Positive: The budget friendly pricing with exceptional features is unbeatable. The free parking in a downtown location, great staff, free breakfast, great pool hours: ALL WONDERFUL. Negative: The MAIN parking lot that's just beyond the entrance to the lobby, is so small and congested, most vehicles larger than a full size car will have issues getting in/out. Took me 10 min with an assistant guiding me to leave w/out hitting the adjacent cars.

I was fooled by reviews saying this hotel is "quaint." It's extremely run down. Your worst hint is the grimy elevator. In the room, I found dried food on the floor (something with noodles), some lights didn't work, broken tile in bath, ripped shower curtain. The AC would not adjust, so I froze all night. The lobby looks like a hospital waiting room, but with drapes that need to be torn down. The pierced check-in girl popped gum in my face. She couldn't recommend a place to eat after 9:30 (she said most places were closed), yet there was a pub with a band a few steps away that was open until midnight. Any complaints about the room are met with "It's an older hotel." Noise from motorcycles revving at the stoplight will keep you awake. This was the worst hotel experience I've ever had, and a terrible introduction to the wonderful city of Asheville. For $10 more a night I transferred to the upscale Doubletree.

Quaint motel a block from Asheville Yards and walking distance to everything downtown. The live music and crowd noise is part of the motel experience. Beautiful views of the mountains and city from the balconies. Attentive, hospitable staff. Clean rooms. Pet friendly and affordable. Absolute gem for us.

Great location, close to everything downtown and the price is cheap for downtown. The beds were extremely comfortable. However, it is really loud outside at night and the entire hotel is kind of old and run down. If you check in at night, you need to go to an outside window. So if your looking for a great location, this is your place. If you want up to date or luxury accommodations, keep looking.

They should call it Hotel Hell. The room was downtrodden; lights didn't work, icky broken tiles in bath, shower curtain ripped, AC would not adjust so I froze all night, and I found DRIED UP Chinese food from previous guests at the foot of the bed. Traffic (motorcycles revving at the stoplight) will keep you awake without ear plugs. Even the lobby looks like the waiting room of a mental institution; those drapes have not been washed since the 1970s latest. The check-in girl with multiple piercings popped gum in my face and had zero recommendations for an open restaurant at 9 pm, but the hotel has one vending machine. No vending on upper floors except ice. There is a pub with good food and a band a few steps away but she knew nothing. In the room, I felt like I had died and gone to hell. I complained and they said ".It's an old hotel." I said: I get "old" if kept up, but this place is a DUMP. Checked into the magnificent Doubletree by Hilton next day for $20 more with AAA rate. I am still furious that I believed the "old but fine" reviews.

My car broke down in ashville, and upon trying to extend my stay, I was denied further days without explanation. (Actually, the explanation was they don’t rent rooms to people without cars) despite me explaining my car was at the mechanics. Presumably this is to discourage undesirables, which is fair, as there are MANY homeless in the immediate area. The location is great, and the rooms are adequate, but on my first night, there was a strong sewage odor in my room. The pool was hit and miss, some days it was clean, other days it was filthy. The elevator the owner has claimed to have spent $500,000 on was out of order for the entirety of my stay. I also spent 30 minutes with a front desk attendant disputing my bill and a pet fee for them to FINALLY realize they had the wrong room number. Service was deplorable and their communication not transparent. My advice: Pay a little more money for a “real” hotel.

My brothers and cousin were gathering in Asheville for the Fringe Festival and the Downtown Inn was perfect for our needs. The location is so close to restaurants, theaters, galleries and shops, and the price is very reasonable compared to other downtown hotel options. This is not a highend style place but it is very clean, has comfortable beds, and the free breakfast from 6am-11:30am was great: cereal, make-your-own waffels, bagles, microwavable sausage bisquits, coffee, juice and more. The staff was also wonderful and helped us with any questions we had. Free parking on-site parking is also available. So everything we needed!

