This building is spacious, well-maintained, and a great place to live. Krista Finn, the building manager, made the rental process smooth and welcoming. She is warm, professional, and always helpful. Having a manager who genuinely cares about residents makes all the difference. Highly recommend this building!

Worst place I have ever lived. I moved into a 1 bedroom unit at 88 Bloor Street East, Toronto, ON, M4W 3G9, Bloor-Yonge Residences, on May 1, 2025, and there are cockroaches in every room in my unit. Management did not disclose the cockroach problem prior to my entering into the lease. I would not have entered into the lease if management had disclosed the existence of cockroaches. I do not recommend this building. If I could give negative stars I would.

My daughter and I moved into 88 Bloor East. Krista the Manager was so easy to deal with, she made the process very comfortable and our move in was very smooth. Unbelievable location, you don’t have to step outside, the Path takes you to Shoppers, Starbucks, and all the way to Manulife Place to Loblaws. I highly recommend.

Ive been here for many years. Donna, the office manager is a wonderful help for many reasons. Personable and professional she took the time to help arrange the elevator When a spontaneous delivery of our furniture happened. We expected it at a different time and so she was very reasonable and flexible to make sure it happened. She is a great help and understanding., Which is The ideal person to have in the Office Of where you’re living for a long time. Very , friendly person and down to earth

Moved in to this building just about a year ago and everything from the start was welcoming and informative. Moving from a smaller city into Toronto. I was nervous about finding a place and having it feel still like home. Krista does an amazing job and making this apartment feel like a community. Definitely recommend this building to anyone looking for A home in the Toronto core.

I love this building.It’s so convenient and close to everything. The new building manager is so attentive and easy to talk to. For all of the people who are posting pictures of the homeless, walk into any building in Toronto and you will see the same thing. Don’t let the bad reviews scare you off, this place is home!

I could give this a zero review if possible. The management does not know what they do as they make false allegations against tenants without investigation and evidence. They promote wrong behavior of tenants who trouble neighbors with noise. and when you complain, they will not investigate and send you notice of legal actions. Respectful people please don't think of this as an option. Walls are paper thin as well.

