We are posting this review having still received no response from the hotel manager and no meaningful follow-up since our stay, which unfortunately reflects the overall level of service we experienced.
We stayed at Vivenda Boutique Hotel in Lagos from 27–29 December, travelling with our 6 month old baby who was staying near by with her grandparents so we could finally get some sleep and rest, and the stay fell far below what anyone should expect from a 4-star boutique hotel. Based on our experience, we would strongly advise others not to waste their money here.
From the first night in Room 7, there were clear and unacceptable maintenance issues. A broken gutter outside the room caused extremely loud water noise during heavy rain, making sleep difficult. The bathroom floor was also wet due to a leak from the Velux window, indicating poor upkeep.
On the evening of 28 December, from around 8pm, the room developed a strong sewer smell coming from the bathroom. We tried ventilating the room, but the odour continued to worsen to the point where it made us feel unwell. Reception agreed the smell was unacceptable and moved us to Room 5, which we appreciated as the situation had become unbearable.
Unfortunately, the second room brought further issues. The mattress was extremely hard, making it impossible for me to sleep, and I woke with significant neck and back pain. Between the sewer smell, room move, and lack of sleep, the night was extremely distressing.
We also booked massages during our stay. While the massages themselves were very good, it was disappointing to discover there is no heated pool or hot tub, which would be a valuable amenity, particularly during the winter season.
At check-out, the manager was unavailable, and the compensation offered was minimal and later revised, failing to reflect the seriousness of the issues. Since leaving, we have heard nothing further from management, which is unacceptable given the circumstances.
A comfortable, clean bedroom is the most basic expectation of a hotel stay. Between the sewer smell, maintenance failures, disrupted sleep, and lack of accountability, this hotel does not deliver a 4-star experience. There are far better options in Lagos — in our view, this is not worth the money, and we would not return or recommend it to others.