First off, for this price to stay at a hotel in downtown ANYWHERE is amazing. The hotel was clean, room was clean and upkept. The staff were friendly and very accommodating. The free breakfast was nice. Their pool hours were great. Their location was perfect for walking downtown rather than having to drive or Uber somewhere for a night on the town. Free Parking was a bonus. The "ONLY" gripe i have that stopped me from a 5 star review is Their PRIMARY PARKING LOT. It is too small and congested. If you drive anything much bigger than a full size sedan, and the parking lot is full or near-full, be forewarned. It took me 10 min, and the help of my backup cameras and an assistant, to leave my parking spot without hitting either of the 3 cars adjacent to me. I literally had to backup, stop, pull forward stop, etc, inches at a time until I could clearly leave my spot. Now there are two additional overflow areas to park, that are a short walk away, so that's the only thing that has changed my mind on staying there again. You have to look carefully though, because I didnt really see any signage at those lots mentioning DOWNTOWN INN overflow parking. If the hotel would try and redesign and their main parking lot and put signage up on the overflow lots, the hotel would be perfect all around.

Overall: The services and hotel itself were fine, but being right off noisy Patton ruined our stay. The good: Staff was friendly and helpful, and they have free breakfast. The room, bed, and bathroom were fine, and the they have a fridge. Sure it's a little small and dated but it met my expectations when reserving, given the price The not-so-good: I felt like the Grinch with all the noise, noise, noise, noise. Apparently Asheville has a racing scene, because every night was filled with dragsters and speeders flying down Patton Ave right next to the hotel. Huge glass windows don't help dampen that at all. Then there's buses that drop off right next to the hotel as well, and a beeping crosswalk that says "wait" every 2 minutes. Needless to say we didn't get much sleep at all.

Hotel is outdated but very clean. It was noisy but we expected that as the location is literally in the heart of downtown. Maybe ask for a room not in the Main Street but we enjoyed seeing the action. However, BOTH of our cars were broken into in their overflow parking lot. No broken windows and cars were locked so someone out there knows what they are doing. Son was moving back East from Colorado and met us here for a night and had several pricey items stolen out of his car. Items from both cars scattered all over parking lot so pretty sure someone was looking for cash. The hotel gave us half off each night. Kind of think they should've comped our stay altogether but was better than nothing.

Paper thin walls. Not enough parking. Weird check-in. It being on a main drag was a drag until 2 am. It was so loud. The beds were super comfy and the pillows were nice. Didn't get murdered so it was 3:5 stars

Is it fancy? No. Will it do for a couple of nights. Yes. My friend and I recently visited Asheville and stayed here for 2 nights. It's definitely outdated and looks a bit sketch but we survived. We also didn't spend much time there except to sleep and shower (water was warm). I was impressed they had a fridge and microwave which came in handy to reheat our leftovers and water to make hot tea. The doors to the room or located outside but you do have to go through the building and take the elevator to get to your room. The elevator was small so probably will only fit 2 to 3 peeps at a time with their luggage. The parking lot was extremely tight and often full but they have extra parking a short walk up. I think they serve breakfast but we never checked it out. For the price and location (easy walk to food places, bars, shops). They accidentally put us in a room with just a king bed (even though we requested for 2 bed) but they were able to remdy that. I would stay here again.

I knew this wasn't a fancy place, and I don't ever choose those, anyway, since I'm never booking to spend time *at* the hotel. That said, I want a place that's well-maintained, clean, and with good staff. I did feel like this hotel was clean and relatively well-maintained. The only staff I dealt with was at check-in and that person was just ok. The parking lot was exceptionally tight and pretty awful. Breakfast was mediocre, but nice to have. Where this place really shines, though, is its very convenient location to Downtown Asheville attractions, all readily accessible by foot for my group. I'll definitely look to book here on future trips, if I'm in nothing larger than a passenger car.

