Pleasantly surprised overall. Good value (my meeting was at the Watergate hotel where the rooms were about 3 x more than the rate at the ARC). The room was modern and big enough. The one major thing I would have wanted to know is that the temperature control system only does heat in Fall and Winter and A/C in Spring and Summer. So, the room was warm for me. The windows do crack open but it emphasized the loud howling noises from outside when it was windy at night. There is a nice work area in the otherwise sparse lobby. I would say this is a good value, functional hotel that has nice modern decor. It is not a hotel I would come to for a getaway- more a good, affordable base to explore the area, visit a GW student, or attend a meeting. Easy to walk to cafes etc.

The ARC hotel is in a great location. The room was very clean and the bed was comfortable. The staff are friendly. The valet parking was fast and easy. Unfortunately, we could not get the TV streaming service to work and the front desk was not helpful. They sent a maintenance person for what was obviously a connection/tech issue. He could not figure it out. Also, the heating/cooling system is very limited. Our room was very warm when we checked in so we tried to turn on the AC to cool it down but it just got warmer. We later learned that the building can only run AC or heat and they had already transitioned to heat. When we turned the system off, the temperature was fine and the room was not stuffy but it would have been nice to have known this before we tried the AC. The staff could tell people at check in or post a sign in the room.

Antonio at the front desk was super helpful, and very friendly!! The room was a nice size, very clean, quiet, and had everything we needed for unplanned overnight stay in the DC downtown area. The price was reasonable for the area and the hotel was very well kept. ||The only struggle we had was for parking. There isn't a lot of street parking, and the hotel only had valet parking. Which was almost 1/2 the price of the room! Overall I definitely will be returning to the ARC in the future!!

The hotel is located in Foggy Bottom - a residential area - with the metro very close by. This was a highlight as we had to rely on the metro heavily. Too far to walk to any monuments / major sights but this means it’s quiet and also in a very safe pretty area. Good restaurants are not in the area, so be prepared to travel. Rooms are spacious and clean with large bathroom (though our bathroom looked a little tired with many patch ups on the walls. But the price is good so we can’t expect perfection! ||Reception Staff were disinterested and unfriendly every time we passed reception (it’s very small so it’s not like they did not see us) and never said hello or were welcoming at any point of our stay. ||Probably would not stay there again as a first time tourist to Washington.

Lovely hotel! Large and clean rooms, friendly hotel staff, and beautiful location. The only thing is the room smelled slightly of gas, but we just slept with the window open. I would definitely stay again!

We have stayed in the hotel with my family. Extremely unprofessionnal attitude. We booked through bookig.com. Even they cannot solve our issue. The hotel simply does not respond. I and one of my children got stuck in the elevator. I rang the elevator bell and told them what happened, but we waited without any result or even information. We couldn't even talk to any of the employees anymore. Luckily my cell phone was with me and I called my husband. He checked the floors to see if anyone was there since couldn't get any info from the reception. He found that someone was trying to open not the elevator we were in but the other one. Unbelievable!!! Unfortunately it was too late to change the hotel, but we only used the stairs until we left it. We didn't receive any apology. At check out when I asked they said they would compensate us for the situation. but they never did. I can say that the rooms are in poor condition, the staff has not idea what is going on, I would never do it again.

Clean comfortable hotel in Foggy Bottom. Drove to DC for a few days to see the sights with my kiddo (16). The hotel is clean, comfortable and no frills. Amenities consist of a snack store in the lobby, washer/dryer station, and Ice machine. Our room was spacious with two queen beds that were comfortable, a nicely appointed and updated bathroom, and a decent sized workspace that allowed me to check my work email daily. The area felt safe and walkable, which we did every day that we were there. Would recommend for anyone looking to be close to the sights without spending a fortune.

