Pleasantly surprised! Couldn’t have been happier.Beds were comfortable with nice pillows and linens.Extremely clear and bathroom sparkled.Indoor pool and hot tub were the best and super clean, hot tub temp was perfect but…. the pool was really warm and very enjoyable. Other guests that we talked with were just as happy. Keep up the good work.

When my fiancé went to the front desk to check in, the receptionist was there and asked for the regular check in identification items, he also asked if we could change rooms to bay view for the first night as it was available to book and she replied no, saying that it was too much work. She asked if we would like room cleaning during our stay, which was only two days and he replied yes but nobody came to clean the room at any point. What’s the point in asking if you’re not going to provide the service? It’s extremely disrespectful to not follow through with an asked service. Also, she ended up being the cleaning person. They also give a list of things to note and on there it states last minute requests for room cleaning will not be accommodated that you can go to the front desk and get the toiletries and sheets as needed. When we were checking out she had the audacity to shamelessly ask for a review - which of course I would do but not necessarily a positive one despite the rooms being clean and spacious. The view was decent (fall, so the trees were pretty) but you could hear the cars from Main St. all day long, even with the door closed. To head west - good luck getting out because traffic is awful! Your best bet is to head east and then do a U-turn. There is only a fridge with a small freezer and coffee maker in the room. You have to walk across the parking lot to use the microwaves or get ice, you need your key card to enter the common room and the key card to dispense the ice. The room was nice, we had the deluxe two queen bedroom. The beds were very comfortable, the bathroom was all in one place, it was very nice to have a soap dispenser by the sink. The shower had shampoo & conditioner (2 in 1) and shower gel, as my fiancé described it was moderate to good, it was cleansing per him. I chose to use my own. There was an older gentleman who also worked there, he was kind and respecting. However, at the reception - the lady is the one who is almost always there and she is not the most pleasant to deal with.

Good place to stay and had reasonable rates. It's a basic room for an overnight stay. Not fancy but comfortable. Our room was very clean. There was an issue with the carpet. Felt kinda dirty, but, the owner explains the re black topped the parking lot and it tracked. He said they just bought a special cleaner for so the carpeting. Super nice people,

Personel were extremely nice. No microwaves nor eating in rooms though. Only in enclosed common area with microwave near the indoor pool or at outside grilling / picnic area if in a deluxe room. Other visitors and connecting room were loud at all hours, smoking pot near rooms instead of in designated smoking area. They had domestic violence fights. Ruined trip personally. I would not bring a child here to be around drugs and violence. Was scared to complain. You could hear everything through the conjoined doors. Rusty water in tub and had to run it until it cleared up. We did not use the hot tub nor indoor pool. Outside pool was closed for the season. Everything else was great.

The rooms are what ypu pay for. Slightly run down, creeky floors both bottom and top floors. But with that being said the grounds are clean and the out back firepits and seating is amazing. The pools are clean especially the indoor on. Would definitely stay here again.

Everything about our stay was wonderful top to bottom with the exception of the billing issue that I found when I got home. The pools and hot tub were very clean as was the entire property. The room was spotless, the beds were very comfortable and the pillows were amazing. I honestly don’t have one complaint about the property or the quality of our stay. Parking can be a bit tough at night and we didn’t even get back that late. We were forced to park in a spot that was far too tight for the size of our vehicle because there was not one other spot in the entire lot. The billing issue was that when I arrived I requested they change the card on file so the balance was on a card the was different from the one I booked with initially. They successfully entered the $100 incidentals hold but then when I got home the rest of the bill was on the credit card I asked to have removed. It’s not a major deal but creates some issue for me as I wanted it on my interest free card. Overall it was a great experience and we will be back this fall.

