"Quaint yet chic on Newport’s Balboa Peninsula, this retro-meets-modern boutique stay leans into an old-school beach aesthetic with a bright-white exterior trimmed in bubblegum pink and sunny interiors of light wood, pastel tones, and coastal art that feel more vintage beach house than boutique hotel. The 25 rooms and suites are simple in the best way—bright, beach-forward spaces with comfortable beds, big updated bathrooms, and windows that frame the views; some open to small bay-facing balconies, others catch the ocean breeze when cracked just right. Wonderful stay for two nights. What stood out the most was the friendliness of the entire team working at the hotel. Everyone was helpful and a pleasure to interact with from the front desk to the bike borrow assistance to the person at the cafe. We had a delightful stay. The location is great and so close to the beach and many restaurants within walking distance. The rooftop is a great place to unwind. The bikes are new and they even have nice looking helmets to borrow.

Truly an amazing hotel!! I needed a place to stay for one night after a week of customer meetings south of Laguna Beach. I wanted something closer to the hotel as I had a very early flight. After a few searches at the "named" hotels I stumbled across this gem. So glad I did. It was such a great hotel. The staff was wonderful. The room, though not huge, was great! The bed was extremely comfortable and the bathroom was HUGE! The decor of the entire room was spot on. The views were gorgeous of the marina. The rooftop terrace views were AMAZING! Lots of choices for restaurants & shopping within walking distance. If you're looking for a place to stay in the area, chose this one. You won't regret it! And, it's less than 10 minutes from John Wayne airport if you need to fly in/out.

I was not a guest at this hotel, but I feel compelled to share an experience that was very disappointing and frankly heartbreaking. While visiting Newport Beach as tourists, my family and I were walking with my 94-year-old grandmother, who suddenly had an urgent need to use a restroom. We were unfamiliar with the area and could not find a public restroom nearby, so we politely asked if she could briefly use the hotel restroom. A younger staff member was kind and initially agreed. However, an older woman—who appeared to be the owner or manager—intervened and firmly stated that their restroom is for customers only, even after I explained my grandmother’s age and the urgency of the situation. We were instead pointed to a restroom “about five minutes away,” which, due to unfamiliarity with the area, took closer to ten minutes to locate. Unfortunately, my grandmother could not hold it and had an accident before we found the restroom. I understand that businesses have policies, but I also believe basic human compassion—especially toward a 94-year-old senior in distress—should matter. This experience left us feeling that policy was valued over humanity. It also makes me question how a place that could not show consideration in such a situation treats people when kindness does not directly involve money. I hope management reflects on this and considers allowing staff discretion in true emergencies, particularly involving elderly individuals.

