Loved our stay here! Totally random and last minute. On the road to Oregon and wanted to watch the game from a cabin in the woods. I had a vision! The front desk were all so nice and accommodating. We got a tour of the facility and picked a room with a TV to watch the game. The rustic cabins were super cute. The bed was so comfortable and the shower rules! There is a river down the street where our dog got to run in a waterfall and there is Yaks for burgers or BBQs on the grounds. Think summer camp vibes but with more comfortable beds. You could take your whole family here and the family dog. Just leave us a room. This is more family vacation or romantic get away than work vibes, but they do have Wifi and it does work. Thank you !

I really enjoyed staying here and would definitely go back. It's a motel in a simple town next to I5, so I was not expecting amazing scenery or a really great location. What matters most is the room, and the standard king room here was really nice. The bed was comfortable, nice sheets, and the general design and appearance of the place was pleasing. I loved having coffee in the room but the dark roast wasn't for me. There's a path to the river and botanical gardens which is a really nice walk.

My dog and I stayed in Beech, a one bedroom modern cabin. It was perfect ! We bbqed with friends staying in Elm and two of the hotel rooms, and wanted for nothing! Very comfortable and well situated. We are not light sleepers, so the highway noise didn’t bother us. Being so close to the park and botanical garden was an added bonus! Thank you Cave Springs - can’t wait to be back!

Great location. Loved our little modern cabin. The first night was a rough adjustment with the train passing by- but the second night was better. The bed was comfortable, the cabin was clean. Check in and out was a breeze. Absolutely will be back!

Beautifully planned and designed cabins in awesome settings + attention to details. It felt as though thought and consideration was invested in making this a unique experience. Washing machine, pool, and fireplace spot also added great atmosphere to the place. Comes highly recommended.

We stayed in the newly renovated tiny home Cedar. It was perfect for two people. The bed was very comfy, clean and up to date. The grounds are a cute vibe with the lights, live music and fire pits. Great for families and dog friendly. Walking distance to the river, botanical gardens and for us, the softball fields. Cute little town!

We like the Rustic Cabins at Cave Springs Resort. Stopping for the night and taking off in the morning to continue our journey, we don’t need a lot. They have really updated the place. It looks like a party with all the twinkle lights. There are a lot of different types of places to rent with many more creature comforts to make it a lovely place to stay for longer. They have a pool, gathering area for groups, and a playground and zip-line for small children. There is a lovely view of Mt Shasta and Black Butte, the forested hills, and the winding river that goes along the side of the resort. There is also a Botanical Gardens off one side of the resort. The staff is amazingly helpful and friendly, and made it very easy to check in late. We will definitely stay there again.

Great little place. New favorite weekend spot. We will be staying here again in the future. Can't wait to try it in the winter time. Kids and wife and I had a blast. Very friendly staff and the cabins are super cute.

I look forward to staying here again. A gem in Dunsmuir. We stayed in the cabins. Clean, and cozy. We arrived 1 hour after sunset and it was stormy, so a little tricky finding the cabin. I didn't think I would like the firmness of the bed but was pleasantly surprised. The place is growing and continuing to improve of their facilities. Overall, very positive, and the price was perfect.

Danger be prepared to have your reservation price change. Do not trust that they will honor their price quite. Get it in writing. We have a group of fishermen who have fished together on the upper Sac for 38 years. Last year we stayed at Cave Springs resort. Most of us stayed in the cabins. A few had rooms. The rooms and cabins which have been remodeled are nice. The old ones are very old. Anyway, our group committed to the same weekend in 2025. But when the paperwork came the price was significantly higher. This was due to the costs of the remodel etc... they said. We agreed to the new price. But when the paperwork came again, the price changed a SECOND time. They even said they couldn't change the price back because their controller already put that price in the computer. What??!! Such an insult. Our group has been coming to Dunsmuir since 1985. We try to support the local businesses. Haven't seen this type of inhospitable attitude in Dunsmuir ever. DO NOT TRUST THIS ESTABLISHMENT. Get it in writing and double check the math.

We decided to stop in Dunsmuir on a recent roadtrip to Oregon. Stumbled on this place online and was pleasantly surprised. Upon arrival, it looks exactly as pictured. A combination of a cute old converted roadside motel, old rustic cabins, some modern tiny homes and some single wide trailers that have been dressed up to look nice. There is a pool area and a nice grassy area with fire pits. It really is a decent spot tucked in off the highway. Our tiny home, was cute. Honestly everything we needed for one night. It was clean and well equipped. We were able to buy firewood for $10 at reception and they gave us lighter fluid and a lighter and we had a nice little relaxing fire before bed. And now the reason for 3 stars.... First, this is VERY close to the freeway, so expect to hear road noise. TBH not sure we would feel comfortable in the pool with cars flying down the freeway just 30 feet away. Second, and this might just be my lack of paying attention to detail but the river is not directly below, it's a hike down. Still beautiful, but a bit of a trek to actually see water. Third, the mattress was the hardest mattress I have ever slept on - and I am not a mattress snob and have never complained about a hotel mattress. This was hard as a rock. It was awful. Almost to the point that we were both awake in the middle of the night and we thought about just leaving. The other negative of our accommodations, we were excited to have a washer/dryer. We didn't need to do laundry but thought why not. Well, our clothes didn't dry. We tried and tried, we Googled - no luck. There aren't instructions in the room either. Just keep that in mind. Luckily, we had backup. All in all while it looks like the photos, and we'd recommend it if you're in a pinch or on a roadtrip, but the level of uncomfortable of that mattress I might prefer tent camping in the woods, and I am not a camper.

