Everything about this Best Western was great from balconies to free breakfast and it's great options even for us that don't eat red meat and pork. Thanks for even having almond milk. The employees will come in your room even with the placard on the door. My lady and my son were in the room, and a woman with a clipboard walked in even with the do not disturb on the door. So just be aware of the only when it benefits them privacy policy.

If you ever wondered what it feels like to live inside a bowling alley staffed by toddlers and construction workers, look no further. First two nights were kids clomping overhead like they were reenacting Jurassic Park. Then they rotated to a morning crew of steel-toed zombies doing laps before sunrise. Walls have the acoustic integrity of wet cardboard. Floors amplify every step like a herd of buffalo tap dancing. The plumbing sounds like a horror film set in a Taco Bell bathroom. Constant flushing, spraying, gurgling. Truly immersive audio. Bonus feature: the bathroom has a motion sensor light that cannot be disabled. Try to take a 4am dump in peace and the second you shift your weight it blasts full stadium lighting straight into your soul. Perfect for anyone who wants their late night bathroom trips to feel like they are being interrogated by TSA. Cleaning carts roll by early every morning clacking on tile like someone dragging a shopping cart full of bricks. Relaxation is simply not part of the business model here. Come here if you love chaos, sleep deprivation, and the soothing nighttime soundtrack of strangers annihilating toilets. Otherwise stay literally anywhere else.

Nice new rooms, 5 miles to downtown SB straight down State street. Pool was nice and cool 81° refreshing , not cold. Hot tub was nice and hot!! Breakfast was great, and yummy. Parking can be a little tight if the place is full, but not a deal breaker.would definitely stay here again!

We were driving without any real plans. We needed a place to sleep and this fit. It's a decent place to stay. The light switch has a night light - cool feature to be able to find it in the dark. However, it is too bright at night while trying to sleep. Overall, we were happy with our stay.

We enjoyed our stay very much. We had the room facing the harbor with two queen beds. The room was clean, the beds comfortable. The breakfast was very nice! Excellent location and very nice employees! We would definitely stay here again!

Easy location near the 101 freeway with lots of shopping and restaurants around. Large room with patio area. Lots of parking that was ease to access. Two pool areas and fairly heated. Breakfast was pretty good with variety and good seating.

Before we arrived we were apprehensive thinking it was going to be really run down after reading reviews. Our room was big, a lot bigger than some hotels we stayed in on this trip. The rooms are modern and I think recently refurbished. Has everything we needed and even have free breakfast. It’s basic but it was a bonus as we thought it was room only. The only downside is the distance from Down town area but we managed to get taxis there and back through Uber and Lyft.

My husband loves staying in this hotel on his monthly work trips. He was excited to take me here but was very disappointed by the room we were placed in. He said it's the smallest room he's stayed in and the balcony view was to the parking lot. The bed had a super awkward base and our room only had a shower. He says the view is usually nice and serene. He usually enjoys sitting on the balcony, enjoying the greenery and flowers, while relaxing. And the rooms are usually very comfortable. So hopefully that's the norm for most people.

Clean and Spacious rooms, Keurig coffee. Good hot Breakfast with eggs, waffles, bacon, yoghurt, fresh fruit. Nice Pool and Jacuzzi, too. In a very nice neighborhood. Loved the balcony on our 2nd floor. Had chairs And Table. Enjoyed hanging outside on balcony. Pretty trees on the grounds.

First off the price was not worth the room. We came into town for a medical procedure at Cottage Hospital and wanted something in close proximity. When your hospital room is better than the hotel you stayed at that is something to think about. The room was kind of clean... the bed linens were... the room was dusty... the room keys didn't work after 24 hours (you're booked for 4 nights..off to the office for new keys), the room phone and clock didn't work, constant maintenance taking place, the TV had almost no channels and you couldn't watch Netflix. Not enough towels, barely there soap and shampoo/conditioner, and 2 rolls of the roughest toilet paper. Extremely disappointing. If I had it to do over again I would have followed my instincts and gone somewhere else.

They are in the middle of a full remodel. We stayed in the older rooms and it is needed. Parking gets to be an issue late at night. There supposed to be a breakfast service. It was not running and the restaurant that used to be there is gone. The pool was great. Clean and my girls had tons of fun in it. Outside restrooms for the pool, wish they stocked the towels more there. That said you cannot beat the location. A target across the street for any needs while on the go. Great breakfast spots just minutes away and close access to the freeway. Will be more inclined to rerun once the remodel is done.

