I have stayed there for a few days.
Positive points
Well located hotel close to Chiang Mai old town. Centre 10 minutes walk away.
Good laundry service
Clean swimming pool with nice tables around
Helpful owner
Large walk-in shower
New air conditioning, efficient and quiet
No mosquito problems
Wifi working
Plenty of hot water
Lift (but slow)
Negative points
Small room
Rooms very dated, giving an impression of questionable cleanliness
Colourful, old-fashioned decoration
A simple glass partition with the toilets, so no privacy
Noisy rooms overlooking the street, especially during the day
Poor soundproofing
Swimming pool in the shade (cold)
Few amenities (no kettle, toothbrush or hairdryer)
No fridge
No safe
No storage space, just 4 clothes hangers and a metal bar
No bedside table
Old towels
Room lacking light
No blackout curtains
Bedding too firm
Outdated plumbing (washbasin, unsteady taps, leaky toilet flushes)
Pool loungers without mattresses and therefore too hard.
Close to the mosque, (but I was never disturbed by the calls)
Will I return? I don't think so. This hotel lives on its past... it would be necessary to gradually renovate all the rooms, change the bedding... In short, to invest...
The owner, who is very nice by the way, has chosen to run the hotel in basic mode without any maintenance, investment or improvements... It is a choice, I respect it but....
I have paid almost 1200 baht per night. Many new hotels today offer much better value for money... See my advice on De Wualay Hotel (for 300 baht more per night).
