This place is a perfect blend of historic charm and cozy comfort. It was great for my mother / daughter weekend trip! The homemade breakfast was delicious, and the location is ideal—just a short walk from Newport’s downtown. Also, parking is free and eliminated the stress of having to find a spot. Highly recommended!

This review is delayed. My husband and I stayed here for 2 days around spring time in 2024 on our way to Boston. What a wonderful stop!! Every breakfast was fresh and tasty. They even have well mannered puppy to love on. We booked the Jane Pickens room and it was plenty of room with a cute coffee nook. The house is well located and we were able to walk around to the main areas. Would stay here again when we come to Newport!

I randomly chose Chart House in for its location and decent pricing. Last time we were in Newport we stayed about 15 minutes north of this area. I was pleasantly surprised with how cozy the inn was. Nicole, our host, was incredibly responsive and nice! There is parking in the back which pays for itself. The ability to walk around the area without driving is just the best. I was also unaware that the "Stoneacre Experience" included multiple business such as the restaurant, Stoneacre Brasserie, which was amazing! Would recommend and stay again.

I am not one to write reviews. However, I decided this could be helpful to others looking to book. I came across Chart House Inn and decided to book it for my 2 children and myself for my 50th birthday. Nicole worked with us after going back and forth an was able to accommodate us with a room, Mable Norman that fit all of us. Nicole was not there to greet us when we got there, but we arrived a couple of minutes early. Since the keys were available we let ourselves in. She did arrive about 15 minutes after we got there, and was gracious and wished us well for our stay. Overall, our stay was wonderful. The Inn is every clean and beautifully decorated. The beds were extremely comfortable and the air conditioner was sufficient. Nicole was reachable for questions during our stay. I am not high maintenance, but do expect a certain level of comfort, cleanliness and customer service during any stay, anywhere and that is what we got. The location is fantastic and walkable to everything. We did not eat breakfast there because my kids are picky eater, so, I cannot vouch for the breakfast provided. I also liked the designated parking spots for each room. We will return to Chart House.

My wife and I stayed here for our Anniversary, there was no disappointments in every aspect! The rooms were quaint, welcoming, and clean, the ambiance was warm and inviting. Our host Nicole made us feel like we were family and sharing memories. The breakfast was simply amazing and plentiful, left us anticipating the next morning! The location was excellent and close to Thames St and many historical buildings with the convenience of many dining options, also including their sister restaurants! We found every place to be memorable, kind and gracious! Shout out to Nicole, Mike, and bartender Tom for their hospitality and warmth! Will definitely be back! Five plus stars is not enough!

Breakfast was a standout, far surpassing our expectations with fresh, delicious options that fueled our adventures in Newport. The location is central and within walking distance to local attractions, making it easy to explore the area. The friendly and attentive staff made our stay even more special. What a great place. The rooms are large, very comfortable and spotlessly clean. The breakfast was fantastic. The staff are very friendly. The Inn is a very relaxing place to stay and I would highly recommend it. It also has individual parking spaces at the rear and is only steps away from the main street. I look forward to staying there in the future.

Loved our stay at Chart House! Gorgeously styled house and great location. Tucked off a side street so it was always super quiet. Half the time we never even knew there were other guests staying at the inn! Breakfast was delicious each morning and they were great at accommodating my food restrictions (gluten free). Will definitely stay again and recommend to all my friends!

