Really great experience! The breakfast was definitely a surprise! The variety and quality exceeded our expectations, with fresh fruits, pastries, and delicious hot dishes that made for the perfect start to our day. The scenic surroundings added an extra layer of charm to the experience. The view from the property was breathtaking, with lush greenery and peaceful landscapes that created a serene and relaxing atmosphere. It was the perfect escape from the hustle and bustle of daily life.||The environment was not only beautiful but also incredibly well-maintained, with clean and inviting common areas that made us feel right at home. The room was spacious, comfortable, and thoughtfully designed, with soft bedding and all the amenities we needed for a cozy stay. Waking up to the sound of birds chirping and enjoying a cup of coffee on the balcony while taking in the view was truly a highlight.||We appreciated the warm and attentive service from the staff, who went out of their way to ensure our stay was memorable. This place is a hidden gem, and we can’t wait to come back for another peaceful retreat!

Wife & I thoroughly enjoyed. Room was large with sofa, rocking chair, large comfy bed. Breakfasts were fresh/yummy served all at 8:00 AM. Was able to meet other travelers. Short drive to Bryce Canyon. Has fast 5G on AT&T in area and also wifi. We highly recommend 👍🌈🎉❤️

We thoroughly enjoyed our stay at Bryce Trails Bed and Breakfast. It was very convenient to Bryce Canyon and very close to Mossy Cave. The room was a great size and the mattress was so comfortable. I also liked that we had a refrigerator in the room as well. The breakfasts were delicious and a great start to our mornings. Liene was a great hostess and cook. I would highly recommend Bryce Trails Bed and Breakfast.

This was the worst place we have ever stayed ! Upon arrival we were not welcomed at all but rudely asked what are names were. Owner took us up to room that the door looked like a teenager had punched holes in. The place had a bad juju feeling when we arrived. Outside was not well kept and railings looked worn with peeling paint. Hairball in corner of bathroom. Another couple showed up after us and could not find their room , owner was not to be found anywhere. After coming back from dinner we peaked into kitchen/dining area and the kitchen was a mess , dishes piled in sink and counters overflowing . We had a horrible nights sleep in the king bed. Breakfast was cold and paltry , once again we were not greeted by owner. We felt like we were an inconvenience. This was our first experience with a Bed and Breakfast and it will be our last. As we were leaving for the day to Bryce the owner followed us out and told us that she would not be serving breakfast the next morning. She was going thru a divorce, husband wasn't giving her money and she had to pay out of pocket for breakfast. Yada , Yada don't care about your issues, so incredibly unprofessional. We paid a high rate to stay in this Bed and Breakfast and you were paid in advance. |I told my husband as we went to our room to pack it up we would not stay another night at this horrible, uncomfortable place. Owner said to call her husband to get money back for breakfast. Seriously, I am not going to waste my time to get maybe $20 back and deal with her husband. It wrecked our Bryce stay because everything else was booked so we had to cut short our hikes and drive all the way back to Flagstaff to find accommodations. I can't imagine this place will stay in business.

Not happy with our experience. Upon arrival we were told that breakfast was no longer being served at their establishment. Although a refund was offered, after several calls and texts we were informed there would be no refund. A more professional approach would have been to remove the breakfast offer from their website AND notify everyone who was booked of this change. Very unprofessional. Our room was clean enough, but there is an abandoned semi truck and trailer out front, paper thin walls and ceilings, and chickens out the back (which I kind of liked!). Had we known about the lack of a breakfast we would not have booked here.

Nice large rooms on second floor. Remote and quiet on outskirts of Tropic. No individuall room temp control but stayed comfortable with fan in room.||Only negative is breakfast first day was not good. Second day better but of all our B&B breakfasts, this was on the low end. Not sure who was cooking on some earlier reviews, but must be different now.

Spent two nights here as we were visiting Bryce National Park and Escalante Grand Staircase. Lynne was very helpful in pointing out trails in the area. Her breakfasts were the best we had on our trip. No individual controlled air conditioning was slightly strange but we were comfortable.