Nice hotel/cabin business in Dunsmuir close to the Mt. Shasta ski park. The staff were helpful and professional and our hotel room was comfortable and clean. We stayed two nights here for less than $300. The three star rating seems appropriate for the loud highway/train noises through the night and the room wasn't cleaned after our first night. However, we would come back again.

Visited Shasta for the 4th of July weekend, and booked Sage. On the first night there was a lot of ants coming up into the kitchen and I was quite worried. However we were able to get some ant spray and didn't have an issue at all the rest of the week. There is no maid service, so you have to get fresh towels or sheets or whatnot every day during office hours. The AC worked wonderfully which was really necessary in the heat. Super convenient location next to the mossbrae falls hike and a cafe and yaks. Would definitely come back next year, maybe a bit earlier!

Well firstly Cave Springs has potential. We have stayed here twice. We thought it would be our go to in the summer and winter but unfortunately our experience was not the greatest this last visit. We stayed in the Hawthorne. Originally we booked with a 50% discount unfortunately we experienced a family emergency and had to push out our dates. The manager decided to take away our 50% discount and charged us in full which came out to over $700 dollars. We stayed Thursday-Monday the camp grounds were basically empty mind you. Our cabin was clean but not deep clean. I did not feel comfortable walking barefoot and the area rug was dirty and stained. The bed in the master was definitely hard as a rock so sleep was not the greatest. The decor is cute but the couch was super uncomfortable. There was no WiFi which I can understand due to the weather. We left some black bags on the patio area that we used to keep our luggage dry traveling in a truck during winter and we had snow and rain. The bags were taken without our permission and our snow shovel was also taken. No one knocked on the door to ask us if it was ok to throw away the bags or if the shovel that was in the patio belonged to us. I called and spoke to a staff member who listened and was nice. She spoke to management and they said sorry solution we will hold your shovel for you LOL we live 5hrs away. I do believe this will be our last visit as I felt like they could have offered credit for our future stay and they could have honored our original discount. This place has entitled energy in my opinion customer satisfaction is not priority. So stay but do not expect to be accommodated if something goes wrong or you have to push out your travel dates. Also do not leave anything in the patio area that you do not want taken or thrown away.

Have you ever stayed at a place you like so much, you wish it stayed a secret? That's what Cave Springs felt like for my partner and I. We loved our stay so much we selfishly wish it doesn't get too popular or hard to book in the future. We stayed at Cedar, a 1BR tiny home with a bath, kitchen, laundry and the perfect cozy space for the living room and bedroom. It was tucked away in the property, so we were away from the street noise or other units and enjoyed the quiet. It was great to prepare breakfast or dinner at the cabin, and spend the day exploring, To explore close by, the botanical garden is right next door and Hedge Creek falls a short drive away. Shasta wasn't too far either and we enjoyed a weekend of kayaking, hiking, and picnicking. If you're from the Bay Area like us, and looking for a change from Yosemite and Lake Tahoe crowds, I'd say Cave Springs and Shasta is a great relief.

I stayed one night in an airstream here and it was very cozy! I would love to stay in one of the more modern cabins. The airstream was a little more cramped than I expected but it was a unique experience. It wasn't quite as clean as I would have liked (hair in the shower and some dishes were dirty) but it was very well stocked with soap, dishes, and pans. The check in process was very simple. I received an email with a code to use and they were very responsive by text for anything I needed. It is also conveniently located to a lot of hiking and restaurants. Great place to stop off I-5!

Just got home, from staying in the rustic cabins. Enjoyed a lovely time with my family. Love all the upgrades to the rustic cabins. We stayed in 16 and 17. The cabins were poorly equipped and not real clean. Never had the problem before, I know it's towards the end of the season but still. The water was turned off for a duration due to a busted pipe. Will be back up November.

This place is really adorable. A perfect spot for me to stop on my travels from California to Oregon. The owners have really done a very nice renovation of the facilities and there's lots to do. The road noise is inescapable, but that's what happens when you sleep right...by the road. Lol. Linens and bed were great, decor is super cute, really enjoyed it. Very easy. The only reason I didn't give it 5 stars is the road noise and no restaurant on site.

We booked an Air Stream here because I looked on line and it looked like a beautiful place and I never stayed in an Air Stream before. So we get here a little early and I went to check in. Andrew greeted me with a nice smile. I asked if he could show us around the property since we were early. He said he would show us some of the other cabins they have available. They all were really nice. So we finally got to the Air Stream we found that it was very clean and cozy. One thing I would recommend is to have some BBQ utensils available since they do have BBQ's you can get use. Also please make sure everything is in working order before you rent out the Air Stream or Cabin. The tv In the bedroom didn't work so it was kinda inconvenient and the Roku didn't work in the living area but the tv worked with few channels. Other than that we did like the place and definitely will be back in the summer time to check out some of the lakes. Cheers till next time.