Disappointing ending to an otherwise nice vacation. Pleasant enough place, with recently renovated rooms and delicious breakfast. However, a billing discrepancy soured the trip. After booking a two night stay via Expedia, I requested to stay another night by directly contacting the inn. Prior to arrival, I received a Grand Total invoice from the inn, accounting for three nights and pet fee. Upon departure, we agreed the inn would email an electronic payment link for the balance due, subtracting the amount I paid to Expedia from the Grand Total invoice. Unfortunately, this is when the good times and graciousness ended. Seeing that the balance due was significantly greater than the Grand Total minus my Expedia payment, I inquired. The inn pointed out that the amount they receive from Expedia bookings is less than the full amount guests pay due to Expedia commission. I pointed out that this revenue loss is part of the inn's cost of doing business with Expedia and not a guest's obligation to pay. Instead, since I booked the third night directly, it offered the inn the opportunity to pass their revenue lost to Expedia on to me, as the amount of billing overage in question exactly equaled the revenue Expedia kept. After two unpleasant, rushed and condescending conversations with the innkeeper, I took the high road and paid her bill. At one point, she asked if I wanted a free night to get this wrapped up and done with because she didn't have time for my concerns...I think not. BTW - I can confirm previous, recent reviews, commenting on falsely advertised amenities - no afternoon complementary cocktail, tea or wine at inn or restaurants offered, no coffee in room, mini-fridge in suite not stocked with items listed on the overpriced, corporate-style menu, no mention or offer of housekeeping service.

Due to a change of plans, I planned our trip to Newport kind of last minute and was worried about finding an affordable place to stay. I quite literally found Chart House by google mapping the area and searching 'hotels' to scan prices. I saw Chart House, looked at the website kind of briefly and booked it. When I tell you I was FLOORED at how gorgeous the property and room were. The building itself is beautiful and historic feeling. We had a parking spot that came in clutch as a boat show was going on. We stayed in the Jane Pickens suite. It is massive, has it's own sunroom, a huge bathroom area with a rainfall shower set up. It was so comfortable it made it hard to leave the room to go do things around town. Not to mention we had a complimentary breakfast everyday, and this is not a holiday inn style buffet, it was made to order absolutely delicious breakfast. Aside from the property itself, it is within walking distance to everything we wanted to see and do. 5 mins to Bowen's Warf, just a few blocks from Thames St. We even walked the 15/20 mins to Easton Beach and the start of the Cliff Walk (but ubered back at the end bc we were wiped from the walk itself). Our host Nicole was so accommodating and sweet. I have not been able to stop talking about the Chart House Inn to everyone who has asked about our trip. I cannot wait to come back and I wouldn't dream of staying anywhere else on our next visit.

My partner and I were going to Newport (from California) for a wedding and were initially slated to stay in Newport for two nights. I called the Chart House Inn over a week before to request an early check-in as we would need time to get ready for the wedding we were attending. Within a day I received a voicemail message saying that I would need to email this request and that they would be "happy to accommodate me". I sent that email over 5 days before arriving. A couple of days before heading to Newport for a wedding, my partner's grandmother was sent to the hospital. We decided to cut our trip short and only stay one night instead of two. The day before we were supposed to arrive, I had not yet received a response about early check-in. I understood that I was outside of the window of cancellation as we were scheduled to arrive the next day but was curious about any potential remedy. After sending a follow up email, I called. Nicole, the owner I believe, answered the phone, the background sounded loud, and she stated she was not at the business. I mentioned the early check in and was getting ready to ask about the second night, when she interrupted me and said 'the room is not going to be ready, but you can come here at noon and park'. I was a little confused and overwhelmed because I did not need to park, I needed to get ready for the wedding, I also had not finished my sentence. I explained to Nicole that if the room was not going to be ready early, and we were already coming back early I was not sure it made much sense for us to go. I then asked about cancelling the entire reservation, when again I was met with an interruption where Nicole explained to me that she was a small business owner, could not refund any of the money. She offered to give me credit for the second night, but I explained to her I had no plans to return to Newport in the future. At this point Nicole simply stated, "it sounds like you need to figure some things out". The house itself was very cute and centrally located. The room I booked did not have its own bathroom and if I had known that beforehand, I would have booked another room. I do believe this should be made more visible at the time of booking. $150 per night for a shared bathroom is a little silly. As a worker in the hospitality industry, I expected way more from this Nicole. As the business owner I expected more active listening and attempt at problem solving from Nicole (would there be another room we could use to get ready? Another bathroom to use the mirror? Could we switch our second night that we weren't going to use to an earlier night?) As a human in this world, I just expected just a little bit of understanding and empathy from Nicole. I did not expect a full or even a partial refund, I did not expect her to make a room available out of no where, but basic compassionate communication, without the interrupting and without the condescending tone would have sufficed.