This was not just a bad experience — it was a complete masterclass in mismanagement and disrespect, led by what might be the most unprofessional manager/owner I’ve ever encountered in years of booking group travel across the U.S. Let me break this down clearly: We booked 4 rooms for our group, and later extended our stay by one additional night through a third-party service. Understandably, that system categorized the room types slightly differently (Deluxe vs. Double Beds, etc.), but from a guest’s perspective — that’s irrelevant. What matters is that we communicated this upon check-in, asked politely if the group could remain in the same rooms, and were told it would be taken care of. Apparently, the employee on duty either failed to communicate this to the manager or simply didn’t care. Either way, this incompetence set off a chain of events that led to unwarranted threats, disrespect, and stress for our entire group. At 11 AM the next day, I started receiving calls from the hotel demanding our group check out, threatening to remove our guests’ personal belongings, including documents, from their rooms. Not only was this wildly unprofessional, but it was a violation of basic decency. When I tried to resolve the issue, I was met with pure hostility. The manager screamed, hung up on me multiple times, and even threatened to report me to the third-party booking service. When I said I’d be reporting him for his behavior, he doubled down and became even more unhinged. The woman at the front desk wasn’t much better — hanging up and placing me on hold repeatedly like it was a game. Let me be clear: we were not trying to scam anyone. We paid for our stay and simply wanted clarification and a bit of decency — instead, we got aggression, arrogance, and utter disregard for customer service. The group was told the night before that they didn’t need to move rooms, and trusted that their belongings were safe — only to wake up to threats of eviction and strangers handling their private items. When I asked for a partial refund due to the stress, miscommunication, and outright disrespect, the manager once again lost his temper, ranting about policies as though they justify abusive behavior. Here’s the truth: Cape Sands Inn doesn’t understand what hospitality means. They treat guests like enemies the second anything goes off-script, and accountability is clearly not part of their vocabulary. If you ever have a problem — don’t expect help, don’t expect kindness, and certainly don’t expect professionalism. This place is a ticking time bomb of bad attitudes and worse management. Do yourself a favor: Stay literally anywhere else. Cape Sands Inn isn’t just a bad hotel — it’s a lesson in how not to treat human beings.

I now see why they have good reviews, there’s a sign in the lobby offering a 10% discount for leaving one. The place looks nothing like the photos on the website. Classic catfish. If I could leave zero stars, I would. My stay at Cape Sands in Cape Cod was a complete disappointment. After driving several hours with high hopes for a relaxing weekend, I was instead met with subpar accommodations and management that clearly didn’t value guest experience. The room was outdated, poorly maintained, and not as advertised. There was a musty smell upon entering. Cleanliness was questionable at best. I’ve stayed at many budget-friendly places over the years, but this felt more like a neglected roadside stop than a bay side motel. The staff was inattentive and dismissive when I voiced my concerns. There was no effort to make things right or offer any kind of solution. It honestly felt like once they had my payment, they couldn’t care less about the quality of my stay. Cape Cod is beautiful, but do yourself a favor and stay anywhere else. This place is not worth your money, time, or frustration.

5 stars? Hell no. But I'll tell you wut. This place kicks some ass. We drove in the driveway and I was like, "Oh, this is an old motel." Checked in, drove over to the back end where our room is, and was happy to see plants hanging down from suspended planter baskets. Once up the stairs, we struggled a little to push open the door to room 257, and once inside, we were greeted by a big ol' fly! He seemed to like hanging out on a spot on the wall where some spackle had been applied to a hole, but had not been painted. This was our first impression, which might have at best garnered 2 or 3 stars. But I was curious about what I saw in the darkness from the window. I went out to the back, a bit of a walk, but well worth it. There were dozens of little fish leaping out of the river back there, likely being chased by stripers, making tons of noise like a thrashing alligator. It was impressive. The moon was orange as it came up, and some white tailed rabbits came out to greet me. Some dudes were fishing there in the dark. Out behind the first building, the one where you check in, there was a large firepit, happy people sharing smores, and burning torches for extra light. Others were playing that sandbag throwing game, while others joined the group, straight from a door at the back on their room to the back yard. I was jealous. So cool. My body, sore from a day exploring Nantucket, told me to check out the indoor hot tub. It was already like 8:40pm, and it closes at 9pm, so I dragged my fam with me. A dude with his pants pulled up firmly, just below his underwear, warned us that we had 5 more minutes before closing. (I don't mind the way he wears his jeans, I find it entertaining... but it goes to show how down to earth this place operates.) Getting out of the tub, my wife greeted me with a towel that had a pretty massive hole in it, likely a result of repeated laundry bleach burns, which tells me that it was clean. Checking out now, they asked me how I liked my stay. I had a lot to say! I would ABSOLUTELY return.

