Can't really tell you much about this place as we decided not to stay. But we did look around and what we did see is this. The location is beautiful of course as it is right on the beach. The office staff very helpful and friendly. The park was fully booked except for one slab we saw that was right alongside the entrance driveway, so not great. More of a car park spot than a holiday spot. In fact most of the camping spots we saw were really small and everyone packed really tightly in side by side with no real privacy. I reckon you could easily hear your neighbours snore at night. We have been to lots of caravan parks, and this is one we will probably never choose because $80 a night is way too much for a plot size that would be the absolute minimum. Even for the very experienced, fitting a caravan into allocated spot would be almost impossible if the others were full around you. Did not check the shower blocks and laundry eymtc but no reason to think they would be bad. The park clean and tidy and well kept.

One of my absolute faves! 🌟 Cotton Tree Holiday Park ticks all the boxes. Staff are super friendly and welcoming – huge thanks to the whole team! 🙌😊 Amenities are large, spotless, and well-maintained 🚿✨ The park itself is tidy and cared for, making it a really pleasant place to stay 🌿👍 Laundry on site, clotheslines to dry your gear, heaps of bins everywhere, plus a handy dump point ♻️👕🗑️ And the best bit? It’s right by the beach 🏖️🌊 and just minutes from everything Cotton Tree town has to offer – cafes, shops, markets, you name it! Can’t wait to come back. 1000% recommending this spot! 🏕️❤️

A Beautiful Spot, But Disappointing Service Cotton Tree has always been one of our favourite places to stay. The location is absolutely stunning, and we've made so many great memories here over the years. Unfortunately, since the change in ownership, we've experienced a significant decline in communication and customer service, which has been confusing, frustrating and at times, quite rude. I don’t normally leave negative reviews, as I understand how impactful they can be. But I truly hope this feedback encourages the current owners and staff to improve their communication and organisation. Cotton Tree is a special place and I’d love nothing more than to enjoy our holidays there again without the stress. We had planned, as we do every year, to camp at Cotton Tree during the September school holidays. However yesterday we received an email notifying us that our booking had been cancelled and refunded due to works being carried out in that area of the grounds. What’s more disappointing is that we were told not to call, as there would be no opportunity to secure an alternative spot. While I understand that unforeseen circumstances can arise, the lack of notice and unwillingness to assist us, especially given the issues with communication over the past couple of years, makes this particularly disheartening. It now leaves our family and friends scrambling to find a suitable camping spot during one of the busiest times of the year. I genuinely hope Cotton Tree can turn things around. It’s such a beautiful destination and it would be a real shame to see it lose the community’s trust due to poor service.

Stayed at cotton tree CP and the park looks great. The staff were very welcoming and check in was easy. The amenities were very clean and smelled great too. Grounds were kept really nice. The staff we seen out in the park were very friendly and greeted us with smiles. Would recommend staying here.

Cottontree CP, is one of the most overrated CP we have stayed in over the 3 years of travelling full- time & the most expensive nightly rate also . We would never stay or recommend Cotton Tree CP, it was such a huge disappointment. 1/ The sites are really small & close together & completely jammed packed in. 2/Our site was quite uneven even though it had a slab this is just ridiculous for any caravan park. We chocked one side up but you shouldn’t have too and it made other vans have to wait longer for us to set up that came in behind us. 3/ The park is not well maintained period it looks so scrappy and at the time we stayed not secured so anyone could walk into the park which was happening nightly, lock up your valuables !! a)Both dump points were completely full for a good few days and the smell & waste ( shite) was over flowing & was beyond disgusting & is actually a health issue b)Blocked grates, so when it rained the street were full of water. Also the grates clank continually making quite a loud noise every time a car or child went over them on bikes etc. c) Mens urinal blocked in middle block. d) Hand Dryers not operational & useless when they are working, so people use the toilet paper to dry their hands which means the toilets were constantly running out of toilet paper, just Invest in paper towel for hand drying !! 4/ CP Policy states one vehicle per site however due to the size of the gazebos, tents, vans, swags , boats and extras people are putting onto their sites, cars were always parked halfway over the road making it very difficult to reverse or get in or off site with a van. The site behind us actually had a car and a boat the later was so close to our our van we couldn’t walk around the back. 5/ The biggest concern is with the cars park half way on the road, children were darting out behind them & even going 8km in a car, there will be a a serious injury or fatality here because parents weirdly think the children are safe in a Caravan Park , we didn’t see any supervision not once !! Children flying around the park on bikes & scooter some motorised day & night 6/ The caravan park is not managed well & it seems once they have your money they turn a blind eye to what is happening in their park. However they will be liable when a tragic event occurs for not enforcing their own policies !! 7/ Due diligence is required around the park & continual text msg reminders are needed daily so patrons understand the parks management are serious with their policies & msg also helps remind patrons to adhere to the rules, so that everybody can enjoy their time. 8/ Amenities are looking old & always dirty mostly due to the lack of respect from other patrons but they need to be maintained twice daily when the caravan park is at a full capacity as it was when we stayed. 9/ Noise restrictions need to be adhered to, on our week stay, daily small children on scooters & bikes were screaming from 5.45am till well past 11.00pm with little to mostly no supervision this is beyond in exceptable.😜10/ Children harassing the Bush Turkeys while their parents laughed & egged them on to chase them is plain cruel & needs to be addressed !! This was a daily occurrence. 11/ The bathroom doors are so loud when opening and closing you wouldn’t want to have a site near them just saying !! 12/ Camp kitchens are very basic. 13/ One of the most unfriendly parks we have stayed , both management & patrons 13/ The Beach area has been washed away although obviously not the parks fault it’s certainly not as picturesque as it once was and was so much better 10+ years ago

Beautiful location, premium price.. Booked selected sites together in advance but were changed without notification, consideration or apology. (sites we booked are unaffected and vacant) Ladies amenities are less than clean, shower water temperatures reduced, lots of complaints for cold showers. Average management, shame for such a potentially beautiful park.

This park is one of our favourites. The reception staff could have been a bit more helpful abt an easy enquiry. The only real complaint I have is why are the amenities cleaned at 8am every morning. Most people are getting up (winter) to find the cleaners are working away. You're then told to use the other amenities, (which is fine) to find all the toilets are being used! Very busy on the weekends. A lot of complaints were heard abt this. We've travelled extensively around Oz, and in most cases amenities are cleaned a bit later in the morning. However, the park is very neat and tidy and the amenities and camp kitchen spotless.

My husband and I stayed at this cotton tree holiday park the staff absolutely rude they required payment upfront which I paid for two nights. Accommodation stayed one night. I left the next morning and I made numerous phone calls to speak to management. No one has called me yet. I would not repeat. I would NOT recommend Cotton-tree holiday park to anybody the Internet is appalling even though they say free Wi-Fi and I will never ever stay there EVER AGAIN and I highly,highly,highly recommend it lngenia holiday park they are absolutely phenomenal.