Cannot recommend as B&B. Was disappointed upon arrival. Landscaping needs cleaned up and semi tractor and a trailer sitting in drive. Self check in. No greeting. Room was clean but poorly arranged. TV faced blank wall. Breakfast was terrible and hostess did not speak to guest first morning. Served a plain undone ?crepe with syrup and nothing else and took forever. Second morning a baked dish was not much better with a bowl of apples. Ran out of coffee both days. Does not meet a B&B standard.

Yelp
Wow what an amazing two days we spent at Bryce Trails B&B. When we arrived the room(Bristol Cove Room) was ready and the key were handing downstairs. Room was super cozy, with an incredible view of the mountains and bed was super comfortable with high quality linens. We rested super well during all of our stay which is super important when you are traveling and hiking all day long. At night we dressed warm and went stargazing , it didn't even look real you can see so many stars. Loved it! In the morning we met Ed and Lena for breakfast, they are super welcoming and knowledgeable gave all the visitors a lot of tips and advices for area around. The breakfast was phenomenal! We had yogurt with granola, eggs Benedict with bacon and sausage and also apple turnovers, everything was cooked from the scratch and tasted like heaven.me and my husband were super happy(especially since I couldn't finish it all and he helped) We spend day hiking using hosts tips and loved it(it was great time to visit since not that many people in park). At evening we had amazing rest again and are at local restaurant. Another advantage is location it's only 15 min away from Bryce NP and from Willis Creek Slots (must see place we found out from Ed and Lena). And in Topic there are a lot of good places to have dinner or pick stuff up 3 min away from B&B which is super convenient. I'm extremely happy we choose Bryce Trails B&B for our stay. It was magnificent! Thank you guys and we can't wait to come back to spend another vacation at the house.

Yelp
A month before I decided to travel to Bryce Canyon NP, I looked around for hotels and was underwhelmed by the quality for the price that I'd have to pay. Then I remembered that B&Bs are also an option. Some searching around led me to Bryce Trails, located just 10-15 minutes away from the park. The B&B is pretty difficult to find with GPS. While on the main road, conveniently named Main St, make a right on Bryce Way. There's a school that you pass on the left. The B&B is right after the school. I couldn't get cell reception on T-mobile, so I couldn't look up Google Maps. The B&B is pretty nice. I booked two nights in the Fairyland room (all the rooms are named after Bryce Canyon NP trails), which has its own private entrance. The room was spotless. The bed was super comfortable. Unfortunately, the room is located right next to the dining area and I was woken up early by some early risers at 6am. There is wifi available, but it's slow. Don't expect to do any work while you're here (you're on vacation after all). Breakfast starts at 8am. The first morning, we had french toast. That was the first time I had blueberry cream cheese. The second morning, we had their signature Bryce Trails' omelet. For dessert, we were served a fruit parfait. Breakfast was always filling and a welcome start to long days of hiking. One of the added bonuses of staying at a B&B is that you get to converse with other guests about which trails to hike and where to go for dinner. The proprietor, Paula, was very nice and knowledgeable about the area having only started the B&B in February.

Yelp
Very accommodating hostess. She allowed for late check-in and had some breakfast ready an hour earlier for us since we were heading out to Zion. It included honeydew, fruit parfait w/ granola, fruit bread, apple juice, & coffee. I saw her making eggs and English muffins for the other guests. We stayed in the Fairy Land room, which was very clean and spacious. King bed, mini fridge, coffee maker, separate shower and jetted tub, own private entrance from outside the house. Can't adjust the a/c, but it was comfortable. There were extra blankets and pillows if needed. The heater in the bathroom was a plus. However, wish there was a table for toiletries next to the pedestal sink.

Yelp
My partner took me there for my birthday. Beautiful views from our room. Great full breakfast with home made pastries. The owners are very friendly people who recommended local restaurants for dinner. We will stay next time we are in town.