I recently had the pleasure to stay at this newly remodeled boutique hotel on the Newport Beach peninsula, and it was an absolute delight! The renovations are stunning — the rooms are modern, beautifully designed, and very comfortable, with great attention to detail. The location couldn’t be better, just steps from the beach / bay and close to all the local restaurants and shops. The view from the roof deck is amazing. What really stood out was the service — every staff member I encountered was warm, friendly, and genuinely eager to make my stay enjoyable. Best stay in Newport Beach – hands down! We just spent the weekend at Bay Shores Peninsula Hotel and it was absolutely perfect from start to finish. The location is unbeatable – literally steps from the Newport Pier, with insanely easy walking distance to both the calm Balboa Bay side and the oceanfront beaches and boardwalk. You can bounce between bay sunrises and ocean sunsets without ever moving your car. Parking in Newport can be a nightmare, but here you truly everything is walkable (or a quick bike ride). Speaking of bikes – the complimentary beach cruisers made everything on the peninsula within reach. The beach wasn't in our plans this weekend, but apparently they can also set you up with full beach gear to make days at the beach effortless and fun. No lugging stuff from home or paying ridiculous rental fees! The hotel itself is freshly renovated and thoughtful upgrades everywhere. Our room was good sized, spotless, and packed with little luxuries (comfy beds, great water pressure, blackout curtains). But the real show-stopper is the rooftop deck – panoramic 360° views of the ocean, bay, and city lights. I spent every morning up there with coffee, getting work done while listening to the surf and watching the sunrise. It’s honestly one of the best “outdoor offices” I’ve ever had. What truly made the stay exceptional, though, was the staff. Everyone – from the front desk to housekeeping to the breakfast crew – was genuinely warm, attentive, and seemed to love what they do. Little touches like making sure we had blankets for our evening nightcap on the roof or making me a pot of coffee at 5am when I was looking for a caffeine jolt. Genuinely engaged and excited about the new hotel and their role in it. Bay Shores isn’t just a place to sleep; it’s the full Newport Beach experience done right. We’re already planning our next stay – it’s going to be our go-to spot every time we’re in the area. If you’re headed to Newport, do yourself a favor and book here. ⭐️⭐️⭐️⭐️⭐️ 10/10 — An Unforgettable Stay! Our stay at the Bay Shores Peninsula Hotel & Coffee Shop in Newport Beach was absolutely incredible. From the moment we arrived, Danny went above and beyond—professional, welcoming, and truly hospitable. His attention to detail made us feel like absolute princesses, and he even surprised us with delicious hot cocoas (not even on the menu!) . Gina was equally warm, always smiling and ready to help with anything we needed. Together, Danny and Gina created an experience that felt like a dream. The rooms were spotless, spacious, beautifully updated, and felt more like modern apartments than hotel rooms. Every detail was fresh, clean, and thoughtfully designed. One of the highlights was the rooftop deck at sunset (4:35 PM!). The panoramic views of Catalina Island glowing under pink skies were unforgettable. Danny and Gina met us with cozy blankets and turned on the fire pit, making it feel like a beach campfire—except it was on the 4th floor! Danny and Gina’s genuine care made us feel like we were visiting family, but with all the beauty and charm of Newport Beach. What’s a beautiful hotel & charming coffee shop, must bring friends to sit on the rooftop deck!! Highly recommend. 5 stars. 10/10. We can’t wait to return & bring more friends & family! 🌅✨ A must for everyone’s bucket list! Thank you to the general manager for hiring the best staff!

Newly remodeled, hotel. We went there on a romantic getaway to celebrate our anniversary. The hotel is so darling. The rooms are are tastefully decorated w modern furniture. The hotel is located right across from the beach. You can hear the ocean from our room. The rooftop has a tv for you to watch movies with a fire pit with wonderful views of the city. The coffee bar downstairs in the lobby sells gourmet coffee and chocolatc chip cookies that are served fresh and made every day. They were sinful. They bikes to rent. Staff was wonderful.

So happy I chose this hotel. Everything from the staff, to the room, bathroom, view, rooftop terrace, room rate, EVERYTHING was truly amazing. You are also close to great restaurants and shops. The marina and views are gorgeous!!! I will definitely stay here again when I return.

I visited their café to get a matcha and bought one drink. When I received it, it was extremely milky and overly sweet, so I asked if they could add another shot of matcha. Instead of adjusting the drink or charging me for another shot of matcha, they charged me for an entirely new matcha. I ended up spending $15 for a single matcha drink, which was really disappointing and makes no sense.

This place is SO cute!! They opened on Nov 1st 2025. The workers in the front and cafe are the SWEETEST we love you Aldo!! We got the pandan latte and a matcha and took it up to the fourth floor to drink which is open to the public! They even offered a towel for us in case the furniture was wet (it wasn't, it was perfect). Definitely recommend coming here the vibes are perfect. Sweet music up top too!!

It was great to spend a night at the newly renovated Bay Shores Peninsula. The weather was perfect and we enjoyed spending relaxing time and enjoying our take out meals on both patios since so many restaurants are within walking distance. Lovely rooms, bikes available to use and employees all friendly and helpful. The best location!!

While I haven't had the opportunity to stay here yet, I cannot wait to. Their reception desk was so helpful, as I was in a pickle for printing something for the Girl Scout House next door, and they kindly helped me out and even offered me a cookie sample. We enjoyed several cups of their great coffee the following morning too. Great, friendly service and a fabulous location!

Super cool dude and made sure he made me a good cup of coffee. The other 2 ladies I met, I didn't catch thier name which I regret, but they were also very nice! You have great staff there.

We had an amazing stay at the Bay Shores this weekend. The staff was very friendly and courteous and the hotel itself was beautiful. Everything was simple yet elegant and the rooms were very comfortable with great attention to detail. We especially enjoyed having coffee from the cafe while we sat up on the roof deck by the fire pit and took in the views of the bay and the beach. Breakfast at the cafe was wonderful!! The food was really good and was prepared exactly to order. We will definately be returning for another relaxing weekend!!