Way too expensive!! The bathroom was dirty and the bar of soap has been left in the shower, seemingly uncleaned. I've already unpacked my things and by the time he called me back to tell me "tough shit", I was too tired to move rooms so I'm just staying in the dirty room. What a clusterfuck!!! The front desk clerk only offered to switch my room, but I've been driving for 12 hours straight, day 2... and I've been trying to find a hotel for the past hour. All I wanted to do was take a shower and go to sleep. $255.00 later and I get a whores bath and no resolution. I'm sure the rest of my room is just as clean! DON'T STAY HERE! YOU'LL REGRET IT! My $0.02 Also, the front desk clerk seemed to be mocking me as I was complaining about the room. Absolutely ridiculous!

I booked two rooms at the Best Western in Santa Barbara in preparation for my wedding day--one for myself and my partner, and one for my soon-to-be mother-in-law, who is disabled. We specifically requested an ADA-accessible room with a roll-in shower. Upon arrival, we found that while the room had a roll-in shower, there was no shower chair provided, which is a requirement under ADA Title III. Hotels are legally obligated to provide either a built-in or portable shower seat in accessible rooms. When I asked the front desk, I was told there were no shower chairs available and was advised to try using a metal pool chair with mesh. This chair was unstable and unsafe for use in the shower, putting my mother-in-law at risk. This lack of compliance and proper accommodation was deeply concerning. On the morning of our wedding, around 6:30 AM while getting ready with our makeup artist and hairstylist, the power went out. The front desk informed us this happens often and that there was no backup generator on-site. They had no estimate for when it would be restored, as their maintenance technician wasn't responding. No solution or support was offered. We were forced to relocate to another hotel on short notice, which caused a two-hour delay to our wedding. We incurred additional costs for the extended time of our makeup artist, hairstylist, and other vendors. Guests were left waiting, and what should have been a joyful, well-organized morning turned into a stressful scramble. I'm sharing this in hopes that the hotel takes these concerns seriously. At minimum, I would like acknowledgment and a conversation about how this situation can be addressed appropriately . I'm open to communication and resolution, but these issues--especially related to ADA compliance and emergency planning--must be corrected moving forward.

Stay Elsewhere! I'm writing this at 1:00 AM from their "renovated" room, and I can't stress enough--DO NOT stay here. The noise insulation is nonexistent, and you can hear every sound from the hallway and outside, including car traffic. Despite the renovation, this is far from a 3-star property. I would not recommend it to anyone seeking a peaceful or comfortable stay.

This seemed expensive for a Best Western, especially when it needs renovations, but it was clean, parking was easy enough for us, and the location of this hotel was fabulous for us as we were traversing back and forth between Goleta and almost down to Carpinteria. It's got lots restaurants / coffee nearby. It's close to the freeway. The staff are friendly and helpful. The closets / drawers, at least in the old rooms, are really tiny so beware if you don't travel light. It's was fine for us but I could see that being an issue for others. I enjoyed the little outdoor patio space for reading and enjoying my coffee.

Far from downtown, and definitely not walkable. It's not the management's fault, but a child pooped in the pool so it was closed. You would think that would allow for a discount since we paid for a hotel with a pool. The fans are also incredibly loud. The room is spotless, except for the floors. We got black feet from walking barefoot. The table on the patio of one room was two small the use for eating and the other room had no chairs or table at all. Also, if people book two rooms together isn't implied that they might want adjoining rooms? Pros: Nice staff, updated staff rooms.

Was in town a few days for Earth Day, and book a room in up state Santa Barbara. I'm a big fan of Best Western Plus, this one is few miles from the city of Goleta, half of this property is closed and rope off for renovation, plus this location is convenience to a mall, shops and restaurants. The staff was nice and friendly, they free water to the guests, parking was free, two story building with no elevators, a pool and jaczzi with a courtyard. The room is very out dated but it was clean plus comfortable there was a patio with two chairs and a table, the furniture was out dated, one wall was mirrored, there were window louvers. On a positive note the complimentary breakfast was a full breakfast with hot and cold cereals, fruit, waffles, yogurt, pancakes, toast, bagels and juice. I love Best Western hotel chain, and this one Best Western did not quite live up to their reputation.

