Within walking distance of Kings Cross and its excellent tube and train links this is a really convenient cost competitive hotel. It is an area that’s very busy and can be noisy but this leafy side street was very pleasant, despite being so close to the station. The room was fine for the cost and it had a good TV with a built in App for choosing from lots of channels. There were also coffee and tea making facilities. The room was hot with no air conditioning so the window was open which I didn’t mind but it might make some guest uncomfortable despite the powerful desk fan provided. The door had a basic lock and key. Overall it was basic but does the job for a business traveller on a budget. Rated according to the price band it’s in.

I'm pretty sure they forgot the "S" in hostel. We were on the 5th floor and the elevator broke the first day which should have been no big deal but they didn't bother to get it fixed in the 5 days we were there so we had to drag our luggage down all the flights of stairs at 5am. They said they would be "happy to help" with the luggage but then conveniently didn't answer the phone when we called for assistance, as instructed. The door to the bathroom had a dresser style knob instead of a doorknob so we couldn't lock it for privacy. We were there in July and the temps were pretty high and they gave us a single desktop oscillating fan. It took the most of the usable space on the only surface in the room. We had to move the beds to find power outlets that were strategically covered. The fact that the location was close to King's Cross was the only saving grace. I'm not fancy but this was pretty unimpressive by any standard.

Comfy clean beds but the rooms are quite small without much storage space to unpack your clothes or toiletries. Best suited for very short stays and light packers. Staff is very friendly and accommodating. Location is just a short walk from Kings Cross/St Pancras so great for transit everywhere Many restaurants in the immediate area.

Avoid!!! I would strongly advise anyone thinking they can save a few pounds by staying in this ‘hotel’ to spend a bit more and actually enjoy their time in London. The hotel is dirty, smelly, nothing works and the service is appalling. It’s clear they are happy to take your money and invest none of it into this crumbling business. Francesco was incredibly rude and lazy and treated us with utter contempt. As a business owner myself, Francesco is the kind of person you avoid hiring at all costs. I hindsight I wish I had booked a slightly more expensive hotel and had a good night sleep in a more accommodating environment.

I recently stayed at the Arriva Hotel and was thoroughly impressed. It's nestled just a 5–7 minute walk from King’s Cross and St Pancras stations, this hotel is ideally situated for easy access to the Eurostar, underground services, and multiple bus routes. Plus, iconic attractions like the British Museum and Russell Square are within easy reach—perfect for sightseeing and convenience. The rooms were immaculately clean, with fresh linens and towels replaced daily. I found the bed very comfortable, offering a restful night's sleep despite the compact space. Everything essential was provided: kettle with tea & coffee, flat-screen TV, hair‑dryer, safe, and free high-speed Wi‑Fi. The staff were warm, professional, and genuinely helpful—from speedy check-in at the 24‑hour reception to luggage assistance and local recommendations and I felt well looked after throughout my stay. Although the rooms are modest in size, you definitely get more than you pay for. The hotel represents excellent value for London, especially given its location and cleanliness. I recommend requesting a room away from the street or elevator to minimise noise—some guests did note thin walls and occasional traffic sounds at night. If you’re visiting in summer, bring earplugs or request a room with better ventilation, as there’s no AC (though fans are provided).

This property is a short walk from King’s Cross station . It has a 24 hr reception with comfy sofas. The rooms are clean but small and I found the mattress very hard. There is a lift so it is an accessible property. They offer luggage storage . Overall it is an acceptable hotel for a 1-2 night stay in London.

It’s a pretty great choice if you all you really care about is to have a place to sleep. Conveniently close to Kings Cross and St. Pancras and there are some great food places nearby like The Lucas Arms. Lucas at the front desk was great in giving us some options after our flight got delayed a few hours and we were able to extend our check out time an hour and store our luggage until we needed it. All in all definitely a great choice if you have a short stay :)

I had a lovely 2 day stay at this hotel. I saw it had mixed reviews so thought I'd come on to share my experience. The reception staff were great and accommodating to our needs. The beds were very clean and comfortable and the cleaners came to clean in between my stay. There is complimentary tea, coffee, soap and shampoo. Great location too from Kings Cross Saint pancreas. I would definitely come here again.