My kids wanted to experience glamping. So happy we found Cave Spring. We stayed in one of the airstreams, got two twins, bunk bed and that dining table and couch can turn into a bed as well. Would definitely stay again. PROs Close to Mt Shasta for skiing and ice skating. We didn't get to go hiking as it rained a lot Clean Cozy Water heater worked well- although light indicator was broken Small kitchenette with basic supplies (pots, pan, plates, cups, utensils, spray oil, salt and pepper) They also had a place where you can barbq but we didn't take advantage of coz of the rain Easy check in and check out Decent price CONs Still upgrading so likely still have some fixing to do. Just minor inconveniences - bathroom lock was broken - bottom bunked light was broken - shower had very poor flow, but who needs to shower when you're glamping? Overall kids enjoyed it and they are happy for the experience and would return again.

We were more than pleased to spend the night in one of the airstreams this winter. Clean space, cozy ambience, great amenities, and close to great walks/hikes. We heard about a hot tub getting restored and will definitely come back for that in addition to spreading the word. Also a huge plus seen below to the extra effort Carra made for our situation upon arrival.

Well organized check in Friendly helpful staff beautiful setting ajacent to upper sac river. Great spot for fly fishing . The price is reasonable. We stayed in Rustic. cabin 2. It is truly rustic like with wood wsls celling old time gas range. Every thing about it except the fridge and gas space heater looks original vintage 1947. If you are into authentic 1940s fish camp vibe this for you. We loved it but if were staying more than a night we would have chosen one of the more modern well appointed cabins .

We just got back from a short trip -- just one night -- to Cave Springs. Here are the positives: Beautiful new cabin that was absolutely spotless. Bathroom essentials, including a blow dryer, provided. Excellent water pressure. AC working nicely when we first arrived. Nice kitchen with basic essentials provided. Easy peasy entry to cabin. Very friendly folks at the front desk. Great communication with the front desk. We asked for, and got, our check-out time 30 minutes past the scheduled time. Easy peasy parking in front of our cabin. Nice energy all around--loved all of the white lights strung around the area. The not-so-positive: The community pool was ICE COLD. I know it's summertime but it would have been nice to have a bit of heat! One-ply toilet paper. At over $200 per night, two-ply is a reasonable thing to expect. Soda machine broken. Light on our deck broken and management wasn't aware. It needed more than a new bulb. We were planning to spend time reading on our deck and because of the broken fixture, weren't able to do so. Extremely close to the freeway, maybe too close for comfort! We might go back, we might not.

Cave Springs is our new favorite! From the start we were greeted with clear communication and even after a few texts were welcomed with early check -n! The Modern Cabin we stayed in was recently renovated - it was very clean with all the amenities of home, even a washer & dryer! We enjoyed time at the pool and the play ground area for the kiddos. There's quite a bit to do within walking distance as well! We absolutely loved our stay and are looking forward to coming back again.

Work in progress/refurb old motor lodge just off the 5 in scrappy but cute Dunsmuir. This review is ONLY for the newly remodeled rooms, not cabins. PROS: Design: 8/10...stylish, modern, minimalist but comfortable Bedding: 9/10..firm but oh so comfy; soft sheets View/Scenery: 7/10...great perch overlooking river & Man Shasta In-Room Amenities: 6/10...microwave, new refrigerator, coffee pods/makerbut no water kettle for tea CONS: Value: 4/10...paid almost $200 with tax per night which falls short given it's WIP/under-refurb without many features Noise: 5/10...lots of interstate noise outside, but rooms are quiet Water pressure: 5/10 Pool: 0/10...closed Office: 0/10...no available staff on site Toiletries: 4/10..good shampoo/conditioner, but no body lotion or other items Bottomline, it has potential, but will wait until the refurb is complete & pricing.

Just stayed here with my family of 4. This camp Grounds has a lot of potential! But it is in transition as there is a lot of construction happening. The pictures of the cabins do not reflect the actual Condition. At least the cabin we stayed in did not! It was only partially renovated. It was dusty and had cob webs. Also, the heating units only warmed certain areas of the cabin. It was very cold in the kitchen area. The good- The girl at the front desk was very friendly and helpful and the beds and linens were comfortable and warm! The kitchen was fully stocked with dishes and cooking utensils. There is also lovely hiking paths that lead you to the river and water falls. This place has so much potential and will eventually be a 4 star location.

The river and scenery were beautiful but our accommodations were not. The window treatments were missing from the main large window so they placed a blanket as a solution. There were spider webs and lots of spiders in several corners which tells me this place isn't cleaned well. The bunk bed was cheap flimsy metal and shook and was loud. My oldest ended up sleeping on the couch because of the this. The front door was makeshift to fit which seems odd and not secure. All of that would have been one thing but the bathroom window wouldn't close fully so this became a safety issue. We were very excited about this place on our roadtrip, but sadly it was a bust.

This place was a nice place to come back to after a day of adventuring around Dunsmuir and Mount Shasta. We stayed in one of the tiny homes and found it to be clean and cozy. Hiking trails, lakes, and restaurants were a short drive away which made it super convenient. Something I wasn't a huge fan of was that the A/C unit was located right above the head of the bed and if we wanted to sleep with the unit on (which we did since it was a hot weekend) the light shines directly in your face. I wish I had a post it note or something to cover the light with. We also were only left with less than a 1/4 roll of toilet paper when we arrived which isn't a huge deal but something we noticed. The description for the room stated a queen bed but it was a full size instead. Still would recommend this place if you're looking for somewhere to stay around Dunsmuir

We booked a trip to Cave Springs back in May after being targeted by Instagram. It definitely looks like the ideal place to escape from the hustle and bustle. When we checked into our cabin, we were very underwhelmed. For starters, it was never disclosed to us that much of the grounds would be under construction. The pool/spa area were closed. When we got into our cabin, it very much looked like it was hardly cleaned. The floors were sticky and there were hairs and crumbs from the previous group. Though it's not pictured, the second bedroom had stained bedsheets. Overall, it just wasn't very clean. Cave Springs definitely has potential, but it missed the mark for us.