Don't stay here if you're 1 - handicap or 2- getting married the next day. Unfortunately, I booked two rooms for myself and my soon to be spouse and for my handicap mother. The first issue - we booked my mother a room to make it easier for her to get ready close to us and be able to bathe as our room was not handicap accessible. The roll in shower does not have a shower chair installed nor was there one provided and when I approached the front desk to request one I was told they did not have one which is against ADA compliance. By federal law this should be provided to guess who are disabled and have a handicap room booked with a roll in shower. The second issue - I was getting married the next day and this hotel was fairly close to my venue so I was confident everything would go smoothly the morning of however I was terribly wrong. My hair and makeup artists arrived at 630am and as I was getting my bridal services the power went out. I had my son go ask if the power is out in just our room or the entire hotel and he was advised that this happens frequently and it is the entire hotel. When we asked about a generator we were advised that maintenance wouldn't be there for another hour and a half to two hours because they weren't answering the phone but that is when they are scheduled to come in. Happens frequently???? Where was the warning sign upon check in or online?! I couldn't wait that long as I had to arrive at my ceremony by 10am. I had no choice but to book a room down the street at a Hilton for 2-3 hours so we could finish getting ready. Not only was this a financial strain but this also caused me to be an hour late to my ceremony in which I had family and friends from all over CA and NV who were waiting for an hour and a half. I had to spend additional money to my vendors for their services as we had them booked for certain time slots and now I had no choice but to extend due to this inconvenience. I wasn't able to enjoy my day the way it was planned due to my entire timeline from pre ceremony photography to reception and dinner with my family being affected by this.

I am writing this from the bathroom sink because there is no power in the rest of the room. Good: The king-sized bed seems to really be a king-size bed, and it was comfortable. The 'extra large' room is a good size. One of the two hot tubs was hot. One pool was open, though unheated as far as my feet could tell. No towels were by the pool or hot tub throughout our stay. Bad: Inadequate circuit breakers lead to room power outages. This is a known issue. What isn't known is where the circuit breakers are so we could get our power back on. The AC / heating units are VERY LOUD. We had to turn ours off in order to sleep. Luckily, it wasn't too hot or cold during our stay. The remodeled bath features brushed nickel and chrome fixtures on the same shower (ugly, but functional). The new shower curtain rods have perturbances which prevent the smooth opening and closing of the shower curtain. (The old ones were smooth.) Worst: The only light for the shower and toilet is very bright and on a 30-SECOND timer. So you cannot shower or bathe or pee at night unless you do so in the dark. We complained about this the first day. They promised to fix it. It is still the same the second day. This is also a well-known issue. (The switch appears to also have a sensor, but if it does, it doesn't work). Why put the ONLY light on a timer? If someone takes a bath, they would want light the whole time! This was poorly thought out. Overall, the remodel is headed in the right direction but still has a long ways to go

Terrible for anybody with mobility issues. Walker didn't fit into bathroom. Two Steps from room patio down to public space and pool. No railing on these steps. Hardly any patio seating. No furniture on patios outside rooms so guests took the chairs from public spaces, put them on their personal patios, leaving none for anybody else. Vast majority of guests had no furniture to sit on outside. No screens on sliding doors. Shower water was barely warm. Less than mediocre.

I want to give a shout out to Austin Borek the manager of Best western Pepper tree Inn. I checked in yesterday came back from my event, there was an issue with the room, he took care of it right away and refunded my fee for the night that I stayed last night. I really appreciate this type of service. As a bed-and-breakfast Owner, this is exactly what I would have done. Thank you Austin for doing the right thing. I come to Santa Barbara once a month and will continue to say at Best western Pepper tree Inn. Sincerely, Ron.

For beginners I was wondering why the room was freezing cold at night and I come to find out the front door is too small for the door frame, there's almost a full inch open on the bottom of the door. So much cold air comes in, someone can literally be outside watching you get naked from under the door. If that's not a deal breaker how about the bathroom window pointed right at the shower that anyone can see through. no curtain or anti transparency screen, anyone outside with a Amazon $5 selfie stick can record you through that window while you shower. That's insane, privacy is non existent here. You can't shower with the lights off because the light sensor will turn it on. It won't take long before some creep catches on and starts uploading pictures online of you or your children showering. At night time it's easy to tell when someone is in the bathroom from the outside, this presents opportunity for some predator with a phone to record you without you knowing. How did hotel management miss this when the engineers put together these designs ?. This place is a lawsuit waiting to happen.

From the outside, the hotel wasn't very impressive. However the employee working the front desk was friendly and helpful. Our rooms were modern, clean, and comfortable. The pool area was very nice and we enjoyed soaking in the jacuzzi at night after a long day. Very conveniently located across the street from a Target, Starbucks, and a shopping Plaza. In addition, if you show your ID and key card you get free admission into the Gold's Gym a block away from the hotel. The only downfall during our stay which was not under control of the hotel was the amount of homeless that walked around the parking lot and pool area. Otherwise, an overall nice place to stay.