Not going to open soon. The hotel has been totally gutted down to the framing and is fenced off, with scaffolding set up and piles of lumber on the ground. Some of the framing appears to have wood rot. Wondered why, trying to get more info. This used to be one of our favorite getaway spots.

I can't say enough good things about this hotel!! After looking at several other hotels & Airbnb's this was definitely the optimal choice. We weren't sure what to expect but the reviews were glowing so we went for it. It's a short walk to the beach and a plethora of bars & restaurants. This hotel did not disappoint! The staff was friendly, good start, and our emasculate room overlooked the ocean. I loved the old surfer vibes and classic California beach town decor. I also loved there were beach towels provided (we forgot ours) as well as beach chairs, umbrellas, and probably other sand friendly items, I don't remember specifics.... But there's definitely beach towels! There was a small continental breakfast and all-day coffee & cereal. I can't wait to come back here! 10/10

When booking a hotel, I look for a convenient location, parking and breakfast included, no resort fee, air conditioning and free wifi. This hotel offers them all, plus free cookies on arrival! PROS: ~Great location near the beach/shops/restaurants/parks and walkable to Balboa Island. ~Friendly staff willing to go the extra mile to show you things and offer ideas for things to see, places to dine, etc. They even sent us a postcard after our trip! ~Complimentary breakfast consisting of grab and go buffet selections -- fruit, yogurt, cereal, oatmeal, bread items, tea, coffee, milk, juice. Water, tea and coffee and some snacks available 24/7. ~Lovely rooftop available for seating/relaxing/breakfast. ~Fruit in the room and available off the lobby. ~Elevator and stairs available. ~DVD collection available and DVR in room ~Cute 'boutique' style room decor with surfer/beach theme ~Bed was comfy, towels were quality. Complimentary toiletries, cotton balls, shower cap, sewing kit, cotton buds. ~Two complimentary waters in the mini fridge when we arrived ~A/C unit on wall (Slightly noisy -- you wouldn't want to run it at night) ~Complimentary parking or paid meters. (See my notes below). ~Clean, well kept property. ~Hotel and guests were quiet -- only some road noise (See my notes below). ~Bathroom built-in nightlight -- my husband was very impressed! (It's the little things) ~Newspaper available (Although we didn't get one at our door like another couple we met). ~They offer chocolates/turn down service, however not during Covid. We did get some chocolates from the lobby. :) ~Complimentary cookies on arrival/in lobby. ~Beach items available to borrow. (Umbrellas, etc.) CONS: ~Some street traffic noise -- we found we needed our earplugs. Another couple we spoke to on the same side of the hotel weren't bothered at all by traffic noise. ~Parking is *tight* for approximately 12 cars in a small lot, however they do cover meters for street parking which was very much appreciated. It was actually easier to park on the street as you didn't have to maneuver so much. Overall, cozy, welcoming, family atmosphere. We would go back.

Cute little hotel with a rooftop that has amazing views of Newport. You can even rent a DVD to watch. Who has even seen a DVD in 10'years? So fun! Warren and Marcy at the front desk are super friendly and nice. Would highly recommend if you are looking for a fun, local place with a cute rooftop and great service and breakfast and free cookies are even included.

Wow, wow, wow!!! When my partner told me we'd be traveling to Huntington Beach we initially planned on the Hyatt. I had already done research for restaurants around the hotel when my partner said, "wow, this 2-star hotel has great reviews." I didn't really pay much attention to him since my heart was already set on the Hyatt, but then he said, "they even have home made cookies in the lobby". I looove staying in cozy hotels, and hearing about the home made cookies gave me the push to look at the photos. The rooms looked cozy, and the patio had a gorgeous view. We decided to give it a shot, and booked a room. First, we arrived 5-6 hours before check-in and the room was ready for us. Good start to any trip. We were given lots of resources and guided on things we could do. We rented a car and always found space in the parking. We would spend our days walking or biking on the beach, and at night we'd come back to the hotel and rent a movie to watch. They have a adorable DVD collection they let you rent. It was a fantastic trip, probably one of the best we've been on. It was so nice to eat good food, walk the beach, and then come back to our hotel (grab a cookie), and watch their LOTR DVDs. It was exactly what we anticipated this trip to be. Can't thank the staff and cleaning crew enough! Everything was fantastic.