This was exactly what the website was promoting. The Airstream, had a comfortable queen size bed. The Airstream was super clean and it had great Wi-Fi. The hot water works. You just need to turn it on with a switch that is located in the bathroom and I recommend you turn the switch on about an hour before you actually need to take a hot shower that will give the water time to heat up. This is an old system, but it does work if you use my tip. The location is pretty good. Lotta restaurants in the area and very close to state parks and Mossbrae Falls. The check in process is easy. They will send you a text message with directions and a map of the property. You don't have to go see the front desk and if you need anything, you can always text the phone number that they give you. The staff is very friendly and very helpful. The Airstream is perfect for a couple on a short getaway. I wouldn't recommend it for a larger family. They have other larger units for larger families on the property. My girlfriend loved the K cups that were provided for us. The kitchen comes fully stocked with cooking utensils, and some cooking pans. We even have a little picnic area and a small grill outside.

TLDR; Self check-in. Power outage. No front desk workers. No cell reception. Lack of customer service. Poor communication. Stayed here a couple weeks ago. My bf and I planned a last minute roadtrip to hike around the area and looked around for hotels that looked decent. CSR was newly renovated, looked promising, and a room w/ king bed was $185. We only intended to stay overnight. They text you information about room #, code, and parking space. After long day of driving and hiking, we got to our room around 730pm (confirmation email recommends to check-in between 3-8pm) and enter a numerical code on the pad of the door lock to unlock the room. Mind you the sun is going down and it's getting darker and darker. Tried to turn on the lights... Nothing. Cell reception is practically nonexistent. Went to the front desk, but no one was there. Tried to find a number to call to contact someone, but the only option they offer is a number to text or email. We texted, but received an automated response that just tells you to wait for someone to get back to you-- which no one ever got back to us! So we're in a small town we're unfamiliar with, the sun just set, everything nearby is closed, and it seems like the eerie start of a horror film lol. We tried to plan what we should do next, as we have no power/ lights/ microwave/ wifi/ reception/ front desk to help us. Frustrated, we drive to where we get reception and call around to other hotels to try and book a room, but they were full too. We ended up going to RiteAid in Mt. Shasta to grab some snacks and candles. We come back to CSR which is pitch black all around and notice others have lanterns and flashlights bc obviously the whole place's power's out. Not to sound like a Karen, but where is the manager?? After showering in the dark and trying to sleep off this nightmare, the power eventually turned back on later that night. If this didn't happen, I might have given CSR 5 stars, but something needs to change. It's irresponsible and unacceptable to leave customers literally in the dark without having anyone in charge to contact. What happens in an emergency? To this day no one replied or reached out about the power outage or our experience or getting a refund. Skip the hassle and look for other options to stay at.

Run away! No one working at the front office. Everything is via internet. Couldn't complain about late night, after hours, noise. The cabin was kind completely outdated. Being so close to the river was a plus and getting to hear the train run through the canyon was also an experience. Unfortunately the cabin was uncomfortable and poorly insulated.

My boyfriend and I decided to stay here after seeing positive reviews for the resort on social media. However, our experience was unsatisfactory. The Magnolia airstream where we stayed did not include a picnic table, even though it is disclosed on the website that all airstreams include a picnic table. We decided later on not to question the staff about this as they seemed un-knowledgeable and unhelpful in most aspects. I first attempted to reach out to the staff regarding the water system in the airstream as the manual did not give specific information on when the waste water was dumped or what the panel should look like. I was concerned because the manual said the "green light" should be on but most of the lights were lit up red on the panel. The waste in the toilet also seemed rather high up even though we had just arrived that day. The staff did not provide any answers to my questions and said they would send maintenance the next day to check it out. The next day when making breakfast we realized our stove did not work at all. We again contacted the office for help and were told that there was a list for maintenance issues as the main maintenance worker was out for the day. I explained that this was ridiculous as we were going to be out for the day and unable to wait for hours for the maintenance worker to show up. She moved us higher on the list and a the maintenance worker came within two hours. He explained beforehand that he was new and didn't know much about the system. He informed us that our propane tanks were completely depleted, which leads me to believe that the airstream was not properly inspected before our arrival. By the end of the day he was able to fix both the stove and the plumbing issue, however that did not make up for the lack of overall quality control. Despite the resort's seemingly strict policies regarding stains on towels or sheets, there were several crumbs and stains on the fitted sheet. We did not question the staff about this either. The next few days were met without issue , but I fear if I had not been persistent that these problems would not have been resolved.

