By far the worst breakfast I encountered at a hotel. (Update, I genuinely feel nauseous and sick after the meal and terribly bloated) The eggs were so dry and the cereal had no flavor. On top of that the ice machine in my building did not work. The room was clean at appears to not have bedbugs. We did not see cockroaches in our stay. The bathroom had two hand and face soaps and two conditioning shampoos, no conditioner. Nothing really impressive about this hotel. Also, the doors outside seem like a huge security issue. (Pictures of the room are not from when we first walked in)

Some rooms were better than others. The lobby white doors were dirty. I asked for a receipt or invoiced when I checked in and was told I will get it upon check out only. I had unauthorized a $100 charge on my debit card in which US bank locked my card . I was happy the bank notified me but it took almost 2 hours on the phone with Wyndham before it was taken off.

Don’t stay here. We thought this would be a clean, comfortable hotel based on photos. When we arrived, we found a dirty, outdated entry area with unprofessional staff. We got into our room and it was appalling. Stains on the bedsheets, sticky bathroom floor, broken glass between the window panes, no hot water, missing outlet covers, missing panel on the microwave. We called Booking to request refund or relocation. The staff offered another room but we weren’t interested, so they said they would authorize the refund. We confirmed that with them before we left the key with them (after the guy at the desk spoke rudely to my husband). We found a new hotel and spent the next several days on the phone with Booking because Baymont STILL hadn’t authorized the refund. Now Booking is opening an investigation because the property has refused to refund us. Do NOT stay here if you can help it.

Toilet didn’t flush consistently. No hot water in the shower in the morning. Ring around tub. Sink in the bathroom didn’t have a stopper. Carpet so dirty it got ours feet dirty after a shower. No ice dispenser that we could find. Floors in the bathroom had things on the floor. Stains in the ceiling. |Breakfast was decent.

Okay. So, first things first. Every single time we needed something from the front desk, we had to stand there and shout "Hello?!?" and then eventually someone got off their phone and helped us. Secondly, when we got into the room initially, we went into the bathroom. The toilet had a giant glob of hair on it, obviously not cleaned and the floor was sticky with little bits of things stuck to it. There was a receipt from 7 days ago on the chair in the room, and there was a sticky burr clover on the hand towel. The TV didn't work right. My husband turned down the temp in the room. In the middle of the night, we both woke up thinking the air conditioner was going to explode. We turned on the fan setting and it fixed it, but then when we woke up the fan had turned off and the room was set to 76. THEN!!! We went to leave in the morning. We left about 30 minutes before check out. We open the door? House Keeping was in the room directly across from us STARING at our door! He was just waiting for us to leave. VERY creepy. I wouldn't stay at this hotel again if you paid me.

• Door would only shut if you slammed it. Otherwise it would not latch and could just push the door open. ||• Ubolt for security lock was broke off. Thankfully the lock on the door actually worked. Not the greatest feeling when you have a hard time getting door to shut completely||• what was once a light or something in the ceiling is now just wires (at least I think they were capped) ||•the smoke alarm or carbon monoxide detector was not attached to the ceiling, you could see the wires connected||• something used to be in the bathroom and was just a little black wire about an inch sticking out||•sheets had some small black stains||•the kick plate on the lobby’s entrance door was bent up and corner could cut someone if you weren’t paying attention||• Didn’t care for having to put down a $150 deposit when the hotel was that run down.||•family member also got a room and had similar issues with door not locking||•half of the lights in her room did not work||•around the shower she thought it wasn’t cleaned very well||||On a good note: the room looked clean and the bed was comfy. Just not what I would expect from a chain hotel and the price. If it wasn’t for an unexpected medical emergency and being tired, I would’ve shopped around.

Horrible Experience – Would Never Stay Again I booked a room at the Baymont by Wyndham through Booking.com and specifically selected the “pay at property” option because we were still deciding between hotels. Despite that, Wyndham went ahead and charged my card without authorization, taking money directly from my account. That was the first red flag. When we arrived at the hotel, the front desk staff was extremely rude. I was given only one room key, and when I asked for another, I was met with attitude. Initially, the room looked okay, but once we settled in, we noticed serious maintenance issues. The toilet didn’t flush properly and ran all night, and the bathtub wouldn’t drain, which made it hard to bathe properly. My children went downstairs to request extra washcloths, and not only were they told no, but the staff threatened to call the police on them for asking. When I went down myself to follow up, I was also denied towels with no explanation. I also asked to exchange a dollar for four quarters to use the laundry machine, and the staff simply said no and walked away without helping. The customer service was absolutely terrible — rude and dismissive from the beginning to the end of our stay. The breakfast was equally disappointing. They were literally microwaving eggs, and the overall quality of the food was disgusting. The exterior door to the hotel didn’t lock, which made us feel very unsafe, especially since we were traveling with kids. To top it off, when I tried to dispute the unauthorized charge and request a refund, I was told I’d only get half of my money back — even though I never gave permission for them to take it in the first place. We were in town for my son’s basketball tournament, and what should have been a fun weekend turned into a stressful, uncomfortable, and unsafe experience. We will absolutely never stay at a Baymont by Wyndham again, and I strongly recommend avoiding this location. I would appreciate it if someone could provide corporate contact information so I can file a formal complaint. This kind of treatment is unacceptable.