For a "plus" BW this place is a minus. Outdated run down dark decor. Room doors don't fully close. Lets in light and bugs. Noisy AC. Small rooms that cost an arm and a leg. The description talks about modern amenities. The fancy coffee machine in the lobby was the only modern item I could find. We were told this a pet free hotel but there was a large dog, left alone in the room next to us. Pets are family and they would not want to be left alone in a hotel room either. We had to change rooms midstay. The staff was very understanding. Pass on this. The BW Plus in Carpinteria was so much nicer. We stayed at that hotel at beginning of this road trip but thought let's try someplace different to wrap it up.

My wife and I are having our house renovated and needed to stay at a hotel for at least two weeks so we chose a hotel close to our home. The price was reasonable for SB but the first thing we noticed was the WiFi was horrible. We couldn't use our phones unless we were using it during the early morning hours. The staff said they were trying to fix the problem but that it wasn't going to happen any time soon. Bummer

Do not stay at this property. One pool and one jacuzzi do not work. There is no security on property. There was a noise issue (after 11pm) with the person staying in the room next to us and the manager had to lock the office to come up and investigate. It's not a safe place.

Front desk was very helpful and super friendly. The pool was wonderful. I wanted to use the jacuzzi but too many people were in it The location is great with many stores nearby. HOWEVER.. The tv must run on internet because it kept going in and out and eventually had no signal at all. The temperature of the shower changed if any nearby toilet flushed. The bed was not comfortable. The furniture was olllld. It looks like they are in the process of remodeling and has the potential to be really nice, but for now it's not worth the money we paid.

2.5 stars. Stayed here during the infamous storms and flooding in Santa Barbara in January 2023. This BW is located across the street from the Santa Barbara two-story Target which makes it conveniently located. My room was quiet enough - all I could hear was the pouring rain. The room was dated, one wall was completely mirrored (!!!). I mean, maybe this would be a bonus for some people? But it was a little unnerving, especially when I had to use the bathroom in the middle of the night and I wondered what that strange-looking woman was doing in my room. Heating and cooling is via one of those wall units - I wondered why the thermostat wasn't working in my room and had to call the front desk. The complimentary breakfast wasn't too bad actually. There was a pancake-making device, the ambiance of the dining area was pretty spartan however. With all the rain, the parking lot became flooded and I seriously wondered if my car would be able to drive through some of the puddles in the back. I realize that this was an unusual weather situation but it was still scary! Next time I will probably venture out to Carpinteria as I found their BW more to my liking.

Quaintly comfortable. Reminds me of a granny's guest room. Room came with microwave, Keurig coffee machine, mini fridge. Also the patio with garden and pool view was a plus. Comfortable stay close to Target, gas stations and the 101 freeway entrance. Recommend!

I just came from a stay there. (3/9/24) My room was neat and appeared clean enough, however this property is old and the room was too expensive for this type of room. I paid almost $300 for one night. The furniture was scuffed, the walls in the bathroom had paint chipping, the AC unit is loud, and the outlets in the bathroom and on the lamp on the nightstand for your cell phone, did not hold the prongs of my curling iron or phone charger well. The lamp outlet was the worst and my phone charger wouldn't stay connected to charge. Also, they didn't have their free breakfast available. No reason was given. This room was not worth what I paid. On the plus side, the employee working did let us have an early check in and was very friendly. However, I do not recommend this place nor would I stay again.

Nice renovated room overlooking cemetery. Room was updated and renovated which I liked. Some small stuff still needs to be repaired like patio outlet has exposed wires and patio door brake. Almost ended cutting my finger off. No breakfast and no lunch bags to go either.

Stayed overnight for a flight out next morning. The Pepper Tree has been renovating for a year or more, and it's not before time. I stayed in one of the "old" rooms; the place was likely built in the '50s and was probably a gem in the boom of highway travel. Contrary to some other reviews here, the room was clean and neat. No carpet stains, smells, etc. Furniture definitely weathered (the dresser/hutch looked like it had been exposed to a fire or high heat on one side - veneer dark and shiny, bottom corner crumbling.) I think the armchair was original to the place, but still comfy. Bed was OK, pillows mostly seemed to be stuffed with shredded foam rubber (not a favorite.) A nice and surprising touch: the vanity is outside the toilet/shower room, and the tile floor has electric or hydronic heat underneath where you'd stand in your bare feet to wash or shave. Parking near your room can be a challenge; I think there's one parking space for every two rooms at most. Signage for the office, ice machines, etc could be a lot better, but I managed to find my way around. The staff were great (if a bit tired when I pulled in around 8PM.) Final judgement: quiet, mostly comfy, very much needs the renovation. (They should quit advertising the artist concept of what the rooms SHOULD look like vs what they actually look like now, though.)