Yelp
What an incredible time and stay. Ed and Liene were amazingly accommodating, friendly and knowledgeable hosts. We are vegetarians and they still made a delicious breakfast each morning for us. Plus the location is perfect for day trips to Bryce Canyon and many other amazing hikes. Highly recommend this location.

Yelp
We stayed here for four nights to visit Bryce Canyon. Everything here was great. Comfortable bed, shower was perfect and breakfast was very good. Ed and Liene were very helpful with restaurants and hiking trails. Our room was just right and very clean. Hopefully we will visit this area again and this place will be our first choice to stay. So much better than the crowded hotels in Bryce City.

Yelp
We stayed in Bryce Trails Bed & Breakfast for two nights starting April 4th. At the time of arrival, we were given a note saying breakfast time for next morning was 8am. Like most people would think, we assumed the breakfast would start at 8am and we reached in breakfast area a few minutes after 8am. To our utmost disbelief, we were told that no breakfast for us. The owner was rude and he definitely discriminated us with an angry voice that we should have come at 8am as instructed. This was definitely not a good start of the vacation we have been planning since last six months. The owner was having the breakfast himself but did not have the curtesy to offer anything to us even though we had already paid for the breakfast. Here are a few questions we would like to ask the owner of Bryce Trails Bed & Breakfast: 1. Do you expect your guests to follow a regimental rule of showing up at the hour you dictate and not treat their stay as vacation? 2. You discriminate your guests - whites vs. non-whites as we observed it the next morning when we made sure to reach the breakfast area at 8am sharp. Is it fair in a free and democratic society when everyone is paying the same for your services? 3. In your opinion, is this the best behavior by a business owner with their customers especially in the hospitality industry? Finally, we would like to wrap up by saying that all the positive comments written about this business are mostly by the white people. From our experience, this place is non-friendly with non-whites and treats them like trash.

Yelp
After a beautiful but long trip on Scenic Drive 12 from Zion, and an invigorating high altitude hike on the Bryce Canyon Ridge Trail followed by a relaxing hike on the Moss Cave Trail, we made our way into the small town (population 500) of Tropic, Utah. As we drove up the residential street toward Bryce Trails Bed & Breakfast past a variety of properties, we began to worry about our accommodations. Upon arrival we were greeted by a note and a key, a reception that did not abate our concerns (we later learned that was a Covid precaution started early in 2020). However, our room was spotless, nicely appointed, and had a terrific view of the bluffs to the east that we enjoyed as the sun went down. We could not have been more relieved. That night we discovered the tv had free Netflix and Prime Video, and the room had terrific high speed WIFI access. Breakfast the next day was delicious and robust - much appreciated during our long hike that day. We highly recommend these accommodations and hope that we will be able to return soon. Jim & Maggie

Yelp
My dad and I stayed at this B&B two nights while visiting Bruce Canyon National Park. Huge, nice room. Place was super clean and owners were super friendly. The breakfast also exceeded our expectations greatly! Would highly recommend to anyone, especially if you're visiting Bryce Canyon- great location but still quiet.

Yelp
This out of the way B & B is outstanding on every level! The place was very clean. Check in and out was very informal. Just grab your key with your name on it and go. The room was large and very clean. It felt very homey. The location is off the beaten path, but it is worth it. You can sit on a porch and look at stars or the scenery around you. The wildlife of numerous birds, a jack rabbit and deer. Then you get to the breakfast which is simply out of this world. The lavish offering was Eggs Benedict, Yogurt Parfait, fruit and Tropical bread. And you get a chance to talk with other guests and patrons of the hotel. The owner was away but Crystal was there. And if all this was not enough, because we were the last to check out we got fruit and tropical bread packed up for us to take on our way. The only downside, inoperable wi-fi due to a fire in the area. But, there is nothing they could do about that.