Staff seemed to be annoyed at any guests presence. Halls and "dining" are was well kept and relatively clean. Our room was clean, but it was clear they used the "flip the blankets and sheets for one more use" trick. Fitted sheet was inside out. Bathroom was the worst part. Our bathtub ran constantly, couldn't be shut off. The hot tap was stuck on, making it flow a little all the time. Not drip, but a stream, always. This caused the bathroom and eventually the hotel room to be super humid and steamy. There were hardwater stains in the tub and built up on the knobs. Windows are single pane so every bird chirp, loud motorcycle, or crying child can be heard straight through. Overall an awful experience. The pool in the photos is broken and out of service (idefinitely!). If you want to swim please call the location first, but it looks like the pool will be unavailable forever.

Pool is disgusting. On site laundry takes quarters but the front desk can't give you change. Trash all over the property, mini alcohol bottles, dog waste and cigarette butts by all entrances. You get what you pay for.

While traveling from New York I book a reservation for the day on 07/15/2023 ...Well!! when we got to the hotel the electricity was off cause of a power outage( I WASN'T GOING TO SPEND A DAY AND NIGHT WITHOUT POWER) so I canceled the reservation and "they" still charged my credit card!! We didn't even stay there. What a GYP!!!!

Don't be fooled by the Wyndham name attached... If I could give it a zero stars I would. Worst hotel experience ever. Room was dirty. Thankfully I was only staying one night, or I would have left. I opted to wait on a shower until I drove 4 hours to home because there was mold in the bathroom. Staff was not friendly. Staff walked into our room in the middle of the night... still don't know why. Charged my credit card twice and gave me complete runaround about refunding me; told me that I had made two reservations. Would only recommend to someone as an act of revenge.

This is a terribly managed hotel. My first night, the fire alarm started obnoxiously blaring at 11:30 PM, so I went outside and waited as two fire trucks pulled up just to turn the alarms off. The second night, as I was sleeping, somebody from the hotel came into my room - whoever allows things like that to happen at their hotel is a flat out bad manager. The whole place smelled like paint and contractors are working in half of the rooms. My room itself was fairly run down. I will never stay here again, especially knowing that other hotels at the same price here in KCK are exponentially better.

We just stayed the night here and that is what I would recommend. The room was clean but you can feel that they just added some items in the room when they became Baymont to try to make the room feel updated. Just keep in mind that this is NOT a typical Baymont Inn. If I had known this I would have looked elsewhere for the amount of money it cost. It is also not on the most desirable part of town. We were tired from traveling so it was fine for the night. The beds were lumpy, but again we had been traveling and were super tired. They do allow pets for an additional fee. The free breakfast is just for someone who is not fussy or picky. Check in was a bit chaotic and long since this hotel has men from the railway stay here and they had just arrived. Only one lady was at the desk. The front door area needed to be salted more and scraped since there was a lot of ice. The gym is basic but everything worked.

Disgusting motel feel. Don't stay here unless you plan to bring your own linen and clean the entire room. The bathroom lights did not work and there was hair on the pillows. I will stop there with the details but there was plenty more to complain about. If you can afford it, just pay for a real hotel. This place killed our anniversary weekend. Lesson learned.

This very efficient sandwich shop operation does a great job in all aspects of preparation and service. The owners may have been inspired by the wonderful movie Chef, transferring the art of food into a great clean space hovering right above the Plaza on a tiny side street. This is a great place gets my highest recommendation.

Well They screwed up our reservations, did comp us a room to make up for it. The shower was a trickle that changed from hot to cold to very hot, but it did wake me up. The breakfast was typical. Could not find salt or pepper for the eggs. The coffee is too weak. The keys work in the locks sometimes. So all in all............... And they overcharged us for our room.!!

