This place is fine. If you want to be pampered with flunkies and 5* service with the associated costs, CMBHouse is not for you. Other reviewers have said the pool is cold, agreed. Plumbing needs an upgrade, agreed. The street it is on is a back street access to the main road. So it can get a little noisy - just have another drink! For what you paid... It's fine. Also - the "Cozy Cafe" over the street is excellent.

Decent is the word. We had the largest room which was pretty okay, lot of room to install but extremely hard mattress that left us aching every single morning, had a lot of noise from the street which, fair since it was around the new year's. The bathroom was just okay too, big shower but there was a horrid smell all around, I think it might've been because water went everywhere on the floor because there was no shower curtain or door, thus causing mold. The hot water also never gets hot, just lukewarm. Location is pretty good though, walking distance from all the important landmarks, good restaurants and laundromats but know the street is very busy and loud at any time of the day. Pool was absolutely frigid at all times as the sunlight never enters the inner courtyard as well as there being birds bathing and their feathers in the pool sometimes. Finally I have to say the reception service is something they could work on, between the absence of any staff (sometimes even in the middle of the day) to them not understanding even a word of English, we felt we weren't really understood. The man present in the evening was very helpful though, placing another wi-fi router closer to the room as the regular one was incredibly slow. Overall good for a short trip if you want to be in the city center but don't expect too much.

Cute little hotel with a pool in south central Chiang Mai old city. We loved staying here! Highlights included pool and friendly hotel cat!Bed was firm spring but comfortable. Rooms clean and air conditioned.

Very friendly and accommodating staff. The hotel is boutique with a nice breakfast buffet and the rooms and very clean. The rooms are done in old style mahogany and the air conditioning is good.

Very basic. Used translator to communicate with staff, when you could find them. No balconies, as advertised. Nice pool but right by a busy road and no hand rails with steep steps. Dodgy plumbing and sockets hanging off the walls. Everything you need, laundry, 7/11, cafe's, restaurants, bars, money exchange, tourist info, chemist, great street food and night market all within walking distance. Very friendly local Thai people.

Nice and easy stay before a flight at the airport. Didn’t interact with staff but I wasn’t there long. Simple and had everything I needed.

Pros: Location is great, market close by and lots of cafes/restaurants. The staff are friendly and helpful. Cons: Noisy due to the bars on the street nearby. The pool could do with some maintenance and they need to come up with a solution to stop the pigeons using it! No hairdryer supplied. I would not complain too much as you won't find much better in the city Square for the price. However some easy fixes would make it a much better place. The rooms have some character and with a bit more care could shine but at present they feel somewhat neglected.
