So this hotel has been absolutely amazing!!! I came with my mom for her birthday and as soon as we got here we were warmly greeted!! They even upgraded our room to a suite to make it extra special for my mom! The king bed was so comfortable and the air conditioning worked great/ shower pressure in the room was also perfect. We went and had dinner at the beach front restaurant and the food was delicious!! the entire property is so beautiful and the pool is clean and well maintained as well as the gorgeous beach you walk a few steps to get to! We had breakfast in the morning and the selection was awesome! Omelettes, tons of fresh fruit and fresh juice, pancakes, traditional Mexican dishes!!! Literally all you could ask for. The bad reviews below this absolutely baffle me because they couldn't be any farther from the experience I had! Every single person working at this hotel has been exceptionally kind and always greet us! This hotel is at the end of the hotel zone and doesn't feel at all apart of the crazy busy hotel area. It was quiet, lovely and felt like an amazing Tranquil spot to relax away from the touristy craziness.We can't wait to come again with the rest of our family!

Amazing location and amazing white sand beach. The breakfast buffet changes daily and the food is great. The onsite beach bar/restaurant has great food. Good authentic food options within walking distance. Quiet and family friendly. Rooms are big and clean. All the staff are super helpful and friendly. We would stay here again in a heartbeat!

I spent 4 nights at Beachscapes Kin Ha had had a great visit. The property is multiple 4-5 story buildings with beautifully maintained gardens, one central pool, and beach with palapas and beach loungers. They have two restaurants, one serving a great buffet breakfast and the other serving lunch and dinner. Service at the hotel is wonderful and not smothering. The suit was comfortable and spacious! I especially loved the balcony. A family of 4 would be very comfortable and I notice they have adjoining rooms to accommodate bigger groups too. Clean rooms, comfortable beds, not American 4-star quality but I prefer the more local vibe here to sanitized 4 or 5 star hotels that have zero charm and could be anywhere on earth. Upon check-in I was surprised to learn my room wasn’t ocean facing, that was a disappointment and I was told those rooms are only available for a paid upgrade that you can only do on site. Wish I had clarified that before coming to manage my own expectations. I arrived very late in the evening so it wasn’t even an option, all were booked. Once I saw the property in the day I realized they actually have a small portion of their total rooms ocean facing but it was honestly still a lovely visit! As an American I also appreciated that the hotel seems to be most frequented by Mexican families and spanish speakers. I like that it didn’t feel like I was around a bunch of Americans and as a terrible Spanish speaker it helped me relax and disconnect. Safe walk to multiple lunch and dinner options! Food on site was good but not amazing, service is great, and food is decently priced. Suites do have a full kitchen so you can also cater for yourself too!

but…..they deserve the amazing recognition! The price and location is what got my attention and why I booked for really just a day before heading to Playa Del Carmen it was so amazing I had to book another night.Once arriving every staff I encountered was great, small humble space that has everything you need from a small store a breakfast restaurant that is a buffet, a lunch and dinner restaurant on the beach, all great. You 8 blocks from a great grocery store with everything. Every single staff I encountered was amazing but standing out is the reception and concierge staff who helped me in a super stressful situation after discovering my phone was missing, when I went to pay it fell out of my bag and then on the the can floor the staff did everything to help me and were successful! The location even more amazing in person, the quality and commitment from the staff have me hooked! I already have my next stay booked for next winter.

Absolutely wonderful stay and experience at this location! The room was very clean as others mentioned and very spacious. I paid to move to a beachfront room and that was indeed an awesome decision- the villa was upgraded and renovated as well as facing the ocean. Breakfast was good daily. The staff and their friendliness was wonderful. I also got a massage on site from Irma and it was one of the best I've ever had. Their section of the beach was well kept and spacious. Truly a wonderful first stay in Cancun.

