The location is gorgeous. Close to lots of great hiking and scenic options. The property itself is very beautiful. It's a great place for kids to run around unsupervised and parents not to have to worry. A great firepit in the center of a grassy area. The place is pet friendly. The heating/air condition doesn't work in every unit. The yurts have a charcoal grill provided and the cabins have actual kitchens. I believe you need to make reservations for the onsite restaurant. The food is good but it's not anything special. If you can get in for cocktails though it's a great place to sit and enjoy good company with a great drink. I can't remember what I had but I remember thinking I could easily drink 10. The pudding they had was AMAZING. I had to have two because the first was so good.

Probably a great place in season. Small but adequate room. In October, they are winding down, restaurant has limited hours. Water system was down, so bottled drinking water down the hall.

Lodge room 4 is inadequate at best. The good news is, the sheets and towels were clean and there were two pillows. The tiny refrigerator worked. The lodge and great room are a charming environment. And the rest of the story: - [ ] There were no working windows and no smoke alarm. Yikes! - [ ] The duvet cover had greasy stains on it, but they had been turned to the underside where we didn’t see them until we pulled it off due to the heat. - [ ] In the midst of a heat wave, the room had no adequate air conditioning. There was a portable swamp cooler rolled in, but it had no access to dry air so it just made the room slightly cool and extremely wet. - [ ] That wetness might have accounted for the windows being in operable. Even if we could’ve opened them, there were no screens on them and they opened onto a public dining area so we couldn’t even open the blinds for light or a view. - [ ] The water handles in the shower are installed on the wrong sides. Luckily, I adjusted the water temp before I got in and made sure to not turn it off while I showered, so there was no scalding involved. - [ ] The grout in the bathroom floor is falling out. Stepping on a chunk of displaced grout is a lot like stepping on a Lego. Ouch! - [ ] There are no staff on site to address any issues with the room. - [ ] And lastly, the mattress is completely broken down. It was a lot of a lot like two people trying to sleep in one hammock. If we were to come back to this pretty location, we would try one of the cabins instead.

I'm glad we had reservations here because the location was perfect on our journey. We only got the bedroom they offer for a one night guest, and it's window faces the dining area - glad the restaurant closed fairly early. The room was TIGHT with the bed and a cot for sleeping two - no walking room. They have a cat on the property who is REALLY a traveler's Romeo. He snuggled with us until 4am and then wanted to be released outside into the wild and started cat calling until 5 am. It was an experience!

1. Service needs supervision by owner along with training of staff, felt like early 20’s were running the place, no attention to detail.locked doors no introduction to the room which had wife controlled heaters, no written instructions in the room. Door entry instruction was also nonexistent. Our room was at the top of the stairs around the back .third level. There was no way directly to the lodge on the second level, you had to go all the way down to the ground level and check the door, it was often locked. Then had to walk Around the building to gain entrance to the main hall on the second level. Hand rails on the west need sanding and varnish. I got a sliver😩. Wi-Fi was a hassle. All passwords for their numerous networks were not provided in our room. Why even have passwords if you’re a mile from the neighbors??? Their needs to be ownership supervision on all levels, the only part that functions well is the restaurant. But there was loud music of course😵‍💫. This could be a great place but needs a lot of supervision and teaching before that happens.

Our accomodation was changed just a day before check-in from Boulder Moutain Guest Ranch to a Headwaters Studio. Seems it was because of wedding party in Boulder Moutain Guest Ranch and they need al lrooms for guests. As we were looking for a one-night room on our trip from Capitol Reef National park to Escalante area, the change was not a problem for us. Communication with management about the change was fine, we received all details and direction to the place, as well as detailed self check-in instructions. The place "Headwaters studio" was also fine. It is located at the ranch, we were the only guests there. We feel safe, the home (room) was nice and clean, with a coffee maker, fridge ... all what you need for one night was there. Comfortable bed, internet was working well there. As a summary : all was fine, I would stay there (or at Boulder Mountain Guest Ranch) again, if coming to that area.

We just returned from two nights in cabin #2. The guest ranch is located in a beautiful valley and there are a few short hikes on the property. The staff was very helpful and were on site weekdays from 3:30-8:30pm (and mornings on the weekend). They even went out of their way to find the mile marker (81) for the unmarked "upper calf creek falls" trailhead - which is a wonderful, dog-friendly, two-mile round trip hike (the return is a bit strenuous).||||Cabin #2 was cozy and had views of the valley from the porch. Our first night was very peaceful and we watched the sunset from the porch. Our second night, however, was not as peaceful because members of a wedding group had arrived a few days early, occupied several accommodations and were eager to start celebrating late into the night on the upper porch of cabin #3 next to ours and on the road that runs in front of the cabins. Rather than getting dressed to go out and ask them to lower the volume, we opted to move into the back bedroom where it was quieter. However, there is an air conditioning unit on the outside of that bedroom wall that frequently cycles on/off, so we eventually moved back to the main bedroom once they were quiet sometime north of midnight. I don't know if we were just unlucky to be there on the wrong night or if late night noise is common when large groups stay in the big cabin. The late night made our drive home the next day less enjoyable and much more tiring than it should have been. ||||We prefer tranquility and try to avoid inconsiderate travelers, so we wouldn't take the chance of a similar experience even though our noisy night might have been rare event. So if we stay near Boulder again, we would either consider their off-site guest ranch home or look for another cabin without close neighbors. Don't let our experience keep you from considering this property, We would have given it another star if we had not had the noisy neighbors.