I have fond memories of Best Westerns and have enjoyed my stay at several of them over the years (other cities). This one did NOT live up to Best Western's standards. The hotel is rated as a 3-star hotel, but I'm guessing that's due to the amenities that it had previously. This is the only Best Western I have ever been to that does not offer a complimentary breakfast due to "recent" renovations (when I called prior to my stay, I was told that the last room was renovated 5 years ago!). Their website lists that they do not have breakfast, or a fitness center, so I was aware before we arrived that these were lacking. However the in-room hotel flyer STILL referenced a fitness center, two pools and hot tubs, and free breakfast. Even the map they handed to me at check-in referenced a gym, the pools, and a massage(?) room. Only one pool and one hot tub were operational. The hot tub was extremely crowded each night, as a result, we only used it once (and the pool towels were not even restocked, so we walked to our room dripping wet). And my room was dirty -- sticky cabinets and drawers. I washed my hands or used sanitizer after I touch something. I am jealous that the other reviewers had great service at the front desk. We did not. When we checked in, no one informed us of the complimentary coffee, water, and juice that would be available daily in the lobby (I only noticed these when I went there to check out). The woman was not welcoming at all. And I read from another reviewer, just now, that we could have accessed nearby Gold's Gym (for free) if we just showed our ID and keycard! Again, no one told us this at check-in. When I checked out, I received barely any eye contact, just "you're all set". No "thank you for staying with us", etc. We almost got into a couple of head-on collisions in the parking lot, as we could only get to our room via a one-way driveway, though some other guests ignored the one-way signs. This hotel needs more signs to make it clear which direction cars should go. Perhaps the front desk should inform guests that it's one-way, before there's an actual accident in the parking lot. A few times, I returned to the hotel to see a vehicle parked in front of the lobby, in the middle of the parking lot entrance. WHY wouldn't the front desk staff tell them to move their vehicle so they weren't blocking traffic to guests' rooms? The only good thing about this hotel was its location: close to a mall, close to plenty of dining options, and central(ish) in Santa Barbara. But with the loss of their amenities, they should probably be a 2-star hotel (and they should definitely update their handouts).

The manager made special arrangements when we had a death in the family and I messed up when my mind was scrambled. I'm deeply grateful and will be returning for sure. Thank you

The rooms are nasty rugs with large dirty pee stains from animals. Booked a room for handicap individual the room I was told to be fit handicap individual was not. The terracotta tile in floor area by sink was broken. I was told hotel was pet friendly no area to let pets sit out. The hotel is nasty dirty. Was asked to give a review only to have a response that I did not book a handicap room. Wrong I know what I paid I know what horrible the room was They put me in, very high priced for a dirty nasty hotel Please read and believe me don't stay in this nasty place This hotel does not even deserve any stars Stay away run

