up spending and additional $150. The additional cost definitely cut into my budget for the trip but we still made the best of it. As a retired disabled veteran I definitely expected a little more, but I guess that doesn't count as long as they fill the rooms at maximum price.

My husband, daughter and I stayed at the Groveland Inn as part of our weekend visit to Yosemite. The staff was extremely accommodating and hospitable. The room was small, but we were able to fit our pack and play in there for our infant daughter (so there is enough space). The breakfast was amazing and definitely the best we had on our road trip spanning from Washington State to Texas. The quiche was superb, the coffee bottomless, and the company was entertaining. Would definitely stay there again if I visit Yosemite again!

Do Not stay here ............. Especially if you stay for longer than one night We stayed at the All Seasons Inn from the 27 to the 30 September 2017. When we checked in all seemed fine. Moon greeted us and showed us around, as you would expect, and also talked about the contact number for out of hours because the Inn is not staffed 24 hours a day. We did notice that the bathroom decoration was a bit tired and could do with a bit of attention, considering we were paying $200 a night, but it wasn't enough to make us think we had made a mistake booking this place, this came later. What we discovered, staying there a few nights, is that room service consisted of just making the bed. Don't expect any cleaning to be done, even in the bathroom, and the trash cans to be emptied, obviously this isn't what room service is for the All Seasons Inn. Also, the 24 hr contact number doesn't work 24 hrs! One morning when we went to Breakfast, as arranged because you have to book a time the night before, there was no staff anywhere in the Inn. We waited 10 minutes and no one arrived so, concerned, we phoned the 24 hr contact number and it didn't work it was switched off! Therefore, that morning we went without our Breakfast, which is included in the nightly rate, because we were unable to contact any staff member. In fact, it was only as we were leaving the staff member arrived, which was a good 20 minutes after our time for Breakfast and about 45 minutes after Breakfast started at the Inn. If we hadn't raised the issue that evening with Moon, on our return, we also would not have received any apology for what had happened. No-one had told him what had happened and he was also appeared as shocked as us that the 24 hr contact number didn't work. We reported all our issues we had as they arose and did also asked to speak to the Manager/Owner about our issues. We then discovered they did not have a Manager and the Owner was out of the Country on Vacation. In fact, we were told that the Staff were not being managed by anyone at the moment and by the sound of it had not been for a while, they were having to muddle through as best as they could between themselves. However, it did mean that no one that worked there had the authority to offer any type of compensation for the terrible experience we had during our stay. The morning Bookings Manager did take on herself to offer something, which by the sound of it was coming out of her own wage, because the Owner was difficult to contact. But we obviously we refused this, as it was a pitiful offer. We did discuss why we refused this and the person that did housekeeping overheard and asked us for a list of housekeeping duties! This shocked us because surely the staff are trained thoroughly to know there duties, it shouldn't be up to customers to train them! The final night we stayed at the Inn we were told, by Moon, that the Owner returned home from vacation the week after we left. However, no one seemed to know when! We were told that the Owner would be in contact about the issues we have had but surprise surprise there has been no contact. We were not shocked by that because the Inn was clearly very badly run and it appears the owner is only interested in making money not in making sure customers receive the service expected. Overall, this was the worst experience we have had on vacation. We have even had better service at Motels, where we have paid less than half than we paid at the All Seasons Inn. This property could have such potential, given the location and history of the building, but due to lack of care buy the owner, I would not recommend anyone stay here. There are some much better choices in Groveland to stay at. We welcome a reply from the owner, considering we have never heard from her. We can then go into lot more detail regarding the issues considering this is just a highlight.

These reviews seem pretty good, but there's a different review website where the reviews are not so favorable. Out of 5 hotels in Groveland, this hotel was ranked #5 on that website. However, we gave it the benefit of the doubt and booked a room. First, we got our confirmation email and it showed the wrong date. I called back and confirmed which night we would actually be there and was assured that it was being taken care of. But when we walked in to register, our room was being given to someone else. We wound up driving back down to Sonora and staying at a different hotel.

Having made impromptu plans to visit Yosemite, we needed to find a nearby affordable place to stay. All Seasons had the only vacancy in Groveland, so we took a small room upstairs with red furnishings for two nights. The owner was very pleasant and accommodating. The room was nicely decorated and had a very comfortable queen-sized bed, but it also had a few problems. The air conditioner was quite noisy and interrupted our sleep every time it switched on. There was no shower; just a jacuzzi tub. The water divertor to the flexible hose shower attachment didn't work very well, so it was quite difficult to rinse the shampoo from my hair the first morning. By the next morning, it had been fixed and worked somewhat better. By far the greatest disappointment was the "upscale continental breakfast." This consisted of a variety of frozen waffles, pancakes, and sausage biscuits that appeared to be from Costco. There was also some cold cereal and packets of instant oatmeal. All the breakfast fare was served on paper plates with plastic utensils and paper cups. There was nothing fresh or elegant about breakfast. It was decidedly downscale! The room cleaning also left something to be desired. The second evening we returned to our room to find some sticky orange juice still on the bedside table. In the morning, we discovered that the used coffee cups from the previous day had not been replaced and the coffee maker still had the old used coffee filter in it.