BUYER BEWARE!!!! I am rereviewing this business, and let me start with I rarely give a one star unless things are REALLY bad. We stayed with them before, and in the past I would have said don't judge a book by its cover. The outside needs updating but at the time the staff was very nice and the rooms weren't bad. At our last stay, July 2019, we did have one problem. Our room lock stopped working when we returned to our room at 1 am. We tried several different keys and finally it was realized that the door couldn't be opened without a front desk worker coming to our room an opening it with a laptop computer. Plus we had to sit outside our room for 30 minutes waiting for the front desk staff to bring up the laptop. Also the lock never worked after this, so whenever we left our room we had to get someone to open it with a computer. Because of this inconvenience we asked for a discount. Fast forward to today, despite the lock problem, we decided to book there again. We booked several months in advance and were looking forward to the trip. When we arrived, we were asked "you stayed here before, correct?" I replied yes we liked the location. Then we were told that we were on the "undesirable" list and wouldn't be able to stay there. Excuse me, WHAT!!!!!! She could give us no reason. We asked if there was someone that we could speak with. We were told "no there wasnt." I explained that that wasn't fair and that we would like speak to someone. We had driven 7 hours and our reservation had been booked for months. THIS WASN'T FAIR! After several more conversations and an "eye roll" from the front desk clerk. She called the owner. I asked if we could speak to him. The reply was "No." REALLY? The front desk clerk finally told us it was because we had asked for a discount. What??????? Never in my life have I ever dealt with such unprofessionalism and HORRIBLE customer service! When I asked what were we supposed to do now that we didn't have a place to stay, the clerk just responded "I'm not sure." The first hotel I called there were no rooms available. Luckily there were rooms available at The Renaissance. I much nicer and better hotel. Buyer Beware - Do not book at Downtown Inn and Suites!!!!!!!

Location,Location,Location & Clean/Simple Accommodation. Location (obviously) is exceptional. You won't find a hotel in the city for less than twice the price at this writing. I may have just gotten a well groomed room, but it was clean, simple and efficient. While dated (which you would expect given the outside look), everything was spick-and-span. Bed linens were bright white with very attractive bedspreads. Pillows are small but you get 3 and that is ample. Simple one-cup Coffee machine, clean towels, soap and other provided as would be expected. Lean newer carpet, great AC in a small cozy room...and did I mention the location???

Woke up to bed bugs crawling on me, owner was adamant to only refund half the stay with nowhere to go at 3am. Made me pay for quarters to dry clothes too...$1.50 was worth more than their customer's satisfaction

Stayed here with my fiance and dog, and we were all content with the experience. We wanted a clean, affordable, and conveniently located place to stay (we all walk a lot), and it ticked all boxes. PROS: -Clean room! (especially considering they're pet friendly) -Pet friendly -On-site parking with an overflow lot -No housekeeping unless specifically requested (I can make my own bed and keep things clean enough for 3 days, c'mon people) -Located in the heart of Downtown; super easy to walk to South Slope breweries and businesses, otherwise a pretty ~30 min walk over to West Asheville (take the Clingman-Haywood route) -Free breakfast - had a waffle and some yogurt each morning, but they also had cereal, bagels, and toast CONS: -Parking can be tight, especially when there are SUVs in the lot Downtown Inn and Suites is a good, cheap option if you're planning on spending most of the day out of the room. You get what you pay for, and I felt that this was a very reasonable choice. I will probably try to book with them again next time I'm in town.

Just an okay spot but an amazing location. We barely spent any time in our room as we wanted to hit the local spots. If you're looking for a place to crash while you get out and explore, this is it. If you're looking for a more accommodating room to spend time in, this is probably not it. For us on this trip, it was perfect. Room and sheets were clean. Breakfast was free (bagels, cereal, coffee and Jimmy Dean!). Perfect walking distance to all the breweries.

There are bad hotels, there are terrible hotels and there are hotels that are so appalling they make you fear for your own safety. This hotel is worse than all of those. Spend the extra $150 to stay at a nicer place where people don't get into fights on the balcony, drunk people don't scream at cars from their room and people are there for more then a place to do heroin. Free breakfast consists of bread, a DIY waffle maker with outdated pumpkin flavored batter, a plastic tub of fruit and frozen jimmy dean sandwiches you microwave yourself. Stay far away from this place.

Clean and well kept. The parking, though, is problematic: lack of on site parking causes impasses in lot and off site parking is a little sketchy. If you are lucky enough to get on site parking, don't move your car - ever.

Good location. Easy walk to shops & great restaurants and easy access to drive to Biltmore. Clean & comfortable. About half the price of other, fancier, hotels in the area. Breakfast includes waffles, pastries, muffins, bagels, cereal & yogurt,as well as juices, milk, hot chocolate, black tea & coffee. Room next to the pool was surprisingly quiet. It was cold so no one was swimming, but the windows /door also blocked ALL the noise from the fountains in the pool. Good basic room. Larger size apt fridge for leftovers, microwave & coffee maker, hair dryer. Small flat screen TV. 2nd floor is pretty friendly CONS: Parking is tight. If you have large vehicle, ask to park in neighboring parking lot. Wheelchair accessible room was TIGHT. But worked ok.