TLDR; Horrible experience with a hotel that spent almost NO money updating the HVAC system or ancient windows making for a terrible stay. What a frustrating experience. We were in D.C. visiting our daughter at law school at GWU. We should have look closely at reviews because now I understand why this hotel is so poorly rated. Note to investors: If you are going to attempt to create a "Boutique" hotel experience, pretty exterior signs and Home Depot level upgrades to the bathroom are NOT enough. PUT MONEY INTO THINGS THAT MATTER! I put HVAC and windows at the top of the list. This hotel uses the ANCIENT boiler room system for HVAC. Thus, at some arbitrary point during the year, the AC is disabled and the ONLY ventilation you will get is heat. So in October, we were unfortunate enough to have left the AC on in our room (we like to sleep in a cold room) and returned to , literally, an 85 degree hotbox because while we were out and about, the hotel switched over to heat and our AC turned into a heater! The staff was useless and sent a guy up who spoke very little English but seemed to say that just wait for 30 minutes after fiddling with the unit. At NO point was it explained to us about this HVAC situation, so after waiting the 30 minutes, with the room still at 82 degree (because we opened the hall door) we asked to switch rooms hoping to get a working AC unit. It was at this point we learned the REAL truth about the HVAC system and thus we ask to move rooms so at least we could potentially sleep and, hopefully, the heater would not have been blasting in the new room. We did switch and were at least able to sleep in a 75 degree room. So... why not just open the windows? Well.... while the outside sign sure is pretty, CLEARLY no money was put into the windows either. So be warned: if you are able to jimmy your window open to get some air, ours had one window with NO screen and the other had a screen with a gigantic hole in it! But here's the real problem: the hotel is, conveniently, near GWU... which is a MAJOR trauma center. So you really can't sleep with the windows open, bugs be damned, because the sirens will keep you awake most of the night. Ok... so the solution: windows open during the day to keep the room cool and then closed at night. But now the OTHER cheapness of this "renovation" reveals itself: the windows are from the 1960's: single paned! I stayed at ModernHaus in NYC after this stay and even in noisy Soho, DOUBLE paned windows make a HUGE difference with noise. This is nothing but a cash-grab. NO money was put into this renovation where it matters. Heck, even my SHEETS had some old stains on them! AVOID! AVOID! AVOID!

Yelp
This review is a LONG time coming. Our apologies. We have been traveling for a while! We loved our stay at the Arc. We stayed for several weeks in 2023. So many wonderful things to mention: The location, (soooo close to the Kennedy Center and Watergate!), the communal microwaves in the lobby (used to heat up our Trader Joe's meals!) but truly the highlight of our stay was one particular employee named WABOOB!!!! He was incredibly helpful and knowledgeable about the neighborhood and navigating our way around. He ALWAYS greeted us with a giant smile and a genuine energy as if we had known him all of our lives. We travel so much and there are so many amazing things to be wowed about city to city but it's always the exceptional human connection and professionalism that we always remember and keep us coming back. Thank you so much WABOOB! In a city full of History and grandeur- you will forever remain one of the highlights of our time there.

Yelp
This hotel is great for the money. It was clean, (and they clean the room daily) and the staff is wonderful. I would have given it 4 stars but because the staff was so nice and accommodating, (especially Michelle, see pic) I threw in an extra star. This was perfect for my business trip. I would definitely stay here again

Yelp
I had a 3 night stay here and booked a king room. First impression of the hotel is that it is really stuffy and felt a little claustrophobic in a way I cannot explain. When I arrived to my room, it was clean in appearance and spacious. When I got inside the bathroom, I realized it was a handicap accessible room which is not what I booked. I was immediately turned off. I was ready to take a nice long hot shower and as soon as I turned the shower on, the water started rising. This is one of my biggest no no's when it comes to hotel showers and enough to trigger as my first D.C. hotel experience was not pleasant due to dirty shower issues. I immediately went downstairs and told the front desk that I was having issues with my tub and that I also did not book a handicap accessible room. The concierge proceeded to tell me in front of other hotel guests that I had ordered the cheapest room and that's what I got. That was very unprofessional in my opinion considering I booked the last room available within 3 days of the start of my reservation, meaning I paid actually way more than what the room was even worth and it was certainly not cheap. So to make it seem like I paid anything less than an exorbitant amount was really rich. I was told that I'd be moved into a regular king room by morning and notes were made in my account. There was even a manager there overseeing these changes be made. I explained them that I'd be very busy for the next two days and be out by 7am and return after 5pm and wanted to confirm that when I were to return in the evening that my room was to be moved. They ensured me that it would be taken care of because rooms would be available. Well as you can predict, this didn't happen that next day or the day after. They acted like they don't know why the previous receptionist hadn't made the change and stated the hotel was booked up. It wasn't until my last night there that my room was finally changed and upgraded due to no regular king rooms being available. Granted the room was smaller, I had a better bathroom which is all I really wanted. Side note: My tub issue was resolved in my previous room. One thing to note about this hotel is to be aware when closing your door. You need to pull it tightly to close or it will not close. I realized I had slept one night with my door cracked open. The doors are heavy and old and do not swing shut. This was an issue with both my rooms so beware. Also, as far as cleanliness goes, I'd say 7/10, could be way better. They were good about having extra blankets and towels ready in my room unlike some hotels. However, it was hard to control the temperature and I was cold most of the time, not good for anemics like myself. Oh, and the elevators are painfully slow, slow to close, slow to open, slow to move, annoying.

