The room was nice because it was big (with a lovely terrace) and had AC that worked well. However, it definitely feels like an old and big family-run hotel that has gotten tired over the years...
The cleaning was lacking (last time anything was dusted on top? Lightswitches were grimy on top, the headboard of the bed was sticky) and things were broken (missing lightbulbs, the shower head holder was broken, the soap holder in the shower was broken, the fridge I couldn't figure out how to turn on, but then again there was some kind of black mold inside so I decided against trying too much). The paint on the ceiling of the bathroom was completely peeling, and everything seems kinda used. The green splash of color on the wall was maybe the redeeming factor in feeling a bit more fresh.
Breakfast was okay, but the staff seemed uninterested and bored out of their minds. Lots of people in reception during my one-night stay, but other than one lady, not very enthusiastic to be there. When I asked for a cup of ice (seeing as my fridge was out of order and it was the middle of a long heatwave) or left my towel in the pool area (assumed that that's where we deposit them since the bar should technically have been staffed), the older lady working there seemed like I was really exaggerating.
Second-most expensive hotel on my trip (I'm solo and I always find good deals ;)) but not worth it compared to what you find around.
Maybe the place and staff just needs a litter refresher.
Good location if you want to visit Areopolis/Mani.