WORST HOTEL IN LONDON!!!!! THEY NEVER RESPONDED TO MY MESSAGES TO CANCEL MY BOOKING WHEN OTHER HOTELS DID. I FILED A CREDIT CARD DISPUTE THEY WONT BE STEALING MY MONEY I booked this hotel but couldn't travel due to an injury. I had booked this hotel through Hotels.com and I contacted other hotels through the hotels.com iPhone app. Every other hotel canceled my reservation on time EXCEPT Arriva. I'm disappointed by this hotel. I called hotels.com and they told me they had reached out to Arriva and mentioned to them that I was trying to contact them, but I STILL have not received a response through the iPhone app from Arriva. How disgustingly disorganized and careless is this hotel. Wow! I definitely do not recommend this hotel to anyone. What a disgrace and disappointment!

Great location .... great price ... that is what most people look for... room it self is very small and no AC but it was clean. Breakfast area was also small but it was good breakfast. You can make nice sandwich and toast... staff was great and very helpful... Location is great coz it's close to kings cross station ... you can go everywhere from there. It's not fancy but I will stay here again if I travel with large group.

First of all, the photos online don't look anything at all like the room we got. Our room was extremely small and stuffy. Despite being cold outside, the room had no AC or working fan, so the room was always hot. The worst was seeing a mouse running around in our room one night! It was so gross and completely unacceptable. We asked the man at the front desk for help, and his unsurprised reaction implied this was not an isolated case. He came upstairs with a shovel and dustpan but told us he couldn't find it. He told us he would move us if there were another room, but they were completely booked. Since he couldn't move us, we decided we would book another hotel room for our last few days in London. We could hear the mouse running around at night and didn't regret moving. We checked out early, and the guy at the front desk that morning offered to move us to a new room, but since the man the night before had not said that was an option, we explained we had already booked a new hotel room. We emailed the manager to ask for a refund. After we got to our new hotel, the man from the front desk called us to tell us he didn't think we would get a refund because he offered us a new room, and we didn't take it. We wouldn't have booked a new hotel if the man from the night before had told us he could move us the next day! The man on the phone was extremely rude about the whole situation, and it almost sounded like he was giving us a warning when they were the ones who provided the poor service. They have not replied to us since, even to tell us we will not get a refund, and it has been a month. Overall a very frustrating experience. We have learned not to trust online photos or book two-star hotels ever again.

I'm pretty sure the massive stye that low key looks like a tumor that formed on my eye lid was a result of sleeping here. The place is old and dingy. You're given an actual key, instead of a key card for your room...which goes to show how old this place is. The carpet smells like a combination of Goodwill's and a senior citizen home...it was just so goddamn pungent. The pillow was lumpy and the sheets were not clean! I swear there were dried up boogers on the sheets that I had to scrape off. The only saving grace was the bathroom...because it didn't have a weird smell.

3 1/2 stars but 4 because the staff is so friendly, accessible USB ports in the room and free WiFi, and free breakfast when we booked through Expedia. Small rooms and showers, but they do come with a blow dryer and shampoo/conditioner/soap and a fan - it wasn't hot when we visited London but I'd imagine a room without AC in the hot summer would be miserable

A treatment as if this is a 1-star hotel with rooms in the basement and very minimal breakfast options. Very small bathroom with shower door. Room very tiny as well. The only positive was the really kind folks at the reception desk. Would not come back here.

I had a fine experience staying at Arriva on January 29th. Receptions staff answered all of my questions and were always friendly, I had interactions with three different staff members. The room itself was very small, and not in perfect repair, but the shower and bed were both clean and I was comfortable sleeping there. I feel like I got what was advertised and what I expected for the cost. Walls were thin and I could hear neighbors' conversations/snoring/rolling luggage. But the necessities like hot water for a shower and working power outlets were there. Walk to Kings Cross was definitely fast and easy. Luggage room made me nervous, but they have cameras in there that are monitored from the lobby. The receptionist assured me that they don't have issues, and after I left three bags there for 13 hours they were all right where I left them when I came back.

Clean place to lay your head while in London. Don't expect frills; this is budget. The sheets are clean, the beds comfy, and the en-suite works just fine. The only dodgy parts were the lift- no more than two people!- and the "luggage room" with its open window to the alley behind. But if you need a quick room near King's Cross with a good price, Arriva is your spot.