Yelp
I was happy with this hotel until they charged my friend, who was visiting me for two hours and gave them his card so that he could park in the garage. They ended up charging him hundreds of dollars and making up all sorts of crazy fees when I said don't charge him and charge me... They wouldn't take my credit card over the phone. So we're literally talking about hundreds of extra dollars they've charged me for nothing, and they won't even charged me for it. They charged my friend who was just parking his car there. And the woman on the phone was so incredibly unprofessional. Book this hotel at your own risk and be prepared for them to charge you all sorts of extra fees

Yelp
5 Stars ONLY because of Meybi the Housekeeper. I stayed at the Hotel ARC for 31 days due to work, and overall, my experience was just okay. The hotel's proximity to various events and museums is a definite plus, as everything is within walking distance. However, the highlight of my stay was the exceptional service provided by Meybi, the housekeeper. She not only kept my room impeccably clean but also made sure I was well-hydrated throughout my stay. Meybi's kindness and attention to detail were a breath of fresh air when I needed it most. Acts of kindness like hers really make a difference. I truly hope she receives a raise--she certainly deserves it.

Yelp
Had a very pleasant stay here last night. This is a boutique hotel tucked away on a quiet leafy green street. It's a safe 5 minutes walk away from the Kennedy Center which was much more desired than the 1 hour and 15 minutes drive back home after seeing Hamilton. My GPS expertly guided me here but it's easy to overlook. They have a 24 hour valet with unlimited car use. Check-in was handled with alacrity. Our room accommodated three adults without feeling compressed. The beds were comfortable and even though I brought my pillow from home the ones they provided were firm and of excellent quality. The shower was hot and unrestrained with plush towels to match. The fitness center is fairly small and limited but has 24 hours card access and single use towels for convenience. By the way, the complimentary cookies are worth the visit!

Yelp
We stayed at the ARC Hotel recently when we were in DC for a night for an opera at the Kennedy Center. I picked the hotel because of its proximity to the Kennedy Center (it was nice to be able to just walk over), and the location was definitely the highlight of our stay. The hotel property and room are fine. The staff were very friendly. Overall, it's okay place to stay, but don't expect gorgeous rooms or furnishings. Its a decent place to spend some time in DC though - close to the Kennedy Center, the Foggy Bottom metro station, and Georgetown.

Jaylen M.

Yelp
Decent hotel for the cheap price, but definitely not that comfortable. The room is pretty small but there's a beautiful big window that has black out shades which is nice. The bath towels and bed aren't very soft and the walls are extremely thin. There's no free breakfast, but there's a spot to buy grab and go food which is very convenient! The employees are pretty ambivalent, we had no problems with them but they weren't that welcoming. I wouldn't recommend staying here if your stay is longer than a weekend trip.

Yelp
This is my second stay here and each time there has been a significant issue. During my first day only one elevator work luckily I was on the first floor and could take the stairs. When I went to use the gym the air conditioning was not working and when I inform the front desk they said it had been in operative for a couple of days and they were awaiting repair. There was no sign on the door when I entered to inform guess of the situation and a maintenance guy had to come and bring a fan so that I could get my workout in. There is also only one icemaker on the top floor. I am a guest right now and I'm in my room freezing because the hotel has no heat. They don't turn their heat on until the end of the month. When I arrive and call the front desk to see how cold my rumors and they informed me they said they would send up a maintenance person to bring the extra blankets. That person never arrived. The day that I arrived it was pouring raining and I wanted to park in the garage to take my items out of my car but the garage was completely flooded. My room has no privacy curtain so I have a choice of having the shade all the way up and being exposed to the residence Inn across the street and everyone on the street or having my shade completely down and getting The Decour of the hotel is beautiful, the location is convenient, but if I have a choice I would not stay here again in the future.

Yelp
Recently stayed at the Arc while attending an award dinner in Washington DC honoring our daughter. The hotel has valet parking. The concierge is top notch. He's originally from Ethiopia and we were able to relate in a number of topics while conversing. He's a great guy who's quite knowlegable and gave us excellent local recommendations. Despite being a boutique hotel with narrow hallways, the room was spacious enough, modernly updated and decorated with beautiful modern furniture. The elevator was slow and small. You enter in one door of the elevator and exit via the other door. My husband had to complete some work on his computer the next morning so I enjoyed a nice walk through Georgetown to the circle and ended up at a nice breakfast spot. We enjoyed our quick overnight trip and the Arc made it all the more better.

Yelp
I left belongings in the room upon checkout. A bag of personal possessions that wouldn't be abandoned. I called for three days, 5 times. I explained repeatedly the instance and was told various lies about how a manager would be needed to check lost and found and house keeping wasn't available and ultimately just hung up on. I am suspicious they kept my valuables and are just ignoring me... I guess this is the only way I can be heard by this poor customer service. Do not book here!

