Our first stay here was phenomenal. Marilynn was not only so kind and professional but also hilarious. The quick stroll to the beach made it easy for our family of 5. The grills were always clean and ready to go, the location was perfect- nothing was too far out of reach. Thanks for making our mini family vacation memorable.

The place was amazing. Very down to earth with a great host, Mary was awesome!!! And to the person who said they didn’t “clean the rooms” that is not true. They would do whatever was asked but most people don’t want their room fully cleaned during their stay, so they offer towels and trash pick up. Place to grill, hammocks, and great beach access. We will 1000% be back.

Beach place guesthouses is a special place to stay that is peaceful and relaxing. We have stayed there a few times and always enjoy the beautiful artsy feel. The manager MaryLynn always goes out of her way to make us feel welcome and to make sure we enjoyed our stay. I highly recommend Beach Place to anyone who wants to experience old Florida at its finest.

MaryLynn was an amazing host! The gardens are beautiful along with the bunnies. Quiet property, like it's own oasis. You can't even tell there are priorities next door. It feels secluded and relaxing. They have large crystals all over the property. Ocean is just over the dune, only a few people within any distance.

STAY SOMEWHERE ELSE. I'm assuming all these previous, amazing reviews are paid for. Aside from the location this place is a dump. We had a late check in/last minute booking. I was called letting me know that check-in information would be left at the office. Upon arrival, it was dark. There are little to no exterior lights throughout the property. This made finding ANYTHING extremely difficult. I finally found the front office. My check-in information was taped to the front door letting me know they left our unit UNLOCKED and the key was in a dish on the counter. So back to the dark we went finding our place. Upon entry the photos are COMPLETELY MISLEADING. The smell is that of an old, musty ran down place. The units are DISGUSTING. NOT. CLEAN. AT. ALL. We took a look around and tried to decide if we could make it work. There are little to no outlets. The dishwasher had a paper taped to it saying out of order and water dripping stains running down the front. The furniture was probably from a dumpster or found of the side of the road. The beds..... One was so uneven I assumed if we laid on it the entire thing would just collapse. The a/c can't go past 74 degrees or is freezes up. The bathrooms were filthy. Hair noticed in the showers, grime in the corners of the countertops, shower, etc. We tried calling the property manager multiple times with no answer. We ended up walking right back out due to the condition of the property and lack of outlets for medical devices. I left a message for Mary without a response as well. I was contacted the next day by someone else telling me they needed more information for our stay. I informed them that we ended up not staying and the property was left how we found it. They informed us they would not be issuing a refund because our booking was made too late. We found out the hard way but I didn't want someone else making the same mistake we did. Save your money, go somewhere else. This is not what the photos portray. I should have taken photos but I was so disgusted, upset and tired that I didn't even think about it.

This was a different type of trip for me this time. my husband and I stayed at this property at least annually + for more than 25 years. This time I went to spread some of my husband‘s ashes at the beach. MaryLynn had gone out of her way to help me feel comfortable and at peace during my stay, checking on me periodically. As always, the grounds are immaculate, the decor beautiful, and the room fantastic and appropriate for me

This is a really cute place on the beach. The rooms are older but well maintained and very clean. The grounds are beautiful with plenty of chairs and picnic tables, a fire pit, hammocks and rocking chairs. They have beach equipment and chairs to borrow.

Loved Beach Place Guesthouses. From the 1st phone convo to meeting MaryLynn we felt right at home. Beautiful older florida beach feel.all of the artistic touches hammocks tables chairs beach stuff to use steps from the beach and surprisingly peaceful and quiet. We has a wonderful time even tho weather didn't cooperate the whole time. MaryLynn a treasure. Only drawback for me was bed firm but still overall a 5.

It is a very quaint place to stay. It has lot of personality and everything you could possibly want for the beach. You can use their chairs and boogie boards. There is this lively parrot that sits out front and makes you feel so special.

Was looking for a cute getaway right on the beach that wasn't breaking the bank. These cottages were perfect! Very quiet, direct beach access, and a lot of charm on the grounds. Definitely going to be re-visiting in the future!