Chart House Inn goes above and beyond to make your stay magical. From the gorgeous rooms, the impeccable hospitality and the out of this world delicious breakfast you will feel taken care of. I stayed here for a bachelorette for a dear friend. We stayed on the third level where we rented all the rooms and had the floor to ourselves! It was a fun communal space. I cannot wait to come back here with my fiancé for another weekend get away. Chart House Inn is the perfect walkable distance to shops, restaurants and many of the sights in Newport. This was my first time visiting Rhode Island and Chart House Inn made it a fantastic experience.

Absolutely wonderful! Stayed here for a lil' spring staycation, and it couldn't be better! I've walked by this place a TON of times (Clarke Street, where the Inn is located, is one of my fave streets in Newport), but never stayed here. The inn is just as adorable on the inside as it is on the outside, and the innkeeper, Margaret, is an excellent hostess who truly cares about her guests and creating a wonderful and memorable experience for them. The rooms are spacious and clean, and even though not all of them have in-suite bathrooms, walking a few feet down the hallway for the detached bathroom isn't as much of an issue as it might have seemed on paper. The room itself was quaint and comfortable with old world charm - you'll feel like a character in Pride and Prejudice or Little Women sleeping in the antique four poster beds or getting ready in front of vintage mirrors in the morning! I'm always down to channel my inner Meg March, and trust me, I was a fan! Breakfast, the second "B" of "B&B", was also excellent! We were offered a variety of tasty and healthy continental choices, such as yogurt parfaits with fruit, granola, and honey, coffee, tea, and juice, and even a turkey sausage quiche for Sunday's brunch offering. Yum! Sitting at the cozy farmhouse table and chatting with fellow travelers over delish food is a wonderful way to start the day. We ended up meeting some really cool people at brunch, and I forgot how fun it is to stay at a B&B and do that. The prices are super reasonable ($75/night for weeknight- see if you can sneak away for a midweek mini vacation to Newport!), and for what you get, it is more than worth it. The Chart House is also located steps away from Broadway (best restaurants in town) and the waterfront district, which is brimming with history, cute shops, and amazing food. If you're coming to Newport, the Chart House is THE PLACE to stay. Thank you so much for a wonderful time, Margaret! You truly are the "hostess with the mostess!"

We had a wonderful relaxing stay at Chart House Inn and Breakfast to celebrate our anniversary. The accommodations were very nice but the best part of our visit was the breakfast in the morning. Kathy is a wonderful hostess because our breakfast was delicious, and the information she shared about the Mansion tours and the surrounding area was extremely interesting. We would highly recommend this unique place for an overnight visit or an extended stay and we would definitely like to revisit them soon! P.S WE NEED THE RECIPE FOR THE OVERNIGHT OATS =) SOOOO GOOD!

I booked this B&B for my husband's 50th birthday, what a ***HUGE MISTAKE*** . I booked the best room in the house, the Jane Pickens room to make it very special. Rhode Island is know for it's hospitality, but there was ***NO HOSPITALITY AT ALL***. They were too busy with their other businesses to care about any of their guests at this small establishment. There was nobody when we arrived and nobody there the whole time. A post-it note on the window to call a number to get access to a code to enter from the back of the house. The house was closed up and extremely warm. Virtually no air at all. Note it was an usually warm weekend, but our room was at 84 degrees at night. We complained after sleeping the first hot night and were told that someone would come by, but nobody ever did. The ad read that they had air conditioning, which is one of the reason we picked this place. The air conditioning is apparently seasonal and they hadn't put the window air conditioners in for the season. Only one window opened in the room, the rest still had the storm windows on for the season and unable to budge any them open. ***NOT THE ROMANTIC WEEKEND WE INTENDED***. They kept saying they an event going on and would try to come, but never did. It was so hot in the room and house, we had to leave very early on Sunday just to get some air. To make matters worse, after we wrote a letter requesting a refund, they responded with a gift card gesture. ***GIFT CARD NEVER ARRIVED. I emailed several times and several times the response was that they would check on it and get back to me. ***LACKING CUSTOMER SERVICE*** yet again. I don't know what the "Stoneacre experience" is that they boast about, but it's certainly not one to experience, nevertheless pay for. What a shame because the house really is beautiful and would have been a wonderful experience had they just had some traditional Rhode Island hospitality.