Yelp
Conveniently located. Reasonably priced for DC. No housekeeping. No breakfast. Clean enough. AC did not work in our room but windows do open. Quiet enough. Staff was pleasant and helpful, and did allow us early check-in which we appreciated very much!

Yelp
I couldn't decide if I should give this hotel a three or four rating because there were things that were great and things that need to change. Let's start with the positive. The staff was always professional, positive, friendly and accommodating. The lobby was clean and always smelled fresh. At the front desk, there was a basket of apples waiting for you and one evening there was even complimentary glasses of wine and candied pecans. Our two queen room on the 6th floor was nicely decorated and clean. The bed and pillows were comfortable, there were plenty of towels and there was also a Keurig coffee maker as well as a mini fridge. The location of the hotel was great with many things in short walking distance. One of the two things that need to change is that they do not have real curtains. Instead, they have a perforated blind. Our first evening, my husband called the front desk and asked, "where are the curtains?" We quickly found out that the blind was the only window covering. Unfortunately, at night we could see right into all the rooms in the building across the street and I'm assuming they could see into ours. Embarrassing!! This made a very uncomfortable situation, so at night we kept the lights off so no one could see in. This was a nuisance because it made it hard to find things in the room. In the morning, because there were no curtains, the sun shone right in and was super bright by 6 am. Not the best situation when you planned to sleep in until 9 am. I definitely did not get my best sleep while I was there. The second thing that needs to change is that the bedding was a comforter. There was nothing else. In the summer, not an ideal situation.

Yelp
I had an unscheduled trip to DC when i stayed here. My room was clean and comfortable. Easy walking distance to Kennedy Center, Foggy Bottom and G. Washington University. Front desk staff and valet very helpful in providing recommendations of things to do in the area. Others in my party inadvertently left some items in the room. NaTosha, the front desk supervisor, went above and beyond to locate the items and help get them back to us. I will definitely stay here when I visit the area again!

Yelp
I blame myself in part for my stay at Arc - I am usually an avid researcher prior to my business (and personal) travel, however for this, because of Cherry Blossom season and not booking far enough in advance, I was desperate to book something, anything, under $500/night. To start with some of the positives: the front desk and all the people who worked there were great and very helpful with the check in/check out process. At first sight, my room looked cute - because of the last minute booking, I only had the option for the Premium, Deluxe Queen option with two queen beds, but they seemed comfortable and the room looked decently appointed and modern, albeit sparse. The bathroom had great lighting as well, and looked like it had recently been redone. Here were the issues - the hallways were hot as hell, and it was 80 degrees outside, so you just baked walking through the hallways (which are also old and look very outdated). When I got into my room, I tried to turn on the AC (because that hallway walk left me boiling), and after turning it on and setting it to 68, so not even that low, I realized that the AC did not work or turn on at all. The hotel was 100% booked, so there was no option for another room, and it was too loud to crack the windows. I do not understand how a hotel can have rooms where the AC is not working - and as I left to grab a bite for dinner, I heard my hotel room neighbor LOUDLY arguing with the front desk/maintenance team for the same exact reason. My specific room also faced out towards the road - not a busy road, but also the entrance to the restaurant. The windows and walls did nothing to stop the outside sounds from LOUDLY coming into the room at all hours - and I live in a busy town where there is street noise, so this was not your run of the mill situation. You could hear so much from the other rooms, including people's televisions and some kind of banging noise that went on throughout the entire night (I still have no idea what it was). I also (and this is a preference thing) - thought the pillows were awful, and for a hotel that boasts about their pillow menu, you'd think the ones in the room would be decent. The sad thing is, the hotel has a decent amount of potential, but there is so much oversight. I will not return, because a bad night of sweaty sleep where I'm constantly woken up is something I never want to repeat.

Onix R.

Yelp
If you value resting, I wouldn't suggest this place. They only have one mode for thermostat so you either roast your self or freeze your self. Had to open up the windows which obviously you'll get a ton of outside noise. Beds are really tough. If you have kids, rooms are not kids friendly either. A very unfortunate situation because every nearby hotel is sold out and we can't get out of here. Don't let the pictures fool you!! Don't even consider it! Take my word for it!

Anthony B.

Yelp
I recently stayed at the Arc Hotel. I have to say it was awful. Hotel does not look like pictures on website. I was checked into a room by parking lot with a cracked window that was also very noisy. Reassigned to another room and tv was not working room was not completely sanitized found hair in the bathroom and bed bugs after feeling something crawling on my legs. Causing me to have to switch rooms late at night. Next day asked to speak to front desk manager Jake and after showing him documentation (pictures and video) of what I had experienced responding with an 'ok' and proceeded to ask so what's the issue now? Leaving me baffled and stunned at his condescending and unprofessional attitude. Asked to speak to General Manager Kevin Sasaki and let's just say it's been almost a week and I have yet to hear from him. I'm giving it one star but in reality deserves none. Do not stay at the Arc Hotel!!