I have both pros and cons, which will be listed below. However, overall, my stay at this hotel was pretty fantastic. The cons are only there if I were to nitpick. Pros: -Clean and beautiful!! They gave us new modern rooms with hardwood floors, it was just perfection. Cons: -CLEANING SERVICE. Cleaning service needs some training. They would either forget to leave me any cups, towels, or worst of all- toilet paper... I returned to my hotel room from an outing and really needed to use it, but there was zero toilet paper in the bathroom. I called the front desk to explain the situation and that I needed it Now. 20 minutes later, nothing. I called again and they said, "she's on her way." Well damn, in 20 minutes I could drive to the beach and back and she's still on her way? Did y'all not get the sense of emergency? Just an unnecessary embarrassing situation to place a person in. I'm not sure wtf this was, but at one point, the cleaning lady actually unlocked and opened our door while we were hanging out in our hotel room. This was hours after they had already cleaned the room. She stated that she got confused and thought people at our room had checked out or something. I'm just glad I wasn't walking around half naked when the front door opened up. -FRONT DESK. I'm not sure what this was either, but when I started calling the front desk to request cleaning service towards the end of my vacation, the Asian front desk girl began asking if I'll be in the room or not. Isn't that a weird thing to ask? I asked if it matters, and she said that it's just to let them know. Well, why?.. will their cleaning style be different if I'm in the room versus not? But what's even more strange is that for a full week, I was not asked this question. This only began later on. I've never usually been in my room when they clean so it's just weird to me. The guy at the front desk never asked this question, and the girl would then call BACK to the hotel room to make a point and ask it. -NO MICROWAVE. It stated on the website that the rooms would have microwaves in them. When I arrived there, they said that some rooms had them while others didn't. I asked if one could be brought up to my room for a separate fee as other hotels do that, but this wasn't their protocol. If I had known that, I would have brought my own heating device which I was happy to do but the website stated they had it. Also, the fridge had no freezer. Very hard to buy convenient frozen food as a traveler if you can't keep it frozen. -LOUD NOISES. The walls are extremely thin. I could clearly hear my neighbors' conversations and even phone conversations as if they were right there in the room with me. This kept me up at 4AM while my neighbor was talking on the phone to Portugal. I was also woken up every single morning by the cleaning service and their radio system being so loud. Not once did I get to sleep-in past 9AM during my almost 2-week vacation. Very easy to get or make noise complaints, you should probably expect a phone call from the front desk telling you that a neighbor complained on you, or expect to be the one who complains- there is no in between. -NO GYM ACCESS unless you have a new phone. It stated that we just need to show our room keys and ID- that's a LIE. The gym that they said we could use since their own was under renovation, does not accept people whose phones are old. In other words, my poor parents couldn't go in without me because they didn't have the type of phone that could scan their stupid bar code. How disgusting- they paid for their stay and should be able to enter the gym no matter what kind of phone they have! -POOL. There were NO towels or beach chairs unless you ran to the pool area before the sun came out. They place maybe 6 towels there in the morning, and if you dare to stop by past noon time, you're out of luck. Good luck finding chairs to tan on also. Just so ridiculous, why can't they get more than 4 beach chairs and towels? Come ON. But like I said, I'm just glad the place was super clean and gorgeous looking. The other stuff was incredibly irritating, but not the end of the world.

4th Amendment Breach of Privacy/Disrespectful Manager in Charge!!! July 2024 My wife and I stay in hotels at least 20 times a year. This is by far the most offensive experience we've ever had by which our room was unlawfully entered shortly after we checked in and unpacked, our personal bedding that we bring on every trip molested, and who knows what missing from the rest of our luggage. When I brought this concern to the manager in charge he was smug and dismissive, refused to show me the entry logs to my room, and threatened to have me arrested after not accepting his inability to be accountable for the intrusion. When I insisted that he call the police so I could make a report he threatened to have me physically removed from the lobby with no further explanation. I highly advise that you avoid this place, and should you somehow find yourself a guest here BE SURE TO KEEP INVENTORY OF YOUR BELONGINGS BECAUSE THEY ALLOW UNLAWFUL ENTRY INTO YOUR ROOM!!! And what's worse is you may be accused of being a liar or crazy under the threat of arrest. This place and JOEL the manager SUCKS!!! I've never felt so disrespected and violated in a hospitality setting, and it's a bit humiliating that I have to pay money for such a horrible experience. STAY SOMEWHERE ELSE IF YOU DON'T WANT YOUR RIGHT TO PRIVACY VIOLATED OR TO BE DISRESPECTED BY SOME SMUG PUNK!

The Peppertree used to be a family staple for us. My grandparents ate at the restaurant weekly when I was a kid. So when I need a hotel when visiting family with my own family, I was obviously going to stay there. We used to love it. Stayed this past weekend and it was awful. The remodel is cheap and boring, the charm is gone from the rooms. There's no microwave anymore. The rooms also have no insulation anymore, super cold and loud. Could hear everything above and next door. The 1.5" inch gap under the connecting door to next room also didn't help and felt very unsafe as you could literally see into the other room through it. They also had rented out an upstairs area for a party which was very loud late into the night with people arguing like they were on The Real Housewives. They also took all the parking for paying customers. I'm so sad but it is not worth staying here anymore. I miss the old Peppertree.

The pictures speak for themselves. This was our first trip as a family. It has been a nightmare because my eight year old is crying about not wanting to come back to our scary room where the locks look like they were broken off and the carpets are beyond stained and torn. Human beings should not have to pay nearly $1000 for three nights in this ramshackle establishment. Management should be ashamed of themselves for ruining people's vacations with this bait and switch. Crookery at its finest. Any responsible hotel management would refund and allow us to go someplace clean and safe instead of being confined to this disgusting room.