The best part about this place is the property which is right on the beach. Now for the pluses and minuses. + property located right on the beach. Lots of amenities include complimentary beach chairs, bikes, umbrellas, fire pit, hammocks, lots of outdoor seating as well as a room where you can borrow books, games, with a big screen tv. - we must have had the crappiest unit in the place! Total renovation is needed in this unit! Ice maker did not work, dishwasher was loud and did not clean the dishes properly - had to hand wash them by hand and the dishes were not really that dirty! Some lights were not in working order. Patio front and back is not well maintained, not enough storage, no hooks to hang jackets, etc., blinds were not in working order - wands fell off and/or blinds just did not work! Pictures did not reflect the unit properly. Will definitely not return nor would I recommend anyone to staying there. TV had no instructions on how to navigate through it and you couldn't find regular channels!!!!!! Very, very disappointing. Felt like we were staying at a hippie unit back in the 70s but maybe that was the intention because if it was, they hit it right on the money.

Perfect little beach bungalows! We absolutely fell in love with this place. The vibe was so chill and peaceful. The attention to detail on the grounds didn't go unnoticed. Very well maintained and clean. Also they have several huge quartz stones from South America placed all over, which gives off nice energy. We will definitely be back! Ask for Mary Lynn, she's a peach!!

The complex was amazing. So much ambiance! We felt like we were staying in Key West and Sanibel at the same time. The accommodations were great and the staff the best! The ocean just steps from our room and the sunrises and sunsets just perfect. Then the kicker, we got to see a space shot on our last night. Great time Great Experience! Can't wait to come back.

If you're looking for everything upgraded and fancy this is not your place. It's a very quaint, clean stay with eclectic property and nice staff. We stayed only one night, but plan on coming again. Very chill vibes

While this place is suuuper eclectic, it does need a tad bit more upkeep. We stayed there a little bit ago and there was so much to look at. Love we have a little patio with our own two rocking chairs. I didn't see too many kids. So this is more of an adult kinda place. The little touches are very helpful and the crystals all over, firepits with wood, lighting, beach access, outside cleanliness are stellar. Love the outside showers. There are a bunch of resident bunnies guests can feed and there are BBQ's ready with charcoal and grilling tools. Lots of places to sit and watch the sunrise. Even a wash your feet place to get rid of the sand. I love that there's a bird at checkin who is super friendly. Unf there were some downsides I hope they can work on. We only got room servicing 1 day out of the full 4 days we were there, I wish we could've gotten an extra room key, Wifi and cellular service are pretty much non-existent. We had to keep going to the main office for more shampoo, clean towels, toilet paper and soap. If you really don't mind being unplugged from the world, this is the place to go. The wooden decking in the two bedroom suites needs to be replaced asap. It is a little shangrila.

I was looking for a hotel on the beach that had two bedrooms to give the adults some privacy from the kids. This place was perfect. The rooms include two bedrooms, a living room and a small kitchen. The rooms were comfortable and clean. The location is perfect, nice private beach and great common places. There are grills and fire pits and the hotel provides the charcoal and fire wood. The deck outside has lounge chairs, rocking chairs and hammocks. At night the breeze that hits the deck is amazing. There was a talking parrot, giant lizards and a bird nesting above my room. The kids loved it all. Plenty of food and restaurants in the area if you want to go out or order from. I'll definitely be going back again.

Looking for a non-traditional hotel for your vacation? This is the place! I booked this location based on other reviews and was not disappointed! We had the Zoe room which is closest to the beach and it was phenomenal. One step out the door and you're looking at the ocean and listening to the waves crashing in. The property is kept up beautifully (even during Covid times) and you couldn't ask for a more welcoming and courteous staff - if you're lucky you'll get some whistles from the bird in the front office. We had our flight cancelled and arrived much later than expected, and well after office hours, but our key was left for us with a very nice note to please come visit when we were up and about the next morning. This property has everything you need for a relaxing beach vacation and we cannot wait to come back again.

