Lovely boutique hotel in a good location/walking distance to central town. Room was spacious. Bed was comfortable. No issues. Breakfast was nicely done. There are a number of stairs, so keep in mind for mobility issues, although there was an elevator, I believe. It is a physically beautiful property, particularly inside. Check in and out was easy.

I was influenced by the reviews to book this B and B for my 4 night trip to Edinburgh. The location, in a residential neighborhood, was convenient and the property looked impressive from the exterior. Inside, you are struck by the lovely woodwork, stately staircase, the inviting bar and, up the stairs, the impressive library as you can imagine this having been a stately mansion in times past. The room we were assigned, (as I wanted to ensure a king size bed for my very tall husband) was a family size room, accessible for handicapped, with a king bed and a pull-out couch and located in the lower floor. Upon opening the door, I was disappointed. The furnishings, carpet etc seemed worn and dowdy. There didn’t seem to be any cohesion of the furnishings. The seat cushions on the armchairs were flattened. There were windows but we could only open them a crack to let in fresh air and had to keep the shades drawn as we were in front of the building facing the street and security was probably an issue. I did ask for a room change but decided against it due to the inconvenience of moving. I chalked it up to a mistake I had made and I would bare. The breakfast room was also impressive. The hot and cold selections were adequate but it took some time to order and be served food. One morning, the wait was such that we had to leave before being served due to a booked tour. I didn’t find the rate to be much of a good bargain as I realized that for a small amount more per night, I could have booked the lovely Bonham Hotel a few doors down. Needless to say, it was a disappointment.

We have stayed here many times, which speakes for itself. The staff are so welcoming and warm. The rooms themselves are very comfortable. If anything at all its worth a stay to find out about the history around the house before it became a hotel. The only small disappointment we had was that, from our previous stays they have cut back a little on the cooked breakfast portion size.

This is a charming hotel in a nice quiet neighborhood. On this leg of our trip we needed a room for a family of three and the hotel had a nice spacious room on the third floor with a great view of Edinburgh. The furniture is worn and electrical outlets were few,, but the room was clean and facilities including a lovely library on the second floor and the very helpful staff especially Christopher made this a great place to stay. If arriving in Edinburgh by train, recommend disembarking at the Haymarket station which was an easy walk to the hotel. Breakfast was a mixture of pure buffet style and menu/made to order on different days

B&B Edinburgh is in a very nice neighborhood and in a great location (west of the city center) if you have a car - you can easily get to it from the airport and leave there to explore the Highlands without going through the city center. Parking is paid street parking so do pay attention to the signs and hour limitations. The breakfast provided was exemplary, made to order eggs and a variety of hearty breakfast choices to start your day. All the staff were kind, attentive, and helpful. Our only wish was that we booked a bigger room with a bigger bed - note: the downstairs rooms are quite small with a bed that is only 4.5' wide (and to their credit they do mention this on their website) but we missed that fact when booking and therefore didn't sleep very well. If you stay here, book one of the larger rooms and I'm sure you'll be fine. Our room did have a lovely view of Dean Village which we really appreciated. The hotel also has a small lounge bar that we enjoyed after long days of walking. Overall it's a lovely property, very quiet and well appointed - I would highly recommend it. Thank you to everyone for providing us with a wonderful stay in Edinburgh!

We loved this wonderful boutique hotel right near Dean's Village and not too far from Old Town, The Royal Mile, Castle and the tourist areas. The hotel was quaint & charming, the staff were very friendly & helpful, the breakfast had a nice variety of choices, including options for a freshly cooked meal served by their wonderful kitchen staff. Our room had a beautiful view of the cathedral and castle; I pre-ordered (fake) rose petals, chocolate and wine that were all displayed nicely in our room when we arrived. Also, the sheets were amazingly soft & comfortable! A side note: if you have mobility issues, the lift was very small (could only fit one person & their luggage at most), so we opted to take the stairs to and from our room. However, this was not a problem for us. Thank you for a welcoming stay for our first few nights in Scotland.

The location of the B+B Edinburgh is great. A quiet residential neighborhood within walking distance of the new and old towns of Edinburgh, Dean Village and other spots of interest. The hotel itself is not four stars as noted. The common areas like the bar and reception area are nice but the rooms are bare bones, certainly not what I expected for the $300/night I paid. The furnishings are cheap, small desk lamps that don't provide much light in the room, stained fabric chair, and no basics like tissues or water glasses. Service was very inconsistent. The first two days of my stay there was little help from those in reception when I checked in, breakfast items not replenished on the buffet, and long waits for orders to be taken and one egg to be cooked. The third day the two women serving breakfast did an excellent job and I was given help with my luggage when I checked out. Overall, this hotel was the least positive aspect of my two week stay in Scotland.

Great find off the beaten track. Lovely clean room with a view of Edinburgh Castle. Good selection on breakfast menu only downside being the coffee. Staff helpful and courteous . We had a good stay

Great little hotel built from an old four-story house. Very helpful staff. Lots of magnificent woodwork all about. There's one slow elevator. It's on the short list for the smallest elevator on earth. I took myself and two pieces of luggage: Full. Literally no room for even a small child. Breakfast had a wide variety of options. In fact, if you like cheese, breakfast featured a wide variety of cheese. There's a great selection of things to choose from, or you can order from the menu. I tend to be a toast or pastry guy for breakfast, so I didn't order anything special. They have a bar/lounge that I didn't get a chance to try as it's just a sitting room and closes early. Ten PM I think. My room was nice enough. The plumbing was easy to figure out (not a given in the UK, if you're a first time visitor). I didn't break my neck getting into the shower, and I didn't electrocute myself. So that's a solid star right there. When I arrived, I took an Uber. He went the wrong way around. But after that, I walked to Waverly Station, Hay Market, the castle, etc. If you're willing and able to walk a mile on pretty flat pavement, it's accessible to everywhere. There was a dragon on the stairwell nice enough to post. Overall, very nice. Good value. I'd stay here again.

