B&B Relais 12bis

Phillipe was very kind and answered all our questions from the time we booked and arrived at the B&B. We were welcomed by Dimitri who took our luggage and welcomed us in the common area which offered coffee, water, sodas, cookies and baked goods 24/7. He had our room ready in 20 mins. We didn’t have to wait till 3 pm. He helped with downloading the e-sim for Paris. We were also welcomed by Phillipe and his wife Sabine. We met Oliver, the younger son of Phillipe who was just as helpful and kind as his father and Dimitri (a family friend). We loved our stay and will highly recommend to all our friends and family.|The location can’t be beat. 5 minutes walk to Eiffel Tower, metro and train.|Our room was spacious with separate bathroom and closet. It was very clean and quiet. |We loved our breakfast they provided each morning and prepared eggs to one’s liking. We had fresh delicious croissants and baguettes each morning along with assortment of meats and cheese.|There was nothing that we didn’t like, thanks to our superb hosts for making us welcome there.

This B and B in Paris is located super close to the Eiffel Tower! Really about a 6 minute walk! This is an extremely special place that feels like home! My family and I stayed in the family suite, which is like having two hotels in one. Leo welcomed us with open arms! Dimitri took over for Leo and served us a special breakfast everyday! Fresh squeezed orange juice, Brie cheese, croissants, baguettes, fresh meat and fresh eggs every morning! As well as delicious coffee and tea! The room was cleaned daily! It is like staying at your home away from home! Beautiful place and exceptional customer service! Also, Leo’s father came to visit with us and make sure we were comfortable! For tourists traveling, this is the best place to stay! It is also located in one of the safest parts of Paris! Thank you for making our stay magnificent!!! Leo and Dimitri, you guys are the best!!!

An Unforgettable Stay at B&B Relais 12bis – Truly Felt Like Home My only regret is not taking more photos to capture how truly amazing this place is! From the moment we arrived, everything exceeded our expectations. Our host, Leo, welcomed us so warmly and made us feel right at home. Every morning, he prepared a delicious, fresh French breakfast that was such a special start to our day. He also gave us excellent local restaurant recommendations that made our Paris trip even more memorable. Leo’s friend Demetri and his girlfriend were equally kind and friendly, and on our last day, Leo’s father stopped by to chat with us — such a sweet and genuine gesture that left a lasting impression. One of the most touching parts of our stay was that Leo was the first person to congratulate my fiancé and me on our engagement. It meant so much to us and added an extra layer of warmth to the whole experience. The location is perfect — central, safe, and convenient for exploring Paris — and the housekeeping was exceptional. Every detail of our stay was taken care of with love and professionalism. This was not just a place to sleep; it was a home away from home. I can’t wait to return someday!

Great location and welcoming people. Very authentic French style place to stay. Neighborhood is quiet at night yet super easy walk to the tower and shops. Would definitely recommend if you want a no hassle, pleasant stay in this beautiful city!

Fabulous location - an easy walk to the Eiffel Tower & lots of Seine boats. Great breakfast and really comfortable beds. ||There was a wait to get in - apparently some phone troubles - but once in everything was wonderful.||A very small elevator is available & much appreciated for the luggage but it's only up one flight.

I had an amazing 5-day stay at Relais12bis Bed & Breakfast, and I couldn’t be happier! Everything was absolutely lovely – from the beautifully decorated rooms to the warm and welcoming atmosphere. The breakfast was a highlight every morning—so fresh and delicious, with great attention to detail. The staff were incredibly friendly and made me feel right at home. Their hospitality and helpfulness truly made my stay even more special. If you’re looking for a charming and cozy place near the Eiffel Tower, this is the perfect spot. I highly recommend it and would love to stay here again!

For this trip, my mum was coming along and I knew the Eiffel Tower was on her bucket lists of things to see so I wanted to get us some accommodation close by. Location is great, it really is walking distance to the Eiffel Tower.||I feel I am repeating what most other reviewers have already mentioned. Everyone was friendly and attentive, you feel like you’re part of the family (and yes, I mean that in a good way!), breakfast is delicious, and of course comfortable / spacious rooms (really decent sized for Paris).||This is a small BNB which means you really feel like you get to know everyone, couldn’t be further from the experience of a large hotel.||Only issue, I didn’t get to spend more time here! I hope to come back sometime.
