A comfortable b&b with lovely hosts. Breakfast excellent and our room was clean and fresh. En suite good except needs a power shower. We were on the top floor which was 2 flights of stairs with a large case to manoeuvre and no lift so wise to be aware of this just in case presents an unexpected problem on arrival. The hosts are very helpful and interesting people and we would not hesitate to return. We walked into the centre which was straight forward and took about 20-30 minutes. A safe area and also near some local shops and eateries.

Absolutely gorgeous house. Lovely welcome and great information provided to help us with transport into princes street etc. Lovely clean room and amazing breakfast, cooked to order. Only one small thing, the shower could do with having a bit more pressure, but as our room was on the top floor, it was probably a struggle. <br/>Would defiantly stay again, very comfortable.

Please find attached the pictures of the 2 rooms that we stayed one night. 1.The double room We arrived evening to the place and they gave us the keys. Just coming in the first room I felt very cold, the window didn't close properly, had a gap all around the window and you could hear the noise from the street. Then I went to the bathroom( a box of a meter by over a meter) I tried to use the toilet that wasn't too clean, also no any brush to clean it; also, the fan didn't work. After I wanted to wash my hands and saw that wasn't enough toiletries and any of the towels exclude the bathroom towel wich was very dirty(please see attached the picture). I could do a shower because of all this and turned maximum heater but still was cold. I couldn't sleep and my partner either. 2.The twin room wasn't prepared for us either. Was dirty toilet and no toilet paper. Not enough toiletries either. Left the dirty towels all over the room (please see the attachments). Was very smelly room, disgusting to be there. Coldish room also and I can't be sure is the shirt and duvet were clean!!! My mom and sister left the place with the speed of an aircraft, as it was disgusting. I am terrified by this accommodation and blame the people who gave 3 stars for this accommodation. Wouldn't go there if they would pay me. One star maxim I'd give.

Very poor . The breakfast food is disgusting 😡. I wouldn't feed it to the dogs..the host's are not very welcoming..won't be staying here again..one word horrible.

I would give them zero stars if I could. Communication is terrible and their policies are not clear. Avoid at all costs. They have trouble communicating in English and are not great at replying by email. I made a reservation using the wrong date due to my first time using booking.com and the day and month being reversed. They would not move the reservation date and wanted me to book them again for the correct date and pay for both bookings. They charged me even though we did not and would never be able to stay there only because the booking.com site stated "nonrefundable" when they could have easily cancelled the booking and applied the rate to the replacement booking. It was like they thought I was trying to rip them off because the correct date was a higher rate. I told them I would happily pay the difference but that was unacceptable. The next excuse was that I might cancel the new booking....???? You mean like I was trying to cancel this one? Couldn't they have refused THAT cancellation just like they did this one?

We stayed at the Balmoral Guest House for 2 nights during our stay in Edinburgh and we were very happy with our choice of B&B. Mark, the owner, greeted us when we arrived and showed us up to our room on the 3rd floor. The room was very spacious and clean and had a great view of the gardens in the back of the house. We opted for the non en-suite bathroom-it was right outside our door and it was for our private use-spotless, pretty good size, heated towel rack, and skylight to let in lots of natural light, we didn't mind at all that it wasn't en-suite. Although its not right on top of the town center, its just a few steps to Leith Walk where all the buses run quite frequently and taxis are pretty easy to come by during the day. Mark's full breakfasts were absolutely delicious-eggs, bacon, sausage, beans, tomato, mushrooms-mmm I miss those breakfasts! He also had several different juices, cereals, and fruits. Breakfast is served at a large table in the dining room and you sit with the other guests, while we were there the other couples weren't very chatty and kept to their own conversations, but if you got a good group of people it would be a great setting to mingle with the other guests in the morning. Mark was very nice-soft spoken but very helpful with pointing us in the right direction whenever we asked. They also offer free Wi-Fi which was very useful. If we visit Edinburgh again, we'll definitely stay at the Balmoral Guest House again.