If you're the type of vacationer who wants to try something new, do yourself a favor and book a stay at Beach Place Guesthouses! The small property is such a breath of fresh air compared to traditional hotels. The rooms are cozy, yet comfortable with a full kitchen and living space - great for a few days away with your partner, bestie, or even a small group of friends. The guesthouses give the feel of a 1990s beach house (which I happen to be very nostalgic for), so if you're looking for something super modern, this isn't the place for you. When we arrived about 2.5 hours before check-in, MaryLynn happily greeted us and was able to get us in a room within minutes. What was especially nice, though, was the fact that she gave us a short tour of the property to point out the cool art pieces and let us know what we had access to during our stay. She clearly loves her job and making guests feel at home. You don't get that kind of service at a big name hotel. The property itself is located right on the beach and offers a variety of different room options, including several oceanfront rooms. As a guest, you have access to a beautiful patio area with lounge chairs, hammocks, grills, and a fire pit with all the fixin's you need; there are beautiful lights hung up on the patio that provide a romantic feel in the evenings. You are also steps away from a private beach entrance and have access to beach accessories (chairs, boogie boards, etc.). The beach itself is gorgeous and QUIET - something you don't always get in a touristy area. It was a fantastic place to relax! The property as a whole was quiet and felt very safe. It's a great place to watch launches from the Kennedy Space Center (2 happened during our visit). While about 2 miles away from the "downtown" area of Cocoa Beach, it was not a hassle at all to make the short drive to restaurants, bars, and other attractions. Do yourself a favor and book your next trip to Cocoa Beach at Beach Place Guesthouses!

This place is awesome, quiet, clean, great decor and beautiful grounds. Fire pits and grills .Property is beachfront the beach is very clean staff is very helpful. The most cool thing is the property Parrot love to hear him whistle. Highly recommended.

Great place to get away and enjoy the atmosphere and beach. They have beach chairs and accessories to take out to the beach and plenty of hammocks, seating, firepits and grills to use. Next trip I will plan a longer visit than just an overnight! Room was comfortable, spacious, and clean!

Beach Place Guesthouses is a hidden treasure that has become a paradise for our family. While the tranquil grounds, the relaxing hammocks, and the beautiful beach right outside the door are all amazing, the best part of the property is the kind, thoughtful, and helpful staff. The entire team is warm and friendly and you can tell it comes from the leadership of the property manager, MaryLynn, who is positive and engaging and clearly dedicated to the property. She is someone you can tell loves the place as her own - taking great pride in assuring guests have the best experience possible. In a world where for many a job is just a job, it is refreshing to meet someone that loves their work and radiates positivity to all who meet her. We have now been to the property twice and will definitely be back. To us it is the perfect getaway.

Nice little place! Rooms were nice and clean. just need someone to come in and fix the minor issues. Need to put more firewood at pits. Need to repair loose boards on decks. Overall...excellent stay!

My family and I had a very relaxing get away here. Everything is so tranquil and private. They have everything you need for the beach and a great place to grill, have a fire or just relax in the sun. The beach is not busy at all. We were almost the only ones on it most of the time. I will definitely be back.

This has to be one of the most random finds I have found that was good, A room right by the beach and when I say room it's really a studio with kitchen and everything, they have grills outside ready for you to fire up, it's a perfect place to see sunrise or sunset since they have Hammocks,couches and chairs, you go there during off-season you practically have the beach to yourself, do bring lots of bug spray, and I mean a lot,But for a great romantic time you can't beat the price, Will have to come out once every other month.

I selfishly don't want to review this place, as I want it to be available when I book it again. It is currently the best kept secret in the area. Oh well. This place was so quiet and serene. I am a light sleeper, and I was nervous that our bungalow would be rocked by the family of screaming baby, parents AND grandparents staying next to us. Those insulated brick walls were absolute heaven. We had a beautiful one bedroom apartment where we could make our breakfast, and eat on the patio overlooking the ocean. There are relaxing hammocks, fire pits, and even BBQs, complete with charcoal and utensils for grilling your fresh fish. The beach in front is quiet and in a residential area, so you by pass the crazy tourist areas. We took the complementary umbrella and chairs, and spent the afternoons napping and swimming. Absolute heaven. If you want a high rise full of cruise goers, then please stay up the road. If you want a place for family, friends, or just a quiet place for two, you found a gem.

Simply stunning. I can honestly say this is the best place I've ever stayed; the two-bedroom apartment style condo we stayed in was gorgeous, the staff was informative, friendly, and incredibly efficient, and the grounds are breath taking. We spent the weekend and no one wanted to leave! Every single guest seemed to be feeling it as well, as we didn't run across a single person who didn't say hi and make some small talk. The apartment provided great privacy, a full kitchen, and a private outdoor area. The grounds provided beautiful views and a lot of common areas so it had a very B&B feel when you were out. There's a common room with games, a big screen television, magazines and books to borrow, and a African Grey Parrot named Birbal. There's a gazebo with a grill, plenty of lounge chairs and hammocks all around, some adorable fire pits, and easy access to the beautiful beach. The only downside we found was the proximity to the road. If you're in one of the first few apartments (we were in the first), the traffic is noisy. But Beach Place Guesthouses combat that with soundproof windows. We typically change locations for our weekend (before we head into central Florida) but I have a feeling we'll be back again very soon!