I have never written a review on the internet for anything in my life, and as a young person I have been on the internet pretty much since it was invented. But I feel a responsibility to write a review, or rather a warning, to any future renters about 88 Bloor St. E. These are my experiences over 2 years. 1. Fire alarms every week, sometimes more often than that. Imagine a police siren going off in your apartment. Now imagine that at 2am, 4am, 5am. The speaker system, like everything else in the building, is old. This means that you have some muffled, distant voice, yet as loud as the alarm, speaking nonstop for at thirty minutes. "Attention, an alarm has been activated, await instructions" on loop the entire time. Nobody moves, not a soul gets up because we all know the drill here. There has never been a real fire, at least nobody has ever needed to evacuate. The problem is that the building is attached to the old Hudson Bay/mall basement, as well as the hotel next door, so any wisp of cigarette smoke from anyone will set off an alarm in all three buildings at the same time. 2. No security, front entrance is often unlocked. The homeless people etc. can come in as they please. They like to sleep in the foyer, and half of them will throw up, piss all over the floor, sometimes shit on the floor, and shoot up their veins. The smell is unbearable. I was high up in the building and even with the windows closed, at that distance, you can hear screaming at all hours of the night. 3. Old apartments. Like someone else said on here, do not fall for the big, fancy entrance. This is the only part of the entire building they will invest in. Nothing has been renovated or fixed in years because the budget/funding is nonexistent. The hallways smell. The elevators regularly break down. The air conditioner/heater will make the most annoying screeching noise when you turn it on. There are no lights in the kitchen or bedrooms. If there are lightbulbs somewhere, they do not turn on. The only light that turned on was the bathroom light and the one in the hallway. There was no net on the window in the kitchen. The insulation on the windows is terrible. There is no air extractor in the bathroom. The caulk is yellow on the bathroom tiles and wall. The sink never completely shuts off water - there is always a constant, small steady stream leaking. The toilet does not flush unless you hold the handle down the entire time. The closet doors are flimsy. The fridge door pops open. 4. Bad management. I dreaded any day that I needed to deal with them. They are incompetent, uninformed, slow, rude, no matter how you approach them. Even the day I was shown my apartment when I was just looking at places, the woman who let me in could hardly pretend the minimum politeness. I dreaded going to the office every single month to pay my rent. Also, they do not accept e-transfer or credit cards, which was extremely inconvenient one month when I was out of town and could not find a way to get my month's rent paid. They are also often not in the office during working hours. Basically, if you have a problem, you're on your own. 5. On top of the already sky-high rent, you have to pay for parking. It can be up to $30 on weekdays, maybe $12 on the weekend. 6. There is a major roach infestation in the building. I had massive roaches in my kitchen every night for 6 months. Even when you get them treated, it's more of a temporary solution because they really just go into someone else's apartment until the chemical spray wears off and they just crawl back into yours again. If you haven't gotten them yet, you will eventually. It can be a few small ones or 5-10 at once at the worst. Horrifying and disgusting. Yes I kept my kitchen clean, and regularly deep-cleaned as well. 7. Rent is ridiculously high and getting higher. You can get a BETTER place for this price, even in the same area. The location is used to justify the price of rent I suppose, but honestly, while the location may be convenient, it's far from ideal. It is extremely dangerous, specifically the corner of the street where this building is located. Even in the daytime, I do not recommend walking down the street beside and behind the building. It goes without saying then at night it is also dangerous, once you pass RBC and make your way toward the building. The mall basement (where you go to the subway) is dangerous as well, but at least down there you tend to have one security guy somewhere (but not after 10pm). 8. They also try to sell it to you talking about the grocery store next door ("The Market"), but it is the worst grocery I have seen in a developed country to be honest. You can smell the rotting meat and fish from the street on a hot day. I once got food poisoning from eating a piece of salmon I purchased from there. Of course the prices are as high as anywhere else you go, and do not reflect the true low quality of the food. Good luck y'all.

Lived here over 10 years, today is Jan of 2022. The location is the only thing going for this apartment tower. Many of the units are newly reno'd as so many moved out or were used as air bnb and even as "trick pads" The new units are initially attractive, cost about $2500 and they just installed smart meters so new tenants also pay electricity. I am in an older non reno unit, and getting any repair done is pretty much impossible. Each room has its own hybrid air conditioner/ heater machine. If they break down or fail to work they never manage to repair it. I have 3 of 4 broken and waiting over a year. On the plus side 2 bedroom units have excellent closet space, but I note the 1 bedroom units have tiny closet space. I am not sure what the bachelor units have. I have had all sorts of cosmetic issues from floor tile issues, broken kitchen cabinets, defective faucets, and if you are not screaming at them, it doesnt get fixed. Another issue is "fake fire-alarms" They come in bunches as the system is shared with 2 parkades, Hudson Bay & a Whyne hotel under construction. Its problematic as the alarms are very sensitive & they mistake dust for smoke frequently. Furthermore if you cook a lot, any smoke sets it off (ie making bacon, or burning the pot roast) Its very annoying. The hotel reno/ reconstruction has been ongoing 2 years and disturbed a large nest of "Pharoh ants" a very tiny barely visible ant, they are a big problem. 2ndly roaches are a problem in some units as there are unclean tenants + a handful of refugees in the building. This has caused some proliferation of roaches, and in some cases bedbugs. The building manager(s) have Orkin on site often to deal with this. There is also a homeless shelter now across the street on "Park Street" In the winter the bloor entrance has sleeping homeless people trying to stay warm, or they are shooting up. They are always trying to infiltrate the building or the shopping mall for a warm place to sleep or shoot up. Some security issues have been utilized but they are only marginally effective. Parking is available in the building, its about $200 "all in " per month, and the parkade as well as an extensive if not fantastic underground mall is part of the complex. It is a mini city. 2 liquor stores, 2 grocery stores, Holt Renfrew center, 55 Bloor street west, Indigo, Yonge bloor + bay subway, some covid dilapidated food courts, 3 different goodlife (s) are just minutes away thru a well maintained underground walkway system. A 24 hour rabba food is across the street to the north as is the toronto main public libary. To the south is a few bars/ pubs. The Yorkville district is 3 blocks to the west, there is a large canadian tire 1 block north... In summary, the location is great, the newly reno'd units are quite beautiful. The building is somewhat overpriced, so if you have a car, you will pay about 2500 for a 2 bedroom +$150 electric + 200 parking. You will have frequent fake fire alarms and occasionally wonky elevator issues. Repair issues you are pretty much on your own, its not happening, homeless people harassing you is a small but scary issue.