Don’t hesitate to spend time at this small but very lovely property. It was quiet, clean, well managed and has excellent staff. |There are no crowds at the pool or on the beautiful beach so no chair hoarding going on! The room we had was at the back - building 4 - so I’d request closer to the pool when we return. The room was large, clean and comfortable. Restaurant at the beach was excellent and the service was great. Good little gym, beautiful clean pool. Beach is great for walking and perfect for swimming as well as lounging under a nice palapa shade roof. |Overall a really pleasant stay to relax and enjoy. Close to the large supermarket and ferry. Bus service is close and very convenient. We’ll be back!

The first night there was no sargasso at all, a couple of days later there was a little (but there was tons on other locations). Amazing beach and nice pool/restaurant with great cocktails and good food. Definitely worth a stay if youre not into huge hotels with all inclusive. But want something smaller and a great beach

Don't complain about the seaweeds when it's the seaweeds season. We luv that it is a villa, more Spanish feel, not too huge compared to the gigantic hotels nearby. Would probably feel stressed if we stayed in other places with so many guests. Beachscape provided that relaxing vibes. Not crowded.

It's a decent hotel for the price. It's older and needs to be renovated, but that's probably my biggest complaint. Pool is small, a square in the ground. Plain, no waterfall or anything cute.... No DJ.. very relaxing but not a party pool... Everything was in working order. The gym is small, but it gets the job done. Dumbbells only go up to 30lbs..... one elliptical, one treadmill. The breakfast buffet in the morning is the same as anybody else has, eggs, refried beans, omelettes, fruit, bread, cereal, juices etc. I would skip it and wait til lunch if you can , or eat breakfast off the resort.. Very good location close to everything, you can even walk to a few things. It's safe. The customer service is pretty good. Although some of them don't speak English, but I don't speak Spanish so there is that. lol. "Isabella" was great (waitress in palapa restaurant) Decent selection of beer and liquor, much more options than other places.... If you want a quick getaway, this is a spot . But don't expect a five star experience for the price, clearly people. lol.

We got a 2 bedroom villa and paid a pretty high price for a motel 6 room quality. It was disgusting and disappointing. While the ground is well kept and the exterior including the beach front is beautiful, our room was outdated and smelled like smoke. We even got bug bites. The balcony area smelled like sewer. We asked to be moved to a better room since we arrived early for check-in but the staff said the hotel was full and that they can move us the next day but timing didn't work out. One star for the beautiful beach front, amazing restaurant and beach chairs for guests. Overall, we will never stay here again. Note that all the good reviews here are only showing pictures of the exteriors and the beach which is the only good thing here. Their "villa is just two adjoining rooms that need serious renovation. The hair dryer didn't even work in the other room.

What a beautiful, homey resort. The Manager Oskar is very personable and is the best man ever. He will link you with the best rooms, with the greatest service you could ever find. This is the best beach in all of Mexico. The Resturant on the beach has the most outstanding kinha ceviche, fish of the day and chicken tenders ! I have been coming here for a few times now and I can not keep this secret any longer. Must must must !!

What a wonderful stay we had...check in was a little rough but a few complementary drinks made it all better. Reseption staff was all great but Karen made it even better. She was an absolute delight and extremely helpful. Bell staff Victor was top notch!!! All the beach front restaurant staff and beach staff were wonderful....David, William both are a joy. I would definitely recommend this hotel if you want a great experience on the beach but away from the club scene.