You get what you pay for!!!!! First off, let me start by saying my boyfriend and I drove here for a Saturday night brewery hopping with our dogs. We were charge $12 for each dog so a total of $24. Our hotel room was $140. The location could not be more perfect. Prices for that same night at other hotels (A loft) were $400+. The rooms were clean, towels and soap were provided, the bed was not the comfiest in the world but it was perfect for what we were expecting and wanted. Reading other reviews we parked our car and left it for the evening. The parking lot was tight and there were not a lot of spaces. The staff was friendly and they even allowed us to check in about an hour and a half early since our room was ready! We booked through hotels.com app and didn't have a problem. We would absolutely stay here again and can't wait! Thank you!!!

This place needs a huge renovation! The staff was friendly and the location is superb since it is right downtown. The interior is very dated and in the lobby they have a floating floor but it has huge gaps between each of the tiles. Also, the breakfast that was included didn't really hit the mark.

Reasonably priced, dog friendly, clean, and a fantastic location. Everything we wanted for our trip. It's a motel, meaning the entrance is dated, it's not winning any awards for style, and the crowd staying there is sometimes not the classiest. It is also on a Main Street and can be loud at night. However this will continue to be my go to spot for when I come to Asheville. You can walk to ever restaurant and brewery. It has free parking. The staff is kind. The rooms are clean and the beds comfortable. You will not find another dog friendly place in this location for anywhere near a similar price.

It is not five stars, and you may find it to be a high three and not a four, I'm being honest. The room itself was an honest four out of five. Now I was there on a Tuesday. Showed up at 8:30 am. Was expecting the old "your room is not ready yet check in at 11". I drove all night from NJ mind you. I believe the front desk girl was named KC. She was very pleasant and told me the system was being updated so go ahead and have breakfast (waffle makers, cereal, bagels, orange juice cereal, starving, suppost to be free the next morning OMG thank you!) She comes over before we even went in and handed me two room keys. You see the owner "saw us on camera" and I got my room early and "have a rest and check in later. " This really scored a touchdown for me. That is 5 star service, or even a bit more. The hotel was also almost full that night, the location is great-in the middle of the city, we walked to bar-b-q for dinner-plenty of shopping and bars around. 100 percent I will stay here again when in Asheville. Save your money, don't expect more than it is, but what the Downtown Inn is and what I experienced is a 4/5. The rooms are super clean. I work in building maintenance and some 5 star places I stayed at have had some sloppy tile work, this was actually nice fit and finish-not fancy tile but clean. The layout of the parking is also high walls and high visibility. Nice! And thank you to the owner personally for allowing me to crash right away.

The interior is outdated but our room was clean-no leftover hair or evidence of bugs of any kind. They're taking extra safety precautions to install sprinklers and they guarantee there are no cameras in the rooms. This wasn't a luxury stay but it got the job done.

I usually only do reviews on places that have outstanding , note worthy service . Or places that provide the worst possible service . The Downtown inn & Suites is a place , regardless of any positive reviews they may have, if any . This Place should be advoid at all cost , they do not deserve the one star , do not depend on any advance reservation from this place , they do not appreciate or respect the customers that like to book and secure a room in advance. I prefer to book my stay in advance , and when I do and a confirmation is sent. I should not be worried about if this business will decide to not hold me a room, but not contact me and tell me there won't be a room waiting my arrival. Causeing me and partner a miserable night . Due to no vacancy inside the city of Asheville NC, took 2 hours to finally locate a place suitable to stay in , didn't get to enjoy Asheville and it's restaurants in downtown or the shopping in downtown . And trust me this place wasn't good for it's surrounding business , as I was here to shop and eat good food . I was giving the most pathetic reason for there disrespect , I live in Mars Hill for a couple years , volunteering for non profit programs. Once finished I moved to frankin NC . About 1 1/2 hours from Asheville. They didn't save me a room and didn't inform me of this , because of my 828 area code phone number , so, if you live anywhere in the western north Carolina with an 828 number, don't matter if your 3 hours away. They will flat out disrespect you, and treat you like you are garbage . And call you a local , we do not rent to locals , what does that mean ? you have locals that work for you, (are they bad people out something ?) your business is located next to locals, (do you have problems with them ? And as far as I'm concerned, I don't think I would been satisfied if I had not been a 1 1/2 hours away LOCAL and got to stay, because the front desk was rude , disrespectful . The place looks run down and in need of remodeling. Seen several roach's from parking lot to front desk entrance, to me that alone is not a good sign, You may need to rethink your policy on this local whatever it is 828 area code. Especially when a credit card , a debit card, and a $300 cash deposit was offered at check in and was still denied because I'm a 828 local, I give this place a rate of zero stars , for not having any human decency, or respect for people in neighboring countys , or respect for people in there community (locals) sad part is, I'm sure your business relies on allot of locals to operate.

