We booked a couple of days before arrival and Chiang Mai seemed pretty much booked up in our price range. We’d never stayed at this side of town before and it’s about a 10 minute walk to the main area of bars, restaurants and old town attractions. Our room was on the first floor, a good size, with a communal balcony and also a sitting area overlooking the road. There is a nice enclosed pool area. Our room was very clean, brightly decorated with window onto the communal balcony. The bathroom was large and quirky, glass fronted but sound proofed! Shower was hot and good pressure. We had some noise from other guests returning after partying late and you can also hear the call to prayer from the mosque next door but generally we slept well. Location is okay, 7-11 and night market just round the corner but as I mentioned, only local restaurants in immediate vicinity. We paid about£30 a night which is a lot for Thailand but is the going rate for busy and heavily touristed Chiang Mai. We enjoyed our stay and I’d use the hotel again.

If you book here AVOID ROOMS 101-104. These 4 rooms are right at the entrance/pool area of the hotel. With absolutely 0 sound proofing it’s super loud. We asked for a room further up or away from the pool but the man said all rooms were taken, they weren’t. (We asked about 5 mins after given our room) Location is good but the hotel is so open to the road you hear constant traffic. If the door and window had any soundproofing at all that would help considerably. The beds are super hard, like SUUUPER hard. You can’t sleep on your side due to the concrete mattress. The curtain serves basically 0 purpose, the mini fridge is in the bathroom and glows up your entire room through the glass walls to the bathroom. The shower is a bit grubby, sink too and there’s a slight pee aroma but that could be the drain. No storage for clothes, just 4 coat hangers. The laundry service they provide is 10/10 though! The pool isn’t huge but it’s a good size and has a nice waterfall that we seen on briefly. It’s not heated so it’s pretty chilly but that’s okay. The seating area beside the pool is great, it’s a shame it’s basically in our room. I don’t usually leave such a harsh review but it’s been near impossible to sleep due to so much noise it’s pretty hard going.

I have stayed there for a few days. Positive points Well located hotel close to Chiang Mai old town. Centre 10 minutes walk away. Good laundry service Clean swimming pool with nice tables around Helpful owner Large walk-in shower New air conditioning, efficient and quiet No mosquito problems Wifi working Plenty of hot water Lift (but slow) Negative points Small room Rooms very dated, giving an impression of questionable cleanliness Colourful, old-fashioned decoration A simple glass partition with the toilets, so no privacy Noisy rooms overlooking the street, especially during the day Poor soundproofing Swimming pool in the shade (cold) Few amenities (no kettle, toothbrush or hairdryer) No fridge No safe No storage space, just 4 clothes hangers and a metal bar No bedside table Old towels Room lacking light No blackout curtains Bedding too firm Outdated plumbing (washbasin, unsteady taps, leaky toilet flushes) Pool loungers without mattresses and therefore too hard. Close to the mosque, (but I was never disturbed by the calls) Will I return? I don't think so. This hotel lives on its past... it would be necessary to gradually renovate all the rooms, change the bedding... In short, to invest... The owner, who is very nice by the way, has chosen to run the hotel in basic mode without any maintenance, investment or improvements... It is a choice, I respect it but.... I have paid almost 1200 baht per night. Many new hotels today offer much better value for money... See my advice on De Wualay Hotel (for 300 baht more per night).

Absolute price-performance winner! Charming, owner-managed hotel in a prime location. The morning call to prayer is shortwhile and quite bearable. I had room 410 and it was spotlessly clean by European standards. 1a air conditioning, no fridge in the room 👍 No hairdryer or toothbrushes. I can really recommend it!

Stayed for 2 nights. The beds are the worst! Like the matras is made of concrete. Cockroach next to the bed. Room smells like drainpipe, the walls had some water damage as well. Refrigerator sounds like its going to ascend like a helicopter, not the best combined with the lack of sleep because of the concrete matras. The pool was nice, the staff ok as well.

Liked it and would recommend. Rooms are comfortable. Staff very friendly. It's a little out of the centre which is nice as it's a little less hectic. Pool is really great for the hot weather. There's also lots of good tours that can be booked from the desk too. Try the restaurant opposite, close to corner on the junction 2024 update: still good 7 years later 🙏

We very much enjoyed our 4 night stay at this hotel with our kids. It is simple with great charm and well located right near old Chiang Mai. Right in front of the hotel is a great morning market with great food, a great Roti cart every evening and a convenient cafe for breakfast next door. The reception folks are very helpful and do their best to advise with what they know. The pool is convenient and clean but the tiles into the pool are dangerously slippery, so beware! Overall, I recommend this hotel.||||3 CONS: I must say that we did have a personal item disappear, so as with anywhere, I would not leave valuables behind. Additionally, we wonder if room keys are compatible with more than one room as we did have someone accidentally walk into our room in the middle of the night. Finally, if you are someone who likes bathroom privacy, the rooms have glass walls in the bathrooms. So privacy is hard to come by.

Great find! My gf and I really enjoyed our stay here. Rooms are beautiful, spacious and clean. Bathrooms are really nice too. The pool is super relaxing on hot days and the staff are very approachable/helpful when needed. Great quality on a reasonable budget 😊