I recently visit Cancun Mexico for my 30th birthday with (4) friends! We chose to stay at Beachscape Villas because it was close in the hotelzone and we were able to walk right out on the beach. Hotel itself was pretty modern. They had a pool, a restaurant, gift shop, breakfast area, gym, playground for kids and then the beach chairs located right in front of the water. One major problem that this hotel lacks is customer service. I'm so disappointed that I have to write this, as my first experience in Cancun and also as a travel agent. Prior to me arriving, the hotel cancelled 1 out of the 2 rooms we had booked with no notifications. They didn't try to call or email us to let us know they were having credit card issues. They said they just kept trying to charge the card. The credit card company said there were no charge attempts and that the room was just cancelled! On top of that, their rooms were "sold out" yet they still wanted us to send a copy of our ID and passport for verification. If they already cancelled the room, why would they ask for identification still. everyone flew separate and arrived on different flights. Two friends of mine checked in first, then I arrived shortly after. I checked in at reception with Emilio and everything was fine. Since my two other friends had their room cancelled they booked at another hotel close by at Rèal Inn Cancun which was about a 7 minute walk from Beachscape. As we got ready for our first night out, my friends came to meet us at the hotel. Security guard allowed them to enter but the reception said they had to pay $50 per person to come visit us! Sounds like a bunch of bs! This was the start to our horrible stay! They then wanted to charge $45 per day for a third person, though they claim their hotels were sold out and didn't have any rooms available. We had a one bedroom villa with a sofa bed enough to fit 5 people! Then the same person who checked me in stated if you just give me $100 cash, she can stay here. We didn't give him the cash. Felt like it was a scam. We went out that night, came back and they locked us out of our room. Second night here, they locked us out again to try and haggle for more money! They locked us out of our room for a total of (4) times to try to keep getting more money out of us and cutting personal deals! As we checked out, they tried charging for my friends who came to the hotel to get us, and for the third person!! Just ridiculous! I'm disappointed in my stay here and I don't recommend anyone booking here! I walked into (2) other hotels while I stayed here in Cancun and none of them treated me the way this hotel did. Rèal Inn Cancun was super welcoming, Presidente next door allowed me to get cash out of the atm no problem. There are lots of other beautiful hotels out here in Cancun. I suggest everyone book somewhere else. To top it off, as we're waiting for our shuttle the manager Magin Hernandez tried once again to charge us $45 for visitors. No where on the website, any other travelers website did it state that, nor did She have anything in writing! I will definitely not be returning!

Be very careful if you stay here! They are very misleading with the nightly rate. We stayed for 6 days and the total was just over $1200. After the 3rd day we had a note on our doorstating to contact the front desk ASAP! After a wonderful 3 days we went down to the front desk. The lady at the desk stated we did not pay for the tax on the room. I asked her why wasn't the tax charged on the first night when we paid for our week. She said she made a mistake. The mistake was over $350 US. That is not a small amount of money by any means. So I told her I was not going to pay the amount that was not charged. A couple days went by and we figured she dismissed the charge. By our last night our room card would not work anymore. I went down to the front desk again and they said we needed to pay the tax or they were going to call the police and put all of our things on the street. Let me get this straight! We spent $1200 on a room.$100 each day on the restaurant and bar and 3 trips with the activities counter and you are going to treat us like this? I am appalled on how you conduct business! If I could give zero stars I would. I will never come back here again! I hope all of the people reading this take this into consideration before booking here.

I used to stay here all the time I just booked a trip and 20 minutes later I realized I had selected the wrong dates and called to cancel the booking. They charged me $120 penalty. Greedy horrible nasty people I will never set foot in that hotel ever again.

I made a reservation for 6 days here at Kin Ha because I liked the view of the ocean and distance to other outlets. Like downtown and local stores. Since the minute we got here we got a warm welcome, I LOVE the hotel inside and out, as well as the Kin Ha palapa restaurant. Check in starts at 3 on the dot. They will not let you in early lol I tried. They do let you walk in to the other open lobby, pool area and ocean view. They have complimentary orange or cucumber water. Our room was booked as standard (2 twin beds w/balcony,) we ended up getting a room w/a balcony and king size bed AND a basic kitchen. (Micro, fridge, sink, utensils) SO HAPPY. Very clean everywhere. Huge pillows and about 6 of them. You get everything from shampoo, conditioner, soaps, literally everything. Our room was cleaned again after one day of being here. I have no complaints yet, as I am still here. Front desk is very attentive, I called for car rental info and help for the safe I locked in the room lol. They came ASAP.