Yelp
Had a 3 night stay at this place with my wife on our honeymoon. Ed was such a great host. He gave us advice on what to do in Bryce Canyon. The breakfast was very great. Its not like your usual continental breakfast you get at a motel. This is way better. The room we stayed in was clean with a small fridge, coffee maker, tv, and clean bathroom with clean towels, soap and a hairdryer. Will definitely go back again.

Yelp
I booked this place last minute and was very pleasantly surprised! It's very nice here and our hosts were very hospitable. They gave us a free upgrade for our room because apparently the toilet had broken in the other room we had initially booked. The Navajo room is very nice! For breakfast, there were parfaits with freshly made granola and Belgian waffles with strawberry syrup!

Yelp
We booked Bryce Trails B & B based on the high reviews. There are not many choices in Tropic or the area around Bryce Canyon, for lodging or dining. Tropic is a very small town.We were disappointed--it was basically a Hampton Inn or similar room accommodation with breakfast. The breakfasts were good and large, but the room itself was just okay. There were several small amenities missing, like a box of tissues in the room. We did not have a thermostat in our room to adjust the temperature. We saw a small refrigerator at the end of the hallway when we left, but no one had mentioned it. No one was there to greet us when we arrived, there was a note with a key. In fact, we stayed two nights and the hostess never introduced herself to us or asked us how things were. We did not have interaction with the proprietor like we usually do when we stay at Bed and Breakfasts. The large house is divided between the bed and breakfast part, which consists of a hallway upstairs with bedrooms, and the living portion of their home. A door downstairs is opened in the morning to allow the guests to come in and eat breakfast. Because of this layout, there is no common area for the overnight guests--no parlor, living room, etc... Finally, this may sound petty, but it is very annoying: I left my phone charger in my room and discovered this after arriving at a destination several hours away. I called three times: the first time, I left a voicemail with the dates and the name of the room we stayed in and did not receive a return call; the second time I was told 'people leave their chargers all the time' and she would check with the woman working during our stay, still no return call; the third time, I was told that they would be happy to mail it to me, that they had been waiting for me to email my address (how would I know that?!?). I emailed twice, then finally got a return email from the manager who told me the charger was shipped. She asked me to let her know if it was not the correct charger and if I did not receive it she said she would track it. It never arrived, which I am sure was not their fault. However, when I emailed that it did not arrive, which was what I had been asked to do, I got an email from the owner (my first encounter with the owner) that wasn't very nice. He asked if I thought they kept the charger and did not actually ship it! This Yelp review was originally written before I was told the charger would be shipped to me. He obviously had seen this review and did not like it, and specifically told me the bad review should go to the USPS and not him. I am amending this review after his response to note the update (12/09/17)

Yelp
Extremely accommodating hostess and breakfast very good. Room spacious and clean. Outside Bryce Canyon park but short drive with little or no traffic. Quiet and enjoyable to share experiences and recommendations for hikes.

Yelp
I had stayed at the popular Ruby's Inn before, but didn't like how commercial it felt, and wanted to try something now. This place is 10 minutes further away from Bryce National Park than Ruby's. Our room was cleaner, newer, and cuter than what I had at Ruby's. It was about $10 more than Ruby's when I booked it. The breakfast involved three courses -- the food just kept coming and coming. It was good homemade stuff that will definitely put you in a coma. I'm knocking a star off because we wanted to get hiking but breakfast took an hour -- it wasn't buffet style, you had to sit and wait for them to bring you the food to the table, and I didn't feel like I could leave.

Yelp
Booked a two night stay in Oct 2019 for Sept 2020. Called to cancel today and was advised they could not refund my $463 deposit even though their policy is Full Refund less $25. Look around for somewhere else.

Yelp
My wife and I stayed here for 3 nights in October taking a chance and it definitely was a great choice. The house is immaculately cared for and our room was very comfortable. The breakfasts are 5 star, fresh and delicious. Edgar and his wife Lienna are super nice and work very hard to make your stay as pleasant as possible. Great location for access to Bryce Canyon.

Olivia H.

