We’ve had a wonderful experience living at Bisby! After almost a year here, we can confidently recommend it to others. Some of the highlights include: - An increadible view from our apartment - Friendly and helpful agents — special thanks to Anna! - A kind, professional concierge team — we truly appreciate every one of them - Great amenities, plus access to the pool in the neighboring building - Beautiful, modern apartments with spacious layouts - A large balcony that offers ample outdoor space - Excellent proximity to the PATH train - Access to the beach, nearby parks, and a lively neighborhood A quick note: We’ve heard some residents on the north side of the building mention noise concerns. We live on the south side and haven’t experienced this issue ourselves, but it’s something to keep in mind. Overall, we’re extremely happy to be here and are planning to extend our lease!

Things you should know if you are considering Bisby: I moved out early because of unbearable construction noise—daily drilling and vibrations starting at 8:30 AM. It wrecked my sleep and mental health. The construction noise is not only coming from the outside construction site, but also from the rooftop of the building, which was promised to be open for use in October 2024, but was not completed until May 2025. For a rental building with over 300 units, this is disappointing. Instead of helping, management refused to negotiate, and when I returned my keys (purely to let them re-list faster), they claimed I had “agreed” to a penalty clause—without any written consent. They now want me to pay thousands in penalties, even though they’ve already listed my former unit at a lower rent than what I originally paid. It’s completely unfair and exploitative. Nice concierge team. Hope whoever lives or plans to live here NEVER has to deal with Bisby’s management team.

The walls are paper thin, the neighbors are rude and noisy. The management says I should tolerate the noise since we live in community. I moved in October, since then I have been a victim of constant noise coming from my neighbors apartment. Sometimes is talking very loudly but mostly is just playing the piano and singing. This happens all day long. I sent recordings to the management of what I can hear from my bedroom at 2am on a working monday, 4am on a working Thursday, piano frenesí that lasts for hours every single day. Yet the problem is mine for paying attention to it according to management words. The level of disrespect from the neighbors, who not only are loud and desconsideraste, but also dirty, eating peanuts in the balcony and throwing the shells on the floor which eventually end up in my balcony due to the wind, is off the chart… I never experienced something like this. If you enjoy living in a calm, respectful community I suggest you don’t move here. The video is just an example of today….. this is everyday life for me. I guess I should thank he is not singing today…. Update: Reading reviews about the noise coming from hvac, that is not a concern in the south facing units, at least not in the 28th floor. But going further up won’t save you from thin walls, inconsiderate neighbors and lack of answers from the management. I also agree with other reviews about poor finishes in the construction.

We are loving our stay at the Bisby! Waiting for the roof deck to be ready but so far we have had 0 complaints. Guests have been loving our apartment and it was definitely a good decision to move here. I also view from our balcony are incredible. I get distracted by it sometimes :)

Must be nice waking up at 8am to the sound of construction. Security at the whole Newport promenade is extremely aggressive & rude to people with dogs. I wouldn't live in any Newport buildings even if it was free.

Horrific management. Raised my rent $1000/mo after one year. They are building a new building next door and construction noise is constant and makes it impossible to work from home. It's astounding what this corporation is getting away with. Do not waste your money on any Newport building.

In summary: This building is not for you if you value quiet/peaceful living. Hard to know this from a viewing. Pros: nice balconies, very aesthetically pleasing, doormen and women are great. Maintenance guy is 10/10. Close to path station. Nice gym. In-unit laundry. None of this matters to me in the end because unfortunately the building is so loud and my sleep is disturbed several nights a week. Management does not care about tenant experience. Cons: So loud. The walls are thin and I have had issues with noise from neighbouring units since day 1. Barking dogs, loud music/tv late into the night, thudding, yelling, parties etc. I’ve spoken to management several times and been proactive on this issue. I’ve caught someone urinating onto my balcony before. Abhorrent. Building management turnover is high and they don’t seem to care about resident experience. The only time I got a satisfactory response from management was when I had to call the police about a major disturbance. And even then it took several emails to several different managers to have someone call me. It’s really disappointing considering the “luxury” experience which is sold here. There was a major issue with mail which has since been resolved. Many people had letters/packages missing during this time. I had fraud occur due to my mail being delivered to the wrong location. Water pressure in the building isn’t great (tip - check the shower if you come to view). I personally haven’t experienced the construction noise which others have mentioned. My noise complaints are tenant related. (I’m on a high floor, south facing). I wanted to like this building, I tried to like this building, but I just don’t. I’m posting this as a cautionary tale because I was charmed when I came to view the Bisby and I don’t want others to be in this same situation. The Bisby is new, modern and very easy to fall in love with after a viewing. I would urge you to think twice before moving here if you’re sensitive to noise. My boyfriend lives in one of the older buildings in Newport (Southampton) and while it’s not as “pretty” it’s very quiet and comfortable (and cheaper). Consider this as a better Newport option if you’re open to an older building.

Since around February, there’s been ongoing rooftop construction that should have been completed before we moved in—especially considering we pay an amenity fee. The work usually starts around 7 a.m. and continues into the afternoon, which is incredibly disruptive for anyone working from home. Management hasn’t provided any clear timeline or schedule for the construction either. During the winter, there was also a power outage in the Beach building, and they brought in a massive, noisy machine that emitted gas and sat between two buildings for months. It’s been nonstop noise. Personally, being woken up by loud construction gives me nausea and really impacts my ability to function throughout the day. Good luck to anyone moving in—be prepared for constant disturbances. UPDATE: new building construction right next to Bisby. Noise all-day long.