My g/f and I stayed here for a week long vacation in April. Overall a decent place. We booked through Expedia. I'll start with the bad. (Please also read the good, because it was a good experience overall.) When we arrived at the hotel, we went to check in. Keep in mind this was a bit early for the check-in because our flight got in early. We booked a room with a king size bed. The reservation said that it could be two twins, or a king. When we booked, we reserved the king, and that's what it said on our confirmation. When we checked in, the staff informed us that they had two twins for us, and that if we wanted the king size bed it would be an extra 50 dollars a night. Unbelievable!!! I asked for a manager, and before one could come around, the staff found a king sized bed for the same price that we booked for. I'm not sure if this was them trying to bait and switch us, or if it was a simple mistake. Either way, it was not a good way to start our vacation. The good. Excellent beaches! Clean white sand, clear blue water, and waiters that will bring you drinks and food to your lounge chairs. The room was always clean. The bed was stiff but comfortable. The staff was friendly and helpful on all but that first occasion. Many of them spoke english, and I had no trouble communicating with my limited spanish. The so-so. The food was mediocre. The seafood pasta with redsauce was by far the worst. The nachos and the chicken club were alright, but expensive. The long island iced teas were awesome, but we were hit and miss with the other drinks. Overall a good place to stay. Worth the price, and a good location in the hotel zone in Cancun.

With so many choices on hotel row, I wouldn't choose this one again! Pros: walking distance to restaurants, shopping, and the port that takes you to Isla Mujeres. All within about 15min. There are bus stops right out front that can get you there too, which gets you there in 5 min or less. It's on a great beach and the pool is kept clean. Cons: The Room- The beds are VERY uncomfortable. They're very hard and you can feel ever spring in the mattress. The room smelled like an old basement so we needed to leave the window open, which helped. The linens smelled equally as bad. You get one package of coffee for the coffee machine in your room, any additional cost 35 pesos. The restaurants- we had breakfast the one day and it was horrible. The drinks by the beach were weak for what you pay too.

Was so pleased with the hotel! It's GREAT value for money. Very nice, spacious room! The hotel is close to everything. When we got here the hotel pool was under construction but we access to the next door pool which was awesome. The beachside restaurant was very well priced with a delicious selection. The beach was INSANE!!!!! We were suprised how few people were out there....was almost like having it to ourselves! Highly recommend!

Great location in the hotel zone of Cancun. Stayed here for 2 nights in a standard room including breakfast. The reception staff at check in were very friendly and helpful. Our room was spacious, with a view of the pool. The bathroom was good and provided bottled drinking water at no charge which was great. The breakfast included had a nice a variety with an egg chef and mexican food cooked to order. Wold recommend this property to anyone visiting Cancun.

Clean beach front hotel. Beware wifi only works in lobby and pool area. Breakfast was $10 per person per day. Breakfast buffet many options with indoor and outdoor seating. House keeping offered daily, if they remember ? Food at restaurant is better quality then most upscale restaurants in area. Staff is plentiful and friendly. Most staff understand some english. Taxi easy access or on bus route. We changed rooms because our first had NO mini fridge, it's a must with kids and temperatures in the 90's. They charged us $35 more a night for fridge. For that reason alone I would not stay again. $200 up charge for basic mini fridge.

So many things I didn't like 1. We asked for early check in threw booking.. we had to sit in lobby for over a hour till we could get a room. 2. when we first got there they collected our payment for room, then told us to wait that hour till 3. Then after we had walked back up to get the room keys they got a deposit. Which seemed like they would have done that at time of payment. 3. We booked king suite. When they checked us in they said "you are all set with your two twin bed suite.. ummm no 4. We got the king suite which overlooked the waist treatment plant and highway. So we had to go back down and spend $35 more a night for a view of the pool ocean. Meanwhile our other friends who had a standard room had an amazing view of the ocean. 5. After arguing with the manager for 30 min he had comped our breakfast and didn't explain how that worked at all. 6. So breakfast comp is good for just fruit and juices.... what they fail to tell you is all the rest of the stuff around you is considered the buffet. So end of our meal was another $120 pesos. 7. On the food topic after we had check in we went down to the water cabana. Food was good. At the bottom of the menus say "taxes and tip included". Vary vary clear. As we paid the server comes back and said tips not included.... I had asked him to get a menue so I could show him where it had said that it was all included... He said no and pointed out on the receipt that it said tip not included. So not trying to screw the waiter we tipped him.