I was over charged for a soda on my card by $4 & girl at front desk & manager a few days later refused to send me my receipt I never got. They said they emailed it but it never came. I asked for it to be faxed then girl hung up in my face. This is why I use credit cards for traveling. Just dispute the charge so the money gets taken from them. Bet I get a receipt after that. Just horrible. Never coming here again.

We stayed one night here. The staff was very friendly and helpful. They have a coffee machine and really good. Very conveniently located across the street from a Target, Wingstop, Islands etc. Room was very clean.

What a dump! The rooms are so old, even the "new" ones look old. This place needs an entire revamp. Not worth what you pay for. They did not clean our room but offered to clean it once we were there at 5. The only good thing about this place is the location.

Cute hotel but you need new cabinet doors. As I was pulling back from the refrigerator instead of staying open your cabinet started to close and the metal of your cabinet door scratched my skin, I really hope I don't get tetanus!

Buyers remorse. I booked the wrong Best Western. Got this one confused with the Encina location about 2 miles away that I stayed at a couple years ago. This one is a "plus" as in "plus or minus" things like cleaning, maintenance, etc. Half the lamps in my room don't work, either missing bulbs or just don't work. The entry light doesn't work. Cleaning left something to be desired as I wiped down surfaces and my hand hit something sticky when I opened the cabinet containing the refrigerator. Not sure why there is an ashtray in my non-smoking room? When I pulled back the bedspread (always strip these off hotel beds immediately) the sheets were not tucked and I had exposed mattress to tuck the sheets back over (at least it was readily accessible to check for bedbug evidence, found none so maybe there is your plus right there. In addition to the poorly maintained and cleaned room the whole property was pretty neglected. Dark hallways with burned out bulbs, a hot tub shut down and just festering full of mosquito larvea and algea, etc. I would not return here ever.

Worst service ever, that little girl at the register is a complete Bitch. Major attitude as if she is doing me a favor, I'm doing her a favor by staying here paying her wage. I'm recommending that my company never books us here again.. complete shit service

I'm torn. This place has a lot of potential and it looks like maybe they are trying to turn it around (half the hotel was closed), but the room we stayed in had seen better days. PROS The beds were comfortable and had clean bedding (no weird comforters and blankets). The individual outdoor balcony/ patios are GREAT. The pool and hot tub and surrounding environment were nice (and clean). Staff was very personable and friendly. Excellent lobby coffee/ espresso machine. Free bottled water. Walking distance to shopping and restaurants. 10 min drive to lower State Street. 15 min drive to UCSB CONS Room was small. We stayed in a double queen with 2 teenagers and it was tight. Room was shabby. Peeling wall paper old carpet and curtains, and generally felt grubby. Bathroom was not cleaned well. There was a lot of small pieces of hair on the surfaces like residue left from a dirty rag or something. For the price, I think there might be better options if you plan ahead.

One is the dirtiest motels and bad management. We arrived 10/21 wee hours of the night, we alerted motel staff that we would not be arriving until midnight, driving in from SF Bay Area , we were assured that the motel office is open 24-7. Upon our arrival no one was in the office, we waited until 1:15ish am and finally 45 minutes later the clerk, Crystal drove up, "she had to leave to put gas and eat". No regard for the customer. Room disgustingly dirty and dingy. Never again!

Paid an arm and a leg for room that wouldn't open, don't come here unless you want the horror movie experience. (FOUND A LUXURY ROOM AT A DIFFERENT HOTEL FOR THE SAME PRICE) Staff is INCREDIBLY nice but the place itself looks like the CONJURING and we could not even open the door to our room. I played travel softball all my life and remember marriott, hyatt, and best western being incredible hotels in SAC so went with best western after seeing the price of the other choices (we'll come back to this). First time booking a hotel and didn't know how late we'd arrive as we're driving up the 1 so we called ahead to book. The phone guy was incredibly nice and gave us a hefty quote, so we were expecting a nice suite but once we pulled up around 9:30pm, we didn't feel safe coming out of the car. The place looks like a haunted house. I was given the wrong directions to my room and ended up walking through one of the literal deserted complexes-- one room had lights on and a screen ripped off, mattresses were also all over the place??? Finally found my room and the door would not open. Tried for 10 minutes and just did not feel safe at all after my boyfriend started reading the other reviews during the door situation. We called a different hotel, explained our situation, and were able to get a room for the same price. The room we got was also above and beyond compared to the photos we see on other posts here. Once we got to the different hotel, the person at the front was shocked as they thought this place closed down years ago!!! For a broke college student, this was an expensive lesson learned but I hope anyone reading this can avoid what I went through.

