Wow, what a privilege it is to hand over my hard-earned money every month to an HOA management company that has truly perfected the art of charging people for absolutely nothing. Not only do they collect our fees (what saints!), but they even go the extra mile to tack on extra fees just to process the payment itself. Incredible. Truly revolutionary. “Thanks for giving us your money… but actually, could you give us a little more for the trouble of taking it from you?” Genius. And when something inevitably breaks down in the building? Don’t worry—they’ll get right on it… after a few weeks of ignoring it, of course. Because who doesn’t love waiting forever for basic maintenance in exchange for premium prices? Honestly, I can’t imagine a more delightful experience. Five stars for creativity in finding ways to bleed residents dry, but unfortunately Google only lets me give one star only because I can’t go lower. If I could, I’d gladly pay another fee just to give negative stars.

🌟🌟🌟🌟🌟 I’ve had the pleasure of working with Gwen Gehrke, Client Relations Coordinator at CAP Management, and she is outstanding. Gwen is professional, responsive, and always goes above and beyond to make sure everything runs smoothly. She communicates clearly, handles questions with patience, and truly cares about the clients she works with. It’s rare to find someone who combines efficiency with such a genuine, friendly attitude. Gwen is a huge asset to CAP Management, and I really appreciate all the support she provides!

I had the opportunity to work with Erica Pascual regarding one of the properties she manages. She answered her phone the first time I called. Was very pleasant and knowledgeable and answered all of my questions. She took as much time with me as I needed. The kind of service I received from Erica should be the standard for all managements companies to patterned their customer service after. Thank you Erica.

I have had the pleasure of working with CAP Management and their team as a vendor for many years. I'm always impressed with the professionalism, communication from start to finish, the genuine focus of the communities CAP represents, and the knowledge each team member possess to ensure each "to-do" is prioritized and accomplished in a cost effective and timely manner. Gwen is a super-star! She is not only authentically friendly and a delight to work with, but she makes sure that each work order is communicated accurately and completed. We've been honored to partner with Gwen and CAP Management team for many years.

We’ve really enjoyed working with Cap Management — especially Gwen, who somehow keeps everything organized and running smoothly (we’re still convinced she has superpowers). 🦸 The whole team is responsive, helpful, and actually makes HOA projects feel… dare we say… easy? Always great to partner with people who know their stuff and keep things moving. Looking forward to many more smooth projects ahead!

Been working with Gwen! She's been very helpful getting my team set up with account access to submit a work order the the HOA on behalf of our residents. Really appreciate how sweet she is to talk to, how professional, and how fast she's been able to help!

In recent months, this individual who owns a 4x4 truck that she cannot drive has been unlawfully parking over the shared median, repeatedly encroaching on my space and, on multiple occasions, making contact with my vehicle. While I don’t have dash cam footage of the incidents, I do have several photos and emails documenting the damage and her improper parking. In an effort to de-escalate the situation and visually indicate the correct boundaries, I placed bright orange safety cones on the median. She removed them without permission. When I calmly confronted her about taking my property and reminded her about the parking boundaries, she became argumentative and defensive, insisting she wasn't doing anything wrong. She then made a comment implying she "wasn't afraid of me," although I never threatened her in any way. During the exchange, she began yelling, and when a neighbor came outside, she suddenly began to cry, falsely implying that I had intimidated or attacked her she called police like the”Karen” she is. I want to be very clear: our interaction was verbal only. At no point did I approach her physically, threaten her, or act aggressively. She, however, was the aggressor. This behavior removing personal property, causing vehicle damage, and attempting to manipulate a situation to portray herself as a victim is unacceptable and disturbing. I’ve contacted the appropriate authorities and will continue to document all interactions moving forward. I respectfully ask that the HOA take appropriate action to enforce the rules, communicate clearly with the tenant, and help prevent further escalation they found me a new parking space.