This is a nice hotel but simple somewhat outdated amenities , without any luxury. I'd rate it as a 3 star hotel. The hotel feels safe, rooms are clean and large. The room has a safe, a small fridge, a kitchen with dishes, a coffee machine (they only gave us coffee the 1st day), free ice is available outside in a machine. The service received is Ok, don't expect employees to be smiling at you, and to be coming and asking if you need something. However, whenever we asked for something (such as towels) they delivered in 5 minutes. The swimming pool is nice, decent size, and is open later at night (it has some nice colored lights). The beach isn't large but very nice, with calm and warm water and servers taking orders. Also, there is a nice restaurant just next to the beach. In front of the hotel, there is a bus stop where some tour buses stop. Amigo Tours bus to Chichen Itza picks ups tourists there. Therefore, Beachscape is a good place to stay if taking some tours. A couple of blocks across the street, a 24/7 shop (kind of a 7-eleven) is open, selling candies, food, beverages (this is a good place to buy at lower cost). Downtown is a 20 minute walk away, and walking at night in this area feels safe. A supermarket , where lower cost food can be purchased, lies at about a 10 minute walk. I prepaid the hotel, they didn't charge anything unexpected. I'd recommend this hotel if budget is tight (can't pay for an all-inclusive or an hotel with more updated amenities) , or if just staying around for a small number of days.

If you like a nice quite beach, family, not as crowded, small simple, with only 54 suits, basic pool, gym, WiFi, and all you can and drink. What makes this place the best is that this side of Cancun, there's no waves, rocks, see weed, because the island in front of it prevent the waves to form, and this side of the beach look like and huge ocean lake! Great for the little one, children, or someone that does not know how to swim, we bin here 4 time, we love this place.

SERVICE The room service comes in abruptly ignoring "DO NOT DISTURB" sign on our handle. Really? And I was trying to enjoy the sleeping-in in my vacation....ruined! ROOM The drawers are very hard to open and almost not usable. Pretty basic interior, beds.. LOCATION The place is walking-distance to many restaurants in downtown... That was pretty much the best part of the hotel. And the hotel pool is nice also. I would choose another hotel.

Front desk staff is not helpful! The guy from 11am to 11pm is arrogant... we reported issues with the room 3 times and he only made excuses to cover himself, and not resolve the water leaking into our room from above. The rest of the staff are awesome... problem is everything has to go through the front desk! Will have to think twice about coming back....

My friend stayed here and I went to visit him. The receptionist didn't allow me to go to the beach with my friend through their lobby, which was perfectly fine in other hotels like fiesta americana. Even their own staff said that it was ok. All the beaches in Cancun are public and DON'T belong to anyone. I didn't intent to use any of their installation. My friend was really annoyed because of the receptionist's attitude. They tried to cost us 45 dollars for just walking trough their lobby. This is a shameful robbery and my friend swear that he would never stay here again.

Really nice hotel in the zona hotelera. It has the nicest beach: larger and cleaner in comparison to the other hotels. Housekeeping was good and staff very friendly. Only 10 min walking from night life aerea. Only a minor technician issue: water leak close to the washbasin.

Pros: in front of bus stops, near shopping centers, the restaurant/bar by the beach is great! Fridge and microwave. Cons: the beach is surrounded by many boats and yachts and no waves. Seems like a pool beach. The bed covers are linen like material and only one extra blanket for a room with 2q beds. Ac only available in rooms not in lobby area. Limited chanels on cable. It's actually a 15min walk to the clubs/restaurants.

do not stay here! they messed up on our charge for our nightly rate and half way through our stay expected us to pay the difference on their mess up. on top of that, the bathroom has mold. unless you want to be broke or sick, don't stay here. horrible vacation, horrible customer service and the facilities are not clean.

the only good thing about this place is the beach! our package is all inclusive but lunch and dinner are not buffet, was told by the manager that if its low on guest registered for all inclusive they are just offering alacarte, even travelocity lied about the package, they have no idea about whats going on in this hotel, will find another place when we visit cancun!