Definitely needs an update, but this hotel was very clean and the staff were very friendly. A nice budget-friendly stay that I will definitely return to. Just a little frightened of the jerkiness of the elevator, but I can't speak on how an elevator works so I could be wrong.

I first reviewed Downtown Inn in 2013, when it was still a STEAL at under $100/night in downtown Asheville. Well it's 2019, and now they're keeping pace with other hotels/motels in the area, and are at $200+ per night. Have we gotten any improvements for twice the price per night? To be fair, the rooms are clean and still can't beat the location (especially with Asheville's strict house/room share restrictions...if you want to be downtown, hotels are your only choice). Recent improvements: - Full sizes pillows (historically they had throw pillow sizes pillows) - Modern TV (although our tv volume was only a whisper at full volume, so useless to try to watch) - Breakfast included Is that worth over double the price? That's for you to decide. The floor tiles in the lobby and are all loose (trip hazard), rooms and property still otherwise unimproved. Bathroom ceilings still too low for anyone over 6' tall so stand up straight. Will I stay here again? Heck yah. At the end of the day, hotels are a place to store my stuff and sleep. With other downtown rooms topping $4-500/night, if I want to stay in Asheville my options are limited. Downtown Inn is still the best option for budget minded visitors, although you're gonna have to up that budget.

The only good thing about this place is they location. Parking is horrible! They have overflow parking but you have to walk. The middle aged blonde lady that works the front desk (I think she is the manager) was so very rude! She kept interrupting me when I was asking questions! Once I got to my room I found a needle in the floor next to the bed side table

we heard every noise from nearby rooms and the street noise was constant all night. we didn't get any sleep. I would advise anyone to spend a little more and actually be able to enjoy your stay somewhere else.

$300 for one night to sleep on a rock hard bed with half sized lumpy pillows. The television was placed in a position that made it uncomfortable to watch. We found out that Asheville is doing a water main project so the water is full of sulfur and sediment and when my boyfriend went to complain to the front desk the owner was there and the owner preceded to become combative and yell at him. We called other hotels in the area and they told us that they had warned their guest in advance and they left their prospective customers with a choice whether or not they wanted to stay. We were not given that opportunity! I am going to alert everyone on my large social media and attempt to get a refund through my credit card company and I will never stay here again. In the past this was the place to stay for a basic and affordable room. Not any more!!!