This place used to be the Best Western Inn. Good location, about 5-10 minutes from American Royal & good food selections nearby. Hotel was OK - beds were kind of lumpy, AC could not turn off/turn down (only option was to ask hotel staff to unplug), no shampoo. We came for the American Royal & friend stayed they had stayed their in the past and that the hotel had been overbooked. Fortunatly, that wasn't the case for us this time but I did see another couple angrily wandering the halls. Trash was left out in halls, no elevator, when fire alarm started beeping the staff just licked the battery and said "that should have another few hours left." They do offer breakfast.

A huge shout out and appreciation to Danielle and the gang at the Baymont. We are storm refugees and they have been amazing to work with as we have had to juggle uncertainties related to power failures and unknown repair windows. They took us in for a very reasonable price let us bring our little dog for a reasonable charge and have kept us fed, powered up and rested. VERY kind people and our pup loves their bacon.

By far the worst hotel I have been in. Bugs everywhere including cock roaches. Bathroom door doesn't close because the shower leaks water all over the bathroom. Just very scummy! Will never stay at this place again, way way over priced. Find somewhere else to stay. Gave it one star because there is no negative star.

If I could leave zero stars, I would. This place is disgusting. There is mold in the shower and the bed is hands down, the most uncomfortable bed I've ever used. We stopped here last minute but after looking at the other reviews, it seems that we aren't alone in being disappointed with this place.

Checked in for Comicon, was told room was ready. We go to the room, to put our stuff in. Room hadn't been touched. We put our stuff in the closet, notified front desk, and was told it would be ready by the time we came back. This was shortly after 12pm. We came back to the hotel at 8PM, and nothing had been done. we were furious. They came took care of the room. Beds were comfy, direct tv selection was good, AC was great. Wifi was meh at best. Second night, again no one came to the room , we got a knock around 6 asking if we needed anything... That was after the wife had gone down an hour before to get clean towels. I worked for many years in hotels so I know things happen, but they definitely need to get their act together housekeeping wise. Affordable rates, good location. I will not be staying here again however.

We actually really enjoyed staying here. I wasn't sure because of the price and other reviews but the rooms were nice and the beds were comfortable. Pillows were a little hard for my taste but my husband and kiddo liked them. Breakfast was surprisingly good and they have room service if you want it. We plan on staying here again

Location is nice, there's a decent taqueria just a few steps away. Don't expect them to change your bed sheets, bath towels are a bit questionable. Would rank below franchise budget motels like motel 8.

Terrible service. Waited over an hour to get checked in and waited roughly 20 minutes to get checked out which should be the easiest part. Lady at the front desk was on her cell phone and pointed her finger at us and said "one moment." They also charged us twice for the same room so we had to wait even longer for them to figure it out. The employees are very incompetent and hard to communicate with. Besides the horrible service, the rooms were ~ok.

I made the mistake of booking this hotel to prepare for my wedding day. We were assured an early (11 am) check-in and it was near our event space which is why we booked. However, even after calling 3 times to confirm, when we arrived on the day our room was dirty and we were asked to use another room until ours was cleaned. When I showed my disappointment at not being able to use the room we had paid for AND double checked, the GENERAL MANAGER was extremely rude and said "Well, we're GETTING you a room." I was frankly getting upset at that point due to her lack of professionalism, follow-through, and bad attitude and told her I didn't appreciate her tone. She then raised her voice at me (the customer, not getting what I'd paid for on my wedding day!), and said she didn't appreciate MY tone. At that point I walked out, furious, and nearly left to find somewhere else to get ready at the last minute. Due to the kindness and efficiency of the front-desk associate, Tiffany (thanks Tiffany!), we ended up getting our original room an HOUR later, so we stayed. However apprehensively. Dirty hallway floors, lumpy bed, and broken curtains but acceptable room for the price and proximity to where we needed to be. Don't stay here, at least while Debbie Jo is the manager. Sorry for being upset with you Tiffany, you were just trying to do your job with a lack of professional management.

I stayed at the Oak Tree Inn overnight on 04/29/2016 because it was close to a concert I was attending in Kansas City(Slim Cessna's Auto Club-YEAHHH!). The rates were very reasonable. Unfortunately, that does not make up for the dirty room and resulting billing hassle that I had to endure. As I stated above, the room needed a good cleaning. There was hair on the bathroom floor and in the bathtub. There was also a filthy looking mat on the bottom of the tub and it was worse under the mat. If that wasn't bad enough, when I returned home, I found that they had debited my checking account twice for the stay. When I contacted Oak Tree Inn, they kept telling me that I was wrong, that they only charged me once. I offered to fax them documentation showing this but they did not want it. I then called the corporate office, who were very nice, took my info and assured me it would be resolved but did nothing else. I had to end up going to my credit union and filing a dispute on the duplicate charge. Ten days later, I finally received the credit. I will never stay at any Oak Tree Inn anywhere again.