What a great place to stay- close to so much. A block from the sand. Amazing. We stayed here for our cousins wedding which was next door at marina park. Best decision ever! Cute little hotel. Yummy fresh baked cookies every afternoon. Friendly staff. They do have a small continental breakfast- but we did not have anything from there. They offer for free a variety of beach toys and towels. Small parking lot for $20 a day, but we were able to find parking (for free if parking on same side as hotel) the front desk receptionist actually moved her car so we could have her spot! Nice relaxing rooftop deck to enjoy! If staying in Newport again. Would absolutely stay here again.

Welcome to your Parking Nightmare! When you check in to Bay Shores Inn the staff will inform you that they have 15 parking spaces for 30+ rooms. Hurry! It's "first come first served". Staff will take two of those spaces. You'll be stuck because you didn't cancel 24hrs before check in. Oops! You will actually sign a document agreeing that they only have 15 parking spaces. The staff will recommend that you pay for Ubers and don't move your car if you actually get a parking space. You will then realize that public parking in Newport Beach is a complete nightmare on the weekends. Good luck!

We had a terrific stay! Alan was very helpful and got us checked in and made sure we had everything we needed. The hotel is cozy and clean. It is close to the beach and restaurants. They also offer beach towels, toys and boogie boards for guests to use. This was our second time staying there and we plan to return again. Yes, they do offer fresh baked cookies every afternoon. The bed was very comfortable and the room was quiet.

I unfortunately had a fairly terrible experience here. I was in town for three days of work, which I explained when both booking the trip and also to the desk guy when I checked in. So I was disappointed to find that their internet was down when I arrived on Tuesday evening. But I wasn't too worried about it, assuming the hotel would get the issue fixed overnight or in the morning. But by 11am the next day, the WIFI still wasn't working and they were only then calling Cox Cable for assistance. Surely they must realize that a lot of their visitors need to conduct business during their stay? On top of that, they gave me a room that shared a wall directly with the kitchen, which was being remodeled at the time. I was getting loud drilling and hammering directly onto the wall of my room. Why on earth would they book such a room? Although I am seeing that trend lately -- if you book on booking.com or HotWire, the hotel feels free to give you the absolute worst and crappy room they have to offer. Terrible policy. Hotels shouldn't bother offering rooms on those websites if their only aim is to unload awful rooms that nobody else wants. The entire situation was so bad that I had to depart after only one night, which was a massive inconvenience and interfered with my business trip. Did the hotel offer any discount at all on the one terrible night I stayed there? Nope. Not at all. Not even an apology. I will give the hotel two stars because it is an excellent location, and at least they didn't fight me on crediting back that 2nd and 3rd nights for the booking I had already paid for. But I certainly won't be back.

We stayed here for our annual Girls Weekend Out. We had a great 1st impression and were pleasantly surprised from the time we checked in. Warren was at the front desk and checked us in. He was very helpful funny and friendly and made us feel at home. We 1st noticed the bowl of candy and the fresh baked cookies! The hotel is in the perfect location. 1 block from the beach. It has more of a quaint Bed and Breakfast kind of ferl because of the homey feel. They serve Continental breakfast with good healthy choices to get your through the morning. Great selection of several hot teas and coffee. Every thing was clean. A variety of individually wrapped breads for toast, and individually wrapped hard boiled eggs. Fresh fruit, a good variety of cold cereal, juice and even soy milk for your coffee or cereal. In the afternoon they serve fresh baked cookies and had individual bags of tortilla chips and salsa! They have an awesome rooftop area to hang out and watch the sunset. We ordered take out dinner and watched the Sunset as our last night there. It was a perfect ending. They also have beach toys, boogie boards, beach chairs and towels. No need to pack that stuff from home. The rooms are nicely sized. We had a large room with 2 queen beds. Lots of storage space, a refrigerator, coffee with coffee maker and a table and chairs. When we arrived there was a Thank You card from Warren on the bed( the management) to say thank you for staying with them. It's the little things that make you want to go back. We had an awesome Girls Weekend. We will definitely return and I highly recommend this place. They even have a vintage phone in the lobby that works if you need to call another room! Thank you for a wonderful stay

Great Stay! Great price! The rooms were wonderful! The rooms had a beach like feel yet fresh and clean upgrades. The Beds are super comfortable... literally the best sleep I have had in a year! The mini fridge in the room was super convenient clean and modern! Great Location to the beach and the good restaurants such as Dory Deli and Saigon Beach! Breakfast was phenomenal and included! Available daily were bagels, egg, soy milk, and dairy free cereals. Rental beach products such as chairs, boogie boards and sand toys are available for complimentary rental. The hotel also has an extensive movie and board game collection. It was really nice to grab a game and sit in the rooftop patio overlooking the ocean. Donna at the front desk was incredibly helpful and sweet every step of the way thank you for the amazing service!