Yelp
I left this hotel with massive bug bites on my back after a one night stay. The sheets had brownish stains on them but my friend and I ignored it. My friend now has a rash as well. I called the manager and was told eco labs did a test and found nothing but the bites look like bed bug bites. A front desk person told me they had a problem last November. Either way, I didn't pay premium price to leave with bites or a rash of any sort. The quality of the hotel was average overall, concierge was nice, however now the managers will not get back to me about the situation that occurred. If I wanted to leave with a rash from bites I would have stayed somewhere cheaper. Hoping this post leads to a refund bc this is unacceptable form a hotel that describes themself as a unique boutique experience. I stayed in room 503 and here are photos to show what happened after sleeping on the mattress for one night. I am being told it is my fault and I must be allergic to something. However you can see they are bites. On top of that I am not prone to break outs of any sort and have used all of their soap products in other hotels. Somehow the manager always seems to be unavailable.

Yelp
Probably one of my worst stays. The internet and tv were both down and I have a few bed bug bites. Parking was quite expensive as well. Never again. Please avoid.

Yelp
Our three-night stay was in January 2019. This hotel is very modern and clean. It's in walking distance to some activities and restaurants in the DC area, but if you'd like to take an Uber or Lyft, prices range from $5-10 to get to most of the attractions which is doable. You can also take a bus for $1-2 to pretty much anywhere in the DC area. From Foggy Bottom where the hotel is located, the Georgetown strip and shopping area is about 15 minutes away walking. My favorite part was the free Chromecast included with the large TV in the room. WiFi signal was excellent. Deducting a star because the hallways and rooms were very hot. It seems as though they were blasting the heat in the hallways, and inside the room, we could only reduce the heat to 65° and AC was not available. We had to crack the windows to cool down a little. I get very hot when I sleep so this made me pretty uncomfortable. Also, the fridge was not that cold so we couldn't really store much leftovers. Deducting another star because our room seemed to be in good shape, but while we were out exploring the area, I got a phone call from the hotel informing us that we had to switch rooms because our bathroom was defective. One of the shelves in the walk-in shower fell off, so they immediately offered us a new room which was kind of a hassle for us. While switching rooms, no one offered to help us move our personal belongings from the 5th floor to the 6th floor. Front desk staff was nice for the most part (except for one man who was not very friendly over the phone or in person), and there was a very nice doorman who welcomed us with a smile. There is a small restaurant/cafe (Notti 824 - brunch menu is pictured) near the lobby where they serve brunch, lunch & dinner and have a small bar. Pretty pricy. What you save in money from your stay at the hotel, you lose in expensive breakfast (if you decide to dine there). Overall, the service is average and the rooms are comfortable for the most part. The location is convenient. If we come back to visit the DC area, we'll definitely return to ARC The.Hotel depending on if the prices stay the same.

Yelp
DO NOT STAY HERE. NO AC. We turned it on and left, and when we came back the heater had the room at 85 degrees. They said "we don't have AC right now but try opening the window. We can't turn off the heat". Then laughed and hung up. My friend got locked out of his room and they had to call an "engineer" to break in. 3 rooms, no AC, no customer service.... Absolutely terrible.

