BaanKhuN Chiangmai Hotel

Located a little way out in the east side of Changmai, tucked off the main road, bordered by fruit plantations giving you the feeling of remote and location of 15 minutes to anywhere. Extremely good value for money when your a traveller that wants to spend time outside of the hotel. Yet silent and relaxed enough to stay in a rest. Friendly and helpful staff always available for your questions and to give advice on where to go.

While I like this kind of Thai grand hotels from the past it’s nowadays frequented by travel groups often from China and this comes with a high level of noise pollution. The walls are to thin to give protection. The often reviewed as good breakfast is a rather disappointing Thai breakfast with lowest quality ingredients such as jam &juice&butter - my fried eggs were with crunchy egg shell at least I hope that was causing the crunch after eating. There are no shops or restaurants in walking distance. It is quite and if you don’t have noisy neighbors a good sleep is possible. Bathroom rather small. Good parking space.

A very nice and pleasant place to stay. Room is big and it comes with balcony. We were greeted by the friendly and polite staff that truly made u feel like home. Their puffy fried omelette is a must-try dish. Their rates is competitive and economical.

Staff at the hotel were great. Couldn't do enough for us. We wanted to visit Pai on scooters and the hotel let us store our bags there for 3 days until we got back. This saved us paying a company to take them and bring them back.||The food was good and the rooms were excellent for the price. ||Offering a free shuttle bus into the centre was invaluable for us.||Would definitely stay here again.

We stayed here for 4 nights in chiang mai when I booked I didnt realise we were so far away from the old city (about 4km) but this did not bother us in the end as on the odd occasions the hotel provided a free shuttle when it was available. Other than that expect to pay 250-400 baht dependant on the driver to get to and from the hotel to town or airport. The hotel did provide us with a car and driver for tiger kingdom but it cost 600 baht but when you consider its a half hour each way and he waited there for us for 2.5 hours its nothing to pay. We booked a superior/ deluxe room for around £80 with breakfast! The room was very big with a balcony and the air con was superb with a very clean bathroom too. If its location was closer to town the room value on this hotel would be significantly higher. We even had a laundry done here and for 27 items it was 400-500 baht. The only minor issue was communication, the staff speak very little english but it was overcome with a translate app. Very Good hotel!!

I gave it a two star because, it’s far from activities of downtown Chiang Mai. The standard rooms are fairly clean, but the sheets had some stains but seemed cleaned. For the price, it is really not so bad if you are on a budget, which I was not! They barely know English, therefore, I would not recommend to Americans that don’t speak Thai. The day woman receptionist is VERY RUDE. Not sure if it is only to Americans. I was very nice despite the rudeness. The evening Man receptionist gets 5 stars, as does the bell boys and restaurant staff. They made an attempt to understand my English and little Thai that I know. I ate once here and the food was good! I never had a desire to try their free breakfast so I can’t comment on it. It seems they are working on the outside of the building to spruce it up! In the day, I bet this hotel was beautiful! It does have a nice stairwell and garden at the entrance. I don’t think they have an elevator, but not sure since I got the cheap standard room. 😉 I wish I could do 1/2 a star. Then I would rate it 2 1/2. To be fair!

We stayed here for three nights and loved it.||||Great, clean, well-kept room and bathroom. Great, authentic, thai breakfast every morning. Sunday mornings had an especially nice fare.||||I would stay here again and again when in Chiang Mai. It's not near the touristy area, but if your tour company is going to pick you up, or you can take taxis or have transportation, this is my #1 choice.||||The front desk staff left something to be desired (were often confused, didn't get our booking correct, were a bit gruff) but the rest of the staff (kitchen, maid, helpers) were all 5-star.

We stayed at Baan KhuN Chiangmai Hotel for 3 nights. A clean, quiet & nice hotel with free Wifi. The rooms are comfortable and with balconies. Very cheap and good laundry done. Superb buffet breakfast. Staff are very helpful and friendly. It was a good stay for our family. Highly recommend!
