I recently visited Gables Wilton Park to catch up with a friend over drinks and was pleasantly surprised to discover a Level 2 AC EV charging station on-site. The charging setup includes two Blink chargers, each delivering up to 7.5 kW of continuous power. The convenience of these charging spaces cannot be overstated, as they were easy to access and perfectly situated for anyone spending time in the area. Being a member of the Blink network, I quickly swiped my card and started charging while enjoying my time at the bar. The availability of EV charging stations like this is crucial for the broader adoption of electric vehicles in the United States. As more local businesses, like those at Gables Wilton Park, embrace EV infrastructure, it makes owning and operating an electric vehicle more feasible and convenient. This not only encourages current EV owners but also reassures potential buyers that charging options are readily available. It’s exciting to see how businesses are contributing to the growth of the EV ecosystem, making it easier for people to transition to greener, more sustainable transportation options. We’ve now lived in the community for 9 months and just received our first renewal notice, which included a 10% rent increase. I prefer to wait until renewal time before reviewing a community, since the excitement of moving in often overshadows the reality of day-to-day living. What We Appreciate The Unit: Our townhouse itself feels comfortable, safe, and cozy—it has genuinely felt like home. The Community: The best part of living here is the neighbors. We’ve never experienced such a friendly, caring group of people who look out for each other. Dog Friendliness: This is one of the most pet-welcoming communities we’ve come across. No breed or weight restrictions make it an exceptional choice for dog owners. Where the Experience Falls Short Outdated Interiors: The units could use updates. Carpets on the stairs and third floor weren’t replaced prior to move-in, and they’ve been difficult to maintain. Appliances: The included appliances are disappointing. We had to purchase our own dishwasher after maintenance was unable to fix the original within two weeks. We also use our own washer and dryer since the provided ones were so poorly balanced they literally shook themselves off their pedestals—even when run empty. Community Space Access: For about 5 months this year, the resident clubhouse was inaccessible due to its use as a temporary leasing office during renovations. Unfortunately, no additional amenities or improvements were offered to residents during this time, even with higher rents. Pool & Grilling Area: The pool itself is beautiful, but the grilling area is neglected. Two grills remain broken and dilapidated despite repeated complaints. Unless you bring charcoal for the Green Egg, you’ll likely go without. Summary While we will likely renew out of convenience, a 10% rent increase—when residents are still forced to rely on self-purchased appliances and under-maintained amenities—feels excessive and exploitative. It reflects a larger trend of Maxx Properties prioritizing revenue over tenant experience in a state where renters lack meaningful protections. Overall Rating: ⭐⭐½ – 3/5

3/28/23 Employees are still parking in retail spots every day. So much for keeping your word that they’ve been told not to park there. There are many things to complain about in regards to this complex. My complaint is that there are limited number of parking spots available for retail use. The 2 maintenance guys both park in retail spots for 8+ hours per day, then also park the golf carts in the retail spots as well. If for some reason they cant park in those spots, one of the guys parks in a handicap spot for 8 hours a day. One of the guys sits in his car for hours at a time with the a/c running. They must get really long breaks and lunches for the amount of time he spends in his car. The gables is supposed to be a non smoking community, so the 2 maintenance guys will use the golf carts to go over to the public tennis courts and smoke their cigarettes over there a few times a day. They constantly park the golf carts along the curve of the wall which is already a tight space for cars maneuvering through the lot. I've seen multiple complaints about the conditions of the property not being maintained. Maybe if these guys spent a little more time doing maintenance instead of smoking and sitting in their cars, the property would look better

I’ve lived at ANKR Wilton manors for three years. I’m always so impressed with how fantastic our maintenance department is. I recently had my AC compressor die and Michael was right on it. He kept me informed through the whole new install and it was done fast! thanks !

Gables Wilton Park in Wilton Manors, Florida is a hidden gem! The apartments are modern, spacious, and well-designed. The community amenities, including the fitness center, are excellent. The location is perfect, with easy access to shopping and dining. The management team is friendly and responsive. The overall atmosphere is peaceful and welcoming. Highly recommend Gables Wilton Park for those seeking a comfortable and convenient place to live! It’s expensive but it’s worth it.