Yelp
This is a very solid b&b. Our bed was very comfortable and the host was extremely helpful and accommodating. The setting is beautiful- great to sit outside and watch the sunset. The breakfast was excellent as well- a potato sausage cheese hash and a yogurt parfait. My only complaint is that the main room smelled a bit of stale cigarette smoke but our room smelled fine.

Sissie P.

Yelp
Probably the best B&B that is really close to Bryce Canyon National Park. We refuse to stay at Ruby's -- the "route 1" tacky commercial mess that runs right up to the park boundary, so one must choose further away to have higher quality and some quiet. We stayed here for the first time this May. We will be back. Our room was large, with two comfortable chairs as well as a great bed and coffee maker in the room. The bath was ample and the shower worked well (not always the case in arid areas). Breakfast was @ 8:00 and on time, unlike some places, and wonderful! More than ample, different every day. The Innkeeper is helpful, but waits for you to ask. He does not torment you with constant chatter. It was a pleasure getting to know some of the other guests a little. The view out the windows is directly on Bryce Canyon. Gorgeous any time of day.

Ben C.

Yelp
John and Leeanne were the best hosts! They keep a very clean and quiet house. The breakfasts were always homemade, well-rounded and delicious. John insisted on playing chauffeur for us when, partway through our visit our car was damaged in an accident. The common areas are decorated tastefully with hints of local attractions. Each guest room is decorated with a mirthful interpretation of the trail it is named for. Ours, "Under the rim", had a splendid westward view of the countryside and pasture. Pack for variable weather; in early May we had one day of snow and 30's and another day of sun and 60's.

Yelp
WARNING. DO NOT STAY IN THE FISHERMAN'S BEDROOM IF YOU HAVE ASTHMA OR ALLERGIES. THIS B&B IS LOCATED NEXT TO A LIVESTOCK PIN CONTAINING SHEEP, GOATS, CHICKENS, AND PIGS. THE STENCH IS HORRIBLE. The location is unfortunate because Rita is delightful, the place is clean, and the breakfast is delicious. When Rita stood at an odd angle and looked up to show us the "view" from our room, I knew something was wrong. I moved close to the window and looked down. Just 5 to 8 feet from my window was a livestock pen. We had to keep the window closed. Even closing the blackout drapes didn't help keep the stench out. I spent much of the night sitting in the bathroom with the door closed. It reduced the stench, but the animal dander still caused me to have asthma all night long. The next day was our 43rd wedding anniversary. I was so sick, unable to breathe, gasping for breath that we had to end our vacation and start home. When we made our reservations months in advance, we told Rita that I have severe asthma and could not be around pets. I guess she didn't translate that to mean other animals. I certainly recommend against this place for those with asthma or allergies. However, I cannot really recommend it for anyone who is uncomfortable with the stench of livestock, because it really smells bad.

Yelp
I would not recommend Bryce Trails Bed & Breakfast.  While the proximity to Bryce Canyon is convenient, the  room and service is less than adequate.  There was no one to check us in upon arrival.  Instead, we found our key on a hook with our name and directions to our room. After walking around outside, we realized we had to go through the kitchen and dining area to reach our room, "Fairyland."  Fairyland is dismal - brown walls, brown bedding, curtains with the lining hanging out, a black futon type couch and a table in the corner with a coffee pot  covered with a stained tablecloth (this room was not shown in the photos online).  We tried to find someone who could give us information on Bryce Canyon, restaurants, the surrounding area, etc. but no one was around so we ended up driving to the park late in the day to get info at the Visitor Center. We were woken up at 5:15 the next morning by a lot of noise above us - I'm assuming hiking boots clomping around and suitcases being pulled across the floor.  After trying to get back to sleep, we were disturbed about an hour later by the clanging of dishes, pots, pans etc. as we were located right next to the kitchen.  Upon returning to our room later in the day we were given fresh towels, but the dirty towels that we left in a pile in our bathroom were left on the floor. Our bed was sloppily remade.  There are basically no services at this b&b other than breakfast which is large, but average at best.