Staff is great. I would stay here again just because of how friendly the staff was. Older hotel with character, but comfy and super close to the beach. Just wish there was a pool. Also, you have to find free street parking otherwise they charge to park in their small lot. Free breakfast is a plus! Also they have tons of beach toys and towels! We also got an email to upgrade the week before we got there to the bay suite which is a two bedroom, two bathroom apartment pretty much with a full kitchen, dining room, living room and private balcony. Definitely get this suite if you're a family!

This hotel is so awesome!!! It is small but very charming and the hospitality is the best I've received at a hotel in a very long time. (Shout out to Dawn and Warren!!) My room had an ocean view and was super clean and comfortable. You are steps from the bay and the beach and walking distance to all sorts of restaurants and the pier. I would highly recommend Bay Shores!!

This was our second time staying here and we had an amazing time once again! Warren was so helpful and informative, I believe Alan is the new guy from New York, he's a great new addition to the staff are very friendly, and Bridget was as sweet as can be, she even gave us the lowdown on all the restaurants so we could help narrow down where to eat lol. We absolutely love that they offer beach equipment. The umbrella, boogie board and beach chairs definitely came in handy since we didn't have any to bring. And the other big winner for us is that they offer great breakfast options, most places don't offer anything at all or a very small continental, but here they have a lot more options to choose from (Love those sausage egg biscuits) and I love that it's open all morning. This is definitely my go to hotel spot every summer and we can't wait to come back next year.

We stayed 2 nights for our anniversary stay-cation, and it was a great experience. Warren was very friendly and helpful with our check-in, and the place had so much charm! The place almost felt more like a bed and breakfast than a hotel. The nightly rate was very affordable, especially considering the 'extras' they provide compared to an AirBnB. There were bits of nostalgia everywhere - DVDs available to check out and watch in your room, books and board games to borrow, branded stationery and postcards for your use in the room - each a sweet touch, but the best bit of vintage was the elevator. The cage elevator was very unique element that spoke to the establishment's longevity. The doors are not automatic, so learn from us and don't spend too much time waiting for them to open so you can get out, haha! They offer a continental breakfast each morning (whole fruit, cereals, yogurt, a variety of breads and spreads, coffee, tea) and fresh baked chocolate chip cookies every afternoon (the lobby smells amazing around 2-3 pm!) You can check out beach towels, beach chairs, beach umbrellas, and boogie boards for no extra charge. Our room was a bit small, but just enough for two people for a short stay. There was a welcome card on the bed when we arrived (hand-signed) which was just another sweet extra touch. There was a mini fridge in the room that was free for personal use, which was great to keep our water and sodas cold. They also provided many toiletries that are often missing at hotels - makeup removal wipes, cotton balls, cotton swabs. There was a coffeemaker in the room with Wolfgang Puck coffee pods, so the traditionally terrible hotel room coffee was actually pretty decent! There is also a roof-top lounge area with plenty of tables and chairs, so you can bring up your coffee and breakfast to watch the sunrise, or mix up a cocktail in your room and have happy hour on the roof waiting for the sunset. It was a sweet little space to take in some views of the beach and nearby shipyard/harbor. We enjoyed the walkability of the location. It's only about a block or so from the beach, and a couple of blocks away from the main boardwalk with restaurants and shops. There is a small parking lot for hotel guests (helpful with the high-demand for beach parking in close proximity to the actual beach), and they charge $20 a night for parking. They can't guarantee or reserve a spot in the lot, but we didn't have any trouble. Overall, it was a great choice to stay at the Bay Shores and I would definitely recommend it.