ANKR bought this property almost a year ago. It's been downhill ever since. The community is dirty and broken. One of 2 trash shoots has been broken and full of garbage for going on 4 months. The smell is horrible. The elevators break frequently and are left broken for months and often. The visitor spaces are used by the restaurant employees, so they are never available. Hallways and entrances often have dog feces and pee that is left, and the lobbies at most are cleaned once a week. The employees on site are uninterested and pretend not to be aware of the issues. Stairwell doors are all broken. making the community very unsafe, and the homeless often sleep inside. The landscaping is atrocious and unkept. Don't move here. You'll be sorry.

Update 12/28/23: I want to be honest and share the feedback about this apartment property. I hope they will still remember and work on to fix the cracks tiles soon after I will be moving out and I remembered Conrod, Former Maintenance Technician told me that they will be promised make sure do not charge it to me. I notice there is a stainless damage spots on the fridge, stove, and freezer exterior doors parts and some other areas at my apt unit. These kind of the damages are not my fault at all and I hope they do not charge me for these types of the damages that happened prior I moved in and after will be moving out. I can't believe that they did not seem taking care of the Maintenance for many years. I also am disappointed to hear about their elevators are out of orders sometimes. I notice the parking spots are getting full and limited sometimes. I also just notice there are some of homeless people hang out on the street in front of this property building sometimes during at late night times. I still do hear the alarm are keep going off sometimes at the both apartment building sides. I am highly recommend consider hire security guard to keep eyes at our apartment building to be safe area. I guess the property management does not care about the homeless people hanging out and sleeping on the street in front of this property building. Now, I am not too sure about this property is a safe community when there are homeless people hanging out even though, the doors are secured locks at both sides of buildings 24/7 daily. In Addition, I do understand about there is a Fire Rescues to keep our people alive however, the big issue is that I don't feel comfortable to hear the ambulance and fire trucks sirens sounds all the times and My unit is directly across from the Fire Station. My advise to you if you don't want to hear noises environment then, I recommend do not live on the Wilton Drive side. I think the walls are thin so you may be hear noises. I am really disappointed about the management keep ignore my appointments requests for the pest control and I did find out that he keep forget about my pest control scheduled a few times. I do not understand why he keeps forgetting about appointments after the tenants make requests in advance notice after I did stop by the office last month. I am highly recommend need to be consider add soundproof windows and walls avoid us hear any noises. I want to let you know that you need to be aware about this property is Non-Smoking. I think the Renewal Lease rent prices quotes are not worthy at all and I also think it is so ridiculous. I thought the Gables Residential company goal is "Taking care of the lives" however, it does not look alike they have not been taking care of my apt unit before I moved in at all.

I've lived in this community for several years, and I can say without hesitation that it's gone from a well-maintained, resident-focused property to a poorly managed, borderline negligent operation since the recent change in management. Let's start with customer service--now virtually nonexistent. Phone calls to the leasing office are redirected to a corporate call center where no one can assist with site-specific issues. If you want a real answer or to speak with someone who works here, your only option is to physically walk into the office and hope someone is there. In 2025, that level of inaccessibility is just inexcusable. Elevators are routinely out of service for weeks or even months, creating serious inconvenience and representing a clear violation of ADA requirements. It's dangerous, maybe a little discriminatory, and mostly ignored by management...though to be fair they do send mass emails stating it's being addressed (but remain out of service for several weeks on end). Security is a major issue. Entry and exit doors frequently have broken locks and are left wide open overnight. There is little to no on-site security after hours, which makes the building vulnerable to trespassers and poses an obvious risk to residents. I have had random people knocking on my door asking for someone else on several occasions. I've heard screaming in our parking lot overnight with the cops being called on several occasions as well. I'm not even sure if these are residents at this point. Parking is another issue. The lot is already limited, yet non-residents regularly use resident and EV-designated spaces, including those in clear violation of City parking code (Sec. 19-36). Despite repeated complaints, management takes no meaningful, active steps to enforce parking rules. And those shiny new EV charging stations? They've been out of service for over four months. Also a violation of City code (Sec. 170-070, to be exact). And what's management doing instead of fixing all this? Raising rents. Lease renewal notices come with steep increases, despite ongoing safety issues, broken amenities, and terrible service. It's quite impressive, actually. To make matters worse, they're now offering resident referral bonuses to help fill units--clear evidence that they're struggling to attract new tenants, likely due to the exact problems they are so lax to address. This place used to be a great home, but now it's just sad. Please think twice before paying for this. You can get better elsewhere (think Metropolitan, BLYS, FTL downtown, etc.). Between the broken infrastructure, lack of communication, security risks, and unjustified rent hikes, this property has become the definition of mismanaged.