This is a no go. The office does not care for your complaints; windows are not cleaned, if anything needs repair in your unit, they only "patch" they do not fix anything. The property manager is always missing, hard to connect and does not listen and is not reasonable. He is increasing rent, well aware that he is not suppose to by law; and DOES NOT CARE AND threats YOU of being kicked out of the building. The apartments are OLD - DO NOT FALL for the fancy entrance. They are now installing hydro control on top of the already high rent, utilities will be on top of the rent for new comers. WATCH OUT!!!! the only positive is location.... but there are many others nicer buildings in the area.

I lived at 88 Bloor for over 2 years, from 2017 and was very happy overall. The location is very central and convenient with direct subway access connected to the lower floor. Very convenient for living downtown with many shops nearby, including high end and budget stores. The area is clean and safe even though it's downtown. My bachelor unit layout and design was both very nice and functional which gave plenty of space and closet space too.The AC, heat, water, electricity were always working fine for me. Management took care of laundry room, entrances, hallways, elevators as necessary. Even if something broke, like elevators they fixed it in a timely manner. No pest issues at all. Something to note: the building is older, there is no dishwasher, no microwave. But these things you can see for yourself when checking the apartment and decide for yourself. I didn't have any surprises or negative things coming up when living in this apartment for over 2 years. I would recommend this place for anyone wanting a great central location and a rental without worries.

PLEASE READ BEFORE RENTING HERE! The only good thing about this place is the location and they use this to justify their rental prices. If you love the location please search for condos in the area, they are much nicer for the same price. 6 valid Reasons not to live at 88 Bloor Street! 1. The 3 very old elevators are always out of service. One guy got trapped in one of the elevators in 2019 and firefighters had to get him out. When using the stairs for fire escape, there is NO STAIRWAY leading to the lobby, you have to go through the hotel, and through the mall to get out. This means there's NO WAY to get inside your apartment from the lobby if the elevators aren't working! 2. The ac in the apartment is very old and when you submit a work order it takes more than a month for them to respond or fix it. This is the second time it's broken and it's been 2 months since I submitted and they did not come to fix it. 3. They claim to have security but on more than one occasion coming home I met a bum at the entrance sleeping and one in the corridor coming from the mall below. Not safe! 4. You pay condo prices for shared laundry and the amount of dog hair that is left in the washers is disgusting. This is a tenant issue I know but still not worth paying the rent. 5. We moved in to a "newly renovated" apartment in 2019 and there were no lights in the bedroom or living area and no extractors in the kitchen or bathroom. So we had to buy lamps and the smell of everything lingers in your apartment. 6. I had an issue with a neighbour harassing my family which involved police and the property management did very little concerning our safety. We asked to be relocated in the building but they wouldn't allow it and we asked to end the lease early since we felt unsafe and they ignored us completely. Now I have to check my peephole every time I leave home. Imagine paying close to 2K for that! DO NOT COME HERE! I am happy to write this because my family and I are leaving. There is much better for the same price in this neighbourhood.