Yelp
OK -- first off, I want to voice appreciation for staff of The Arc, or Arc The Hotel. They were friendly at the desk, check-in was speedy, the doorman (who is from South Sudan and he is excellent). Nobody working for any organization wants to have the place they're working in run down the pole. But here's the headline: Not Ready for Prime Time. We took a night here with a discount via Travel Zoo. The one review on Yelp reflects the fact that the hotel is very new -- not sure when it opened, but reading the hotel website you learn that this was a former GWU guest Inn, that has obviously now been turned into a hotel. So, here's the good: The rooms look like they've been renovated on a very modern model -- as one reviewer noted, 50 inch flat screen on the wall, nice furnishings, refrigerator, and in our case the bathroom seemed fine -- brand new walk-in shower, and the vanity had ample space. Hot water came on instantly (there are some hotels we have been in where that is not the case). King size bed was excellent and comfortable. There's kind of a cute thing going where they offer a number of different pillows (organic, down, etc) for the asking. Now the bad: As one reviewer remarked, when we were about to get to sleep we realized that there was no top sheet -- just the incredibly warm and thick winter-purposed comforter. Surprising that housekeeping would not put something as obvious as a sheet below the comforter. A call to the front desk -- waited about 25 minutes -- another call to the front desk, and finally a sheet arrived, which we installed. Bizarre. There was a fitted sheet below the comforter, just no top sheet on the bed or anywhere in the room. Also mentioined by a reviewer -- the Chromecast system in the room did not work properly....the code didn't work, so we were limited to regular local and CNN/MSNBC, etc. WiFi strength however appeared to be excellent. Another reviewer said there was no heat in the hotel -- this was in October. On our visit, the opposite -- the hallway was, if anything, TOO warm. Now some additional thoughts -- I'll try to post some photos. This hotel clearly should not have opened when it did. It's obvious there are some glaring issues that will have to be addressed by contractors who did this renovation. An otherwise stylish long lamp below the TV had fallen off its mount. ON/OFF switches on the wall were damaged. Wall finish was poor and in the corner of our particular room, there was sign of leakage or previous damage -- unclear if it had been repaired. The fuse box, which appeared to be original to the room pre-renovation, was swung open. The elevators show signs of damage, scratches -- and generally just look very old, not like one would expect from a fully renovated hotel ready for business. Downstairs, the front of the hotel (which is tucked off the street in DC's Foggy Bottom neighborhood) is OK, but there is hardly any room for cars to pull up. A garage area just ahead of the entrance looks horrendous (though the pass-through takes one conveniently across to 25th street). To top things off, there is a $51 valet and parking charge that is tacked on to the room bill (and that's before tax). It was unclear to us whether the hotel restaurant was actually open -- breakfast is offered but it appears to be served in a bar area near the entrance. As I write this, I noticed that Notti 824, the restaurant, is listed on Yelp as OPENING SOON (see: https://dc.eater.com/2018/11/2/18057070/notti-824-foggy-bottom-modern-design All in all, we intended to spend only one night downtown (3rd anniversary overnight) so we're only out the price of a discount one evening stay. But have to observe that this is a place that clearly opened ahead of when it should have, and will be grappling with some significant problems in months ahead.

Yelp
Perfect spot for a weekend get-away that includes the Kennedy Center. Lots of restaurants and shops in walking distance. The hotel itself is small and friendly, the rooms are crisp and clean with nice city views. Lovely all around.

Yelp
The hotel is in a great area but is pretty run-down and the customer services isn't good at all. You have to carry your luggage up some stairs to get to the elevator. It's not their fault. It's just an old building. There were cracks in the room ceiling (water damage) and the window literally came out of the track and fell into the room as I opened it a bit to get fresh air. The room dropped to 58 during the night. I switched the controller from 'Cool" to "Heat" but the air conditioning stayed on. I went to the front desk to see if they could fix the controller. They explained that the HVAC in the building is the older forced water system and that they aren't able to switch it back and forth from cold to warm. Makes complete sense, but they might consider putting up a sign above the thermostat in the room so that folks know when they switch from air to heat, it doesn't actually do anything. Ultimately, they gave me a space heater (very unsafe and against city code). There were also some billing discrepancies that they were unwilling to address. Candidly, they were pretty rude, defensive, and seemed not to care at all. i was suprised. Overall, great location but horrible experience. There are other great properties near by. My suggestion is to use them and avoid ARC if at all possible.

Yelp
Pulling up to the hotel I immediately regretted booking it. The outside looked rundown and the rooms were dark. It looked like an abandoned building. Then you go down the driveway to and that's where the entrance was. I felt much better at that point. Lights on. There's a decent snack shop when you walk in. The room was nice. King bed was comfy. Couch was comfy. Bathroom was basic but good showerhead. Staff was very nice. Great location. Walking distance to everything we needed, the embassy, Potomac, restaurants on the river and in Georgetown or foggy bottom. Still not sure if n what part is called what. Only complaint was the heater. It was in the 30s so we needed the heater on and it is STRONG. Didn't seem to matter what we set the temperature to. It just blew so strong that we got too hot. That's about it. Would stay there again.

Yelp
We spent spring break in DC and knew nothing about where to stay. This looked like a cool hotel, and it turned out to be just that. The desk staff and valets were awesome with everything. They advised us where to park (off-street parking on the weekends) to help save some money. Everybody who works here is very friendly. The hotel was very clean, and the staff always worked to accommodate our needs. The location is great because it's in safe walking distance to restaurants, and fast Uber distance to Georgetown, which also has a ton of restaurants. There was lots of pedestrian traffic because of George Washington University nearby. I would definitely stay here again!

Yelp
Hotel room was very clean and roomy. Bathroom was clean and spacious. Air conditioning worked great during the hot days. The employees were so friendly. We had a bad experience at a four star hotel the previous days. The hotel employees at ARC were happy, jovial and they sent up a bottle of wine to our room in hopes it would make the remaining days of our vacation better.