The Chart House was a 10 out of 10. It was in the perfect location within walking distance to everything. We never had to worry about our car and where to park. We went during the annual car show, so Newport was bustling with many fancy cars and people that weekend. The house was very clean and the inn keepers were amazing. I can't even begin to describe the breakfast...it was so fresh and delicious. The surprise before it made it that much better. We looked forward to it every morning!

Had a beautiful stay at the Chart House Inn - Margaret was such a wonderful host. My boyfriend and I came to celebrate our anniversary so we came up on Memorial Day Weekend. We were lucky to get her last queen room. She so sweetly made us chocolate covered strawberries and got us a little bottle of Prosecco to celebrate our special occasion which was such a pleasant surprise and great start to the trip! The room has private parking for a guests, air conditioning and heat. The bathroom and bathroom is spacious and quaint which really gave a nice bed and breakfast feel. Margaret also provides her guests with a nice breakfast layouts with fruit bowls, coffee, an array of breads and her delicious homemade muffins! We will definitely be staying here again once we're back in Newport.

Chart House Inn was the perfect location for two first timers in Newport! Nicole the owner was accommodating from the start and changed our room so we were more comfortable! The rooms are quaint and each have charm! The breakfast was delicious and I am still dreaming of those overnight oats! Kathy helped us figure out best plans for the day! We were able to walk to all our restaurants that we planned (which helped to not have to find parking), 1.5 mile drive to cliff walk, about 2 miles from mansions, great location! Overall 10/10 would recommend! Can't wait to go back to visit!

The place was extremely convenient to downtown Newport. The innkeeper was very friendly and helpful. Rooms clean. I would ask for the upgraded room with the bathroom. Room four is the nicest room. Large with a sitting room and kitchen area. Plus you have your own bathroom.

My best friend and I stayed here for my 30th birthday celebration in Newport and we had a great time. Margaret, the Inn keeper, helped make it very special. She was attentive and helpful. Our room was very big and clean. We had free parking onsite and didn't have to worry about the car. It is in a greet location for walking to Thames street and old warf. We also walked to a great place to watch the sunset at the Port restaurant. The Chart House Inn had very reasonable rates and overall a great place to stay in Newport!

We rented the entire Inn for a work retreat and it worked out so well! Margaret the Innkeeper was so attentive to our every need, and was also very helpful in recommending places to eat, caterers, etc. The rooms very clean, cozy and comfortable. The location couldn't have been better. Just a block from Thames Street, we walked to all of the restaurants, and enjoyed some free time shopping the boutiques. It was great to have free parking and not have to even think about the car. I loved staying there so much, I'm trying to plan a weekend getaway for me and my husband. I highly recommend The Chart House Inn if you're looking for something beyond an average hotel experience.

Our group of 13 enjoyed our 50th birthday celebration weekend this last weekend at the Chart House Inn. The location was fantastic, walking distance to downtown newport and all the shops and restaurants. The house was large, comfortable and easily accomodated our large group. The rooms were clean and comfortable, and it was a real treat to be able to come down to a hot cup of coffee and muffins in the morning. Thanks so much for the fantastic hospitality!

I stayed here with my girlfriend the past few days as we were in town for a wedding. It is centrally located in Newport and Margaret, the Inn keeper, was very kind and attentive. I highly recommend this to anyone looking for a comfortable and clean place to stay in Newport with very reasonable rates.