Great place, no issues at all. Would recommend highly to anyone. My girlfriend and I stayed here for a couple days in November. Rooms were outstanding and had everything you could possibly need. If you have an opportunity to stay here definitely don't pass on it. You won't be disappointed....I promise.

I am so in love with this place. We've been to Beach Place Guesthouses 3 times now and fell more and more in love with the property, the area, and the staff after every visit. The warm ocean breeze, the spectacular view of the white dunes and beautiful waves from the deck, the colorful hammocks and lounging chairs under the sun, the gorgeous crystals, and the amazing staff make this place a paradise on earth. In fact, the first time we stayed here was when my fiancé proposed. He had reached out to the Beach Place Guesthouses to plan the proposal and connected with MaryLynn. MaryLynn is an incredibly kind and dedicated lady who always goes above and beyond to cater to her guests and the place. She helped my fiancé plan the proposal and during our entire stay, she ensured that we had the best experience with the place. And we sure did have the experience at Beach Place Guesthouses, so much that we decided to come back and get married here a year and a half later. Throughout our entire planning process, MaryLynn was patient, thoughtful, kind, and professional. She helped our friends and family book the rooms with ease. She worked with us to coordinate with vendors and ensured everybody knew where they were going when they were on site. Overall, our planning process was a breeze thanks to MaryLynn at Beach Place Guesthouses (and our wedding planner, of course). Our friends and family are still talking about how dreamy Beach Place Guesthouses was and the experience they had with the staff and the property. Our wedding was something out of a dream, and still a topic in our get-togethers. We love this place and MaryLynn, and will continue coming back here whenever we can.

Just got home from a 3 night stay! Ohhhh I miss you already and can't wait to plan our next stay there! It was ice cold so we didn't get to use the beach like we wanted to. It was so tropical and colorful. The rooms itself are not really updated. But that didn't bother me at all because of its prime location, amazing view and beautiful grounds. There was plenty of outdoor quiet area to relax in, lots of grills to use as well as a closet full of beach fun! Private beach and the sound of the ocean is all I needed!

This is our hidden treasure. Me and family had visited this place a couple of times since 2017 and we will continuing coming. We love the bohemian vibe we love the private beach feeling and we love the staff. Always ready to help you.

My wife and I did a quick three day trip and loved it! Perfect place to get away and relax...right on the beach with hammocks, lounge chairs, grills to bbq, rocking chairs and several well stocked fire pits. Great staff who was very accommodating. We have already picked our next date for May.

-Originally, I had many complaints about our first night here, but after bringing them to the manager, we were upgraded to the I Dream of Jeannie suite on the beach side, which was extremely beautiful and a sure upgrade from the noisy, out dated, cigarette smoke smelled room we had originally been placed in. The new room is gorgeous and very comfortable. I will continue my review after we finish our stay. -Our new room is absolutely gorgeous and completely remodeled. We have extreme privacy with good shades on the windows to block light. The ocean view is incredibly beautiful and we have our own patio for BBQ parties. My husband and I plan to come back for a two week stay to visit with family because it's a perfect spot for easy visits and entertaining! -Management is WONDERFUL and was very accommodating, especially towards any complaints I held. They want customers to be happy and comfortable. -Their new owner is a bit of a stiff with maintaining the property. It would be in their best interest to keep the place up to the standards that the former own kept this place. I used to teach surf lessons here and the grounds were always flourishing with great gardening and rooms were all being updated. The new owners should update the rest of the rooms, increase privacy, do some sound proofing, and get a full time gardener to plant new flowers. They should also fix some of the buildings paint jobs as well as the drive way curbs. If they did this, it would be a 5 star resort. -I also recommend them looking into food services and a pool/hot tubs

Could not have had a better vacation place. The staff is excellent and the house was clean and cool. Smores by the beach, access to boogie boards, sand pails and everything you could ever need (including rocking chairs to relax in everywhere). I cannot wait to go back. If you're looking for a private paradise in close proximity to good seafood and surfing, you found your place!