Do not get an airstream! I had originally booked a little cabin. Unfortunately the little cabin was being renovated so my children and I were "upgraded" to an airstream. When we got there ant's were all over the kitchen (not the biggest deal). So I contacted the front and they brought over some bug spray... it is a tiny space and I didn't wasn't to use strong spray around my food and kids but was told they didn't have dawn dish soap. Next problem was the mini fridge didn't work in the airstream. Luckily I had some friends join us on our trip and they let me use their fridge so I wasn't out $200+ in food. They had a nice fella come look at it but he basically chalked it up to the airstreams being over used. They aren't built for long term living. A sentiment later repeated by the clerk at the front desk. The one we were "upgraded" to was right next to the dumpster (again, not a big deal) which has zero shade around it so it's very hot during the day. Which also creates problems when you flush the toilet during the day... sceptic fumes made the whole tailor smell horrible during high heat hours. Also, pictures online show that camper with a picnic table... we didn't get one of those. The shower situation is not ideal if you are over 5'7". The people who work there tried their best to make our stay decent and apologized a ton other wise I'd give them 1 star. I would love to go back next year and get a old cabin as previously intended. The grounds are beautiful and my kiddos and their friends loved the pool. Great people, good atmosphere but by no means rent a airstream!

My wife picked out this cute little hipster type of RV/Hotel/Cabin resort to stay for our 1 year wedding anniversary! We were super excited when we pulled up. From the outside it looked updated and clean, however we quickly noticed that it was half clean. Our floors had blonde hairs all over it. As if it wasn't mopped or swept. There were a ton of ants in our bathroom. We texted management and the response was cold and unapologetic to say the least. They didn't even offer to clean it. We let it go because we knew that we would be staying at one of their tiny homes for the next two days. We check in to their tiny home, and immediately it smelt like old fired food. There were cob webs in the windows and dead bugs in the cracks. My wife opened the refrigerator and it was disgusting! We went to the office and demanded that they cleaned it and we be compensated. Management offered a 15% discount and when we went back, our refrigerator was still dirty. We just cleaned it ourselves and kept on our marry way, not trying to ruin our anniversary. We will most likely not return again. I like clean and disinfectant spaces.

This place is quirky, rustic, and a lot of fun! My family stayed in the air streams. They had modern decorations, cozy beds, nice pots and pans, and were easy to stay in. This is definitely a glamping experience! Not a luxury stay but almost. Which I loved!! Im not a camper and this is as close to camping as I want to be. My kids enjoyed the swings, the mini zip line, the basketball hoop and we all enjoyed the pool! The staff is friendly and did their best to accommodate our situation, I will get to that. The key pickup and return is awesome! All electronic and so convenient. There are some odd things like random pipes sticking out of the ground (my husband thought maybe a gas line) that people could easily trip over. Walking to and from the pool was awkward because the most direct way to get there was in between other airstreams that people were staying in, I felt like I was intruding but nobody complained about it. Being that it was so hot, we brought ice with us but ran out and Cave Springs also ran out, no ice. The issue we had: I was meeting my parents from another state and they also booked an airstream. We looked forward to staying at Cave Springs together. Upon arrival, my parents were told that their airstream had a broken air conditioner - it's July - so it was hot, about 100 degrees. They cancelled their reservation and were refunded their money. I wanted the family to stay at the same place so I talked to the person at the front desk and asked if we could get my parents air stream at a discounted rate, being that it was so hot. She suggested that we visit the airstream first so we could determine if we wanted to stay. She handed over the keys, said she could provide a fan, and then offered it free of charge. My husband and I went to the airstream and determined that although it was stifling inside at the moment, it would cool down enough at night to sleep in and if they would give it to us for free, then no question. We returned to the office to let her know we were going to stay. She then told us that the manager was not going to allow us to stay for free but would give us a 25% discount. Although I felt that wasn't fair enough, we chose to stay so the family could stay together. I think the manager could have offered a better deal on the airstream given that it was about 100 degrees outside and there was no air conditioning and the windows opened minimally. We will stay at Cave Springs again because we think if we had a working airstream, it would have been perfect!

We booked our first stay here for 5 days and it wasn't long enough, we stayed in the airstream,, cabin and hotel during this time and it was one of the best trips ever!! Every single unit we stayed in was EXCEPTIONALLY CLEAN and cozy and loved how they decorated each individual unit. You can tell the owners put so much thought and love into the remodeling here at cave springs. We travel a lot with our kids and have stayed in so many places and this by far will be our first choice "family tradition spot" moving forward for our vacations. We're already planning a trip here for summer! (Counting down the days! Haha) the staff was all incredibly kind and accommodating and helpful and working so hard each and everyday. I also loved that so many units were dog friendly and that they include doggie bags around the property if you forget your own. Yaks on the 5 was recommended in the book and the burgers and tots were incredible and the staff there was so nice as well! Dunsmuir is such an incredible hidden gem. The NEW Cave Springs is nothing like the old Cave Springs..avoid! If you loved Cave Springs for years like we did, you will find nothing but disappointment here. Lewie Dewey was, of course, a great host, but so were all the staff. Coming here always felt like coming home. We were looking forward to one last hurrah in the cabins but were so put off by the 'faux hipster' vibe that we decided to stay at the Railroad Park instead. Just trying to phone was impossible! We decided to stop in and see what we could get, but it seemed like we were crashing someone's private party. It was sad, and while the motel had been redone, I didn't see anything that seemed like an improvement. We won't be back. What a loss. Sad.

