The hotel need to be well maintained, I have 3 days spent my holiday in here suddenly shocked with my room at the beginning. Its big room but dusty inside and also need more maintenance outside and around the hotel. The location is great just opposite the Royal Opera House and many embassies and 5 stars hotel located neighbouring with it and coffeeshop as well. Honestly from the price I booked for 2 nights I expected more, but suddenly its out of my expectation.

At a great location, within a walking distance from the beach, the Royal Opera House, a shopping mall and brand names shops, the hotel could be a competition to its more luxurious counterparts. However the neglect and lack of maintainance is visible everywhere- peeling paint, broken tiles, ripped mosquitoes nets in the windows, broken and unsafe electric sockets, 70s fixtures and fittings inc. TV, AC, doors that don’t close, water damage. The water from a shower is yellow. The list goes on. But the rooms are spacious and beddings are clean. ||Also, around the swimming pool the hotel doesn’t provide deck chairs or loungers, and that’s very weird not to provide them for guests.

We went for beach hotel by looking at the pictures on the internet but it's was totally 180 degrees as compared to the expectations. First of all the building is not maintained. Looked haunted from outside at night. From inside, bathrooms are not cleaned very well and looked like they have done the repair long time ago. NO INTERNET. Yes, if you are a traveller and thinking that you will enjoy the wifi when you get back then be prepared for a big disappointment. We didn't book fortunately online. And obviously not going to recommend it to anyone as of now.

Avoid the place. Choose it because of the location and in the pictures it looked nice. However the reality is very different. The place hasn't been maintained and it's falling apart, rooms and bathroom where dusty and dirty. But thing it was totally UNACCEPTABLE is that the bed linen wad not changed before we arrived and had human hair and pub hair! We got the staff to sticky change the linen and clean the basics in the room but I would never comer back.

Friendly and hospitable staff and a beautiful and convenient setting close to the beach as well as near Muscat's imposing Opera house as well as spacious and comfortable rooms in a beautiful local style white building make for a relaxed stay with a difference. Reasonable pricing is a bonus.

I stayed at this hotel for the last of five nights in Muscat, and really regretted not having stayed there for all five nights. Maybe I had very good luck, in being given a rather large room, on the “beach” side of the hotel (although about 300 meters from the beach) which is quieter than the side on the main road. But my room was clean and reasonable well appointed, the reception staff was nice, and there is ample free parking on the street.||The location is simply superb, with the hotel Intercontinental, the Muscat Opera House, the ultra-luxurious Opera Galeria mall, the fabulous restaurant Ubhar, Qurm Beach and the great locals oriented shops and restaurants at the beach on the street named Way 2817 (clearly the Center of Muscat’s high end-populist night life) all within a five minute walk.||I stayed on a weekend night, and there was quite a lot of road noise from fancy cars screeching about almost in drag racing mode. So I would highly recommend planning to sleep wearing good ear plugs or noise cancelling headphones, as I almost always do in any case.

If I write noise, it does not hit it! You don’t close an eye all night! Windows are simple and on the 6 lane street in front they do motorbike races all nights! Beside that, the bathroom is very old and there is no breakfast. So rooms are big and location is good, I would not recommend it at all, you just can’t sleep!

Simple hotel very close to the center of Muscat, with a small restaurant serving a classic continental breakfast, and an outside pool. Lots of great restaurants in walking distance. The rooms are clean, cool and spacious. Not the most luxurious place but great value.