BUYER BEWARE!! NOT CLEAN OR WORTH IT! I live in Franklin, NC...roughly 68 miles from Asheville, so I do travel to Asheville quite frequently but I decided to spend a night to celebrate my birthday. I chose the Downtown Inn because of it's location, I glanced at reviews but I should have looked DEEPER! Upon arrival, I was told they could not find my booking that the reservation must be in another person's name. I told them that was impossible, I had booked through booking.com. I gave them my confirmation number...3 employee's hunted and hunted through papers and computer files and finally found my information that had apparently not been put into their system from booking.com (this took up a few minutes of time). I handed over my credit card and license to check-in and my cousin (who was staying with me) was asked for his license as well...(we both thought this very odd, we both travel frequently all over the country and have never been asked for all adults licenses...I will get into the ridiculous reasoning for this later...I found out through reviews I read). After giving our licenses over we were told that we could not stay at the hotel because their policy states that they do not rent to locals within 75 miles of their establishment..what kind of policy is that??!! Nowhere on the Downtown Inn's site on Booking.com does it state this policy...how were we to know? When I made the reservation, they were aware of my address because it's required to complete registration. They didn't let me know before I arrived...only after hunting forever for my booking once we were on location. So, the front desk attendant said they had to go see if they could get our stay approved and asked what we were there for...I said my birthday...he stepped out and came back a couple of minutes later saying he was able to get it approved. We finalized our check-in and I really tried to think nothing of it and get it out of my head...I'm like ok, all that was very strange, forget it, enjoy your birthday. Little did I know, this was just the beginning. Not only was our room VERY outdated, which is completely excusable if they're currently going through renovations...and they AREN'T...they have stated multiple times to many reviewers of their establishment that they have just put hundreds of thousands of dollars into renovations, new furniture, new mattress (I checked, it was manufactured in 2007) etc. (which as a business, one should not spout out $-numbers to the general public, it's so unprofessional). The furniture looks like it just came from Goodwill...it's all mix-matched, chipped up and nasty! Their sprinkler system doesn't work, they have aluminum foil covering them (for safety purposes), there were notes laminated cluttered all around the room, I found multiple hairs in the bed sheets and mattress (I found most of the hairs on the fleece blanket in between the sheet and the red blanket) some hairs were long and black, some grey/white, some smaller pubescent hairs (so disgusting), tons of power strip outlets (it seems there's not as many outlets in the wall), at night the room looked like a spaceship with all the lights. I didn't sleep, I didn't feel comfortable or safe (they painted the doors on the outside of each room and painted right over the peep hole), it was noisy, we were right by the stairway, the pillows aren't full size they are small square pillows. There are so many things wrong with this place from customer service, to cleanliness...they apparently check everyone's ID that comes to the hotel because the guests (even though they may be out of the "local" range and are able to stay, they are not allowed to even have visitors up to their room that are local (within the 75 mile range). Read other reviews and you will see! We paid $175 for one night here and I would never do it again. I wish I would have spent another $100 and stayed at the Four Points. I will post all the atrocious photos and yes...all of the hair photos are separate hairs. The safe was NOT attached to anything (real safe)!!!

We have been to Asheville many times and stayed in several different places. No, this place is not palatial by any means, but it also does NOT charge palatial prices!! The quality of your rooms and service is good!! Soo close to everything Asheville has to offer. We LOVE that we can park and walk EVERYWHERE. We have noticed that you are making improvements in your rooms and facility in general. Thank YOU and please stay the way you are!

We decided to stay here because it is so close to everything. The front desk people where very nice and welcoming on check in . The hotel is older but we didn't mind it at all. It was clean and super close to everything!! The breakfast was great especially for free!! Coffee, juice , waffles , yogurt and cereal.. same as more expensive places. But the guest relations here are wonderful which makes this place a 5 star in my book ! Definitely recommend !! I will stay here again for sure !!

Do not stay here unless you're absolutely positive your room doesn't face Patton, which a full half of them do. The shabby windows are laughably old and there is zero sound insulation. Every noise from the street sounds like it was pumped into your room in stereo, especially the rednecks peacocking with their loud exhausts.

This review is strictly for The Cure, who works the night shift. The Cure was one of the most professional and proficient employees I've ever encountered. His concern for guest safety is second to none. When removing the luggage rack from my possession he showed no judgement for the fact that my friend was trying to murder me with it. He simply stated guests were complaining. You can tell The Cure has seen some shit. He is the real star of the Downtown Inn and Suites

Great location, within walking distance to tons of bars and restaurants. BUT it's very noisy. Not only do you hear constant traffic noise, but guests next door talking, and housekeeping vacuuming above you. I stayed 3 nights, and housekeeping never came to my room. It's in desperate need of updating as well.

This place definitely exceeded expectations--totally clean, comfortable, quiet, even has a nice view of the mountains! Front desk person was friendly and helpful, check in & check out quick & easy, parking plentiful on a Thursday. I'd come back in a heartbeat and stay longer! Only reason I didn't give 5 stars is the breakfast could use improvements. For example there were some bagels, but no spreads to be found. Thanks for a solid stay!

