California’s First Theatre is a small adobe-and-wood building in Monterey built and first owned by English seaman Jack Swan in the mid‑1840s; it began as a sailors’ lodging and saloon, was converted into a performance space in 1847–48, and while it predates the 1849 Gold Rush it served the same Pacific‑coast communities that the 49ers later passed through.