Really, really enjoyed my stay in the airstream. It was super clean and modern and I was really impressed to see how well stocked it was with pots, pans, utensils, even coffee pods and a keurig. There is a stove and fridge so you can bring food to cook if you like. The tv in my unit worked which was a nice surprise (the booking said the tvs didn't work so I wasn't expecting it). The heat in mine didn't work, and when I called the front desk they said oh yeah, the heat wasn't working in this one. It's winter and super cold, that's a must, but they did bring a portable heater. And the water didn't stay hot in the shower for long so I had to be quick. Other than that, my stay was perfect and I would absolutely stay again (already considering booking a couple of nights in the spring or summer). Next time I will bring an extra blanket to make the bed a little cozier, but it was decently comfortable. It is right off the 5 and I saw some people complained about the freeway noise, but it rained all weekend during my stay so I supposed that drowned out the noise. The only thing I would suggest is a hot tub!

We had a wonderful stay at Cave Springs! We spent three nights in Beech, one of their tiny homes. It was clean and very well laid out for being as small as it is. My husband and I and our two small dogs had enough space to be very comfortable. We booked an Airstream for the fourth night, but realized we had brought too much stuff, so we asked if there was another tiny home or modern cabin available for our last night. Gracianna, who was working the front desk, not only checked to see what was available, but walked around the property with me and showed me the available units and let me pick which one I wanted. We spent our last night in the modern cabin, Elm. We had some issues getting our Netflix account going, but Gracianna and another staff member came over quickly and got us going. Such wonderful customer service!!! The grounds were nice, with several communal fire pits, a bocce ball court, hot tub and a pool. There was also a playground for kids. We visited in mid April so there weren't many people around and it was a little too cold to use the fire pits, but it was a nice setup. All the units have a little grill, a picnic table and nice string lights. The only downside is that it's close to the freeway so you can hear that, but other than that, it's really a great place!

Didn't even get a chance to stay here, but I'm on a road trip with my mom, and she booked a cabin with Louie. Unfortunately we had to postpone for one night, and then ended up cancelling because my cars breaks decided to go out on us. But Louie was SUCH a nice man, he not only didn't give us any grief for it, he didn't even CHARGE us for it, and he was well within his rights to. Apparently what he said to my mom was "I try to make a point of not causing any more trouble in peoples lives, when there's already a whole mess of it going on out there". If that scenario is indicative of his place, THIS IS A GREAT SPOT!!! Thanks Louie!!!

Wonderful stay! We can't recommend this place enough! We decided to stay here for the night during a trip up from LA to Portland and we wish we could've stayed longer. The entire space was just so dreamy. The motor-inn vibe was perfect for what we needed and the room was so nice and spacious. Beautifully renovated and CLEAN. The beds were both comfortable and warm. The AC units also worked superbly to escape from the summer heat. Most importantly the shower was great! It's not common to have both hot water and great water pressure on older properties so we very pleasantly surprised. The toiletry products were also so luxe and smelled amazing. Outside has a beautiful common area with hammocks lining the redwood trees and picnic tables and benches. Perfect to hangout and enjoy the beautiful scenery - because this place is perfectly tucked amongst the redwoods. There's a pool onsite and also a rec center just a block away with a massive swimming pool. We also walked two blocks to have dinner at Yak's which served the tastiest burgers and had an excellent selection of beer. So happy to have found this gem, we'll definitely be back!

Absolutely loved the Airstream (Redbud) we rented while passing through Dunsmuir. Down to the last detail, the trailer was pure luxury. Great location, walking distance to the botanical gardens, the river, and the best burgers in California at Yak's. Highly recommended.

I want to preface this by saying I was really hoping the outcome with management would have been different considering how dangerous this situation could have potentially been. As per Cave Springs rules, each unit is allowed ONE parking spot at their unit/cabin. We arrived on check in day to a vehicle parked in front of our unit. After speaking with staff we were informed they do not keep track of who's vehicle is tied to which unit, and suggested a parking spot that was too small for my brand new SUV to park in without dinging my doors... when we returned in the evening the vehicle was still parked there after staff left a written note on their windshield. I tried to be reasonable and park in the place suggested by staff and my passenger accidentally dinged my door.. I was justly annoyed at this point and went back down to the office where I, the guest, was tasked with disturbing other resort guests(knocking on their doors, disrupting dinner etc) to try and figure who's vehicle it was parked in front of our unit. Staff clearly had not dealt with this type of situation before and I in no way blame the front desk employee, this falls on the lack of protocols provided by management in place for situations like this. Once we found them, the vehicle owner moved their SUV but not after another one of their guests came over to exchange words with us stating "they've been coming here for years" and that somehow entitled them to parking in front of OUR UNIT that we paid for. We told them it didn't matter, the staff left the note on the vehicle and they needed to move. They proceeded to walk in front of my vehicle and flip us off... this entire interaction could have been avoided if staff would have handled this situation properly. The responsibility should not have fallen on me as the guest to disturb another guest. I slept for a total of two hours that first night in fear that my vehicle would be vandalized. Not exactly the relaxing vacation I was expecting. Once informed of the situation, management proceeded to take their time coming up with a resolution... a measly $50 voucher(BARELY covers a partial night)for a stay that cost me $658... Seems like a slap in the face considering how extremely lucky it was that only words were exchanged with the other guests. We will NEVER return to Cave Springs as they clearly have the inability to take proper action in ensuring they keep their guests safe or willing to return in the future.