Worst Checkin experience I have ever experienced. The two young women working the front desk were astonishingly unhelpful and rude. Our rooms weren't ready at the 3:00 checkin time. We were told they didn't have time to check and see if they were clean. No apologies ever. We were told to come back in 15 minutes. An hour later they were checking in others before us and still said our rooms weren't ready. I had to ask for a manager to get one of them to check on the rooms and give us keys. She stormed off and was very rude. We were made to feel like we were putting them out by expecting our rooms to be ready at checkin time. Shower went from scalding to cold and back and forth. Shampoo and conditioner so tiny you can't even get two uses out of them. I'd never stay here again because if the terrible customer service.

Friendly staff, the remodeled rooms are nice, ample parking, away from the hustle and bustle of downtown Santa Barbara (for better or worse, depends on what you're looking for), and pretty quiet. Two pools and jacuzzis, and 24/7 coffee/tea/hot chocolate/water fountain for bottle refills in the lobby. Right across from Target and walking distance to several restaurants. Recommended.

From the outside courtyard pool area this is such a quaint cute little hotel. Great location for local restaurants and across from a small shopping area. We have stayed here for many years. It was never fancy inside. Kind of like grandmas house but always friendly service. Even though it was extremely outdated it was pleasant. Lately things have started to change. New ownership. Property is to be split in half with different owners. Inside the rooms no more cookies fruit or treats. No coffee in the lobby( which used to be the best part) Covid is an excuse for everything but honestly it's laziness and cheap budgeting. Rooms are freezing and no real heating. Furniture is ancient and the walls are paper thin. Not a fan!!

In the Fall I had an emergency mold situation pop up at my current residence and had to be put up in a hotel for a couple months while they fixed the issues. While it seemed like a nightmare at the time, I was so fortunate as to be put up in this Best Western! The staff at the front were very accommodating upon check in and the maids were consistently sweet and helpful. The younger, nighttime staff were a little less on the friendly side but no major complaints. Though I did not allow for it much, housekeeping did a very thorough job when cleaning the room and switching out towels. The scenery throughout the hotel grounds was simply gorgeous. So much greenery everywhere, fresh flowers blooming, the pool in the center of the building space, and the cozy fire pit towards the center north side. The jacuzzi and small fitness room were also great assets to the property. Though they don't offer a "free continental breakfast" for guests they have an awesome restaurant on site called K's Tree House. There is also complimentary fruit and coffee in the lobby, and various places to eat across the street including Backyard Bowls and Starbucks. As far as the room itself, the beds were very comfortable, sheets clean and temperature adaptive, heat and air was adjustable for guests and easily handled, and tv channels were vast and plenty. The walls were thick but if you have your backdoor open you often here the kids playing in the pool. All in all 5 star room, especially for their rates in comparison to other SB pricing. I would definitely recommend this hotel for short and long term stay visits. There's plenty of parking for you and those visiting you at your room. It's conveniently located near State St. fun, La Cumbre Mall, coffee shops, massage parlors, and the beach is about 10 min away with traffic. And the amenities are not overboard but just enough to give you that cozy, at home feel.

Stayed at this place for one night and it wasn't too bad, in my opinion it's a nice hotel just need a little better overall deep cleaning. A little TLC goes a long ways. The location isn't the best unless you love Spudnuts Donuts and Bagels and Peet's coffee in the morning like me, they are both literally down the street. My advice if your staying at any hotel during this COVID-19 epidemic is to simply call and ask of any changes the hotel has made with any amenities they offer. Other than a good cleaning this place is good and the price is reasonable. And when I say deep cleaning it isn't anything that's going to gross you out it's just my OCD talking, so don't let that discourage you from staying here.

I was a little worried after reading so many negative reviews, but our room was clean, if a bit dated as fas as USB ports etc. Well located for the mall and close to freeway access, it worked for us. We were able to walk to dinner at Chuck's of Hawaii for a nostalgic steak dinner-go for the teriyaki ribeye!

First off, Best Western is my go to hotel. It always feels welcoming and safe no matter which location. While I was searching for a BW in Santa Barbara, I came across this Spanish styled one which stood out to me. It's such a unique hotel that is undergoing construction. The employees are very professional and the upkeep of the room was modern and very clean. My favorite part is the back patio sliding door to each room that offers a private nook with seating to soak in the fresh air in the courtyard. They have a pool, jacuzzi, beach towels, tanning chairs, very family friendly! The best part is you're so close to shopping centers, and restaurants in the heart of Santa Barbara!