One of the nicest little cozy places that my wife and I have been to. The staff was so friendly and accommodating. Our stay felt like we were at a bed and breakfast. The hotel is just across the street from the beach and they supply all patrons with beach chairs, umbrellas, towels and even toys for the kids. Although the room was small, it was very comfortable and clean. The free breakfast was not expansive but had everything you might want for a continental style breakfast. One of my favorites freebies were the fresh baked cookies in the afternoon. We are looking forward to a future visit.

WOWZA! I arrived to the fragrance of cookies being made. Donna, at the front desk, made check-in incredibly easy. She gave me a tour, and told me where to find deals on the touristy stuff in town. The landscaping and rooftop deck are spectacular. There are views of the beach along the Pacific Ocean and Newport Bay. I watched the sunset behind the PCH. BREATHTAKING! I just went down to breakfast, and it far exceeds the free "continental" fare at any national chain. I couldn't wait till the end of my stay to write my review. I'll try to remember to update this post when I get home. That said, I highly recommend BSPH. From free parking in their lot, within one block of both the Pacific and Bay, to the amazing staff and amenities, you won't regret booking a room here. ESPECIALLY when you consider the price, relatively speaking.

Very clean. Comfortable bed. Everything you expect from a hotel plus fresh baked cookies. Off street parking. Awesome views from the 4th floor roof. A great place to bring your take out dinner and eat in a nice outdoor spot. We arrived late and really just wanted our room key so we could eat our take out dinner. I told him we were not going to be in the area, just needed a bed to rest our weary heads. Despite telling Warren we were leaving at 630 a.m. the next morning, he insisted on giving us his entire guest talk, complete with directions and detailed information on places we will never see. It went on and on. Plus it's a small indoor space and tough to keep 6 ft distance during all of the talking. Then when he finally let us go he gave us keys to another guests room. So we had to go back and get the correct keys for the correct room. Check in took WAY too long. If you want a quick check in, stay elsewhere, if you want the full Monty of local details this place is for you!! Warren is great in that regard and obviously loves where he lives/works. I'd stay here again.

Donna check me in with the warmest welcome ever! She was super attentive, made great recommendations for places to go, and was super accommodating with parking (which I know can be a difficulty on the Peninsula). Fruit and breakfast, water bottles and fresh fruit in the room, baked cookies, 24 hour coffee, and everybody is the nicest person in the world. Can't wait to stay at the Bay Shores Peninsula Hotel again! Complete no brainer.

Awesome place to stay, they thought of everything you might need in the room. Staff making the room immaculate, we did tip both nights, they deserved it...we just wanted to show our appreciation... Warren was exceptional with advice on where to eat, most within walking distance. We did not want deal with parking , driving for dinner, for it is extremely limited. We plan to visit again in June. A true Jem... Highly recommended, also met some wonderful patrons. They do have an elevator if need be, many other places like this do not, breakfast also included. Almost don't want to share this jem, and keep it a secret. Lol. You'll love your stay & want to come back often, we will be...enjoy!

Fred P in regards to your comment your front desk person WAS NOT wearing a mask when I got in and during my discussion with him, I am not sure how you missed that on your video and I do have a witness and I am not making anything up, what a shame! When my partner came in after several minutes and I asked her to make sure her mask covered her nose, your front desk person got up , went to the closet and took a mask and put it on his face. Please do not make things up, he did because he noticed I became uncomfortable. Moreover, I understand the parking situation, but that doesn't give a person the right to be rude, especially when it comes to hospitality, even more important when you see a customer that is NOT familiar with the area a bit frustrated over the situation, he was rude and not sure if you also saw that in your video. My recommendation is to make a deal with a parking lot/spot near by to offer proper parking to customers even if the customer needs to pay for it. As I see you are a proud person that cannot even apologize for the incident and could care less for hospitality, so then perhaps that now make sense why the front person was unprofessional. In any case, as I mentioned, glad we didn't stay and glad you have over 1,000 happy customers, keep going that way! ----------------------------- This was the worse hotel experience I've had thus far in my life! Not to be dramatic, but honestly this hotel would benefit by hiring professionals in the hospitality industry! I cannot tell you how the room was or the stay because the front desk person was as so rude that we cancelled our stay! First, we got the hotel for my bday celebration, the idea was to spend the day at the beach, relax. We had lunch/dinner reservations and were looking fwd this day, the key of getting the hotel was bc they offered free parking and we knew that parking around the area can be hard or almost impossible to find. We got to the hotel 2 hrs before check-in and their parking lot was full. I asked the front person if they had any other parking and she said "no you must hunt for it but I will pay"... so we went "hunt" for parking. After almost 2 hrs of driving and by then missing our lunch reservations, we went to have lunch somewhere else and hope parking would open. Got back to the hotel at 4ish pm and once again no parking, so during our check-in I asked the new front desk person, young guy (not wearing a mask), if we could just stack the car and leave our keys in case someone needed to leave or if he could recommend a parking or call around and he said "no... too bad for you, you should have come earlier" ... I explained I came earlier and also one of the reasons to get the room was for the parking (free parking as advertised) and he said "well it is Saturday at the beach what do you expect? If you don't want the room there are plenty of people that would love to have it".... That was so rude! I mean seriously! I told him that if the hotel is going to be full for the future to make a deal with a parking close by to offer the proper parking to customers! $270 a night is not worth for a rundown place that treats customers that way... in a way I'm glad he cancelled our reservation and hotels.com was super nice to return my money. Thank you for the wonderful bday celebration! And now I know better to never even make a hotel reservation in that area. Soooo unprofessional and rude!

