I don't often write reviews, but this experince was quite awful. We have stayed in rustic places over the years around the world and usually opt for off-grid travel, camping bed and breakfasts so are not hard to please when it comes to accomodation. This hotel was booked last minute due to an unexpected extension in our stay. We would have checked into another hotel, but all rooms were booked in the city due to a local festival. The rooms smelled of mildew. We asked to be placed in another room. The second room smelled just as bad. The towels were dirty and the bed APPEARED clean, only for us to realize they had been slept-in! We asked for a clean set of sheets and only received a top-sheet. At this point, we were exhausted and placed the sheets on top of the bed. The shower stall was leaking water into the bathroom floor, but we opted NOT to complain about another issue to the front desk at this point. Our hotel room light mysteriously turned on in the middle of the night, as if it were on a timer, and there was no way to turn it off. The bathroom had a strange draft coming from the cupboard door. to our dismay, we opened it to find a narrow hallway behind the toilet. This completely freaked us out. We did not get any sleep out of fear for our safety at this point. The food was good and the staff in the restaurant were polite, but the front desk staff were impolite and refused to apologize or provide a discount for any of the issues we experienced. I do not recommend the hotel and would not stay here again.

Have read alot of the other reviews below and not quite sure what everyone expects. If your expecting 5 star hotel then this is not the hotel for you. Giving overall 4. We're staying at this hotel with G Adventures and so far everything has been an amazing experience. The hotel is quite busy but we expected that. Big rooms, clean showers. It's nice to see other tour groups supporting the locals. Everything is close by, we're staying during Songkran festival and the vibe here is awesome.. locals are soo friendly. Hotel breakfast buffet is amazing with a mix of western and Asian style. Will have to come back and stay as a regular guest and see if we get the same treatment and not just because we're with the tour.

Wifi signal only available in the late afternoon/evening, sometimes earlier but good luck getting connected. No hot water for a day. Curtains torn. Spider webs. Could use a good thorough cleaning. A/C sounds like a horrible wind storm outside. Pool is wonderful.

Standard hard bed . Conveniently located for walking in old town. Breakfast omelette was good. Coffee good Staff at desk helpful Pool good. Big . A pleasant enough stay for a couple of nights.

Stayed here as part of a G Adventures tour. The hotel is in an odd location a few blocks from the central part of Chiang Mai so it was a walk along the busy roadway to get anywhere you wanted to go. But one of the good things was that it was quiet and I slept well although the bed was quite hard. My room was in the building adjacent to the main hotel and I think it is newer and everything in my room was fine and functioned well. The breakfast was not great - very few options and with other larger groups staying here it was a feeding frenzy on more than one occasion - quite offputting!!

The hotel is located close to the old town, yet street there has few sidewalks and is difficult to walk in traffic for a short stretch. Hotel itself has a few utilities issues: WiFi poor, had aircon troubles which got fixed, water pressure and temperature fluctuations, power failure during one rainstorm at night. Breakfast is not very good, and staff is surprisingly unfriendly for Thai standards (overworked?). Otherwise ok.

This place ain't that bad. It's not a 5 star hotel, but it's well kept and managed. The swimming pool is very nice, too.

Tour Group Central. The location is OK if you don't mind walking to the market on very busy streets. My "Average" rating is generous given the hotel's need for a lot of upgrades in the room. If you are part of a tour like G Adventures then you don't really have much of a choice, but if you do shop around.