This place is a hidden treasure if you are looking for rustic-70's, laidback comfort and atmosphere. My wife and I enjoyed the ocean view from the patio, the closeness of the beach, the firepit at night and the peace and quiet. Very clean, wonderful staff. We'll be back!! Bob & G F

I live in cocoa beach three miles from this place an a block from the pier. an I have to say that this place is one of the most romantic relaxing places to stay beachside period! My advice do your beach activities an start a campfire an enjoy what your actually came for!!

I've been coming to Cocoa Beach for 30 years to stay with my Grandparents. When the family got too big, we had to spread out. I wish I knew about this place years ago. It's a perfect location, newly remodeled and modern, clean, lovely and affordable. I look forward to returning.

Driving south from Ormond Beach, we found this place to stay for the night. Beautiful property by the ocean!! Very Cozy and cute. The prices were a little high, but for one night it wasn't so bad. The lady that helped us was very friendly and helpful. We got the one bedroom that was beautifully decorated with I Dream of Jeannie pictures and colors. I will have to say that the room needed maintenance as well as the place in general. But overall I will come back for a weekend or so.

My daughter's wedding was held at Beach Place Guesthouses. While there are many beachfront wedding venues here in Brevard County, none compares to Beach Place - the deck is perfect for a private oceanfront ceremony and the grounds provide a tropical garden setting enhanced by art pieces and delightful nooks - plenty of unique photo opportunities. Our family spent the wedding weekend at Beach Place and loved everything about the property. Rather than the standard hotel room - the lodgings are apartments which are comfortable, spacious and tastefully decorated.

I almost don't want to post this review so I can keep it a secret :) We love love loved this place & hope they survived hurricane Irma all right. Adorable piece of property with fire pits, hammocks, grills & everything you need for a perfect getaway. A little away from the main Cocoa scene so it's quiet but close enough to drive to restaurants within minutes. We loved the resident kitty cats too. We will definitely be back!

All I can say is AH-HA-MAZING!!! We got here late and Stephanie guided us the whole way in and greeted us at the parking spot that she reserved. The place is beautiful! Super clean! When we got in to our room, Stephanie went above and beyond. All the reviews are correct! Will be coming back here again!!

Outstanding service. I got in late on 10/22/15 after an awful day, only to find no one in the office at 8:30pm. I finally found my way to a room after a lot of confusion and basically going into an open room. The next morning(today), after good sleep and coffee, I went up front and told them my sad story. They were so apologetic and nice. It had been an honest mistake- the key and note they had left me had blown off the porch in the 90mph night time winds. They drove me to get breakfast because I had flown in and had no car. They let me use the office computer to print my boarding pass, etc for my cruise and comped me a future 1 night stay. The two managers are a couple and very friendly, especially Stephanie. The grounds are amazing and there are large crystals all over the property. Great energy here. I'll be back.

I'm kind of reluctant to post this ad for fear I will let out a secret gem of a place but, it would be a bigger crime not to share my experience. Beautiful spacious rooms, beautiful beaches, hammocks, rocking chairs, fire pits and more in what could only be described as absolutely beautiful and peaceful place. My wife and I went out to the beach and it was empty. It seemed like we had the beach to ourselves. This possibly is one of the most restful places I've ever been to. Service was excellent and the caregivers did whatever they could to enhance our experience there. I don't go to Cocoa Beach too often but, when I go this will be the place.

Beach Place Guesthouses is the perfect place to have a wedding! From the moment we stepped on site for the first viewing and toured the venue with Stephanie we knew we just had to have our wedding here! We held our ceremony in their amazing and unique oceanfront garden area and had our reception under tents. A lot of our guests were local, but didn't know of Beach Place or the amazing grounds it offers. Our out of town guests were blown away by the Guesthouses and amenities they offer. We got so many compliments on how beautiful everything was, and how great the staff was. We had the pleasure of working with Stephanie, Ivy, MaryLynn, Gary and Justin. All helped make sure our special weekend was one one our guests and us will remember for years to come! We stayed in the Jeannie suite and cannot wait to come back for our anniversary next year! If you are looking for a private, outdoor, unique, gorgeous, beachfront location look no further than Beach Place Guesthouses! From the garden to the deck with bridge, water feature and fire pits to the beach you won't find another location like it in the area! It is truly magical and we are so glad we spent our special weekend celebrating with our guests, and the awesome staff, at Beach Place Guesthouses!
