My husband and I moved to Copper Ridge in January 2021. We moved here after we sold our home to look for another home. Knowing what I know now, I would have never signed the 40+ page lease! (I've purchased homes with less paperwork!)
There's a fee for practically everything. There's a $25 monthly trash fee. You set your trash in the hallway by a certain time, and someone picks it up 5 days a week. We were lucky if they picked it up twice a week. This was reported several times and nothing changed.
There's a "billing fee" each month. I'm not sure why residents have to pay to have management do their job! The bills aren't even mailed! You log onto a web site and pay your rent that way. Sewer and water aren't included in the originally quoted monthly rent, but you are changed a varying amount each month for these services. I'm fine with that, but I would have like to have actually had the bill from the utility company sent to me, instead of being told from management that I owe a certain amount. I have no idea if what I'm paying is our actual bill or some number that Copper Ridge randomly picks.
One key fob and one key are given to each resident of the apartment (which you DO pay for). We paid for an additional one to have attached to the dog's leash so we would never accidentally lock ourselves out of our apartment. (By the way, if you did, it's a $40 CASH fee if Copper Ridge assists you getting back into your apartment, $150 if after hours.) When we got the extra key and fob, we were told the $25 extra we paid for that would be credited back when we terminated our lease. Well, nope, that didn't happen. While you are required to turn your fobs and keys back when you terminate, you get no credit on a final bill for doing so.
There's a fenced area covered in mulch for dogs to run off-leash. In the spring, more mulch was put in. With spring comes rain and it turned into a muddy mess. The rain brought weeds in that fenced area and management had the area sprayed for weeds. Residents weren't notified, but you could tell from the chemical smell that I wasn't going to let my dog go roam around the area. Plus, the company that applied the chemical mentioned to a resident that they wouldn't let their pet go in the treated area for 24-48 hours after application. Again, we learned this from another renter, not management.
The finishes in the apartment are nice enough, but do NOT put a hand on the walls! The paint is a flat matte and you will not be able to wipe/scrub to get off any scuff marks without taking off paint. It's a flaw that several people (and one of the maintenance personnel) complained about. We lived on the ground level and bugs were constantly coming in under the door from the patio when it was closed.
The tenants were generally very nice and most people are very welcoming and considerate. The maintenance people were all very kind and knowledgeable. We ended up breaking the lease because we bought a home 6 months later, but I was happy to pay the $3,000+ to break the lease because I was so happy to get out of there. Yes, the pictures look very pretty on the web site, but the beautiful pictures aren't reflected in the demeanor, helpfulness or attitude of the staff.
