Not a great stay sadly. The room itself was decent, pretty clean, although the bathroom was slightly dated. But unfortunately, we were placed in the bedroom right outside of the water and pool pumps. The pumps activated with a loud sound once every 1-2 minutes all day and night throughout our entire 4 day stay. We mentioned it to the hotel staff after our first night of non-sleep and they just moved us up one level, still directly outside the pumps - they said there was no other option available.Quite disappointed as we had literally no sleep over the Chris**as period and the management team seemed uninterested in providing a better resolution for us. Should have read the other reviews about the pump - if you value a good night's sleep and quiet relaxation during the day, I'd suggest stay elsewhere!

Good location between nigjt Bazaar and Thape Gate. Staff friendly enough. Rooms were clean if a little dated. Pool area tidy but small. Only 4/5 loungers. Not heated. Key deposit required but not advertised. 500thb.

I have no idea how this is listed as a 3 star hotel. There are so many issues with the hotel that I would definitively not come back. But first, let me list some of the positives. The price and location were great. I would argue that it is overpriced for what you get, but it's still very affordably priced. The pool was also nice, but was very cold and had to ask to get a pool towel. Free snacks and coffee. However, one of the main reasons why I'm giving this place 2 stars and not just one star is that the people running it were very nice. The list of negatives is so long that I will not write out every single thing. But here are some of the major problems: bathrooms are in desperate need of updates (toilets need 4-5 flushes, mold, weird outdated showers, no toilet paper holder so you just put it on the water tank behind or the sink, not even the most basic bathroom amenities like soap for example, and so many other issues), no elevator (which is a problem when you are on the top floor and have a bunch of suitcases), construction right across because they are expending the hotel to that location, ants in the room, walls are paper thin and can hear from several rooms away, and many other issues. For me personally, just the issues with the bathroom will make me to never come back again. I actually had to look through other reviews to see why this hotel had such a high rating, and noticed a bunch of other reviews highlighting the problems with the bathrooms for the past couple of years. It has definitively been noted and not addressed by the owners.

Great location for the festival over the last couple of days! It’s basic but adequate for needs. The only downside in that the pool doesn’t really get much sun so if you want you use it for swimming it’s fine but not so great if you want to sunbathe. Staff polite and friendly.Recommend for 1-3 nights for convenience and good price.

My visit (Dec 2023) was while they were reconstructing one of the buildings. This meant that there was noise during the working day, and there was no breakfast service as the relevant building is the one being rebuilt. Not sure when this will be finished. This is more of a guest house than a hotel. Some really good features if you prefer that style, e.g. beer and soft drinks available for cash from a fridge in the reception area, and free instant coffee. This is a good location within 3-5 mins walk of Tha Pae Gate and Loi Kroh Road. But there are many other guesthouses and hotels equally convenient. The rooms are clean and functional. Some of the bathroom fittings are getting old, but see comment about the rebuild and they are clearly working on this over time. Towels were changed every day and 2x 500ml bottles of water provided every day. The outside space has some decorative plants. This was the only location in my visit to northern Thailand where I was troubled by mosquitoes, so I suspect the plants attract them. All usual services available, e.g. luggage storage, day expedition companies will pick up and drop off from here, etc.

Most rundown hotel I have ever stayed in. Hotel has no lift and we had to climb the stairs to reach the rooms on the upper floors. Rooms were dirty and creaky. Toilet had cobwebs. My bed had a dead, dried up baby lizard. Staff at front desk couldn't speak English. It was a terrible, terrible first day at Chiang Mai for all of us.

Bad Experience! The hotel tried to charge us more for kids although we already booked & paid for 2 adults & 2 kids through trip.com . When we checked out they also tried to charge for old dirty hand towels. The room is not clean . Still hairs and bugs on the bed . My kid woke up with bug bite her eye . Only one good thing is Location ,Do not Recommend!

Clean and tidy hotel situated close to Thae pae gate so very central.Staff are friendly and approachable.Small pool with limited loungers which only get the sun for about 3 hrs per day