I wouldn't do it. Not here to be a negative Nancy, but they ride on their location to charge their prices and lie about how good it is. For context, You can live in a new-ish condo downtown and pay the same as this rundown place charges + $30/40 hydro... Here are things to consider: NO dishwasher (you'll spend a LOT of time you don't have doing dishes), NO fans in the kitchen or bathroom, VERY THIN WALLS--you'll know about all your neighbors arguments and sex lives and bathroom habits. Didn't feel I had fire safety (no sprinklers, the exit stairs stop on the 13th floor and you have to walk to the other side of the hotel, through it, to THEIR exit stairs and very, very small windows), broken elevators all the time, When I took showers longer than 3 min, water would pool into the tub (with a clean drain), broken AC at least once. I also would see bugs from time to time (not sure if they were bedbugs) but I made sure to spray the place (and myself before bed) with lots of essential oils and I don't think it ever grew to an infestation. Remember, new tubs and kitchen flooring do not equal a good place to live.

We've lived here for 5 years, and I can confidently say that this place is horrible. We are finally moving out! Where should I start? 1. elevators: For about a year, while they were "fixing" them, only one was working. This is ridiculous, as the building has over 36 floors. When they are working, they try to kill you by shutting the doors too fast. Often at least one of the elevators is on service all weekend, but isn't actually being used for anything. Sometimes they will skip your floor. 2. Fire alarms: as the previous reviewer mentioned, the fire alarms are non-stop. The next day after every alarm, they run tests. These include making the alarm wail for about half an hour while they determine that it still works. 3. Air conditioners: we have two, one in the living room and one in the bedroom. The one in the living room hasn't worked for months, and it still hasn't been replaced. This means that we were without AC for the hottest months of the summer. In the meantime, our floor boards are rotting and coming up as the water from the AC leaks underneath them. 4. Water: sometimes, the water will be turned off for a few hours without warning. Also, we haven't had hot water for the day and a half, meaning we can't shower (also without warning). 5. The Staff: This is the one good thing about this building. Unfortunately, the hours that they are in the office make no sense. 9-5 on weekdays, and no weekends. This means that if we need something, we are never able to speak to them as we both work 9-5 as well. We have found this extremely frustrating. So, in conclusion: DON'T LIVE HERE!!!!!!!!!! Under any circumstances. Just don't! I know you are tempted because its a great location, but this place will drive you BONKERS! It made me hate coming home.

We lived in this apparment for two months. Most of the apparments are a generous size and each room has air conditioning. the 2 bedroom units generally have 2 bathrooms. If you get a room on a higher floor and have a south facing room, you can have one of the best veiws in the city. These appartments are a very fair price and you would struggle to find cheaper in this end of town. However what has driven me to leave are the fire alarms that go off on an weekly basis (at least). Usually always set off at a ridiculas time like 2am, nobody seems to get out of bed to evacuate any more. However the noise is so loud coupled with the loud speaker sending out instructions it is impossible to sleep regardless. If you need a good night sleep this is not the place for you. The location is fantastic for convieniance, with internal access to the subway, and mall. You have everything you need within 1 minutes walk. But again the problem with being located on a main intersection is police sirens and fire engine sirens scream through the street every hour. A lot of the residents complain about the lifts often breaking down, but the whole time we have been there, usually 2 of the 3 lifts were always active and there had never been a que to wait. My room often stunk of smoke or weed as someone in a nearby room was clearly smoking in the bathroom, which then ran straight into my room.

The best part of this place is the location. The elevators are always out of service and when they are working they are extremely slow. The vents are never cleaned and because of this you end up smelling other people's cigarette smoke or pets. If you have asthma or allergies, this place is bad for you. They do floor repairs and varnish units beside or above yours which causes this extremely strong toxic smell - but give no notice to prepare you for this. The plumbing system is horrible. I always had to put a work order in to fix the sink or shower. They are extremely slow at fixing any issues in the building. I lived in this apt for 3 years and Ive put in a request for repairs for the last three years. The building is also not accessible,so if you have a wheelchair or a stroller there is no ramp. This place is good for university students while in school but not for long term. It is also extremely overpriced. You can get a rented actual condo rather than an apartment for the same price in Toronto. It doesn't include a gym or security in the building. No balconies. Its an old building and you definitely feel that living there.