I've stayed at this location at least three times. And, honestly, I've tried to give this location a chance. It's in very close proximity to my fav restaurants: Houstons, Oklahoma Joe's (less than 10 minutes away)...downtown shopping, the rates are low and overall the place is sufficiently maintained. BUT...most of the staff is loud and unprofessional. The housekeepers do not wear a uniform. They actually wear everyday clothes to clean your room. I thought that was weird. Check-in is at 3:00pm...don't even think about checking in early. I learned that the hard way. Most times, I have an early flight when visiting Kansas City. Each time I arrived, I called the hotel to request to check in early. Each time I was refused. Even speaking to the manager proved futile. I think I found out during my latest visit why check in was not allowed early. Housekeeping does not begin to clean the rooms until after 1pm. One morning of my stay, I called the front desk at around 11:30am to have housekeeping services performed since I'd refused it the day before. I was told they would send someone right away. I called again at 1pm since noone showed. The manager knocked on my door to tell me that the cleaning "cart" was in the hallway near my room and that "someone will get to you when they get to you"...This was from the manager!! And the housekeeper did not show until after 2. The price for the room is reasonable. The rooms were neat and clean overall. The breakfast was meh. If you can deal with the loud staff and unprofessional manager, late housekeeping and no early check ins, you may find this hotel tolerable. For me, three visits were more than enough. I will not stay here again.

Sorry for you if you have to stay here! The showers trickle & at the same time sprayed water out of the side of the fixture onto the toilet so I had to clean the toilet. Used condom in the empty Kleenex box. Plus don't expect to get breakfast. The girl running breakfast was rude and LAZY. I know my husband & I didn't get any breakfast along with at least 3 other couples because it was 20 min before breakfast was ending. I said something to the front desk & was blown off. They must have forgotten they are in the customer service industry.

I don't usually write reviews on yelp or any other websites...but I was able to see and try lots of new things during my visit to Kansas City and really my stay at Oak Tree Inn spurred me to review a few places. If you are thinking about staying here, for whatever reason, don't. I cannot stress enough how bad our stay was. Let's start with the positives, because there were a couple good points. -The beds were actually really comfortable and I felt like I slept well...once we put towels down over the comforter to shield us from potential bodily fluids and I got over the fear of bed bugs. -Free wifi...but the wifi is slower than dial up. Seriously. Couldn't even get google maps or any other basic service to load over wifi. -Free breakfast...but you won't want to eat any of the food. I have never had scrambled eggs that were so cold and tasteless. Now on to the bad: -We reserved two rooms (our receipt we brought with us to check in showed this), yet they only booked us one room. -My friend who was staying with me was delayed getting to KC, so she called the hotel and gave them all her CC info and whatnot and they told her they would let me check in to my room. When I got there, Peggy at the front desk said this would not be possible. When she finally realized she had taken my friends info already, she agreed to let me check in to our ONE room, but refused to admit we had TWO rooms and told us that the hotel was 100% full.... until we showed her our receipt. Then magically another room was available! Lucky us. Peggy was incredibly rude and talked to us like we were stupid. I guess she was not wrong though as we were dumb enough to book rooms here. -I got to my room and upon walking in the door I was greeted by a very distinct smell of feces. I tried to open a window, vent the room out but it did not help at all. Finally I realized the smell was coming from the drains in the floor in the bathroom so I covered them with a wet towel and the smell went away. -Speaking of bathroom, the whole bathroom is a flat floor with a drain in the middle so when you take a shower, the water just flows right out into the entryway, what a great feature! -Stains, dirty carpet, ripped up carpet, wall peeling, etc. Its all here! -The real KICKER -- when I got to our room, I found a used razor in the room...a nice memento from my stay at the Oak Tree Inn. Unreal. Finally, the price here is way out of line. We paid about $165/night at this shithole. Seriously, for not much more $, could stay at a nice place downtown. If you are looking for a cheap place to stay in KC, just look for a Motel 8 or something with decent rooms, for the price here just stay somewhere nicer downtown. We had a great time in KC, despite this place being our home for a couple days...the food you all have is amazing!
