Disney's BoardWalk Villas

Disney’s Boardwalk Villas, located on Epcot Resorts Blvd, is a step back in time. Here you are in Atlantic City at the turn of the century. You are right on Crescent Lake, with restaurants galore and live entertainment like street performers when the sun goes down. The dueling piano bar closed, but there’s still the Atlantic Dance Hall with no cover charge. Rent a surrey bike or play carnival games. Shop or grab a snack in the gift shop. You pay more to stay here because you are within quick walking distance of the Swan and Dolphin resorts, Beach and Yacht Club Resorts, Hollywood Studios, and Epcot. A walk around the lake is especially pretty at night. You can’t park here unless you’re staying at the resort or have a dining reservation, but it’s an easy bus ride over from Disney Springs or any of the theme park when you need a break from the busy park crowds.

The Boardwalk was clean and in a great spot to walk to Epcot and Hollywood studios. The boardwalk itself is active and fun with a lot of food and drink options. The rooms are large enough for. 4-5 people but the bathroom is not good. Most resort deluxe suites have 2 showers and 1 toilet. This only had 1 bath/shower and it was very small. It also only had 1 sink so if 4 people are trying to get ready it’s not good. It seems they squeeze the bathroom in a small closet. So if you’re a bigger person avoid this room. Other then that the hotel was nice

Went for a family vacation. From the moment my kids entered the lobby -- magic! The whole setting, from front desk to lobby to rooms to the Boardwalk surrounding, felt paradoxically like home and yet imaginative, like being in a novel. Would go again in a heartbeat.

Stayed @ the garden villa and it was beautiful. The innkeepers club was a huge perk for us. Lovely staffs and cute boardwalk. Room was designed a little odd but still a great hotel.

Disney’s BoardWalk Villas deliver one unbeatable advantage: location. You absolutely cannot top the proximity to both EPCOT and Hollywood Studios—being able to walk to either park is a dream, and it’s a huge part of the resort’s appeal. The rooms themselves are spacious, comfortable, and nicely updated, giving you that refreshed DVC feel that really elevates the stay. That said, this resort comes with a few quirks guests should be aware of. BoardWalk Villas are the only Disney property without a true quick-service dining option or any restaurants physically inside the resort, which is surprising at this price point. The lobby is also the smallest of any Disney resort, and for the cost, it definitely feels underwhelming. While the location shines, the main pool area could use some love—theming feels dated, the kids pool needs a major refresh, and the waterslide was leaking in several spots during our visit. Overall, the walkability and room quality make BoardWalk Villas a great choice for EPCOT and Hollywood Studios lovers, but the lack of on-site dining and aging pool amenities are worth factoring into your stay.

We stayed one night at the Boardwalk Villas. We wanted to try it to see if we would like to stay there again. From the beginning it was a mess. Our room was supposed to be available at 4:00 pm. It wasn't so we talked with the front desk staff. They gave an excuse and said that it should be ready "soon". We had dinner reservations and wanted to get ready so I asked for an estimated time. She continued to make excuses with no time frame. Then the manager (James) came over with a chip on his shoulder. I asked if this is the customer service we should expect. He backed off and said he would check on the room. Turns out they had no other rooms (sure) and that there was a mechanical issue. He apologized and gave a room credit but by that point our visit was sour. The room was a significant hike, dirty and had a broken balcony. If I was a DVC member and paid 40K for this I would have lost it. We won't ever stay at the villas again nor are we interested in DVC due to how they treat you when this happens.

Spent a night in a 1 bedroom villa. Was not impressed with the decor. Everything is a long walk, which can be a bit much after a long day in the park. Are at the Italian restaurant and it made my wife sick. There are much better DVC properties out there.

It's a very nice hotel, with lovely decorations, especially at Christmas. It has a pier with restaurants, a nightclub, and shops. I haven't had the chance to enjoy the rooms yet, but I love the atmosphere outside.