Location, Location, Location I've been to Ashevegas several times and found that most affordable hotels were several miles outside the downtown area. It was great to find this location close to everything within walking distance in downtown. It's not the ritz, but you won't pay a lot either. If you book direct with the hotel and use triple A, you'll get a double room for $75 a night including tax. You'll get free wi-fi, continental breakfast, fridge, microwave & coffeemaker. Parking is included and they have a pool. Continental breakfast from 6am to 12n. The real attraction is the location!

Downtown Inn & "Suites" would be best described as a portal to hell. One star for location and can't give zero or negative stars. Run not walk far far away from Downtown Inn, to a cleaner SAFER real hotel. Why? Start with the exposed and unsafe parking. The lobby is dingy and straight out of a horror movie. Front desk personnel? Don't judge life style but do on professionalism. When asked questions about local area reply was "I don't know" in a very couldn't "care less" manner. Then the uncomfortable feeling of lurking... shudder. Keep reading... it really can get worse. Room on third floor.. "mountain" view (okay) Dude sitting on room chair at end of outdoor corridor smoking, drinking and leering at us. Old smell of smoke in room Dingy disgusting and run down and very questionable sheets, towels and furnishings. And Covid protocols? Zero! Talk about contamination zone! Possibly no bedbugs and believe me I looked. Loud loud LOUD street noise. And thin walls... ugh! Barely walked into room before we felt extremely uncomfortable with everything and after a quick dinner we talked ourselves into moving to a luxury hotel that is also in walking distance to the charming downtown area of Asheville. We felt lucky to escape the portal from hell. We were THAT terrified. Who knows what would have happened if we stayed.... Downtown Inn & Suites needs to be reported to the BBB. The police obviously have many reports....

Okay so based on venue and price, it would've been a 4-4.5 ... Granted the decor is very dated but like ultimately it is an affordable hotel within walking distance of pretty much anything..... HOWEVER. I had to knock it down due to the fact that when it came to checkout -- they just left my information (including my first and last name, address, AND phone number) just hanging on the door for anyone to see. Like what? No ma'am. Sure, send me a reminder of checkout but don't freaking put all my info out in the open?!!

Outdated and sparse on furniture/decor but makes up with attitude/effort/heart and charm! We came in the middle of winter, so didn't get to try out outdoor pool, enjoyed our one night 'nostalgic of motel' and got a follow up right away alarming us we had forgotten a pillow. They were going to mail it! But didn't need to, we were still around and picked it up!

Checked in and was immediately ready to check out. Gross. They asked for IDs for everyone which was stupid. Some people weren't wearing masks and management didn't ask them to put their mask on. The pool was a dump- no view and about 40 degrees because it only gets an hour of sun a day because of the high concrete walls which allow no view. Saw something clear and plastic floating in the pool. Could not bring myself to get in. Needed a long shower at checkout. Never again.

When I first walked into the lobby of this downtown hotel, my immediate thought was simple: "We are going to die." A lobby that stinks of old incense and body odor, coupled with the garish pink tones of a condemned Miami bathhouse circa 1985, does not exactly scream "Welcome!" It does seem to indicate that you might spend your stay being chased through hallways. The young guy running the front desk was from a town that neighbored the one I grew up in back in Florida, so I decided to stay put. After all, no serial killer has ever come out of Florida. I'm glad we decided to stay. This place is old as Hell, but it's located in the heart of downtown and we only paid $56 a night. For $56 a night, I expected hookers to be hanging out in the exterior corridor, and apparently this used to be the case. This hotel bans locals and requires you to use your key card in order to use the elevator. When I pondered this aloud as we brought up our luggage, a burnout near us retorted with "Yeah, man, we stayed here ten years ago and some scary dude stood outside our hotel room looking in our window for hours." I wanted to ask more questions, such as "Why didn't you close your curtain?" He had already vanished in a cloud of Nag Champa and pot smoke. Our room was very Days Inn with the hideous floral bedspreads, clunky TV and coffee maker that turns out only sludge that vaguely smells like coffee, but it was adequate. Get the "Mountain View" side for views of, um, mountains. The free breakfast consisted of high sugar, trans fat specialties like pre-packaged cinnamon rolls, pecan pies, and donuts. I stuck with my breakfast of champions, Fruit Loops. Beware of the coffee and hold out for something better off property. The location is the reason one stays here. We were within easy stumbling distance to numerous bars and breweries, as well as the stores and custom-made French fry peddlers of downtown. Downtown Asheville is a condensed version of a major city, and we appreciated being able to walk everywhere. If you can ignore the terrifying lobby and shady, slightly dilapidated building, you can feel reasonably comfortable here.