Cute place wear do I start... well I was unaware of all of the construction going on, and when I called I asked if there was a pool and hot tub yes there is, however the person on the phone forgot to mention that you could not use it. We only stayed one night thank god, our cabin did not have a tv when read it says they do but that's not the end of the world, I understand your near a freeway but it sounded like we were under it very loud and you don't offer earplugs, our cabin was quite dirty blinds dirty also didn't work well a dust film on floor hair in bed and shower all baseboard were think with dust and windowsill, needles to say we were disappointed it seems verry cute from the outside but verry disappointed also there are fire pits for use but you must buy the wood which would have been ok but maybe with all of the things going on and no use of the pool and hot tub that could have been complementary but no so I dont think we would come back unfortunately we have a group of friends that meet up every year in this area so we will have to find another place to stay

This place is a step back in time. I almost don't want to write this review because I don't want it to get harder to book one of these fun cabins. So first the cabins. They really are a step above camping. My husband and I were originally planning to camp but it was way too cold. So we were prepared for "glamming" in the cabin. The floors were slanted, you could see outside in places, and in October it was FREEZING at night (they had a gas heater type thing that helped). But the location is so fun and the cabins are just so cute. They have electricity but stoves are all gas and you have to light with a pilot. My husband singed his eyebrows! The location is about a mile walk to downtown where they have cute restaurants shops and bars. You can also walk to some really cool waterfalls from here. They have a hot tub that's in a yurt and a pool that was not in service in October. Overall the location is awesome, gorgeous views and campy feel. If you want a "fancier" stay they have a motel part, and mobile home type things. The people were nice and i can not wait to go back.

Came here to check out the local waterfalls in the area. Loved the look of the recently renovated rooms. Bed mattress a bit firm but still very comfortable. Linens were luxurious and comfortable. Only wish for our two night stay we had four towels already in the room and we didn't want to call housekeeping but it wasn't the end of the world. Love the mini fridge and decor. We can't wait for a working hot tub but realize this hotel is undergoing renovations at this time. Would definitely stay again if in the area!

This place is phenomenal and you won't find a better place to stay in Dunsmuir. It's nestled below huge cedars, firs, and oak trees along the Sacramento River with views of Mount Shasta. You can park your car, check in, and hike to Mossbrae Falls, jump into its cool waterfalls, all from this amazing hotel alongside California's Interstate 5 freeway in Dunsmuir, California. This is a great place especially during the summer. Fish the beautiful Sacramento River for rainbow trout or float the river on a inner tube from the falls. This is a great location and the hotel makes everything easy going. It's relaxed, the pool is great place to chill and the hot tub is warm relaxing way to end the day after hiking, kayaking, or skiing Mount Shasta. Local restaurants are in downtown walking distance.

Stayed in one of their vacation rental homes a couple years ago for a few nights. River House right on the Sacramento River. It is old but so large and so much character. I loved it. Price was good and dog friendly! Just made a reservation for another house in January. Although they do have an online system, I had to call to book right now. They are a little old-school, but it's fine. Have to check in and out in person at the Cave Springs front desk. Always had friendly service in person and phone.

Spent the last weekend of September in one of the rustic cabins with my partner, dog, & parrot... & we absolutely loved it! Does it look & feel like a 100 year old antique tiny house? Absolutely. Was that point made clear when I read the web site & the details of my booking confirmation email? Yes, absolutely it was. So there were no surprises & it was exactly what I was looking for, as I adore quirky old buildings with history & character & decades of stories to tell. In all honesty, if Cave Springs had only modern cabins & deluxe hotel rooms available, I would've preferred tent camping elsewhere, as "roughing it" is more my speed ... but I have been eager to experience these old timey cabins since I first read about them, & they were exactly what I was looking for. I truly hope they remain part of Cave Springs! They seem like such a unique unparalleled vacation destination & it would be a shame to lose them! Side notes worth mentioning: It was super chilly the first night we arrived, & although the space heater had been left on for us prior to arrival (we appreciated the gesture!), we still had to bundle up under extra blankets we brought. Yes, the cabins can be drafty, but we came prepared & considered it part of the adventure. We would've been much colder in a tent, so I'm not complaining! Hot shower was nice with a window overlooking the river

Love it. We can't say enough about how wonderful Cave Springs is. As a family with 3 kids it's such an easy WIN. The location is great, the cabins - old & new are fully stocked. The pool is great. The botanical gardens and river trails are right there for endless adventures. There are multiple fire pits location for group hangs or just family time. We'll be back for sure. :)