Yelp
The Walls Are Paper-Thin It's a perfectly adequate hotel in the basic respects--the rooms are clean and the staff freshen the stuff up, even neatly arranging the used shampoo/body wash in the shower. The location is convenient if you're in the Foggy Bottom/Dupont/Georgetown area but don't want deal with too much noise and madness. But there are plenty of issues. The walls are paper-thin, so I could hear the room next door have a 3 or 4-person party at 11:40pm on a week night. I also got to hear the same room (same guest?) have sex the following night at 5am, also on a weeknight. Good for them, not great for me. TV in my room doesn't work. No business/work space available in the hotel, and the desk in the room is just a counter. This is a place to crash/sleep/hear others party and have sex. Nothing more.

Yelp
This is a great hotel. Clean, comfortable and close to Metro transportation. Also close by is a Starbucks and Whole Foods. The staff has been amazing, especially Tia. She was very informative and basically served as a tour guide for us. She had great suggestions on places to eat and visit. I would definitely recommend.

Yelp
Not comfortable. Lobby and building smells like a bathroom. They also do not service the rooms. And You have to go to the lobby to get bath towels.

Yelp
I can only rate this place based on the time of year and what is going on in the world and my experience checking in. Had i came here during a normal time I probably would assume to rate it less. I was not charged extra for the parking, and i was quite lucky to even have parking for only 5 measly spots are available. Let me tell you, 5 spots in this area is GEM! The room is very small. The work desk is just a slim table with a shelf over it taking awY more real estate. No blinds. And dirty (tape glue) on the table. They removed most of the amenities unless you called to ask for it to be delivered directly (covid policy) Other than that, it has a very modern touch and its not bad for the night. 120$ with taxes before the 50$ hold. Sounds like your cup of tea? Then check right in. I saw a Yelper review a privacy concern regarding blinds and shades. I didn't see this. In fact, there are 2 sets of shades. Light white and dark black, pull both and you got yourself a window not even a street light can penetrate.

Yelp
Just have had a terrible experience. Cancelling is not possible with their very strict rules. I tried calling multiple times and just had the front desk answer the phone and then when I asked for the hotel manager hang up on me.

Yelp
The hotel seems like it's trying to be something it's not. The place seems like their trying to be hip and cool but just don't pull it off well at all. The bed was okay you know what you expect from a hotel although everything else was lacking. The heater if put on the heat setting makes the room 82 degrees Fahrenheit and I woke up in a sweat. The shower had really bad water pressure and the sink came out like a fire hose. Really just the whole place was either average or below it.

Yelp
Second time staying there. well almost staying there. check in went smooth, lovely friendly check in staff. Michele and Shantee. But people in room next to me blasting music, hooting and hollering...so rude. This was midday. was very concerned what evening would be so asked for new room but they said sold out. Looked on expedia and it said they had at least one room but what could i do. So i checked out and went to different hotel few blocks away. major inconvenience but was right move.

Yelp
Great location, great value, great staff, some amenities (lobby bar) still not reopened. One of the best places to stay as a GW parent.

Yelp
I am staying at this hotel now and it is the worst experience I have had in DC, Much less any hotel. The rooms do not have their own air control system, and it has been hot in room and in common areas. The hallways have smelled like marijuana and when I told the front desk staff, they don't seem to care. I am a cop and that is not okay. After housekeeping cleaned our room, they failed to replace the towels. My fiancé was in the shower before we noticed and it took them 21 minutes to deliver the towels. Not okay when the hotel staff is at fault. Worst hotel stay in a LOOOONG TIME!!!

Yelp
I was really hesitant about staying here because of the reviews but I was feeling a little adventurous. Said why not. I could at least have a funny story to tell. Plus I needed to be near the metro. I stayed here 9/15/19 and EVERYONE... I mean EVERYONE here was really nice. You never get that anymore. People working at the bar, front desk, bell man and restaurant were funny and looked like they really like working here. Means management is probably on their A game. Someone said there was no AC which is not true. That's the first thing I asked after walking from the Metro during check-in. Bed bugs... i haven't seen or been bit by any. Maybe the folks couldn't distinguish them from mosquitoes.... as soon as I stood outside by the heating lamp I got 3-4 mosquito bites within 3 minutes. I travel a lot so I'm used to getting mosquito bites on the east coast and the south because of the humidity.... they are ruthless so I'm used to that. I wasn't "remotely touched" by some unknown device which I was actually disappointed about because that would of been a fun experience. It's really close to everything and walking distance to Metro, Whole Foods and Watergate. I feel like some folks are writing crazy reviews to keep the price down??? Well, good job cheapskates. At least I was able to afford a hotel near this area. I wanted to give the hotel staff an A plus. Keep up the great work. You're appreciated!

