This is the perfect place if you’re looking for a private room in a great location at an affordable price. The staff are excellent. However, certain aspects of the rooms haven’t been updated since the 1980s. You can see (and feel!) metal springs coming through the floppy mattress and the bathroom is decked out in floor-to-ceiling beige plastic. If you’re not a princess, this could be a good option. Otherwise, prepare to shell out a little more money to get something nicer.

Dirty, noisy, and small. Location is the main thing going for this hotel. There was what looked like mold in the bathroom. There were also stains on the curtains and grit on the windows. We could hear directly outdoors, even with the windows closed. Our room faced a field and we could hear people shouting outside playing sports. We could also hear walking in the halls outside our room. Admittedly, the hotel is advertised very nicely. The photos are well-lit and spotless. Sadly, this does not correlate with what is actually inside. Good if you want grungy photos for the aesthetic, but frankly gross inside. We actually ended up leaving the first day and moving to a cheaper but much cleaner business hotel. I have never had to leave a hotel early before, and I’ve had to stayed at my fair share of hostels. Overall, avoid avoid avoid.

It has that off the beaten track character. It's not a modern hotel. So it has been fixed up to look neat and tidy. But its quiet, out of the way from the overwhelm of shinjuku. Friendly staff. Laundry facilities. Only thing I could really fault is the strong smell in our room.

We stayed in room 103. I understand their concept 😊 But the bathroom has mould(?) which means looked not clean….😞 The room smells something 😞 The towel was maybe clean but it's not level of the hotel quality 😣. The fridge was unbalanced 😞it wobbled when I opened 😅 We picked here because of the place is close to the station. For me, it was not happy room😅

If you’re looking for experiencing the local culture, and not spending time in an extravagant hotel. This place is perfect for you. Providing the room with an economic price, it’s got everything you need to lead a simple stay. Also, we lost our phone and the staff was very kind to help us.

I give 5 stars here, because it was fulfilling everything I expected and it is a great location and fair price. Don't expect the Ritz. However I could not see any of the criticism points I saw in other posts. It is not sparkling clean, sure, but it is clean.

You get what you pay for! Great location but very grungy rooms. My room was next to an athletic field so I could hear lots of noise during the day. At night you can hear your neighbors and people in the halls. I was able to sleep well because I brought my own ear plugs. Bed was clean and comfy. Only negative is no bidet and no complimentary coffee. Staff are friendly and nice. Location is great as JR Shinjuku Station is only a 5 minute walk away. Keep your expectations low! Just a place to sleep and not to hang out at. Worked for me.

There are definitely pros to choosing this hotel, but with major considerations to keep in mind. PROS: * The location alone is 5 stars. 10 min walk to Shinjuku Station, Shinjuku Sanchome Station, Gyoen Park, konbini, restaurants, shops, and nightlife. Location alone is worth it. * It also is not very costly, so this is the perfect choice for the budget & location-consciously traveler. CONS: * THERE IS NO LIFT/ELEVATOR! If you have heavy luggage, you'll have to carry them up and down the stairs. I arrived at the hotel while the staff was there, and a young man helped to carry my luggage up. If you're in a wheelchair or have trouble with walking, absolutely DO NOT book this hotel. * Dingy accommodations. Not luxurious at all. DO NOT book this hotel if you value luxury. But it does come with a fridge, cooking stove, pot, electric kettle, bowls, cups, eating utensils, and a small bathtub. Some people complain about the small room size. MANY hotel rooms in Japan are small. If you're traveling as a couple and you both have luggage, you'll just have to deal with it (because that's the norm when staying at most budget hotels in Japan).

So glad I decided to stay here - the location is great for a few nights and the space had exactly what I was looking for: it's one step above a capsule hotel and costs about the same if you're staying with a friend or partner (a capsule hotel is ~$35 per night so for a little bit more at $90 for two people you get a private room at apartment hotel!). Note that the hotel is down a small street which leads almost directly to Shinjuku Gyoen park. One thing that surprised me is that the park has a fence running around the outside so you can't just exit the hotel and enter anywhere: there are two main entrances, the northwest one is closer to the hotel. Places in proximity to this hotel are: golden gai, shinjuku station (it's huge!), department stores including tokyu hands, conbini (7-11/Family Mart), Shinjuku Gyoen, shin-okubo, night/host clubs, and a relatively central place to start your trip. The hotel is more of an industrial rustic building with small rooms by Western standards - everything in Japan fits in smaller spaces though. They have laundry on site and free towels every day. The staff here are great and there are a few hidden antiques around the place which is give the hotel its "thrown together" charm.

Accommodation in Tokyo is not cheap! Hotel costs are all relative and depend so much on the country and area and compared to most places in the area this is very affordable, and an excellent location. Shinjuku is great if you are just visiting- the hotel is like 3 minutes from the station (need I mention how well linked this station is - it goes everywhere!) , 1 minute from 2 different 24 hour convenience stores- 30 seconds from a number of vending machines and near to many big 24hour shops for those souvenirs you really need at 3am the night before you leave. The room itself has everything that you need- a bed a little kitchen, a small bathroom with shower. It isn't the roomiest place but after having been in some air b n bs I can confirm that some of these rooms are big by Tokyo standards. And having checked a couple out some much more so than others. The staff are all lovely and super helpful. Fresh towels everyday and free wifi in all of the rooms. Umbrellas that you can borrow if needed. If you are looking for somewhere super fancy (and can afford it) then this may not be the place for you but if you want a quirky, reasonably priced accommodation in an excellent location with lovely staff and everything you need (there is even a laundry room and TVs in every room but let's face it Tokyo is awesome so you will spend most of your time out of the room!) then this is where you should come. I love the decor- very east London!!
