Ban Kong Rao Guesthouse

We stayed at Ban Kong Rao Guesthouse in Chiang Mai for about 14 days. The location is good and quiet, and the internet connection was stable. However, the nice view rooms were mostly taken by monthly guests and we just got the inner corner rooms those are poor ventilation and lighting, and on the first night we found dust and one cockroach, which was disappointing. Since we booked and paid in advance through Booking.com, we couldn’t get a refund, so we decided to stay until the end. For the same price, you can easily find a comfortable 3-star hotel in Chiang Mai. Overall, the place has a calm local vibe, but it’s not worth the rate we paid.

Came for a long stay of 46 nights. Today is my 13th night and I have nothing to complain about. The staff is lovely, friendly and helpful. Lanna and Jin are amazing. My room has everything I need. Good air conditioning, good WiFi, tv, big bathroom, large and firm bed and a lovely balcony, Very good and honest price for what you get, especially in this location. The neighbourhood is lively, with plenty of shops, facilities of all sorts and different types of Thai food 50 steps from the guesthouse. I strongly recommend it!

Bang Kong Rao, is a wonderful hotel in my favourite part of town, Santiham. I first came here 15years ago and loved the chilled out Thai vibe. It’s just around the corner from some amazing Thai restaurant (shout out to AT Thai). I’ve stayed at many hotels over the years but you can’t beat the price, quality and location of BKR! Since I last came most of the staff have changed but without disappointment; Lana and Jin are the absolutely AWESOME front of house, so helpful, kind and full of smiles. Ying and Pang are the AMAZING housekeepers - Ying makes me smile always and Pang is reserved but super cool. I’m going to miss them all - a lot ! Oh - ground floor balconies are huge and great for chilling on especially for couples or if you have kids. BKR gives you the freedom to make your time here super special.

I’m just finished a 1 month stay and Lanna and the entire staff were excellent, very accommodating and helpful. The location in Santitham area of Chiang Mai is great. Lots of nice food and coffee shops. It’s pretty quiet which I liked. The room was great. I had an issue with the shower head and it got taken care of and fixed the same day… again, great staff! I would recommend and would definitely stay there again.

Stayed over 1 week in the hotel, room is comfortable and spacious, love the big wardrobe which has plenty of space to keep my luggage open. With rented motorcycle, can easily access Nimman and old city with close proximity. There are also 7-11 and many cheap food options available by walking distance. Wifi speed is good as well. Definitely a value for money.

It’s in a great location and with a little help from the grab driver it was easy to find. I was able to check in early as well which was amazing. The staff and receptionist are very welcoming
