The check in was smooth. I was upgraded to a private room with balcony overlooking the garden. It is located on a small road running along Ping River (3-4 km from the city moat), but it has no river view. You can take a leisurely walk from city or take rot daeng to Pa Tan. Pa Tan alley is quite narrow and does not have a pedestrian way, so be cautious when you walk. The house sets in a lush, compact garden. I noticed fall leaves on the garden and the walkway, which was probably due to lack of regular maintenance. This hid the potential of its nice garden. The room was clean but not the shower and toilet, which did not seem to be properly cleaned.Overall, the upgrade compensated the few, small inconveniences.

Come here after doing a few long days sight seeing in the old city. This is a superb placing for relaxing and though it is alittle far out from old city we had few problems still going into town. That was partly because the hotel staff were so great. They really couldn't do more! The rooms are rustic and I would say luxurious. We slept superbly well! This hotel is not for everyone as out of the way abit and is a family run hotel. But for us it was our the best part of a 7 week holiday! We relaxed and also used it as a base for sightseeing around chiang mai. If you have your own transport it would be even better! There are great local thai restaurants. There is no pool though at the hotel. But we didn't need one. We will stay here again! Thank you to all the staff if you are reading this!

Homestay style place with natural. The outdoor have garden and pond is beautiful and relaxing. The room is quite worn-out and need maintenance but it is still liveable. Overall it meet the value expectation.

Quiet little family run hotel. I didn't realize how far it was away from the city of Chiang Mai, but the owner was very friendly. He even allowed us to take his scooter into town. It gave you a really good feel of how the locals live, very quiet and peaceful. Stay for a night or two to get a good night's rest, great breakfast and meet a few nice people

I kinda like it in some part of decoration and structure. Cozy Lanna style building, gate, and garden. However, I arrive at late night, nobody at the reception, i picked up the key they left for me. However, the room was large but dirty. Seem like spare room, nobody clean up for a while. Lot of dust.

Extremely dirty, cobwebs, spiderwebs, dust everywhere. Booked 4 nights, stayed 0. Mosquito net provided had plasters stuck to it. Bathroom didn’t have connecting ceilings and walls, 5 inch gap. Please see photos.

It is not really a hotel, it is a old typical type of house. Rooms are big, and clean. A good and big outdoor bathroom with a stone tub. Rooms have a balcony where you can relax. It is outside the busy city, quiet place and perfect to stay for 3-5 days where you can have your own privacy. ||Hotel has cycle where you can ride it for free and go to nearby 7/11 or other sight seeing. ||To go to city, you need to wait a while for a songthaew or tuk tuk as they wont frequently come in that way, but if you request hotel, they will arrange for you for 200 Baht. ||Simple breakfast, toast, egg and sausage, no have other choice. ||Loved our stay at the hotel, will surely stay for longer next time.

Baan Gong Kham is a great getaway from the throngs of tourists that descend on Chiang Mai. Set in a colonial house, it's the perfect balance between old and rustic with eccentric quirks. The beds were comfortable and had good outdoor bathroom. The garden with its fish pond make a relaxing spot to enjoy breakfast and coffee too. Very happy we stumbled across this. Will definitely be booking here again when we return to Chiang Mai