I was told on the phone to be prepared because the cabins are really rustic "One step up from camping," according to the owner. I'd read that the cabins were the original 1920's shotgun shacks nearly untouched by time and boy oh boy that is the truth. At first it was kind of...shocking...despite the owner's warning. They have really not been updated in any way...but then I COMPLETELY FELL IN LOVE WITH THIS PLACE! Within a few minutes I felt like I was in a Steinbeck or a Faulkner novel. We had a two-bedroom cabin fully equipped with retro everything, from amazing little gas stove to vintage heater, dressers, and iron bed. Some cabins are perched on the cliff overlooking the Sacramento River. Others have a bit more "backyard," but all of them are geared toward views, River sounds, relaxation, with plenty of chairs and picnic tables, and a broad grassy area between cabins and the pool. The grounds are covered with various types of tall, gorgeous trees. The old-school kidney-shaped pool, long enough to take a real swim in, is lovely. We went in early June and it was on the cold side but I found it completely refreshing. There's also a hot tub in a semi-enclosed gazebo. Very relaxing. There is a general shabbiness to the place, and newer modular units are not particularly attractive on the exterior, which I think messes with the beauty here. There is a motel portion with amenities like air conditioning and HBO. Above the cabins you'll find some benches at a lookout point with a clear view of Mt. Shasta. Really stunning. Here are things I loved - 1. Great price on the cabins! 2. This is the only place I've ever been where I vividly felt I was living in a different time. 3. That pool! 4. Hot tub! 5. Great retro vibe and effort to preserve history, 6. Big grassy area keeps things cool 7. The whole place is oriented toward and screams chillaxin'. I needed that! 8. GORGEOUS RIVER AND MOUNTAIN VIEWS! 9. The sound of the mighty river and occasional passing trains completes the cabin experience, 10. Nearby Dunsmuir Botanical Garden...tiny but gorgeous...do not miss! 11. Friendly owners and staff. Here are some things that might bug you if you're on the particular side - 1. There's an initial shabbiness that, before you really "get" the place, may be off-putting, 2. The pool is on the cold side but buck up and keep moving and you will quickly find it refreshing, 3. There is tree debris in the pool but this is clearly unavoidable as you are surrounded by nature. Groundspeople make the noble effort to skim the pool often but Mama nature wins (it's all good - pretend you're in a lake!)., 4. no air conditioning in the cabins just fans and temp inside def increases between 3 and 6 pm... hit the pool! 5. You can hear I-5 from the pool cause the freeway is right near it. I was quickly able to zone it out. PS. This ain't the Ritz! It's something much more rare and special. Enjoy!

I have been staying at Cave Springs since I was a young teen. My parents would take us each summer. Have been staying there for years, or renting houses that Louie had for rent. Now, new Management. New attitude. Focus seems to be to remove cabins and upgrade. Make Money. Not take care of customers. No on site manager / host. They run it like a VRBO / AirB&B. If you have a problem, you are expected to text... which gives you an auto response. Then, wait for someone to react. For example, someone parked in front of our cabin while we were away fishing. We had to walk between the cabins asking if it was someone's car. The guy showed up, (had left their cabin and went for a hike?) They came back, pulled out from in front of our cabin and parked in another cabin's spot. Guy showed up hours later saying, "I hear you have a problem?" He was not sure what the problem was.... I found out, if you loose your key, they have to make a new one. There are no spare keys for cabins. Days later, someone parked in the wrong slot at motel, everyone in the complex received a text asking you to move your car.... if that is your car. If you don't, you will be towed. Pool was closed, when asked, they said "working on it" but never got back to us when it did open. Hot tub is closed. No time given when it might re-open. But, marketing advertising shows people sitting around the pool, using fire pits, etc. No wood for fire pits. Find your own wood for fire. No one to monitor BBQ, fire pits, pop-up 10'x10' tents show up in front of cabins, etc. Cabin 14 - Sink water flows out of cabin pipe and onto ground / down hill to river. Pointed it out, but did not fix. Mud behind the cabin. Refrig gathers water under chiller tray, builds up inside and leaks across kitchen floor. Did not fix. Had to wipe up every two days. Hot water leaks in shower. they tried to fix, but did not fix. Dripping all night. Cabin 15 - Kitchen sink leaks to floor Cabin 12 - toilet is loose and moves when sitting on it. (according to one night stay people). They were just happy it does not leak into the cabin. New management, no interaction on site. Lock boxes vs. someone at the front desk to hand you the keys and sign you in. They show some great pics on their web page, but all just slick marketing. Prices on rental cabins, mobile homes, etc. have gone up. Sad to see the changes take out the personal contact and on site local contact while there.

Love this resort. So many choices and options of places to stay here. These are not super fancy, but still very nice and unique. Extremely affordable also. Location is perfect. Right in the middle of everything you want to do up here. It's true, the owners are extremely friendly and always accommodating. We've been coming here for years, and have NEVER been disappointed. Thanks Cave Springs for All the years of great family memories

Have been staying here for six years now when I travel south from Oregon. Motel Rooms are spacious, clean And Have everything you need. Clean. Bathtub and shower, coffee maker with glass cups. Mini fridge and microwave! My miniature doxy goes with me. Owners are friendly and accommodating! Have stayed in vacation rental behind motel in mobile home and same good amenities, plus bar b q. You will love it!

In this case, rustic means dilapidated. Literally holes in the walls and you can see outside. If you like trains and trucks it's ideal because You can hear the Highway all the way to cabin 14. The outside view of the river is spectacular. The trees are gorgeous. The sketchy neighbors on the other side made me grateful for truck alarm and big dog!! A picture tells the story better than I can-see attached documentation. Look! Duct tape on the walls. Recycled wood that isn't the size or in the right place. Kitchen gas stove literally vented into the kitchen because there was no outside vent! The dishes were so old and stained I did not want to use them and the cutting board was filthy not stained. Now the website does say rustic. Again, who would think rustic means slanted floors, broken porch boards, screens that don't close and wrinkles in the floor vinyl. However, the outside nature is beautiful and it is affordable. You will Need to ask how rustic is it? Curtains are threadbare. Had to stuff paper towels in the door jam to keep the cold out. Place was very clean except for random dirty dishes. Cut our trip in half. Just couldn't stay one day longer. Managers/owners very nice people.
