Pros:|Our room was clean.|There was a fridge, which was running, and a microwave. We didn’t use either so can’t say if they worked or not. Fridge had rust on the door.|Employees varied from courteous to quite pleasant. |Air conditioning worked. ||Cons:|No toilet paper in room. |No towels in room. |One thin blanket.|Rank smell of weed on second floor landing when we walked up to our room at midnight. It was gone the next morning. |The whole place looked like it had seen better days and was desperately in need of an update.|Room was also very cramped though we’ve stayed in other places of similar size. ||I hate to leave such a negative review, but we definitely wouldn’t stay there again. I assume we were supposed to get towels and TP at check-in but clerk didn’t give us them. We didn’t ask because, well, why would you expect to need to? And it was after midnight when we realized about the towels and in a middle of the night trip to the toilet that I discovered the toilet paper situation. So, yeah, that was a delightful surprise after a long day of travel. ||As basic hotels go, this one is basic to the extreme. We weren’t expecting luxury by any means but having toilet paper and towels doesn’t seem too much to ask.

My stay at Dreams Hotel was a complete disappointment. I traveled to San Juan for an international conference and chose this hotel primarily due to its proximity to the university – which, I admit, is the only positive aspect of the experience.||Unfortunately, that was about it. Over the course of an entire week, my room was cleaned just once, despite my repeated attempts to contact the hotel by calling the number posted on the "front desk" sign. The hotel seemed to operate on autopilot – more often than not, when I called, the person who answered wasn’t even on site. I was standing right in front of the office when I made these calls. ||The room itself had several issues. The bathroom was leaking, and the water pressure was so low that brushing my teeth was a challenge, let alone taking a shower. The appliances were old and worn, with clear signs of neglect.||Overall, my stay was far from satisfactory, and I would not recommend Dreams Hotel unless they make some significant changes to their management and upkeep.

Do not book with them!! The rooms are not acceptable the beds had no bed spread and dirty stained blankets! The door lock was broken I didn’t feel safe my kids so we left and they refused to refund me!!

goverment homeless housing for families and singles in need . rooms are not so great . service neither . do not offer extra towels or toilet paper . do not clean properly . rooms and tv are very out of date . mattresses are very hard and uncomfortable to sleep on. staff steals from rooms and opens packages .

First time staying here and I highly recommend. Pedro front desk multi task employee is an excellent and amazing person with wonderful customer service don’t ever get rid of him. I traveled alone for a family emergency and speaking with Pedro made me feel at ease. Overall everything clean neat and very spacious.

The hotel must be in a very poor neighborhood. When we arrived, the desk worker was away for 30 minutes. I had to be escorted to the ice machine, which was padlocked closed. We were on the third floor. There was no elevator. The Wi-Fi only worked in part of the room. The hot water in the sink wasn't even connected. The TV was so small, you couldn't really watch it from the bed. The room was decent sized with a separate seating area, though it contained a wooden bench.

This hotel was great for what I needed, a cheap and clean place to stay. The women working the front desk were very nice and they let me leave my luggage in the room behind them, which was locked, while I explored the island. The bathroom and the room were very clean. No signs of bedbugs at all. The air conditioning in the room worked very well. The only complaint I would have is it is a bit loud. There were people hanging around outside the building talking and carrying-on, but that isn't the fault of the hotel. Also, a minor pain for me which isn't a big deal, but the light switch and the fan in the bathroom are the same switch and the fan is very loud. I think it was good for the $70 a night that I paid. I would stay here again.

I just want to say that this place it's ok but the owner says one thing thing to the costumers and give another order to the employee... is very bad we made our reservation with one week before when we got at 3:30am they just have one room available and they had to give us a different room because they didn't have it the room thy give us was ok but the bathroom was bad, so they call me like around 3pm the same day to take out our stuff from the rooms we took 2 rooms so because we didn't want problems we got to the hotel so the person in the reception was so RUDE one of those things she said was "this is not a motel" we didn't want to have problems since we were very tired we had to pay another amount of money and the owner charge $10 each in the first check in so we had to pay again, the place wasn't bad but it wasn't great they overcharged us and they treated it us very bad, aahh other thing IRIS was the person behind the reception at that time they have rules and one of those is no smoking we don't smoke and if you do they charge you $200, so when we paid the second time she offered me that I could smoke in the room and she can deactivate the smoke alarm and she could just clean and spray it after and I was like WTF? NO THNAKS I don't recommend this place, just look at the pics

This hotel is a budget hotel and I truly understand that. However budget or not certain services come standard (Hot running water for instance). Me and my wife had a unsatisfactory stay here at this hotel. The hotel is located near the university of Rio Pierdas so it's noisy at night. That's to be expected as young adults congregate nearby the bars. The thing is the neighborhood has a homeless problem and many of them seem to have substance abuse issues. When I asked the front desk was the neighborhood safe. The young lady answered this is Rio Piedras. I guess it meant no. Our room was clean and neat but had no running hot water. I told the front desk and several hours later the maintenance man showed up and tried to fix it. There was hot water for several minutes while he troubleshoot it but after the maintenance man left . The water was cold again. My poor wife had to shower one body part at a time in order to shower. I was going to go back to the front desk and complain but realize what good would it do. The maintenance man said the hot water came from all the way in the 5th floor and it takes awhile for it to make it to the bottom of the building. I was at street level and 30 minutes later of running the water it never got even warm again. The only thing that worked was properly was the AC. I walked around the neighborhood during the day and noticed drug sales taking place out in the open. Vagrants congregating on corners. Not a Safe place where families would feel safe. I tolerated the 3 nights because My wife had to attend a job meeting in the San Juan area. My advice is you skip this BAD Dreams hotel and for a couple of dollars more stay in a secure hotel elsewhere.