Absolutely Horrible Stay!!! I booked a Room for 12/6/2025 the day before through Booking.com as they stated that they have a great looking Swimming pool and Hottub available for guests... I was hoping to Unwind and Relax in the hottub and pool but when I arrived after making my Reservation the man at the Front desk said the pools are Closed for the Season!! The Motel & Booking company aren't Coordinating as they should.. I asked for a Refund as I told them the only reason I booked a room was to use the Amenities the site said was Available.. They said there are No Refunds and to call Booking.com about it.. I called and was put on hold for 30 minutes!!! i never got through so I hung up and had no choice but to accept the Room I didn't want or lose the money I spent on the room.. I got in the room, the view from the back window was that of a big garage next door and a dumpster. I then looked in the bathroom and noticed the towels had light brown stains on them! Gross! I tried to Relax by sitting on the bed and watching the Outdated TV & tiny remote.. the guests under my room were Very Loud and didn't Shut up until 10:00pm!! I Would NEVER Stay here again even if I was paid to stay...!!!! I Deserve a FULL REFUND but they probably won't read this and Don't Care!

Everything. First, we attempted to park in front of our corner room but there was a compact only sign at the parking spot and a dumpster next to that. The room couldn't have been more crammed with beds. The only walking area in the entire room was a path from the beds to the bathroom. And that was disgraceful. I'll find somewhere closer to the dock next time

Okay, so let's start with the good. The rooms were very clean. The bed was comfortable, The bathroom had a very clean area, and the adjacent sink, ac unit, and dehumidifier all worked well. They have both an indoor pool with a whirlpool and an outdoor pool. Unfortunately, we learned about the bad things before we had a chance to stay there. So things already started off on the wrong foot. When we arrived, we realized that we were a 1/2 hour early, but we noticed three other people were allowed to check in at two thirty. We were told a flat no, that we could not check in at 2:30. We had to wait until three. So we came back at 3 o'clock. Then, while attempting to check in, the woman at the desk couldn't find our appointment and said that she didn't have a reservation for us. So we showed her the confirmation on the phone. Then she went on to say that she found the reservation , but it wasn't paid for (which it was). So, at this point, we started getting really aggravated and raised our voices a little bit. When we did that, everybody in the back came out. That's when they decided to tell us that there was a hundred dollar deposit fee that wasn't in the original contract. We got our deposit back 5 days later, but it's no longer a consideration for future trips to Cape Cod. They need to improve their management and get help that's more coherent.

This place is very much "mehh". It's not the nicest place I've ever stayed in but also, I've spent the night in much worse places. For the most part my room was clean, my only issue was the sliding door leading to the back yard area looked like they haven't bothered cleaning it in decades. I like that they have an outdoor/indoor pool because the weather was bit too cold to use the outdoor pool so it was nice to have the indoor option. Location is ok, it's not in walking distance to the beach but the drive is quick. I'm not mad that I stayed here but I think next time I will pick a hotel that's a in walking distance to restaurants,stores and beaches.

On 10/13/2024 My sister and I checked in around 5:30 pm at the cape sand inn hotel for our hotel room and we went inside and we was getting ready to go in the bed there was no blankets and sheets on our bed the bed wasnt made at all the sheets and blanket was on the chair the blanket had food stains on it and we found a piece of hair on the sheets and blankets and the sheets and blankets weren't clean at all. My sister went to.use the bathroom and the tub was dirty and their was food on the ground in the bathroom and she found a piece of hair on the towel and their was also food stains on that towel. My sister went to call and ask the hotel staff in a friendly way he got angry at her for no reason and yelled at her and said to her whats wrong with the room I gave you and you can go get the blankets and sheets your self thats not my job and if you check out tonight we won't be able to refund you back your money. So my sister went all the way to the office to picked up the blankets and sheets he gave her and when we received the blankets and sheets he gave her another blanket and sheets with food stains on it again it was dirty I saw bugs flying in our room. I wont be returning back to Cape Sands inn hotel ever again and I wouldn't recommend any of my family member to stay in this hotel at all.