Loved this place! we stayed in the emerald pool room, and although it was near the front desk my boyfriend and I really didn't have a problem with the room, it was beautiful. The inn is in the middle of this cute little town about an hour away from Yosemite village half hour away from the actual park... check out the saloon down the street it's so interesting. Everyone is really nice here and before you leave you have to check out rainbow pool about ten miles away from the inn, the coolest place I've seen in the area!

My husband and I stayed at this lovely bed and breakfast in Groveland that is conviently located near the towns of Sonora, Jamestown and Yosemite! It is the best B&B I have ever stayed in! Super clean, staff is very friendly, and the owner Ann was very knowledgable about the surrounding cities for us to visit, along with being super helpful getting us the most updated weather report prior to us going to Yosemite Valley. Ann provides a super delicious and filling breakfast every day, which she personally prepares and does it around what time works best for you. I will definitely stay here again! Ok. So one star may seem a bit harsh considering all of the other great reviews this place received. But it will all make sense. I booked this place a few days ago and was so excited to go there. I saw that the rooms had a jacuzzi tub and were themed. I was on a family vacation heading into Yosemite and wanted to stay as close to the park as possible because I wasn't able to book any rooms within the park. So I come to check in around 7pm and talk to the person who worked there. When I gave her the name my reservation was under she looked confused and asked me if it was under another name. This is when I knew something was up. I gave her the confirmation number that the owner Anne personally gave me over the phone. I even had the names of my rooms and exactly how much it was going to cost. The worker was on the phone with her boss and then handed me the phone. Turns out they LOST MY RESERVATION! What is the point of giving me a confirmation number when it doesn't confirm anything? The owner remembered talking to me so its not like I just showed up like a crazy person with a made up confirmation number. Instead of having a centralized booking system where everything goes into a computer the owner writes the reservations on cards and then personally DRIVES them to the three different locations she owns/manages. Really now? She can't call them over or something just in case? She then proceeds to tell me how sorry she is and how she will find me another 2 room in the area. At this point I am silently fuming. I mean those rooms were mine and some how she managed to magically lose my reservations and have them be booked by other people. After an awkward wait in her lobby I am once again handed the phone. Ann tells me how sorry she is and how she found me a place 2 miles down the road. She says how she hates to lose my business and would not send my business away if she didn't have to. She then tells me that to make up for this she will give me a 25% discount the NEXT time I come and says that is a very good deal because she NEVER gives discounts especially during peak season. ....... Really now? First she loses my reservation and then instead of appeasing me for screwing me over she offers me a discount for if I ever plan to come back and use her business?! She then tries to make it seem like I'm getting a good deal because of a future discount even though I'm screwed over right now?! I don't know about other people but I would rather pay extra money to go some place else than ever give her my business after she treated me like that. I was also told that this isn't the first time she has lost reservations. I have never had any place lose my reservation like this but if they do aren't they supposed to give me a discount right then? Or at least pay for like 25% of my stay at another place? Good thing she was able to find me another place to stay because if not I would have demanded the rooms that were rightfully mine. I was sent to a place called the Berkshire Inn B&B. Kevin who manages that place was the friendliest guy in the world. All in all I am glad I didn't give her my business and I very much enjoyed the hospitality I received at a different B&B. So if anyone actually read through my little rant I am not saying not to try going to this place. I am sure that if I actually got a chance to stay there I might have liked it but the service I received made me never want to give this lady any of my money. So If you plan to go there make sure she doesn't lose your confirmation. Call several times before you check in or something.

This quaint inn on the highway to Yosemite valley owner is retiring so service was not worth $200 for a one night stay. Breakfast had no gourmet sophisticated quality. They ran out of Belgian waffles and offered a. Frozen variety. The toast was store bought(no freshly made item except an simple egg omelet). The room we were in had a miss functioning air conditioner. Though quiet on back side of house room lacked a screen door out to the deck so we took our chances with door open. Room was an eagle nest rustic motif. Walls were mud and straw. Location is across from cool concert location.

My boyfriend and I have been staying at the All Seasons Groveland Inn for the past 8 years. Every summer we head out to the "T" for river rafting with friends, and ALWAYS stay here. We have slept in every room, and have always found it to be comfortable, clean, quiet, and VERY enjoyable. Dr. Ann and her staff are always friendly and inviting. It's our home away from home when we hit the rapids. While it may not be the Ritz Carlton, it's certainly comfortable and relaxing, and we wouldn't stay anywere else when in Groveland.

Yelp reviews were pretty good, but we got send to the Whitehouse location off the main strip. This location is just a normal house built in early 2000's; not very charming compared to a "normal" bed and breakfast which are typically older houses from the 1940's or earlier. For the price this place wasn't worth it.
