Ban Kong Rao Guesthouse

Very nice atmosphere in the common areas , helpful staff , clean rooms situated within one of my favorite areas in cm with all kinds of interesting and useful shoos and services. ||The electro sockets are worn out and it’s rather difficult to get your devices some power out of it. My room had way to much mosquitos in it even I was careful to keep them out in the first place. WiFi is patchy.

Room was clean with cleaning services offered every week for free during my one month stay here. The roof top has been fixed when I was here so whoever is staying here can treat themselves to a great view. The location here is superb, allowing guests the exposure to a slower and more local view of life in Chiang Mai. There are multiple eateries in the area offering a wide range of local Thai dishes to western and Chinese food. Walking to Maya and Chang Phueak market is comfortable too on a breezy day. Gin and co. were very nice and the offer rental bikes as well as tour bookings which I managed to book smoothly to visit Chiang Rai. They were also prompt in helping me fix the balcony door when I first arrived; electricity bills are reasonable as long as you switch them off when not in use. CCTV in the corridor provides an assurance for us too. The only downside would be the lack of a lift for those who has physical disabilities (but you can request for a room on the ground floor) and prepare yourself repellent/bug spray in case.

What a lovely place to land in Chiang Mai. Jin is a fabulous host, he looked after us when we arrived hot and exhausted from the airport. I felt so at home, there are good coffee shops and bakeries nearby, easy walk to old town by a night market with such delicious street food. And yet the area is not full of tourists. The guesthouse was super clean, the staff were friendly and the garden is sweet. Thanks Jin for your excellent hospitality.

Really lovely place. We would definitely stay here again. In walking distance to old town, it took us maybe 15/20 mins and we were not in a rush as everything in the area is more catered for the Thai and it’s great wondering around. Bubble tea everywhere, small delicious food vendors and it’s got stuff all traffic. Scooter rental is available from here but also there are others near by. The room was a good size, fridge, tv and the usual basics. The bed was great for me but too firm for my partner. It was pretty hard. The only thing was the shower stayed luke warm, closer to cold than anything. We only stayed two nights so it didn’t bother us much but any longer and I would’ve said something. There is a very helpful lady at the front desk.

The insulation of the rooms is very poor, and therefore the air conditionning cools the room very poorly. At the end of my stay, I had a very bad surprised when I was asked to pay more than 2500 bath for electricity. At this moment I understood why the locations are so cheap, electricity is not included so be careful.

A lovely place walking distance from the old city. jin our host sorted out a upgraded room when our first room Aircon failed .. no fuss or bother.. would recommend. Local area has plenty of shops, cafe and restaurants.

I have no complaints about the room. Very nice. Because I had some exhausting traveling behind me, I choose this particular accommodation because the pictures are showing a nice roof terrace with some comfortable beds. Perfect for relaxing. So it was dissapointing it was not open. If I knew that, I would've chosen something more closer to the center to be honest.

The location is closed to 7/11 ( walking distance) ! Tha Phae Gate Night Market is about 1.7km ( can still walk there ) To sum up, to me it was a great place to stay for your visit Chiang Mai !