I checked in with my sister from out of town. The room was ok but the water was cold when we used the shower. We stayed two nights there. This is when things went bad. We were getting ready to check out and decided to get ice for the cooler before leaving, the cleaning woman was next door when we went to get ice, we came back to retrieve our drinks in the refrigerator and the cleaning lady had already entered our room stole the drinks, grabbed the tip money we left and closed the door. I went next door once we realized the drinks were gone and confronted the cleaning lady she went to her cart when I questioned her and behind her dirty rags in the cart where she hid the drinks she gave them back to us. I was shocked we had not checked out but she scrambled to steal our drinks and took the tip money. Worse than that was the response I got from the so called manager smoking his butt out side the office, when I approached him to tell him about the incident his response was one of he had heard it before. He was dismissive and could have cared less. That did it for me. I refuse to give a positive survey based on that alone. I would not recommend this place at all. The carpet in the room was philthy.

Stopped there last summer a couple of times, was nice for the price, plenty of flowers, couple pools, and a hot tub. Just stayed there there this past February for a night, got home and checked credit card statement, discovered $100 charge, called to check and they said it was for smoking in the room. Never smoked in the room. Called and argued, got nowhere. I didn't notice but my wife said there was an air purifier next to one of the beds when we checked in. Pretty sketchy. Wasn't happy being accused of something we didn't do, but what you going to do?

Decent place, especially for the price. We were able to get a room overlooking the "bay" portion of the ocean. Has TWO pools (Indoor/Outdoor) and both looked clean and taken care of. Has strong Air Conditioning and a dehumidifier. Negatives: The wooden steps to the top floor need to be replaced. I had an older person part of my group and he nearly tripped/fell. There's also a "step" entering the office and I nearly fell. Also the floors seemed "slick" so if one WAS to fall...it might be tough to get up. There were also minimal outlets. Towels were scratchier than most. No breakfast. As I said it wasn't a 4/5 star hotel but it was decent/okay for one night.

Booked a bay view room recently for two nights and the view itself was absolutely gorgeous. Watching the sunrise over the bay while cranes and ducks splashed in the water was absolutely incredible. The indoor pool and hot tub felt great and check in was so smooth. Our only complaints were that the beds are extremely firm, and while the advertise microwaves as an amenity, they aren't in the rooms but in the common room clear across the parking lot from the Bay View rooms, and the walls are extremely thin, so we could hear the mom next door getting into her kids all day and night. Still a nice place to stay- gorgeous views, clean rooms and friendly staff. We will definitely be back.

Booked through booking.com Offered an upgrade to a "balcony room" paid an extra $25. Arrived at 5, told our first floor room has a balcony. Key didnt work, somehow worked when they reset it it. Looked up the term balcony: It means not on the ground, it overlooks that nice picture they show of the inland pond. NOPE. Parking near the room included getting stares from likely local riff raff who work cheap motor lodges down the Cape. To be expected unless you pay twice the price and Yarmouth has some issues with this. And wow thanks when we looked into the bathroom there was a gross buttcrack fecal spot with a pubic hair on it. So we called the front desk...the front desk dude came in and looked but claimed to see nothing, asked for cleaning products to clean it myself, was told housekeeping was gone and to clean the shit stain ourselves with hand soap I guess. Good thing the rental car had a Clorox wipe. Outdoor pool is big and cool water, a better part of the stay. 9 foot deep far end and not a crowded pool like on the inside room which was like a daycare pool party so took a pass on swimming in kid pee. You ever notice these Moms or Grandmoms who have 3 to 8 of their kids taking over the pool and even going into the hot tub and glare at you when you try to use the amenities you paid for? So they have whats called a hot tub and while its big its more like a mild tub with no jets. And kids arent allowed in those in any reputable place we stayed before. To microwave anything or get ice you have to go to the "aquatic venue" area. No drain stoppers for the tubs, so to take a bath you have to clog the drain with a washcloth and pray they disinfect the tub at all. WOW the pro is the beds/pillows are great. AC cranks and its good for sleep although the people upstairs were maybe testing to bowling balls on the floor to see if they bounce. 2 stars for the pool and beds. Otherwise bad management who upcharged me to take my money through booking.com.