Yelp
I normally do not write reviews about hotels, however this was such an unpleasant and ridiculous experience that I feel the need to warn people about staying at this hotel. I arrived at the hotel at 11:30 pm for a work trip and by 12:41 am I was booked at The Hamilton and out the door! Why? 1. The first room they put me in didn't have a working television. 2. The second room they put me in didn't have working AC... they asked if I could wait 1.5 hours for them to fix it. Ummm... no! 3. The third room was by far the craziest... there was a walkie talkie in the bathroom and the shower appeared that it had just been used! Water everywhere...as if a staffer used it to shower before heading out that night. I travel quite often for work and life and have never had an experience like this. They truly need to close down the hotel until they finish renovations and hire a new leader. While I appreciate the refund, it took Derrick Strickland entirely too long to get back to me. The front desk receptionist was very kind and did her best. But this company needs to understand that they are putting their staff in awkward positions by having faulty rooms. Here's a tip.... close the hotel until everything is perfect, and then try again.

Yelp
I read about the $150 deposit before checking in as well as the comment about the rude woman at the front desk and didn't think anything about it because the rest of the comments were good and you can't beat location. However, I travel a lot and stayed in thousands of hotels and I have never experienced rudeness like I did from the woman at the desk in my life. Worse, there was a man at the desk with her, laughing at her comments and adding unwanted commentary . I arrived in the afternoon and she told me she was charging an extra $25.00 for early check-in followed by a comment that there was NO HOUSEKEEPING so anything I needed, I would need to do myself. The next day I rode the elevator with a gentleman who had just checked in at the same time I did the day prior and asked him if he was charged for early check-in or if told of no housekeeping, he responded no to both. When she said no housekeeping, I assumed no clean towels, linen changed or bed made. I am still here (checkout tomorrow) after 4 days and she was not kidding, they didn't even take the trash out of my room. Furthermore, I see nothing about a $25.00 early check-in, especially 2 hours before a 4:00 check-in when I have to EMPTY MY OWN TRASH. It is a shame, the place is in a quaint neighborhood on George Washington University and aside from the rude woman and her sidekick, the rest of the staff were wonderful. I would have stayed here on future trips but will need to look elsewhere.

Yelp
Nice hotel. One star off because the room cleaning staff always ignored the "privacy please" tag in the door. When I checked in I had some issues with the third party platform that I booked from but the staff were so patient and nice and solve the issue after some communication with the booking site.

Yelp
This place was horrible. We came here for a graduation. The ac wouldn't work the whole time we were here. The night staff, Tia was a racist black staff who would complain about our family but refused to address the issue for understanding. We had over 20 guests stay here and rented out 8 or so rooms. We were gathered outside after an earlier staff member said that the lobby was closing. With broken ac it was too hot for all of us to just hang out in a room, especially the elderly. The service and accommodations were piss poor here. I would advise not to stay here.

Yelp
I am currently in this hotel and it's soooo bad. Between my room and my crazy neighbor's room there is not a wall but a door! So he/she plays loud music and ate smelly fish, all passed it into my room. You need to be realistic what kind of place you are getting into. Also, the loud music always starts at 10 pm and ends after 2-3 am!!! Now if there is a real wall between the rooms, that will be much better! Be aware what you are getting into. You get what you paid for.

Yelp
I love this place! Friendly professional staff. Amazing service. Large modern rooms. Short walk to the Kennedy Center. Highly recommend this hotel.

Yelp
This place is a JOKE!! Rooms are small and cramped!! The hall way is a sauna. The lights in room go on and off Willy nilly. The parking is ridiculous!!! I paid $85 on Priceline and that's taxes included. Parking is $50!!! The incidental fee is $150 !!! I have stayed ALL over the world and have NEVER paid an incidental fee of that exorbitant amount. This hotel isn't the Ritz but wants its prices to reflect that. The walls are so thin you can hear the other guests tv and phone conversations!! I would NOT recommend this place to anyone. By far a big mistake to stay here!!!! The restaurant on site is closed and the bar is small. I went for a drink and they charge $22.50 for a vodka martini. At the Ritz a vodka martini is $13.50.

Yelp
Where do we start??? Outside of the friendly staff, this "hotel" leaves much to be desired! The restaurant should probably close permanently (I'm pretty sure it was closed nearly our entire stay). If this is your only option...cancel your trip. This hotel functions more like a substandard Air BnB. The barely appointed rooms were not heated, blankets old and raggedy, etc etc etc. I woke up with some type of bug bite! TERRIBLE!

Paula T.

Yelp
What a gem in the middle of the city! A boutique hotel with a cute little tuck shop in the lobby for under $120 a night? What big city has this? The super friendly staff were so kind about my awful situation of suddenly having to wait for covid results before my daughter and I could visit our family. Gracious, helpful staff- rooms with fridges and Illy coffee. And most importantly, that feeling that you're staying in an independent place, not a chain. Love it. Would recommend to anyone!