Sweet find! At around $70 a night you're within walking distance of downtown Asheville, no really, it's right there. It even has a view on the 'mountain side'! I mean you can't beat that if you're on a budget. And indeed this place is not a Ritz Carlton. I'd say it's an upgrade from your basic Motel 6, but still scruffy around the edges. I'd definitely stay here again.

I can't imagine staying here again. The location is great and the room was okay. But. On a Friday night in Asheville, motorcycles travelled uninterruptedly and extremely noisily along the main street our room faced, only quieting down after about 1a.m. I can't blame the hotel for that. But our room also faced a staircase, accessible by a heavy metal door, which banged LOUDLY every time anyone used it, which was pretty much constantly, the rest of the night. Also, something in the room must have been on a timer, which pinged three times, then an 8 second interval, and pinged again, all night. I didn't sleep for a minute. We had planned to enjoy Asheville the next day, and to stay another night, but decided we had to come home instead. A nice young man gave us a refund for the second night, and said he would talk to his manager about discounting the first night for us--but management said No. The room we stayed in should be declared unusable, as it faces an extremely noisy street and a staircase that generates a great deal of noise at all hours. Nobody could sleep in those conditions. I am not a picky person--I am really nice, and undemanding, and don't like to write a negative review. Really, all I ask of a hotel room js a night's sleep. I'm writing this in hopes that the hotel will at least attend to the staircase door, and install something much, much, much quieter. And fix the pings.

5 stars if you're looking for a drunken getaway on the cheap. 1 star if you're looking for anything else. The place is a hole but a well placed hole with free parking. Rented 5 rooms for a bachelor weekend. All 5 rooms facing Patton Ave. Even on the upper floors (there's only 5 floors) you hear everything on the road. Super dated, the continental breakfast is barely continental, the elevator sounds like it's falling apart. Even with all the negatives, we really had a blast. Location, location, location! All we needed was clean beds and hot running water. They absolutely deliver on those. Bonuses are rock bottom price for the area, friendly and helpful staff and super fast Wi-Fi.

I was on the fence about this location at first. I didn't mind that it was outdated and a little shabby. It was inexpensive and in a good location. What I did mind was being asked to see my I.D. After we had been out to dinner. I assumed at first that it was just a safely measure to make sure that the folks coming in the door after hours were customers. Understandable, even appreciated. But they also asked for my wife's I.D. Which made it pretty sketchy. I asked why and they said they "don't allow locals" to stay at the hotel. It really ruined the vibe of the hotel for me. I'm not a fan of blanket discrimination and I can't understand the rationale of being overbearing with the guests. You may enjoy the stay if you don't mind your hotel doubling as morality police, but it's not my preference.

Decent place to stay, putting you right in the heart of Asheville. Great location, the building has seen better days... but it is clean - which is the most important criteria I usually judge a hotel by. The lobby/front desk/ breakfast area is extremely dated, but it gets the job done. The staff was friendly enough, and the check in process was a little strange since they wait for you to arrive and then start cleaning the room you will be staying in at the moment so you have about 25-30 min to kill before you can actually get into the room. Not really a big deal since you can just walk around and kill time pretty easily. Basic double bed room... sink outside and separate room for the toilet and shower. Again - not the largest of bathrooms.. but it is what it is... Parking is a little tricky, but as long as you get a guest pass on your dash, you are good to go. The great thing is that I didn't have to move my car the entire weekend we stayed since we walked everywhere.

The location of this hotel is awesome... however not much else about it is; it is shabby, over priced and the free WiFi does not work. But this is nothing compared to one single problem, bedbugs. Now I know these things happen, I know it can happen to any hotel and I know that it is not the hotel's fault in that they don't go infecting the rooms deliberately. However they act on the problem, and judging by the amount of bites that the wife and I had on us I find it hard to believe that this is a new problem or that they they don't know about it, and for this I am very angry at them. The hotel claim to have now got rid of them. I hope so. The upside to this is that I have taught myself how to check hotel rooms for bedbugs and, whether you stay here on now, I suggest you do too.