So I booked my room on booking at around 9pm so when I get out at 1030 I can shoot to the hotel and get some rest. When I arrive there is no one there to check me in so I did get a text to precheck in which I had no time to do at work. So there is no one to check me in and give me a key for my room. I call the front desk and it takes me to prompt that says front desk is closed but just in case of emergency stay on the line so I do. When someone else answers and tells me the front desk is closed and I suppose to get a code to open a box to get my key but I never received any text with a code or nothing he says to bad and hangs up after calling back to none picking up I now call booking and they call him and he does the same thing to them . I don't know who owns this hotel or how it's rum but to make it difficult for your guests to check in and get a room is disrespectful and bag business I am ashamed that you still have this business I hope you find a great place in hell for the way I was treated ! I suggest you do not stay here and go stay at the sunbird instead were you will be accommodate and a wonderful breakfast !

Nice little spot, close to a lot of things. The hotel itself is decently cleaned, honestly there were a couple of minor things that were missed accidentally(like a spot of food or something that was on the wall from the last occupants). The beds/mattresses are VERY comfortable as well as the fresh white linens and pillows. The bathrooms are very small but there's a bathtub shower in them and a small functioning window for ventilation. Blow dryer and shampoo/soaps are mounted on the wall. We had a small balcony, big enough for one to 2 adults to sit and relax. There's a tall mini fridge but no microwave. TV on a console and and small coffee maker on a medium round table with 2 upholstered chairs. There is a small coat rack, luggage rack and full length mirror. The ac unit worked great too as we like it nice and cold at night. They do not(DO NOT) have any sort of breakfast available(we were expecting it from other reviews). A 5 minute walk can take you to a nice little breakfast house called Heavenly. Also a 2 minute walk next door will take you to DiParma(Italian) which was very good dinner restaurant and you get a lot for your money. There's an outdoor and an indoor(heated) pool and jacuzzi. The staff has been accommodating and friendly. The balcony has a sliding glass door and also a sliding screen. There's a sectioned off fire pit and sitting area behind the hotel with cornhole boards and camp grill next to some woods and a creek. I wasn't expecting it to be as nice as it is but it was a little delight. We are a PCSing military family and I would recommend this to friends visiting. Things to improve: providing a microwave. Add extra towel hooks to the bathroom doors. The drain in our tub leaked water out quickly. Luckily our joint room's tub didn't have that issue so we were able to give all the kids baths in there.

Was able to squeeze in a few days off during peak season so expected to pay premium prices. Still, it was hard to swallow how much this glorified "Motel 6" charged. Ended up paying $1282 for 4 nights (the Sat rate was $378.59!). The condition of this motel made me wish I had booked Motel 6 or Super 8 instead! The room and grounds were dated and not in good repair. Our room on the ground floor was fronted by a tall trash can, and water splashed down from the window boxes being watered from above level. The bathroom was the worst: no bath fan, no counter, no operational windows which looked like it hadn't been cleaned for 50 years... AC by window had dirty old vents that couldn't be directed, and the noisy (but necessary) dehumidifier had a water reservoir that had to be emptied multiple times, including when we checked in. [Whoever cleaned the room between checkins didn't empty a full/stopped dehumidifier.] Said disgusting bathroom window had no shade so super bright light from 4am on made it hard to sleep. Rough thin towels probably from Dollar Store. No housekeeping unless you request it. TV channels has no ESPN! To be fair, there are some good points: friendly staff, comfortable beds, and my son did like the outdoor pool (indoor pool has no ventilation)

