Decent location, good price, good quality, far from perfect with lots of simple things they can do to improve.
What sold us was the 24 hour pool and hot tub. Hot tub was NOT HOT. Layout of pool area great. Hot tub was even jungle-ish, in a Choice Hotels, not resort hotel, kind of way. Hot tub temperature was disappointing. Pool may even have been warmer. I guess that's what we get for trying to use it at 2am. Also the pool area was a mess. Half smoked cigarettes, empty cups, used towels. If they are going to have a 24 hour pool, especially on days like Valentine's Day when the hotel is sold out they have additional security staff on duty to walk-through and inspect and CLEAN UP certain areas, there is no excuse for it not getting done.
The hotel was sold out, so when we checked in at 1:30am and discovered our toilet was pre-clogged, we just let it slide. There was some suction so that it did not overflow and it was enough so that the toilet unclogged itself after a couple flushes. Thanks to that fix, I could give this hotel 3 stars, as I was looking at a 2 star rating based on first impressions with the cold hot tub and the clogged toilet.
But this Comfort Suites is a great location close to Disney, with large suite style rooms that all have kitchenettes. Extra pillows on the beds and complimentary hot breakfast like most decent Choice Hotels. Some chains alternate different options. Here they had waffles (including Mickey ones), sausage, eggs, and biscuits and gravy. They really pulled out all the stops. Taste of the free breakfast is nothing to write home about, but as someone who worked for years at Choice Hotels, it was on par with the others, except they made everything they had to offer, they did not alternate different items on different days.
The staff was helpful at night. After we found the hot tub rather cool we thought we could run the jets for a while to get it warmer. We asked the lady at the front desk if she knew any tricks. She did not, but was pretty sure other tried what we tried, to no avail. At least she was honest and saved us 30 minutes of frustration.
There is ice and vending on every floor (or so I think, it was like that on the 5th floor). The elevator look a bit retro, but they run fine. The appearance of the building and lobby is clean and comforting. Free wifi and HBO. Overall, this Comfort Suites met all my expectations, except for the hot tub issue. Please get that fixed and I will not only recommend to others, but also come back, and probably up the rating to 4 stars because the 24 hour pool and hot tub is a major selling point if I am going to come out from Tampa to spend the day at Disney opt to pay to stay near the park instead of drive back, and if I do that, I want a hot tub to relax in!