If I could give 3.5 stars, I would. Pros: clean, friendly staff and close to areas of interest. Cons: The pictures overstate the charm. This is a essentially a motel, with outdoor rooms overlooking the parking lot and a glimpse of the bay on the opposite side, if you twist your head. The rooms are adequate and clean, with the old a/c units which are impossible to regulate properly. The area has restaurants within a couple blocks and I felt fine walking it during the day. At night, it becomes much sketchier if you're walking alone on the very poorly lit streets. If you simply need a place to stay for the night, it is perfectly acceptable. The staff couldn't be nicer or more helpful, but if more than a night, I'd spring for something nicer in the area.

My cousin booked a room at the Bay Shores for two nights in anticipation of her wedding at nearby Marina Park. As a bridesmaid, we got ready in the Mischief room (100) and it was more of a suite than a tiny bedroom. The room has a separate bedroom, a full bathroom and a powder room. There's a couch and full size bed in the main living room area. There is a refrigerator and microwave as well for your use. The room was on the first floor with no view but there was a nice patio area with tables and chairs right outside. The room was clean and comfortable. The toiletries were nice. It's by no means an updated establishment but rather a vintage bed and breakfast type of place. This is the place you would stay at if you weren't looking for frills, just hospitality and location. They have fresh baked cookies in the afternoon and a rooftop deck with an amazing view. The parking lot is small but there is plenty of metered parking along the street. The staff will even feed the meters for you but currently there are no meters due to construction (so it's free until finished). The room was pretty nice and she was happy with the proximity to the wedding venue. The suites book up well in advance so you'll have to call months ahead of time for availability or possible last minute cancellations.

So it was my first time staying here. Warren was just freakn awesome. The room was a good size for 2 beds. The bathroom had more than enough towels. It came with soap, shampoo, conditioner, cotton balls, quit tips. I paid 291. Warren told me we can use the boogie boards that were located by the exit for free and also towels. That was cool. Breakfast was ok. They provided breakfast sandwiches milk juice cereal bagels toast coffee muffins. We were able to rent DVDs for free. They have a wide selection.

I loved this place. First, Warren and Donna at the front desk were welcoming, kind and helpful. Walking in and smelling fresh baked cookies certainly didn't hurt either :) This cute little hotel was literally about a 2 minute walk from the beach, just a few minutes more to many retaurants, shops, bars. The hotel has a great rooftop patio. Breakfast and coffee in the morning, free parking and wifi. Lots of fun beach toys and towels to use. I will always stay here when I return to Newport Beach.

We completely fell in love with this little hotel! So charming and right across the street from the beach. I'd trade any chain hotel for this one any day! My kids loved the freshly baked cookies and movies to rent. Given we stayed here during a pandemic I was surprised at what a great grab and go breakfast they had and awesome coffee, tea and hot chocolate all day. I think the staff really made our stay even more enjoyable. Everyone that helped us were so nice to us. My favorite was the sun deck with the amazing view. We can't wait to stay here again!!

Just loved our one night here. Wish we could have stayed longer! Our room was not large, but beautifully appointed and so comfortable. The people are lovely here. Warden was so nice and told us everything we needed to know. Just a charming place!