Thank you Lenny, Keri and everyone who works there for making our annual mother daughter vacations so special every year!! The room are super clean, updated and comfortable. The indoor pool and whirlpool are spotless and nice and warm! The grounds are impeccably kept and each year new things are added like walk walkways, firepits, plants and more. Each year we look forward to the same friendly staff greeting us and providing us with an amazing experience. We could not imagine staying anywhere else! Thank you, Lenny and Cape Sands !! This is my rating for this motel Location 5 Room cleanliness 5 Bed comfort 3-4 Staff 4 Room noise 0 We stayed here one night. Got to the room around 8pm and immediately noticed the upstairs people making some kind of racket. It sounded like a party or moving furniture around. Constant stomping around for hours. It stopped and started and at 1:30 am got ever worse. You can even hear when they use the restroom and shower. So if you need a quiet place to rest your head this place isn't it.

I found this new motel on The Cape listed on Expedia last minute for what I consider a steal! Check-in was super easy and Addie at the front desk couldn't have been more accommodating! She was really wonderful and so friendly! She even recommended a whale watching tour, which wound up being a highlight of our trip!! Thank you!! She saw I collect bumper stickers and even gave us some to add to our collection! How sweet! The hospitality she provided reminded me of just why I love this region so much! A big draw of this spot is that it's located right on the bay! We had a back of the property room and were able to wake to birds chirping and fishing first thing in the morning. It was sooo lovely, and just the way one would want to wake on vacation. Addie informed us that you can watch the birds drop clam shells on the ground to crack them open before dining. Pretty cool! It's located just down the street from the ferries to Nantucket, so it's super convenient if that's on the agenda. It's also located just down the road from a cranberry bog, which is awesome to visit in the fall. Don't miss a bag of fresh cranberries to snack on! There's also a bagel spot with wonderful New England coffee to-go right there also! It has not only an outdoor pool, but a heated indoor pool as well, both with jacuzzis! The kids and I loved soaking there and just relaxing late night after our arrival! It was open late! Score! Complimentary continental breakfast was included with our stay. Kiddos enjoyed hard boiled eggs, cereal and Belgium waffles with bananas on top, while I sipped coffee you can only get in this area. We wound up really enjoying our stay here, and extended it for another night! The beds were super comfy and the pillows, plush. There were so many tv options for the kiddos who like to fall asleep to them. I would absolutely stay here again! In fact, I look forward to it!

We enjoyed our stay. They had a nice hot tub! A fabulous indoor pool. A fire pit with relaxing seating area! The beds were wicked comfortable. The staff was helpful and friendly. The only quirky thing was you have to turn the bath to hot before you turn the shower on to get the shower to go hot. Once hot though it was a nice shower! Great temp & good pressure. I would stay here again.

I know that this is not a 5-star hotel, and that was not my expectation. I stayed there for 1 night on Saturday 10/28/2023. The cleanliness, especially the bathroom was subpar; hair, moldy bath mat, drain was very slow 1 foot of standing water at end of my shower, yuck!. The towels were threadbare and scratch (no cotton left, just poly). Mattress was really worn out, there were drain flys in the bathroom, consistent with unclean conditions. I will say the outdoor amenities were nicely done. However, at any price, the very least I expect is whatever you do have is clean.