I would give this hotel 2.5 stars but the price and staff bumped my "official" Yelp rating to a 3. I was in San Juan for a conference and, being a graduate student, couldn't afford the $225/night price tag at the Hilton resort. This is not in the best area, but I never felt threatened or concerned for my safety. It's a few blocks from the University and you can easily access Old San Juan via the train/bus system. Public transit is not the most reliable but if you're patient, it works. I took cabs home from the resort area in the evenings (both for safety reasons and because public transit stops around 10) and it will cost you about $20 each way. As for the room, it was spacious and clean. The beds were not the most comfortable but the A/C worked great -- a huge bonus here in late May. I didn't use the kitchen area, but there's a mini fridge and microwave if you need it. The breakfast is fairly limited: toast, fruit and coffee, but hey it's free. The front desk called me a cab to the airport on the way home and it was a friend of the hotel who was there in 3 minutes - very convenient! Bottom line, if you are on a budget, won't be in the room long, need a place to stay and don't mind commuting to the resort areas, this is an excellent choice!

I stayed in this hotel for 7 days when I moved to PR the first time bc I liked the location and was looking for a roommate (I paid about $60/night 3 years ago, but my friend told me he paid $90/night and he thinks it is way overpriced). The best thing going for this hotel is the location. It's right smack in the middle of everything. There are 2 sushi restaurants on the same block, a pizza shop, liquor store, bars/clubs, a barber shop, copy stores, $5 parking lot, taco stand, burger joint, and other eateries nearby. Walgreens is also down the block so you literally have everything you need within walking distance. The train and bus is also 5 minutes away. Like the other reviewer said, the staff are super friendly and will help you with whatever you need. The biggest complaint about staying here is the noise. Since it IS in the middle of everything, it is very loud and hard to sleep at night with the noise if you're a light sleeper like I am. The garbage trucks pass through at 4 or 5AM and also the locals are very loud when they talk. I would bring ear plugs and an eye mask. The beds were not comfy for me either. As I write this, it's my 2nd time living in PR and I'm living in a studio next to the Dreams Hotel. I'm moving out to a quieter area. Thursday is when all the kids come out to party, so don't expect to get any sleep that night if you stay here because the noise goes on all night til about 6AM. With regards to safety-- this is not a safe neighborhood. You should always be alert. There are a lot of homeless people & drug addicts that hang out here and bad things have happened in this area (one girl was punched in the face and had her phone stolen while she was walking and texting). Always secure your belongings and if you have to use the ATM, go to Walgreens to use the ATM where there is a security guard on duty and cameras. I wouldn't advise using the ATM at Dona Ana's because my roommate got held up by two kids because they saw him taking money out of the ATM. Aside from this place being an affordable place to stay, I would check out Airbnb. I think there is also a hostel in Santurce.

The room was quite nice - for $70 we had a small suite with a queen bed, table, mini fridge, microwave, and bathroom. AC in the bedroom and an overhead fan in the room with the table. The bed was comfortable, the AC worked fine! There was a small continental breakfast of toast, apples, and cookies in the morning. We were there just one night at the end of our Puerto Rican trip. We were on the 3rd floor (no elevator). If there are spots, you can park in the church parking lot across the street. We didn't realize this and instead parked in a $5 lot down the block ($5 in and out for 1 day - you have to pay again if you stay past 10am). $5 on top of such a cheap hotel room was no big deal, and that lot was much larger and easier to navigate than the church lot. No big complaints! The towels were a bit scratchy, but it wasn't a big deal. It was very LOUD at night (outside the hotel), it's in a busy area... and we were there on a Monday night!

Great services. I enjoyed my stay. Near to Walgreens the business district, The University of in San Juan. Free Wifi, parking and the best rates in town. I will recommend it. Has a fridge and microwave in the rooms.

I had booked this hotel in advance for the day before we were to leave on our cruise. I had made a special request for early check-in as our flight arrived around 3 A.M. and had printed confirmation. We arrived and we're told the booking was made for the wrong day (even though I had the written confirmation in hand) and there were no rooms available. We had to get a cab and try to find a room at 3:30 in the morning with our 12 year old son. Awesome start to our vacation! The area is pretty sketchy, with several bars and people just standing around on the street. My advice would be to spend the extra money and stay at the Marriott, because this hotel sucks! If I could give it zero stars I would!

Dirty place. Not a good seen & noisy. The AC was like if you were in a factory warehouse. I personally think it was a hooker hotel. The guy at the counter was very sarcastic & it was like he was doing me a favor. Stay in your car, your better off.

The more that I stay, the more that I like it, is my second time is this hotel and I will go again. Is not luxury Hotel but is above my expectations for the price. It has all the necessary for a cozy stay. Spacious and clean rooms, mini fridge and microwave available in the rooms, very convenient! The Staff if very friendly is conveniently located in University area, near to public transportation, restaurant, malls, and airports. We definitely enjoyed the stay. For the price is an excellent choice!

A very inexpensively priced hotel that was recently remodeled. The rooms were comfortable and very clean. A bargain at the price, with easy access to the university and other attractions around San Juan. The hotel is a family-run business, they are friendly and take pride in their establishment. We will book with them again when we return to Puerto Rico.