Very comfortable bed and room! The toilet needed some maintenance it was difficult to flush and there was no way to turn off the sink. Great location and friendly staff. Elevator was broken when we were there unfortunately but some of the staff helped me carry my suitcase down the 4 floors which was very kind as it was heavy!

Don't do it. No lift/elevator and lots of deep stairs....it's really hard unless you are in great shape (maybe). No service, EVER. Bar is a joke....old liquor and never anyone there to get you a drink. It was very depressing for us 2 nights, never, ever again. Beds were comfortable and our room was clean but very hot (June 23) and our fan didn't work....we got it half working. The staff 1 tries to do everything, but it's impossible. I do not blame them and understand the hospitality industry is struggling. We stayed in 5 hotels in Scotland, this was not a good way to end.

The room they gave us had nothing to do with the pictures that we saw at the time we booked it. The receptionist was rude and came up with ridiculous reasons of the mismatch. I would never even consider staying in a place like this if I knew they are so deceptive. Update: next day we spoke with the manager, she was very nice. We moved to the room that we actually booked. We also enjoyed breakfast a lot!

This is the second time my family has stayed here and it was just as nice the second time. A short walk from Princes Street, this B & B is quiet, yet close to a tram stop and restaurants. The building is in a residential area and is beautiful, graced with a magnificently carved wood interior. The breakfast is delicious and is comprised of both pastries and hot dishes. a variety of complimentary coffee/tea/cocoa drinks are available 24/7. We had more people in our party (4 in one room) than could be accommodated according to their website, but after contacting them, a wonderful room was ready for us. The beds were soft and a variety of pillows were in the cabinets, along with extra feather-filled duvets! Our room was large and well appointed. The water pressure in the shower was awesome, something I don't often find in older European buildings. The elevator is very small, but seriously, I was pleased that there was an elevator at all. A number of European boutique hotels I have stayed in had no elevator at all. The staff was very helpful and offered to assist us in many ways. I will definitely stay here again when I return to Edinburgh.

The elevator has been down for months and the rooms are up about 3 flights. Stairs are steep and narrow. Lavatory handle was like a Rubik's cube to get a flush. Faucets are the hot and cold opposites handles in the sink. Plus they are so short its a pain. Shower pressure is so poor it takes longer to get the soap rinsed. The bar area the drinks are poured so stingy it is frustrating. Breakfast was adequate. The best part of the trip was how quickly the taxi arrives once you push the automated call button to take us to the Hilton.

It was okay. The area is nice to walk around in, but you are really far from anything. The front desk didn't seem to care about me at all. Room 9 is terrible for noise - the fire door is right there and people come in and out all day and night. The room was pretty stuffy, too. Don't think I'd do it again, to be honest.

BAIT AND SWITCH ALERT If I could give a neg star I would. Receptionist was very rude from the start. Room provided was not the room selected from website and confirmed from our booking. Very disappointing. The room is dark, beaten up, hairs in tub, ceiling falling apart and there isn't a fitted sheet on our bed! Just a flat sheet lay over the bare mattress. I came down to speak to the receptionist about all the discrepancies and she showed no interest in rectifying the situation. Keep looking. Not a good hotel.

Overall I enjoyed our stay at B+B Edinburgh. The location is nice because its close enough to everything but you still are a bit secluded from the real hustle & bustle. I was a bit turned off by our basement room though, particularly when the lock didn't work and I had to ring the overnight manager to help us unlock the door, to which was then stuck again and we had trouble re-locking the door. The library is beautiful though. Wish I had gone up there earlier in our stay to have a drink and read.

Surprised there are no yelp reviews yet, well let me be the first! High Points: Spacious/clean/beautiful rooms. Unlimited coffee, tea and walkers biscuits 24hrs a day. Pastries at breakfast were amazing! Medium points: Close-ish to the castle and Royal Mile if you are a good walker. If you aren't, stay closer to tourist attractions as we found out the public transportation system in Edinburgh is not that great or direct. Low points (this is why I can't give it 5 stars): The first person on duty when we arrived was not so friendly and did not seem to want to help(it got better as the days progressed). The water was either hot or cold...there was no happy medium. All in all a great historic place to stay at. Would for sure recommend.

A very cosy hotel in one of the magnificent Georgian streets of Edinburgh's New Town. Full of historical charm and period details. The staff are excellent and the rooms are modern and clean. One minor point is that our room was a bit stuffy and damp smelling but we opened the window to air it and it was fine after about an hour. Would highly recommend.

This was a great place for my family to stay in Edinburgh. Very friendly and helpful staff, clean and reasonably appointed rooms, and the breakfast was outstanding. I had eggs Benedict each morning. The bar is open until 11 for late night cocktails. A 10 to 15 minute walk to get to the castle and city center. One small nitpick: the elevator is very small,

We enjoyed our stay. It was a little hard to get to but that was a part of its charm, being in a quit residential neighborhood. The breakfast was quite good as was the service. The space remind of an old school house with updated facilities. For example, there is a lift, but it is very small. The views outside some window are picturesque. Our bathroom had a large window that faced the residence acrosss the street. We pulled the shade but it's a little odd. The water temp was HOT in part because of radiator steam heating. On rainy days, it feels really nice. We enjoyed our stay. Not sure the people across the street enjoyed us much.

Stayed six nights and had a great time. Service is excellent. We did not bring our laptop but the B+B made one of theirs available when we needed it. Julio works the desk and is very helpful. I'd stay there again and recommend it to others.