The staff is amazing. Very friendly, and the people cleaning the rooms work really hard. On the day we arrived they had 45 rooms that were checking out and 45 arrivals. They let us check in at 3:15 rather than making us wait until 4PM. The view of the marsh out our 1st floor glass sliding door was absolutely beautiful. The outdoor pool was nice and very clean. The location was very good, we could walk to get food. Just don't order DiParma to go without telling them you need utensils, because they do not include them in your order unless you ask! The room had an alarm clock, fridge, coffee maker, iron and board. There was a small blow-dryer in the bathroom. The inn must be very old. Our bottom floor room had a big down hill slant to it going towards the patio door. There was no individual patio for our room, but I wonder if there use to be because of the sliding door with a screen. There was a bar nailed across it so that you could not go outside from there. They do need additional outlets installed around the room. The tub had a big crack in it. The pedestal sink leaves no room to get ready. There are no hooks in the bathroom, or anywhere in the place (zero hooks in the place!) There was a shelf with a bar and hangers on the wall behind the entry door. Please attach or screw in some hooks in the bathroom, and maybe on the back of the main door. The carpet should really be torn out - it just made us feel like there may have been a lot of germs or even mold in it. It felt moist, and we had to empty the dehumidifier 3 times during our stay (4pm Sun to 10:30 am Monday). They need better insulation for the floors, as we could hear people above us till at least 2am - so we could not fall asleep with all of the WWE wrestling noises banging above our heads. There were 2 super small trash cans - they really need a regular size trash can in the place. At least one section of rooms had balconies upstairs and patios downstairs. Those rooms also had a great common space out the back with cornhole, a firepit, chairs and a huge stack of wood (very cute). We paid a total of 209.00 with taxes for the room we had on a Sunday check-in. I reserved our July room back in April, so I do not know if we got a better price than we would have if we just walked in that night without a reservation. We would go back again, but definitely would not want to pay more than we did for the room we were in. I hope they plan on doing some remodeling, because the room we were in really needs it.

The room was riddled with tiny flies. The mirror over the sink has toothpaste spit on it. The place is basically rundown and filthy. The rug looked like it was vacuumed with a broken vacuum. Dirt all over the rug. I doubt any work has been put into maintaining this place. I guess the management feels that since they are affordable they don't have to keep up with health codes. Terrible

I stayed in a room from Sunday night to Saturday morning and this is my opinion. Floors are very dirty, didn't take my shoes off until going to bed. Room service changed our towels 1 time that whole stay. ( it was requested for room service every other day) we also had to take out our own trash and towels to get their attention that the room needed maintenance. There may have been bed bugs, myself and another person staying with me woke up with bites in clusters as bed bugs do. My experience got worse each night as-well. On the bright side they did have a nice indoor pool and a hangout area in the back. Take this review as you will...

Only stayed one night. This is just a regular motel but it's clean and had everything we needed. I say motel because you drive up and park outside your door. The price was crazy high but it was last minute on an August weekend in The Cape so I expected it. Cool little yard out behind our room to chill at and the help was very friendly and informative when we arrived. The location is very good too. I'd use it again if I'm in a pinch.

Affordable accommodations and a great place! I recently stayed with a friend for several nights and had a wonderful experience. The facility was spotless, the pools sparkling, linens clean and fresh, beds comfortable, and the flowers were beautiful. A lovely sitting area in the back where they hold bonfires and you can visit and make new friends! Best of all, though, was the caring and genuine staff, from the owners to the front desk, the housekeeping staff, and Lenny, the fix it guy! Each and every one of them made sure the guests were comfortable and happy. They made sure to take time out of their busy days to greet you and talk with you, ask if there was anything more they could do for you, absolutely the best customer service I have ever experienced in all my years of staying in any hotels or motels! Even the owners are on site, working alongside others to make sure the property, and your experience, is as good as it can be! I will definitely keep coming back to Cape Sands, and I will certainly recommend it to everyone I know who is visiting Cape Cod! Great job, Cape Sands Inn, keep up the good work and I'll see you next time!

Lenny at the Front Desk is great and we always had hot water, but that's the only good news. Our room was never cleaned during our week's stay. They say they clean every two days due to covid, but this was Summer of 2022! They're really just cutting down their cost of renting rooms by not providing housekeeping. They also don't tell you your room rate changes each day. I only found out at checkout because I asked what the daily charges were. Their printed bill only showed a total, not the different daily charges. The rooms are also a lower quality than the photos they advertise. Terrible foam mattresses. I felt taken.

