24/7 staff who are kind and helpful with planning tours and dealing with minor issues. WiFi was fast and available. Hot showers, great A/C and pretty quiet. Downside is pillows were brutal. Minor issue though. Nice balcony on the second floor for relaxing. We found us also conveniently located within walking distance of so many major restaurants and shopping, and motorcycle hire for the days when you just don't feel like walking anymore. Price was affordable too. ||Good to note that if you have a mosquito net you should bring one as somehow a few kept finding their way in though our room seemed very seamless to us. Not a big concern though as they generally avoided us when we were there with AC blasting.

Booked two nights here based on reading good reviews online but our stay wasn't very good. The staff at the front desk weren't very friendly...most of the time they wouldn't even look up from their cell phones to acknowledge our presence! Our room was ok...pretty bare. Floor in bathroom was sticky and shower curtain was moldy. All in all it didn't feel like a very clean place and the staff could have been much more friendly. Would not recommend staying here.

Stayed here late October 18 and couldn’t really fault the place. Reasonable rates and very clean. As with most of Asia the bed was very firm (not a complaint just advice).|Breakfast was simple but good and plenty to eat ie cereal toast fruit tea and coffee. ||Situated in a cosy little soi with a temple next store and on occasions could here monks chanting. Very peaceful. A 7/11 right at the end of the soi and lots of eats close by. Very good position to get around to all attractions. ||Staff were helpful and courteous. Overall a very good place to stay and would highly recommend.

A very bad experience based on my recent stay at this place. Warning: the online pictures are very misleading. The bed is very hard, and not clean, especially the pillow cases. Bathroom is dark and smelling. The windows are not sound proof, you can hear everything on the street at night. I would not recommend this hotel to anyone. You can find better places at the similar in Chiangmai old city.

Staff are very helpful. They leave you bottled water every day when they clean the room. The place is very clean. My room had a large bed, and the pillows were very comfy. Also had aircon, a safe, and mini fridge. Hot water shower and western toilet. Location is fantastic, and the price (less than 25usd/night) is great.

i stayed there for 3 nights on a study trip. location is perfect within the square, many restaurants around. large room with efficient and silent AC, fridge, en-suite large bathroom, large bed, tv and even a hair dryer. breakfast (7 to 11) is basic but included. vast collective balcony. next to a quiet local wat. open 24/24, friendly and discreet staff. ||but deco is sadish, guests can be noisy (families banging doors or children out of control) but that could be anywhere. overall very good deal, would come back for short trips.

Nice B&B, staff are helpful and good location. Breakfast in the morning was toast, cereal and fresh fruit which was nice. However the reception area is a lot nicer than the actual rooms which are quite dark and dated. We ended up only staying one night and moved to some where a little cheaper.

Stayed here for 4 nights in chiang mai whilst travelling with 2 friends. Location is great, rooms are nice and clean, breakfast was simple but good, staff are all lovely, especially the main receptionist who booked us a tour and our transport to Pai. Would stay here again, fab place to stay if youre on a budget.
