Baanlek Home Stay was really a mixed experience. We really loved the owners, Mr Lek and his wife who were very friendly, warm and helpful people. We liked the wooden Thai style house and how conveniently close it was to the old town (only a 9 minute walk from the Chiang Mai gate and the night market). However, the room itself was a bit disappointing: old, badly functioning and inconveniently placed power outlets, an old TV set with a fully damaged screen (not that we needed it but it takes up space and is not nice to look at), an old and loud AC, no glass windows, only wooden latches that open to the gallery in common use. There is also no sound insulation whatsoever between the rooms or from outside but we have to admit that despite staying there around the New Year, the neighbourhood was rather quiet and the outside noises did not disturb our sleep significantly. It is also unfortunate that there are no breakfast options available. Good food is easy to find everywhere in Thailand but especially if you need to leave early, having an option of in-house breakfast would be really nice.