I admit that it's not a luxury motel, but let's be honest - you're not on Cape Cod to stay in your room. The amenities are quaint, and the staff is nice enough. The continental breakfast is adequate, and we never ran out of anything. There's even an ATM in the lobby. If you're unfortunate enough to be in a room by the stairs AND there are kids in any of the rooms near you, you will hear and feel every step and scrape and stomp. If the dumpster is open, the seafood waste smell will knock you down. But aside from these quibbles, I would have no issue staying here again if it beat the competition on price.

We stayed in this inn/motel for 2 nights. The bed was firm, so if that's your thing, great. We got the king size bed and it had a mini fridge and small dining table. The air conditioning in our room was great and the pillows were very comfortable. For the price, it was great and we'd stay here again.

Falsely advertise their prices on their website. When you go to check out it doesn't show you details of pricing for each night only the total. The total came out to be double what I expected. When I called he explained this as a "glitch" in not showing the per night price in details. I expected weekend to be slightly higher but a whole $109 extra is more that one would expect per advertised price. I don't buy this as a "glitch". Stay away from these thieves!

Very disappointed with our stay at Cape Sands Inn. I think this is my first Yelp review, but thought it was important to let people know that it's definitely not worth the 4 stars that other reviewers gave them. Maybe they are under new (terrible) management. The place needs an overhaul, inside and out. As soon as we opened the door to our room, I knew it was going to be bad. We were overwhelmed by the smell of air freshener. I'm sure it was to cover up the mustiness. They had a dehumidifier in there, which tells me they have had issues with dampness and possibly mold. The room felt so dirty that I didn't even take my shoes off until I was getting into the bed and wore crocs in the shower to keep from standing on the dirty shower mat. The faucet in the sink leaked every time we used it. The toilet and shower made a whistling noise. We would have left and found a new place, but we had already paid over $300 for this room, so we stuck it out. We were both awakened at about 2am to drunk people upstairs. Quiet hours are supposed to start at 10pm but no one is there to enforce it. The office closes at 9pm. Don't stay here if you want a clean, quiet place. The one good thing I can say is the lady working the front desk was very nice.

stayed here last summer and felt the hotel was a solid 3 stars, clean room , newer bedding, nice view of the pool. But just changed it to 1 star - would do zero stars if possible. stranded in Hyannis due to a storm so i called to see if they had open rooms, which they did - but the rude man that answered the phone said he would not rent to us because " We don't rent to Locals." What does that even mean? I explained that we were stranded and had stayed there before, he said it is there policy and it has work for them so far and hung up on me.

Great place to stay with the family. Huge outdoor pool, which is just what we were looking for. Very clean and not too crowded. The staff is very friendly and helpful. It's not fancy, but doesn't have to be. It's perfect for what we wanted: peace and quiet and a pool to enjoy. I'll book here again for sure the next time we come out here.

I had an unexpected stay here for one night in a modern decor room with a King sized bed. The room was a little small but fairly clean, the bed was very inviting, and it included a nice fridge plus coffee maker. My only complaints are the A/C unit wasn't adjustable (it was modified/disabled), they need new towels, and the bathroom was very poorly lit. Parking was also cramped. I paid $90+ for the mid-week stay. I would stay again, thank you!

This motel is a slum! Grubby carpets, low ceilings and cracked sink. The grout around the shower was very dark. We left cat hair from our clothes because we own a cat. Owner insists that we brought a cat into the hotel and let me know I was lying because they took pictures of the cat hair. Charged a $250 fee for cat hair! BEWARE do not stay here or do business with this guy!

What a wonderful experience we had at this inn. Clean, affordable, comfortable and spacious. Staff (Lenny the manager) was awesome. He was so attentive and went out of his way to make our stay as comfortable as possible. Great for family or groups. There is an indoor pool area with games ( air hockey and such) board games and other activities to enjoy. We especially enjoyed the fire pit. Give this place a try!

My fiancé and I had a wonderful stay here. The room was clean and peaceful. The staff was extremely friendly and accommodating. We had to do a late check in, but the woman at the front desk was so nice and helpful in walking us through the process. I slept better than I have in a long time at cape sands inn, we'll definitely be staying here again!
